    I just reread my 2022 review and I stand by every single word…read more It's March 2026 now and X Out has been coming out quarterly since I moved in. They are extremely responsive to questions and requests for additional services. My house has been virtually bug and rodent free for four years! From the beginning I've had the same technician come out. Isaac is fantastic! He's friendly, professional, and thorough. I love the consistency and reliability. I would absolutely recommend X Out to anyone in need of through, consistent, and reliable service!

    Used them before and they originally were great, but then they started to no show for appointments…read moremultiple times due to signing only 1 contract and not 4, and then began openly spamming me nonstop with emails and phone calls. They would schedule appointments without even confirming them with us, upsetting our rental customers, and were difficult to get ahold of to adjust any prescheduled appointments. We then had to deal with TJ. TJ harassed us, calling back to back if I didn't pick up and ignoring our texts asking that he just please text us. When we picked up TJ sounded high, and even referred to me as "dude", while calling me repeatedly despite me declining the call, making think we had an emergency with one of our customers. The owner Heath is trying to come up with excuses, but wasn't on the call. Nobody yelled at TJ. We told TJ to stop calling us repeatedly if we didn't pick up like a jilted ex girlfriend, and to please text us instead. Also, we had signed up for autopay and get about 3,000 emails a day. TJ was especially rude, condescending, and just about the worst person we have ever had to deal with. The fact that Heath is okay with it is telling. Attaching phone records as proof since Heath wants to lie and claim TJ only called us once today.

Having said that, this review is focused on our most recent service on 2/25/2026. Renzo (Lorenzo Prude did an excellent job within the somewhat odd changes in business practices concerning prior notification on the date and the time window a technician is scheduled to service our property (hence the loss of one star). We noticed this during our prior service on 12/29/2025 and was told those coukd be supplied on request. So I requested. From email correspondence with Bulwark on 12/29/2025 "I have updated your account. Moving forward when we schedule an appointment for you we will have a time window given to you. However in practice this far this was lip service by Bulwark. We've had multiple prior issues with lip service with Bulwark which is why I'm not happy all my prior reviews have disappeared. This service again gave poor notice despite what can be seen. Here's email correspondence with Bulwark on 2/24/2026. Bulwark "We have removed windows with all our services, and our service pros text or call when they are about 30 minutes prior to arrival. However if you would like a window we will make sure that is noted on your account moving forward." My response "Yes I would like a window" We will see what transpires on and before our next scheduled service. If this simple service can't be provided (as was done previously and changed without any notification to us) I'm serious about taking mying term business elsewhere. There's plenty of competitors in sunny San Antonio for this to be a more chronic issue beyond what's already started.

So I looked up on Yelp and lo and behold there was a company called Pinnacle Pest Defense. So I called them up and asked if we could have them come out and get rid of the wasps. We were driving back to Texas after a long drive, and have the movers coming on Thursday. This was a Monday that I called and Barbara answered and didn't think they could get anyone out on Tuesday, so she said they can come on Wednesday at like 3pm. I said that works. But then she called back and moved some stuff around so they could come out on Tuesday at 9-10am. I said that is fantastic. What great phone service this company has. Barbara was so pleasant and answered the phone right away. So today Chris came out to do our wasps. And he was just so wonderful and polite and knew his pest stuff! So we decided to go with them for pest control since I wasn't very happy with our old service. Chris spent time getting rid of like 16 wasp nests all over the eves and light fixtures from our home. Chris was just the nicest guy and we were so happy with his service. I want him to be the one that always comes out to our house. The other pest company sends someone different every time and it is hard to work with them like that. This way it is like having the same Gardner and he knows your property. I told Chris I was so happy with his service that I am going to tell my daughter to also go with Pinnacle. And even get my next door neighbor to also go with him. Thank you so much and I think he said what the price was and it is much better than the other company that won't be coming out to our home anymore. I am cancelling them right now. Thanks again Chris. You were a pure delight to meet.

I tend to dismiss those reviews since they don't really have much skin in the Yelp game. There were just two elite reviews and that was a red flag to me as well. Nonetheless, I decided to give this company a chance and got a same day appointment to rid us of our carpenter ant issue. We've had carpenter ants running up and down our garage exterior for a long time and in the last few days we've had flying ants show up in our living room. It was time to bring in the pros. One thing you need to be aware of is that you can schedule an appointment for this service, but like most pest control companies, they will insist on a quarterly service agreement on top of the initial service. Our initial service cost was $134 which included a $75 discount that came with a $53 monthly payment for each quarterly visit. That comes to over $700 a year ( not including termite issue) for the basic service which does not apply to fire ants. Since I accepted the discounted initial service I had to sign up for a years worth of service before I had the option to cancel. That's something you need to keep in mind because that's a lot of money just to snuff out a few ants. The one and done service doesn't really pay the bills, it's the subscription service that drives the business. My same day appointment was scheduled between noon and three, they ( tech +trainee) showed up shortly after two. I let the tech know about the ant issue and we walked around the perimeter of the property while he swept away wasp nests. Inside he sprayed some powder in the upstairs attic while looking for any possible rodent infestation. The tech did spot some termite activity at the corner of the garage. After spraying the perimeter and infected areas with poison, he then treated the yard with ant bait that looked like Andro. We decided against spraying chemicals indoors due to sensitivities. The discovery of termites greatly added to the bill as pictured below. I'll go ahead and get the termite service and the quarterly check up during the contract period. I thought I would include all the bills and pertinent information so that you can get some idea of what you might experience. One thing that did catch me off guard was that after they left, I received a brief survey which then led me to a tip screen for the tech. It's not that he didn't deserve a tip, it was just the first time I had seen this form of online solicitation. Overall great experience with knowledgeable and friendly techs, not real happy about being funneled into a monthly payment plan for quarterly visits, but we'll see where that leads.
