This started with the detailed proposal outlining all of the costs for all of the different elements of the detached ADU construction process. Throughout the construction of our 700 square foot building, I was able to track the spending on every individual item and there were no surprises at the end of the project. Our main designer Irene was excellent in tweaking the floor plan several times to meet our needs to have a suitable size of kitchen, bathroom, adequate storage and living area. After completion of the detached ADU I can honestly say that the way the living room, kitchen, bathroom, and storage all fit together is just right and I'm glad we went with her recommendations. The detached ADU was completed within six months of commencing the build. The setup of the utilities to the ADU and the inspections were all completed by A+ Construction which would have been a huge hassle if we were building a main house. Our project manager Nick did a great job in keeping us updated on progress and any other development through the entire process. Any issues or problems were resolved immediately by calling Nick and answering any questions. There were no long delays in returning calls to answer any questions or to resolve any problems. We lived in the main house of the property throughout the detached ADU's construction and the builders treated us with the upmost respect at all times. The builders kept a very clean work site throughout the building process. The detached ADU that we built is currently rented out and is doing well. The tenants are very happy and the layout works well for them. The finishes look very good and the whole structure feels very solid. A+ Construction ADU Builders is a very structured operation. It was great for our type of construction project.

Sergeii and his team of professionals did an excellent job of making the process as painless as possible. We started in November and had a completed backyard cottage by mid spring. The team were very particular with the finer details of the house, including lots of insulation and placement of windows to maximize natural light. Sergeii and his construction team worked very hard on the project and left the property in great shape. We had a couple of minor change orders throughout the construction of the project, but this was expected with a fully custom project of this nature. The final product turned out to be even better than the drawings. My mom absolutely loves her finished ADU of 600 sf and it is extremely comfortable. I would highly recommend A+ Construction & Remodeling to anyone looking to build an ADU in the North Sacramento area.

She helped us get the house we wanted and is still helpful when we need her today. The service and maintenance department leaves something to be desired. That adventure started when they rushed finishing our home so our move in could fall into the current month. The house was not ready and though we purchased a brand new home, it was not in the perfect condition I expected. Additional issues have been construction debris not being cleared from gutters after build. We were told that at our one year walk through anything we needed repaired would be done. This was not true, touch ups and recaulking were not completed as promised. Our biggest issue that is still not resolved is a plumbing issue where the PVC in front of the house became detached. It did not crack or break from outside force, it literally separated which would be nearly impossible had the pipe been properly glued and attached during the build. The head of maintenance advised us to have a plumber out to repair as he couldn't reach the original plumbers. Once work had been completed, we were essentially ghosted by him. We took our issues to the Customer Service Manager after months of waiting and he is now trying to low ball our reimbursement. We are out $4,500+ for a mistake made during the build of our home. Buyer beware. Get an underground plumbing addition to your homeowners warranty because the builder is not interested once you purchase!

Plan to waste hours/weeks/months dealing with their awful warranty team. And the contractors they use? Oh my God. An absolute nightmare. Their HVAC work is an ABSOLUTE JOKE. Took multiple visits and a month to get the heater working. Then it started setting off the fire alarm. The warrantied vendor was so bad at fixing the heater the first go I decided to just bring in an outside crew to fix the other issue. They cut corners everywhere! Don't do things the right way. It's cheapness over quality everywhere. The windows are TERRIBLE. You need to be in extremely physically fit condition to even crack them open. The sliding door track broke, and I'm still trying to deal with the warranty on that through their contractor because Meritage declined my warranty claim, despite the initial report of issues with the door being brought to their attention WITHIN TWO MONTHS of moving into the house. We've now been in the house for almost 2 years. The excuse from the contractor for the door? AND I QUOTE: "Your warranty request has been received. Please note, we are experiencing a high volume of requests, which may delay our response." What a joke. There are a hundred other little things, but my blood pressure is rising as I type this out. If you buy from meritage, expect headaches and to spend a bunch of money you shouldn't have had to spend to get the house actually up and running the way it should.

    I hired Mark for a medium-sized remodeling project (about 6 weeks) . He provided a low estimate…read morecompared to other bids. He then said that his workers were all covered by Worker's Comp, among other benefits, and that he paid a fair wage, and that he was the most ethical contractor in the industry, resulting in his workers' being highly productive and efficient leading to shorter project times. This sealed the deal for me. Furthermore, he claimed that the extra 30% or so that he was billing for his workers, was due of the worker's comp insurance, which only he provided to his workers (as opposed to the many unscrupulous other contractors that were around). As a property owner, you could be held liable for workers' injuries if the contractor did not carry worker's comp, and so, I agreed to Mark's deal. Within a few days, Mark had exceeded the estimate he had quoted, and was very difficult to get hold of. Furthermore, his workers would come and go at all times of the day (between 7:00 am and 8:00 pm) and I simply lost track of how many "cooks" were in the kitchen. As of last count, I noticed some 15+ names on the invoices, and some would appear for a couple of hours, and then disappear. But Mark would send me invoices claiming that his workers spent the entire day at the property - which was simply untrue. Mark would not be interested in even listening to me or investigating my grievances. Instead, he would brag that he did me a big favor by accepting my project, and that he typically only did multi-million dollar gigs, and not pittances like mine. Long story short, the project budget exceeded the estimate by more than 100%. Mark became extremely aggressive and feisty, and it was impossible to work or reason with him. I hired a Private Investigator to find out who this person really was -- like a Dr. Jekyl Mr. Hyde. Turns out that he had been sued for fraud, but more importantly, the whole worker's comp, fairness, ethical contractor, and so on, charade, was ALL ONE BIG LIE. It also appears that Mark may have left the Better Business Bureau due to bad reviews and that he may have hired a reputation defending company to increase his Yelp reviews to 5 stars by questionable tactics. Good Guy Builders license has been suspended for Worker's Comp violations and is under investigation. After my PI reported this, I found on the CSLB site: "License is under suspension for failure to comply with Workers Comp. A workers´ compensation certificate or exemption statement may have been received by the Board but not yet processed. Once the certificate or exemption statement is processed the suspension will be lifted retroactively to the effective date of the certificate or exemption statement. Ask the contractor for proof of worker's compensation and contact the insurance company to verify coverage." This is one of the greatest betrayals where I was charged an arm and a leg, and told a romantic story of workers being taken good care of, and so on, all the while, when Mark was simply pocketing the money that was supposed to cover his workers' safety and well being. Such greed, deception, and dishonesty, in my opinion, does not deserve a second chance. You decide whether you want to hire this company and deal with Mark. --- Addendum to Mr. Santosh R's note: 1. I am a real person. I was threatened by Mark that I would be sued if I posted anything negative on Yelp. 2. Yes, I did edit my posts before finally settling on one. Anyone in my position would do the same. 3. Finally, the facts remain unchanged. Good Guy Builder's license is under suspension and this may be independently verified on the CSLB website (see link). Likewise, the lawsuits against them may be independently verified. People like Santosh and Mark are the real culprits who boost their yelp ratings in a manner that skews it in their favor - by attacking anyone who posts negative reviews, and threatening those in dispute with defamation lawsuits. Do not believe anything Santosh or Mark say. The suspension is more than ample evidence that Good Guy Builders is a crooked business and not one that you should be patronizing.
