Update: Apparently if you are critical and review CPC you will be called out as a coward, a schemer, and accused of racial bias by the owner. All because I was following the condo associations rules, especially since my wife is the president of the board, as mentioned. It's a bold strategy cotton, let's see if it pays off for him! He also fails to mention that his conversation with Crystal (a black woman since we're mentioning race) took place 3 days before the job was to be done (and almost 3 weeks after he told me he'd send over the COI). I also paid the deposit for the job and secured the date on May 4th (not the 19th as insinuated). All I have to say is that if you do business with Willie...good luck! I had hired Cabarello Painters twice before for my rental property, so they were my go-to hire to paint my condo before new tenants were moving in. I called up Willie (the owner) and scheduled about a month ahead of time as we had a tight timeframe between move out and move in. I paid the deposit to secure the slot. At the time of booking, I informed Willie that per my condo building's rules he had to sign a Certificate of Insurance (COI). This is required for all venders (plumbers, movers, contractors) that do work in the building as it is a high rise. No other contractors/vendors I have used had any issues providing the signed COI per the building's instructions. Willie initially pushed back on this, but after I confirmed the requirements with my Building Manager, he told me that he would "send it to me tomorrow." About two weeks later I had still not received the COI from Cabarello painters, so I followed up again with Willie, who told me he had sent it, and to ask the Building Manager to "check her spam folder." After confirming that the manager didn't receive anything, I asked Willie a 3rd time if he could provide the required COI. Instead of sending it over, he asked to speak directly to my Building Manager, so I provided the required contact information. After their conversation he called me back angrily stating, "They want me to cover everything to the left, right and above and below - F&%K that, man!" I later found out that he took a similar tone with my Building Manager as well. Three weeks after accepting the job, he told me that he would not be able to do it and he would refund the deposit. I now was left with only a few days to schedule new painters in the tight timeframe between move out and move in. If Willie had simply been honest up front and told me that he could not or did not want to do the job because of the insurance requirements for vendors, I would have understood and simply found another painter, which I ultimately had to do under extreme time pressure. Instead, I was lied to multiple times and treated very poorly, especially for a repeat customer. I was very disappointed that this happened because I had used Cabarello painters before at my rental property and was satisfied. Finally, to add insult to injury, my deposit was paid back to me after a month, instead of the 15 days that Willie had promised me on the phone and I was not refunded a "materials" fee, which he had never mentioned. Unfortunately, it seems to be Willie's MO - telling you one thing and then doing another. After hiring Cabarello Painters for multiple jobs in the past I will not hire them again. read more

We hired Willie to do a large painting job on my house a few years back. His workers did a decent job, so I called him a few years later for a wallpaper install on an office. He quoted me $1800 which I agreed to because I have never had wall paper installed and I assumed that's the going rate. It did not include prep or moving furniture. He asked me to have the contractor who was working on my basement complete the prep, which we did, but it was not good enough. After an aggressive discussion over the phone with Willie, I asked his wallpaper installers to leave and I went forward to hire a new company. I receive two quotes from two separate companies for prep, furniture moving, and install one for $400 and one for $650. Willies price was three times that. I advise you get three quotes before hiring Willies company and also be advised that he has quite the temper. I will just copy and paste the text from the owner of this business to me. Had a great experience. Called in and it was super easy setting up my appointment. They came in precisely at the scheduled appointment time and got to work. They prepped the pathway so my place didn't get dirty. They communicated every step of the way on what they were doing. I felt comfortable leaving the house to run errands. Edit: After I posted this review Willie has continued to harass and threaten my mother by email and voicemail. I found out too late that he has a history of doing this. Willie Caballero of Vienna, VA has previously been charged with Stalking, Telephone Radio Abuse/obs/threat as well as having violated a protective order. She was absolutely not happy with the work his crew did, but did pay in full because he threatened to sue for non-payment because he refused to listen to our complaints in person and she did not want a lawsuit. Original review: It was a bad experience having him stain and caulk and do minor repairs to the exterior or my mother's town-home, and then he started threatening lawsuits and became horrible when I tried to voice my displeasure before the final payment to Willie (Wilford) Caballero. He initially threatened to sue me for non-payment because he doesn't have to listen to me complain, then after final payment he threatened to sue me for slander if I post negative reviews, then sent my single elderly mother a threatening voicemail and email. I will not let him bully and take advantage of my mother and want to warn anyone considering going with him. He seems like a nice guy and is very knowledgeable in the initial low pressure sales pitch I was at, with my mom. He required 50% down (legal max allowed in VA) and changes attitudes after he gets your money. If you question him he gets angry and just says you need to trust him he's been doing this a long time. He says his crews are the best and he'll send his best one led by Ronald to work on my mom's town-home. He says all the right stuff, but his crew is incompetent and unskilled and because he doesn't itemize the bill all we know is we paid $85/hr for unskilled laborers that took 76 hours with brushes and rollers, no sprayers, and still somehow completely missed a large section of cedar siding on a TOWN-HOME. Work was done between 9/6/17 and 9/14/17. It was supposed to start on 9/5 but they didn't show up. 9/6 was power washing and they missed a few spots but also didn't clean anything up after resulting in an email from our neighbor about all the debris that was sprayed onto their property. 9/8 and 9/11 were staining days and when I asked Ronald after 9/11 about the chimney stack at the top of the house he lied to me and my mom's face saying they stained it twice the first day. I was there both days and they did not stain it, but I figured Willie would have to catch that at his final inspection. He didn't. I hope he's just incompetent because if not that means he deliberately did not have it stained. I would not have wanted him to come back and do it after watching their lack of safety staining the rest of the home, standing on deck railings 15-20 feet above ground, 30' ladders not secured, no signs or tape or warnings when they put their ladders right over the front door. They didn't stain a big section of the home, they did a horrendous job on the caulking, if they caulked at all. Some windows weren't touched, some had old caulking removed, some were caulked over the old caulking without removing it. Every window was done differently. They stained the edges of boards poorly. They didn't fill in any carpenter bee holes or replace any corner molding. The cleanup was very bad even after Willie's inspection we found caulking on the ground, dirt everywhere, stain marks where tarps weren't put down, a razor blade!!! All of this was in the contract! This doesn't even mention the extra little things he said they'd do but didn't that wasn't in the contract. Even paying the contract he tried to do through PayPal so that the customer pays the service fees as opposed to him paying it from accepting credit card. I know Willie had said his dad started the business and I don't know if that's where all of the good reviews are from or if he's intimidated and bullied that many other homeowners into not writing negative, yet honest, reviews. read more

I appreciate the extra advice when doing small in-home repairs, but i've also seen many success stories with other home owners that i'm very good friends with; They love him and his crew !!! Just finished having my kitchen remodeled which required removing two walls. The ceiling was left very discolored from the reno, but these guys were able to make it look flawless! Willie and his crew were superb. Willie was very professional and thoughtful when we were getting estimates for a somewhat tricky cedar shingle paint job for the outside of our house. Several shingles were in disrepair and we got a large number of quotes. Some contractors recommended replacing the siding entirely and some others gave an estimate several thousand dollars higher than Willie's. Willie was patient with all my questions, even putting me on the phone with some paint sellers to assuage my concerns about his proposed materials. (He was right, of course.) When it came time to do the painting, it turned out that Willie's estimate was in fact too low--the house required several more layers of paint than expected. But Willie never once asked for any sort of increase in his bid, honoring it perfectly and taking on all the extra costs himself. The crew did a great job, but there were a couple of things that we didn't expressly discuss at the time of the bid that we wanted done (e.g., the garage door). When we asked the crew to come back to do those, Willie agreed without hesitation and did a great job there too. The bottom line is it was a fantastic experience, an absolutely great deal, and our house looks fantastic. This is the experience I always hope to get when I get a well reviewed contractor who clearly cares most about keeping his customers happy, but it's rare it works out quite this well. I had Willies crew take care of my basement refinishing. I had ceiling tile in my basement from the 70s it looked like and I wanted it replaced with drywall. We had his crew add insulation work, remove the ceiling tiles and then install drywall work. It came out better than I expected, he also painted the one side of the wall and did minor touch ups and didn't charge me any extra. I will have him come back to do more work in my house that is needed. read more

I contacted Caballero Painting Contractors to provide advice and painting for my basement. Willie came by to see what the job entailed. He was well spoken, nice, and provided me with an estimate. The estimate was competitive and from what I've gathered on the internet, his work is excellent. Apparently he does high-end work for high-end places... Originally, I was going to paint the basement a few shades darker but after talking to Willie, I went with a slightly lighter shade. He explained the lighting in the area, and how it would end up being too dark. Anyway, I went ahead and went a few shades lighter. I am very glad I did... This ended up being exactly what I had envisioned and I think it would have been too dark after all. Thank you Willie. Willie and the crew came in at 8:00 AM sharp and got right to it. Given that the basement had new items (fireplace stones, etc..) I expressed concern regarding paint splatter, etc.. Their crew did a fine job preparing the paint area and no splatter occurred. The job itself was done in a day and a half and included one main room with 3 different shades, a bedroom, trim, and crown molding caulk and painting. The caulk lines looked like a machine did them, perfect, straight with no build-up sections; the crown paint was done thereafter the next day and was absolutely perfect. I'm giving 2 stars simply because the response times were quick. He text two days after providing an estimate and said he couldnt do the work even if I wanted him to (I didnt because his estimate was nearly double the next highest estimate and triple the lowest estimate I received). Update- Within an hour of this review, Willie called me to discuss my comments. To his credit, at least he cares about customer's opinions. I have added additional stars for that reason. He also pointed out that he told me his estimate would be high because he wanted some cushion in case the job took longer than his initial estimate. I dont think it should have been nearly as high as it was based on the three additional estimates I received. During the estimate he said he would refer 2 additional painters for me to get estimates from. That never happened. read more

I'm months overdue in writing this review, but have to say that Caballero did an amazing job painting our house. Read to the end for the best part. We had Willie and his team in to paint the interior of a house we had just purchased. We asked them to do most of two floors - walls, ceilings, trim, hallways). We got four quotes when doing research, and while Caballero's wasn't the absolute cheapest, it was very competitive. More importantly, Willie uses Behr Marquee paint, which was our preferred choice for durability and color. (Actually, we just wanted Premium Plus Ultra, but Willie committed to using the Marquee, which was great.) The other bidders wouldn't all insisted on Benjamin Moore, which we absolutely didn't want. Willie was also very up front with insurance certificates, etc., which was great; he was also able to get us in on pretty short notice. When we did an initial walkthrough, he was very thorough, and made good suggestions and recommendations while never trying to argue when we expressed a clear preference. The work itself was excellent. We asked for satin finish on most of the walls, which can show imperfections, but Willie's crew did a great job sanding and patching where necessary. We had done minor repairs in a number of spots, and they were all undetectable after painting. He was very clear that he was willing to come back after final walkthrough to do any additional touch-ups or changes, but the work was good enough that we decided we didn't even need that. This includes areas where we had some tough to work with colors (dark green, etc.). Willie's crew also took a lot of time dealing with little things and paying attention to details. There were no paint spatters on the floor, shoeboards, carpet, etc. Every outlet cover and switch plate was clean. Even better - I told Willie's foreperson that we were in the process of replacing all the old (metal, painted-over) switch plates in the house, so they could just throw away the old ones and we would put in the new ones at the end of each day. They actually found our stash of replacement plates, and installed them for us, without us asking. Really a nice touch. And finally, the cherry on top: Willie's crew did the work in half the time he said it would take, two days instead of four. Why? Because we had been trying to get the house painted before we had our baby, so that the fumes would dissipate and we wouldn't have to deal with home improvements after the birth. Babies don't keep schedules, however, and this one decided to come two weeks early. When we texted Willie from the hospital to let him know the situation, he got extra painters out to the house, and made sure the job was completely finished and everything was back to normal before we all got home. It was an amazing gesture. In a couple of years we're going to need the basement done, and we'll call Caballero straightaway. In the meantime, I'll recommend Willie and his team to anyone who asks. I contacted Mr. Caballero to provide us with an estimate to paint our house. He was polite on the phone and we agreed on the time and date for him to view the house and provide an estimate. Mr. Caballero arrived on time, and he was pleasant at first. I showed him the outside of the house and left him alone so he could his estimate. I went back into my house and in less than 10 minutes he notified me he was done. (That was the fast quote I had ever received.) When I came out of the house to discuss the quote, the date to begin the job, etc., I noticed Mr. Caballero's demeanor had changed. He was not polite. He was short and rude. I was thunderstruck by his unprofessional behavior. As he left, I noticed the rear of his commercial van had a "Q" (the symbol for QAnon) and a black and blue flag. Then, I figured out what had happened. Mr. Caballero did not like my Black Lives Matter signs on the front lawn of our house. Mr. Caballero I was willing to pay your price; however, you showed yourself to be unprofessional and showed a lack of racial tolerance. I would not do business with this individual. read more

Not only did Willie give me the best price quote out of everyone I called, he was very personable and took time explaining all that I needed to do to get my condo ready for renters.
