    un-stained chimney stack, poor stain color

    Edit: After I posted this review Willie has continued to harass and threaten my mother by email and voicemail. I found out too late that he has a history of doing this. Willie Caballero of Vienna, VA has previously been charged with Stalking, Telephone Radio Abuse/obs/threat as well as having violated a protective order. She was absolutely not happy with the work his crew did, but did pay in full because he threatened to sue for non-payment because he refused to listen to our complaints in person and she did not want a lawsuit. Original review: It was a bad experience having him stain and caulk and do minor repairs to the exterior or my mother's town-home, and then he started threatening lawsuits and became horrible when I tried to voice my displeasure before the final payment to Willie (Wilford) Caballero. He initially threatened to sue me for non-payment because he doesn't have to listen to me complain, then after final payment he threatened to sue me for slander if I post negative reviews, then sent my single elderly mother a threatening voicemail and email. I will not let him bully and take advantage of my mother and want to warn anyone considering going with him. He seems like a nice guy and is very knowledgeable in the initial low pressure sales pitch I was at, with my mom. He required 50% down (legal max allowed in VA) and changes attitudes after he gets your money. If you question him he gets angry and just says you need to trust him he's been doing this a long time. He says his crews are the best and he'll send his best one led by Ronald to work on my mom's town-home. He says all the right stuff, but his crew is incompetent and unskilled and because he doesn't itemize the bill all we know is we paid $85/hr for unskilled laborers that took 76 hours with brushes and rollers, no sprayers, and still somehow completely missed a large section of cedar siding on a TOWN-HOME. Work was done between 9/6/17 and 9/14/17. It was supposed to start on 9/5 but they didn't show up. 9/6 was power washing and they missed a few spots but also didn't clean anything up after resulting in an email from our neighbor about all the debris that was sprayed onto their property. 9/8 and 9/11 were staining days and when I asked Ronald after 9/11 about the chimney stack at the top of the house he lied to me and my mom's face saying they stained it twice the first day. I was there both days and they did not stain it, but I figured Willie would have to catch that at his final inspection. He didn't. I hope he's just incompetent because if not that means he deliberately did not have it stained. I would not have wanted him to come back and do it after watching their lack of safety staining the rest of the home, standing on deck railings 15-20 feet above ground, 30' ladders not secured, no signs or tape or warnings when they put their ladders right over the front door. They didn't stain a big section of the home, they did a horrendous job on the caulking, if they caulked at all. Some windows weren't touched, some had old caulking removed, some were caulked over the old caulking without removing it. Every window was done differently. They stained the edges of boards poorly. They didn't fill in any carpenter bee holes or replace any corner molding. The cleanup was very bad even after Willie's inspection we found caulking on the ground, dirt everywhere, stain marks where tarps weren't put down, a razor blade!!! All of this was in the contract! This doesn't even mention the extra little things he said they'd do but didn't that wasn't in the contract. Even paying the contract he tried to do through PayPal so that the customer pays the service fees as opposed to him paying it from accepting credit card. I know Willie had said his dad started the business and I don't know if that's where all of the good reviews are from or if he's intimidated and bullied that many other homeowners into not writing negative, yet honest, reviews.

    I had Willies crew take care of my basement refinishing. I had ceiling tile in my basement from the 70s it looked like and I wanted it replaced with drywall. We had his crew add insulation work, remove the ceiling tiles and then install drywall work. It came out better than I expected, he also painted the one side of the wall and did minor touch ups and didn't charge me any extra. I will have him come back to do more work in my house that is needed.

After getting several quotes, Herbert's pricing was the most competitive. All work was completed to code and with professionalism. If you're looking for a skilled, jack-of-all-trades contractor, Herbert is your guy. George stands apart entirely. He is the only contractor I would trust with my home, and going forward Panorama will be the only company I use.     Panorama Remodeling has recently completed an extensive remodeling of our kitchen, living and…read moredining rooms. This project merged three rooms which required the removal of walls, installation of new hardwood floors, installation of new cabinets & countertops, extensive rewiring, installation of new windows, asbestos abatement and new plumbing. The Panorama crew took precautions to mitigate the impact on the environment for the health of themselves and the occupants of the house. The project involved a variety of trades and scheduling with 3rd party contractors and county permits & inspections.The remodeling project passed all county inspections with no rewiring or other rework needed. George's recommendations for component suppliers were spot on. The suppliers provided excellent quality materials with timely deliveries. Where possible, materials were manufactured in the U.S.. George's coordination of deliveries and 3rd party contractors for asbestos abatement, cabinets, countertops, structural engineering, and kitchen design was top notch, and key to the success of the project's completion ahead of schedule. George should be nominated for sainthood for his patience with nervous clients. Several meetings were held during the planning stage to iron out details. During the project, he communicated daily the status of the work, keeping us well informed of progress and issues. Panorama's crew always arrived early and started on time, working tirelessly and professionally. While supervision was on site daily, the Panorama crew was well trained and worked largely independently.     I was very impressed with Mitchell at first. I was so happy to find a painter that I could use on…read morethis job and future jobs, so I thought. He was able to show me examples of his work and give me a quote on the spot. After he knew I was going with his firm, things turned a bit sour. I wanted to chat about a few things so he told me to call at 5 o'clock the next day. I called at 5 o'clock the next day and he seemed a bit irritated. So I asked him if it was a good time to talk. He said well if you want to talk with a toddler around. He was quite curt. He told ME to call him AT 5! The next day I reminded him he told me that I should call at that time and he was still complaining about talking with his child around. If you do not have a baby sitter do not ask clients to call you. I thought he would apologize for his rudeness, he didn't. Instead, I believed I was apologizing. Nuts. Then, I realized I had to remove two medicine cabinets that would leave holes in the walls that would need drywall patches. I told him about that and he said it would be $50 each extra just to do the drywall patches. Fine. Then a couple weeks later he said well are those the kind of cabinets that are hung on the wall or leave a hole when removed. I said there are holes. He proceeded to tell me then that that would probably be more than $50. So, if there are nail holes in the wall it's $50, but if there is a drywall hole it's more? I do not understand that. Mind you, I have emails where he actually wrote "confirmed" on items/clarifications to make sure they were included in the contract. I knew to do that because of the way his contract was written. Apparently, his contract only goes one way, his way. He states specifically that his contract is the entire contract: "Exclusions--Anything not mentioned in scope." I had in the contract to paint the outdoor shutters and white dry lock on the exposed cinderblock walls in the "downstairs laundry room." He's talking to me on the phone the day before, obviously not reading his own contract, and he says the shutters were not included, but he says that's okay. I reminded him they were in the contract. The next day when he goes to start work, he tells me the entire basement is not included. Mind you, he agreed to use dry lock in the "downstairs laundry room." There is no exposed cinderblock in the home except in the laundry room in the basement. He told me he didn't have the basement in any of his notes or video and he asked me if I remember going down there with him. I said I didn't remember. I reminded him of the cinderblock dry lock paint and he said well I assumed that was in the ground level - - so he didn't refer to his video that would clearly not show any exposed cinderblock above ground level ? Mind you, the contract states "Prep and paint all walls, ceilings, trim, and doors throughout the home." Well, he asked for an additional $2800 more. When I said no, it's just getting too expensive for me he dropped it to $2500 more (the contract was already ~$11,000). Mind you, he contracted with me to do the entire home. He reneged on his contract. What was I going to do? Take him to court? I need my home painted and I don't want someone to be forced to paint and do a bad job. Not saying that he would do a bad job, but I also needed it done as soon as possible. At a minimum, he should've owned up to the error. Instead, he tried to put the blame on me because I did not go in the basement with him. Seriously? If he had owned up to the mistake and given me a much better price, I probably would've gone with him. Mind you, his crew was already there and he had started putting paper down in a few rooms. He probably lost more money taking his crew away and losing a day of scheduled painting. I am just very disappointed. I think he probably would do a beautiful job, but I can't go with someone who changes the price while at the job. Is it my responsibility to walk into every room with him to make sure he has every room in his notes and video?

    Wilmer and his team are incredible…read more The team was detail oriented, incredible communicators, proactive and thoughtful, and cared for our home as if it was their own. For context, they painted the interior or of our entire home - walls, trim, and ceiling. The team knew how to work with high end paint and transformed a set of drab, beige, poorly textured, and banged up walls. They sanded the walls to manage the texture, worked expertly with tricky corners, managed complex work with dry wall to address dings and structural oddities. They are not just incredible painters - they are also amazing project managers and partners. The team managed our paint job while we traveled, but our furniture and floors were kept pristine (despite our 0% prep for them). When they ran out of paint (because I insisted on getting it and didn't get enough!), they reached out. When I didn't get back to them soon enough, they went to the store and perfectly matched the color, no VOC, and other specifications. Wilmer is warm, personable, proactive, and an excellent person to have on your team as a part of the work to transform your space!
