They can only communicate through a paper taped on your front door, or a phone call during business hours. Property managers are impossible to get ahold of. Nothing is taken seriously. One person will say one thing then someone else with the company will contradict what you just heard. Prices are too high. Old buildings made in the 70's with no effort put into updating them, and they have the audacity to increase rent. If I could put negative stars, I would. Unfortunately, they have a monopoly on all of the "affordable" housing in Auburn area. Overall, terrible company that refuses to get with the times, and will continuously make it your problem that you must deal with them.

    Take Responsibility for runaway HOA board setting unreasonable monthly dues at 480$!!!…read more This is for a condo we own on SanJuan avenue in Cirus Heights... the neighborhood tells s the story, homeless encampments on property, redwood trees damages to drainage systems and sewer plumbing, parking spaces not painted in over three years! Faded out no numbers at all, causing confusion and conflicts.... Swimming pool and club house not maintained, looks like a swamp!! We need security fence to deter homeless individuals access to property! Broken windows and property damage happened already... EBMC response is worthless and HOA board is mismanaged to the point we suspect criminal negligence and fraud behavior! This property is not worth 480$ a month! Only high end and extensive amenities on site warrant dues like these! Groundskeeper is worthless too, buildings have tree debris on roof tops blocking gutters and posing fire hazards Grounds are unkempt in extreme need of maintenance.

We constantly moving and not able to receive notification right away. 1. the HOA system is very bad and it charges every quarter instead monthly, of which we did not go very well with the quarterly system. 2. this EBMC operation is very difficult to reach. We called and left multiple messages, but no one calls back. 3. in one of the notification letter, they sent a threatening message with many pages claiming that we would lose our property for $700 unpaid HOA fees to them with lien intention letter. For people that not reading carefully, or too old to read the details, or know nothing about legal matters, I bet you someone will sign that without a heartbeat and return back to them. This is a 110% scam. The letter is not stamped or written as a true affidavit but almost like an official affidavit format. Like I said, if innocent people sign and return to them, EBMC can easily file to the signed letter to court to have your property lien against. Anyhow, scary practice.

    I live near (and adjacent to) properties managed by California Investors (CI) in Auburn, CA…read more. Several months ago, the building (4 domicile units) adjacent to me had a pest issue within the unit managed by CI. When the 3 tenants in the adjacent units began complaining about pest issues they were repeatedly told that none existed - even though anyone walking by could visually see roaches within the windows and coming out of the door. As weeks, then months, went by the 3 units began having an infestation of roaches + bed bugs. Finally, after the tenants were evicted - for other reasons and - an inspection revealed the entirety of this issue. CI then wanted to ONLY exterminate their managed unit stating that the vermin would be destroyed and would NOT affect the connected units. After being threatened with managerial issues from the home owners' assoc (HOA), the finally complied and fumigated the building. NOW, it appears that the building I am in is having similar issues with one unit being the assumed culprit. And guess what?? CI is the management company. This letter was sent to California Investors in mid-April ........ "This letter is to request multi-unit inspection at ********, Auburn, CA., that requires immediate attention and correction. These conditions were previously brought to your attention via phone during a similar issue at the unit adjacent to ours last year and more recently via voicemails on your answering machine regarding my unit. In light of the fact that this condition has arisen through fault, abuse, or negligence on someone's part, and the delay in dealing with the neighboring building unit's issue in a timelier manner, we are NOT willing to await our infestation. Thus, we are requesting a full building inspection / spraying / fumigation so as NOT to live our neighbor's nightmare. During the previous issue: 1. it was discovered that one unit out of four was responsible for the problem; 2. it took several weeks for your company to address the issue; then a couple of months to abate it. When units - such as mine - brought up the issue that the vermin were moving next door we were ignored. Roaches aren't meant to be roommates. Living with them can be unsanitary, annoying and disruptive. Please remediate this issue as soon as possible, but no later than May 4th as this interferes with our ability to reasonably enjoy the premises and suggests an impending disaster. If the issue is not addressed by the above date, we will contact the Placer County Environmental (530) 745-2300 and / or Code Enforcement (530) 745-3050 regarding assistance / guidance with a formal complaint. Please let us know if there is anything we might do to facilitate the repairs being made." ....... today has been roughly 30 days and noone within our building has heard from CI. And in speaking with Placer County, we have been told that there is nothing we - nor they - can do until / unless CI decides to be proactive. Guess we will have to await a full blown infestation. AVOID California Investors as an owner (if you value your property) and tenant (if you really expect commonality between yourself, your owner + neighbors).

    We did a application for a home at RNB rentals was told we were 2nd in line for the home and would…read morehave a answer by the end of the week if the applicants before us got the home or not after waiting all week on Friday March 13th we were told the house has been rented out and is off market we were asked if there were any other homes we were interested in we told them no unfortunately there's nothing else on their website we were interested in and asked for a refund on our applications no problems there they did agree to give us back our $200 dollars now fast forward to Monday March 16th only 3 days after after we were told the house has Been rented Out we see the home back on the market we hurry apply again for the home and reach out to RNB asking if we can possibly get our spot back as next in line for the home we were told had been rented out we called left a message they didn't answer they listened to our voicemail and emailed us back saying sorry no they go by 1st come 1st serve basis which i totally understand but in a case like this you would think since we were next in line for this home they would have called us and said hey the applicants before you didn't end up working out and will be putting the house back on the market but nope no phone call no email we just happened to see it back on the market now we went from next in line to 3rd in line I feel like this is super unfair because we only took our application off of the home because RNB told us it was RENTED and off Market hopefully they make it right
