The valve was very difficult to shut off, leaked and needed replacement and to be located above ground. Ken at North Lake Plumbing replaced the valve but didn't put any sleeve over the valve causing water to be sprayed all over the basement. Ken's attitude was one that you WANT TO AVOID.
