Let's start with the money. There is a base rent...no problem. When it comes to utilities, you will subsidize your neighbor if you are a single. For example, water is calculated by apartment building not individual units. So if you are single and there is a family of four in the same building, you pay the same amount. There are also charges for natural gas, trash, sewer, pest control and an administration fee. Again, some of them are fixed costs and others are shared. Getting the security deposit back is another problem too. They blew past the 21 day mandate as required. They stonewalled until a threat of small claims court was presented in in a demand letter. I love living here! It's a beautiful community and management is fantastic! Between the location, the beautiful property with all of the trees and flowers, and the amenities, I couldn't imagine a better apartment complex to live in. I just signed another lease and as long as management never changes, I will never move! All of the staff here are quick to respond and take pride in their work. I took a picture of some of the team doing their annual cobweb knockdown today. This place is always clean and full of life with all of the trees and vast amount of flowers. I love walking the dog in the morning and listening to all of the different birds that live here. People complain about parking but that is an issue everywhere in Rohnert Park. At least we have nearby off street parking, not every complex has that available, and for $5 you can park overnight at the train station across the street where there is 24 hour video surveillance. These are older buildings but have been remodeled beautifully for their age. All of the appliances, cabinets, floors, light fixtures and countertops are newer, but they struggled to get my front door weatherstripping right because of the age of the frame. This is just part of living in an older building. Really no big deal because they tried and tried again until they got it right. For the price, it couldn't get better than this. I even got my son to rent an apartment on one side of me and a childhood friend of mine on the other side. All of us are happy here and plan to stay a long time! read more

Nobody moves to Rohnert Park to impress their parents. No one has ever burst into a Thanksgiving dinner and announced, "Guess what, Mom -- I got an apartment in Rohnert Park! I've officially made it." Rohnert Park A-Section is a layover to your next destination. That said... Crossbrook Apartments is one of the nicer places you can end up if fate assigns you to A-Section. The buildings are clean, the landscaping is surprisingly competent, and the amenities are okay enough. There's a pool and spa that feel just fancy enough to trick you into forgetting you're not in A-Section -- until you see the McDonalds down the block. The gym is a bit small and was most frequently used during heat waves by guests fleeing apartments without A/C, which is... fair, given the price point. Maintenance is... fine. Sometimes things take a while. But I learned that if you walk into the office with the right mix of despair, politeness, and mild emotional instability, things tend to get fixed. I'm not sure if that's policy or my specialization on these traits, but it worked. The real selling point, though, is the location. This place is so aggressively surrounded by retail that you barely need a personality. Within five minutes you can get groceries, gym memberships, banking, haircuts, tacos, rotisserie chickens, credit cards, pizza, prescriptions, printer ink, sexual accessories, and emotional support through breadsticks. I'm not exaggerating. You have Safeway, Raley's, Target, CVS, Ross, Office Depot, Costco, Redwood Credit Union, Chase Bank, Panera, Chipotle, Subway, Mike's Subs, McDonald's, KFC, Jack in the Box, Olive Garden, Red Lobster, Hooters, Little Caesars -- and yes, a sex shop -- all forming a kind of suburban retail pentagram around you. If it exists in America, you can probably buy it within five minutes of this apartment. So no, you're not living in Fountaingrove. You're not in San Francisco. You're not even in Santa Rosa. But you are in the beating, fluorescent-lit heart of American convenience -- and honestly, that counts for something. If Rohnert Park is purgatory, this complex is one of the nicer waiting rooms. read more

From management to the apartment itself-and even the neighbors-our experience here was terrible. There was a huge gap of space underneath the sink. The patio had foundation cracks in it. The carpet smelled like dog when we first moved in (we dont own dogs). Oh yea and they made us sign a completely new lease the day we expected to move in. We dealt with stolen mail, our cars being scratched, and a management team that simply did not care. Moving out was a nightmare: expensive, unresponsive, and frustrating at every turn. We requested a move-out walkthrough and a detailed breakdown of charges, but neither was provided despite repeated requests. It took six months of constant follow-up just to get basic information. We went four months without a working washer. Management tried to blame us, but even their own maintenance staff confirmed the real issues were poor ventilation, lack of light and airflow, and a faulty machine. Getting any solution required endless pushing on our part. I said I would pay for the repair out of pocket and they said no. The apartments are poorly built, parking is inadequate and overpriced, and you will not be taken seriously if you have concerns. We poured so much time and effort into seeking fair treatment, only to have our rights ignored and California laws violated. This was by far the worst living experience we've ever had. I do not recommend this place to anyone. Look anywhere else. This is not the only issue people have had with this place so I urge you to read the other reviews. read more

It's cheap for a reason. I think you need to look at a variety of factors when deciding on what property you want to go with. I think 2/5 should be accurate. Some neighbors are nice and some are completely unacceptable. The behavior of the front desk woman with black hair was not helpful and she looks overworked. I would not recommend living here again. There are so many domestic violence issues that occur here, let alone hearing people beat their children at night HORRIFIC. I feel strongly in the way that I have lived in Section 8 housing before and I have never experienced anything like this. It's not necessarily "ghetto" but it's just different in that you won't be helped, everything is going to break, and the workers look tired. You are basically on your own & parking is hell. If you live here, pay for the spot. It's not worth 2,700. It really isn't and it makes sense. There constant construction, my car has been scratched 3 times and no one cares. Why? Because it's a constant money grab. Heck! Look at Megan's Law Map. There are so many predators within the area. I'm surprised so many families choose to live here, but then again I'm not. Rent should be cheaper than it is and there should be better vetting when letting residents live here. If they want more people and major improvements, they should train their staff to actually care about the individuals who already live here. They talk about and promote community engagement but when it comes down to it, they will not help you with your specific issues. But wait! There's more! There is dog sh** everywhere because no one cares to even clean it up! The bathroom fans are hypersensitive and do not work well. As in it takes forever to dry/ not be wet. You can hear your neighbors morning alarm go off & flush their toilets. There are stray cats that roam around everywhere that look diseased. The pool is dirty, the "lounging area" looks rough. I have lived here for almost 6-7 years. In that time we've gone through a few management changes as well as maintenance personal changes. In all my years here I've never seen it such a chaotic mess. Jacqueline was so on top of this property when she managed it. Service orders were completed in DAYS NOT MONTHS and she didn't lie to the residents. It's a joke I've been waiting 8 MONTHS for a BEDROOM DOOR!!! Management has done nothing to motivate the head of maintenance to do anything. I was told my door was ordered and here two weeks ago. Year 2 during the raining season where crossbrook has neglected to fix our leaking window. It is the first day of the raining season and water is POURING into my our home. Last year they painted over it and called it new. I have emails, photos documenting this HORRIBLE incident from this year and last year. After reading the other reviews, I felt like I should add one of my own. I have lived here for 2 years and I have not experienced any of the issues that others mentioned in their reviews. The managers are nice people, they seem very responsive to our needs. We have had some issues with lighting and plumbing in the past and after placing a work request though the app, they usually get someone to fix it with inf a day or 2. The only real complaint is that this complex does ALOT of renovations and repainting. Although it's nice to get a fresh look, it almost boards on the edge of too much. If you live here,, do expect to have to clear your patio for frequent cleanings and construction, which again isn't really a bad thing. read more

In the almost 12 moths I have been here, I am still disappointed. I have had my car broken into twice, as well as neighbor after neighbor. Nothing is done about security {check the rental rates... they can afford it}. I have been left notice after notice on my door for anything and everything.... one was a warning that if I didn't sweep all of the leaves off of my balcony in 3 days, I would be given a three day notice. I had not received a prior notice, so rightfully so, my defensive side kicked in and I took a lot around..... I had about 7 leaves on my porch. Was that really necessary? The most recent was my broken window. In the middle of the night I heard a really loud noise.... It's just my 9 year old daughter and myself, so I called my boyfriend over because I was really nervous. Long story short..... Apparently someone had thrown something, walked up my stairs and hit my window.... I'm not sure? Anywho.... I wrote an email first thing in the morning. They had my window fixed by the end of the morning. Fantastic, right? Well, there's always a catch here at Crossbrook. Another notice was on my door today..... March 10th {This happened January 23, almost two months ago} and unbeknownst to me, I have an outstanding balance of $81 for a window replacement. I was never told that I would be charged for the window. BUT WAIT, THERE'S MORE.... I have to pay this by the 3rd of next month or I'll be evicted. Shocker. read more

Staff members are passive/aggressive, unprofessional, petty, but worst of all they're sneaky. I do NOT recommend you live here but if you are as unfortunate as I am and have to stay here all I can say is watch your back, check your rent statements, expect no help from the staff whatsoever, and prepare for staff to talk down to you should you bring any problems to their attention. I'm most likely not going to renew my lease with this apartment. Although the management team is nice upon going to the office, responses for maintenance is lackluster. I have one that is still "in progress" that has been that way for a month. When we first moved in and we had something that needed to be fixed, it was swift and quick. But now, it's been a month. No updates, no changes. I may change my review if I see any changes to it. This place may look beautiful on the outside, but it's horrid on the inside. Our cabinets in the kitchen and the bathrooms looked like they were chewed up by a past renter's animal. It's horrible. The inside of it looked like it hasn't been touched since the 1990s. The kitchen space in the kitchen is awful and the set up is lacking also. There is hardly any counter space so if you previously lived in a house, you may have to put some items in storage. The bathroom is disgusting. Upon moving in, there was mold in the bathroom. I'm allergic to mold. We had to scrub it down and fill in the cracks in the bathroom since it looked like it hadn't been updated since the 1990s. The toilet doesn't flush right and when you try to flush it, it's a struggle just to push the lever every single time. Now, the lighting in this place. Well, we don't have lighting. We had to use our desk lights in order to light up this place. The only lights we have are in the bathroom and the kitchen. The bedrooms didn't have any lights nor did the living room. There are even empty places of where the lights used to be. And the scavengers...I don't care really if someone wants to go through recycling and get cans, but when they are constantly trolling near the trashcan when you are trying to throw trash out is unsettling. I had my bike light stolen by one of these scavengers and I only know this because weeks later, I saw him with it when he was looking through the trash. It motivated me to bring everything I had on my bike inside because it's being jacked by anyone that walks by my apartment. The new gym update? What gym update? I went to the gym before the update and it looked BETTER than the update. One of the machines wasn't even plugged in when I went to go use it and I couldn't find the plug to plug it in. I wouldn't even call it an update as they put it on their flyers, I would call it that they just threw paint at the wall and called it an update. It's highly disappointing. Their parking is awful also. It's pretty much a fight to find a parking space around this complex that won't get your car towed. The only option is buying an additional parking pass (Which you pay monthly) or parking on the street, which is also another problem in itself. Luckily we work at different times of the day or else our car would be towed because we're in the way even though there is NO OTHER PARKING. When I first moved in, I tried to make light of the situation, but after living here for about 4 months already, I'm already looking for a new place to live after the lease is up. 2/10. I would only recommend as a six month lease if that was an option. Edit: I dropped it down to one star because I still don't have any response from Maintenance since this review. Also! Beware, they will only show you the demo apartments instead of the ones that you are actually going to be moving into. Isn't that some sort of fraud? I would believe so. I am a new resident, along with my best friend. We just got a 2 bed, 2 bath apt. We really need to get some positive inputs and reviews for Crossbrook, bcuz as the look of the complex now, from justa few years back, Crossbrook has come a looong way! I also want to say that the staff in the leasing office are amazing! I first met Pamela Rowan, who has def found her calling working w ppl and she made our move as smooth as possible! GM Shereh Vargas, is also amazing and I also had the pleasure of meeting Jason, another leasing agent! I found Crossbrook Apts on rent.com and altho the rents r like the 'stock market' (lol) they charge a decent rate for an amazing complex! The grounds are beautifully manicured, w a sparkly pool and a (cardio) Fitness Center, along w a laundry facility that I have yet to try! (Im REALLY looking forward to the opening of the pool, fulltime, and the Fitness area!) Crossbrook Apts is thee BEST DECISION (and move) we made in this time of Covid-19! If I could give zero star, I would. The front office is very shady. They are very nice and welcoming when you first move in but their attitude totally change when you tell them you have to leave. Moving out of this apartment was one of the worst experience I've ever had to deal with. Upon my first move in day, I noticed that there are pet hair along the perimeter of the room and quite some stains on the carpet that were never cleaned up. I told the front office, specifically Pamela, the lady that was in charge of the front office, about my concerns about the cleanliness of the apartment, yet she just shrugged and told me to take picture of the stains, never offered to clean it up or even try to work with me. I was concerned so I took picture of the stains and markup in my apartment that I saw because I saw on the reviews for Crossbrook that people were charged for stuff they never damaged after they moved out. By the way, those reviews are true. I only lived in the apartment for 9 month (work reason) and I'm pretty sure I left the apartment a better shape than when I first moved in, yet, when I left, they charged me for carpet replacement because somehow they finally noticed all the stains on the carpet that the last tenant left and want to charge me for someone else's doing even though I've been telling them on the first day about those existing stains. When I called the front office to ask about why they are charging me for carpet replacement, and that I have pictures for proof, instead of apologizing and own up to their wrongdoing, they told me to contact their headquarter which is located in another city and deal with it myself. It was a very stressful time and I don't wish that on anybody. Also, I had the carpet professionally cleaned when I moved out and when I told Pamela that I used an third party service to clean my carpet instead paying their front office to clean it, she got visibly upset and started talking to me in a very condescending way about how third parties don't do as good of a job as Crossbrook's own cleaning team, which I highly doubt because I left the carpet a way better condition than when I first moved in. So, please, if you must move into this apartment, take loads of pictures and videos for your own documentation and be prepared to fight a battle about then charging you for something you didn't cause. read more

This apartment complex deserves five stars. It's my first place by myself and the women that manage this place are so sweet and amazing to deal with! I searched for many places before this one and happy to say this was my choice. I asked for something to be fixed and it was the next day and the maintenance guys are incredibly nice. I love the landscaping and the vibe here I Also love my apartment neighbors they have been great they even leave carrots for my Frenchie! If I could give this apartment zero stars I would. I am beyond disappointed in my experience. I don't write Yelp reviews (unless I'm asked to ) but given the situation, I would like to give people a heads up before they look into living here. As upset as I should be about my year experience of living here that's not even the issue I have (constant water shut offs due to pipe issues which i guess goes as far back as 2016 as i have seen from previous reviews and electrical shortages in my unit). This apartment has a major issue with keeping their word and "looking into things." Upon move out I had scheduled a move out inspection with the office, which to no surprise, no one showed up. Fast forward to a month later I am billed $1000 for "damages." When my roommates and I first came to look at the open apartments we noticed that there were stains on the carpet and the unit smelled like dog, we assumed that they still needed to clean. Once we secured the apartment and went in to do our walkthrough with Jason (who works in the office) the stains and smell were still there. We also noticed that a drawer in the bathroom was broken and wasn't on a track. My mother and I explained to Jason our concerns with the carpet and drawer. He told us that he would put in a maintenance order for the drawer. As for the carpet it had "already been professionally cleaned." He told us that they had already shampooed the carpets and the stains didn't come out, he even told us if we stained the carpet not to use bleach as it would make it worse. Fast forward to a month after move out, I was surprised to see the list of damages I was being charged. One for the drawer and two for the stains in the carpet. I called the leasing office the day after I received the paper work to ask for details as to why I was being charged for a carpet replacement and the drawer. I had to call MULTIPLE times a week just to get a hold of somebody and why I did, Jason said he would look into it and call me back. The next couple of weeks I spoke to Pam and everytime she would tell me either she would look into it and call me back ( which she never did, I had to keep calling and reminding them) or that she couldn't look up my information only Jason could but "he just left and won't be in for a while." Now I realize why on the day I went to go look at the apartment a current resident yelled out to us " don't do it, don't move here." The mistake I made was trusting Jason and the apartments as a whole. Coming from Windsor at Redwood creek off of rohnert park Expy W, I didn't realize that I was going to have to make notes of things myself. When I did a walkthrough with them we checked for damages together and we were given a paper to note damages within a given time period and turned it into the apartment. Apparently I expected too much of crossbrook, I thought by having a walkthrough with someone from the office and telling him of these damages, things would be fine, but I was wrong. Now I'm being told that Jason doesn't remember any of this. I sure do and so does my roommates and so does my mother who was there. I'm also being told there was no note or report in the system for carpet stains nor a broken drawer, which means Jason didn't do his job. What makes me most upset is that I know for a fact they charged the previous residents for these same damages and didn't do anything about it because we had to deal with it. My roommate had to put air fresheners all around her room to cover the dog smell and put her bed over the stains just to not see them. Also to add they took my $500 pet deposit ( I had a cat) none of the damages were pet related. Wish I would've been more smart, good luck to future residents. If you live in apt 149 building k, check to see if you still have these damages, they might charge you. read more

While it is true that the price might be kind of high, just remember that you are located in the middle of town. Super convenient as far getting North or South goes. This is absolutely the worst apartment complex around. Their manager is completely worthless and incompetent. Be very careful before you even consider moving to this place. I moved out a few months ago to find out they put me into collections with no warning or a final walk through. Even though I requested a final walk and discussion. I have since paid the collection at a reduced amount to get it off my credit. But filed complaints with the renters board and BBB for lack of responsibility on Crossbrook's part. I lived there for 2 years and in that time, my garage was broken into twice with no help from management. The water was consistently being shut off. RPPD was in and out of the complex on a constant basis. The place became progressively run down. There is mold in the apartments. And on top of that it's a vagrant haven. This is an updated review. I moved out August 30, 2019. I lived at the Crossbrook Apartments for about 15 months. I was paying $1,950. for a one-bedroom non-AC apartment and hated it from day one. The old complex manger was a back-stabbing, two-faced idiot. She ran an ugly soap opera that insulted many tenants. The weekly landscapers did a lousy job. Except for Richie, their maintenance shop was lousy as well. Hiring a person on disability due to a back injury was ridiculous. Sack Properties had to make wholesale changes to try and get it right. Richie should never have been fired! I understand that Sack Properties is a very professional company, consequently this review isn't about them. It's been about 17 days since I moved out. Hopefully I'll get part of my deposit back. With the changes, perhaps Crossbrook can again be a place to call home. read more

I went there to check out seemingly affordable apartments in a good location. Strangely enough, I actually lived there about 10 years ago briefly. I remember it being OK... nothing to write home about, but safe, gas stoves which a big plus if you cook, and a nice pool area. I walked in to the office and was immediately greeted by a tall, smiling blonde lady. She was very friendly and took me in her office to discuss pricing and lease dates. I asked her about the price quoted on craigslist and apparently that wasn't actually the price. She told me the apartment that I saw had already been rented, which was strange since the ad had been posted on craigslist a few hours before I arrived. Ok... So then after discussion of pet rent, floor pricing variances (rent is different for 1st floor vs. 2nd), move in date pricing variances, and lease length pricing variances, the monthly rent would increase by almost $200 per month! This just seemed strange, but I still kept listening as I was in somewhat of a pickle and needed to move fast. Then things got ridiculous. Mixed in with a flurry of other questions about myself, she casually asked if I smoked. I said I do sometimes, but not generally at home and never inside. She said she cannnot lease to me. I asked why. She said they ask all prospective tenants if they smoke, and if they say yes in ANY capacity they refuse to rent to them. I told her I understood the new laws in Rohnert Park apartments that smoking is not allowed on premises and I would respect that. She said she would ask her boss (who was about 15 feet away in another office). She walked to her office and then return about 5 seconds later shaking her head. At this point, I got up and approached the boss lady. I said this is ridiculous. She said it is absolutely not ridiculous, that NO ONE wants to live in a smoking community. Really? I said I wouldn't smoke in your perfect apartments or even on my own private balcony I'm paying way too much money for. (I didn't say all that, I am a lady. But I thought it.) Then my favorite part happens. The blonde approaches me and says that she can smell smoke on me. Then she accuses me of lying about how much I smoke. At this point I told them both they are ridiculous and I will find another apartment community [not run by fascists] to spend my hard earned money on. Oh.. and one more thing that seemed very unnerving to me. They won't show you the apartment or even anything comparable before you have already signed the lease. They said they could show me a 2 bedroom model with all update items. Umm, no. I would like to see a 1 bedroom, what I'm renting. Sorry. We have none available to show. Ever. Lived here for 15 months a few years back, the most horrible apartment experience ever. Where to begin... Rent is ludicrous for what is offered: appliances are old and constantly break, front staff is rude and act bothered by your mere presence, late fees and eviction notices for the smallest infraction. I was half a day late paying rent ONCE in the 15 months I lived there and I was given a 3 day notice and charged a $75 late fee. Walls and windows are paper thin, and this complex caters mostly to loud party going types. I hope you're not a light sleeper, because you'll hear EVERYTHING going on. Also, the windows are so thin they let in condensation. Constant mold issues in the units, and anything left on the window sill will be sopping wet (like my brand new iPhone...) In the wintertime, the walkways flood, turning the sidewalk into a miniature lake, which makes leaving or entering a real Indiana Jones experience, and yes, you will wind up muddy/wet. No A/C and very poor insulation/weather stripping means the units are VERY hot in the summer, and frigid in the winter. The application process, signing the lease, etc. was pretty simple. We paid $1499/month for 2 bedroom, 2 bath for an 11 month lease. I was initially excited to spend the year here... but things got worse as the months went on and I couldn't wait for our lease to end. To start off, the rent due date as new residents was never made clear to me or my roommate. We found a notice on our door the next day saying that we owed a $75 late fee. We tried negotiating with the leasing office but they wouldn't budge. This started off everything here on a bad foot. The employees in the office seem to hate their jobs, and acted fairly rude towards me and my roommate at times if we had any questions or requests, as if we were inconveniencing them. Mold was an issue. There are no windows in the bathrooms and the fans don't work. In order to keep the mold from coming back, maintenance recommended I shower with the door slightly open for ventilation, which wasn't a big deal for me personally, but for others that can be a privacy issue. Honestly, that problem shouldn't even exist in the first place. Fix the fans! Residents shouldn't have to be forced to shower with their doors open. It gets COLD in these apartments. The walls/windows are so thin and there was definitely a draft. We would crank the heater to 70+ degrees and it'd still be very cold. You could also hear EVERYTHING outside, including the gardeners that come to do lawn mowing, leaf blowing, etc. at 8AM every Monday morning. Earplugs will definitely come in handy at this complex. Lastly, the water, sewage, trash bills were ridiculous. We would get charged $70+ for 2 girls who never used the dishwasher, took 10-20 minute showers each once a day, and didn't have washer/dryers in our unit. All in all, these apartments as a whole are OKAY, but definitely nowhere near good or great. There are definitely a ton of improvements that can be made to make this a much more enjoyable place to live. Hopefully they work towards doing so. I'm very happy my lease ended. read more

I've lived here for 2 years and have mixed feeling about the property. It was a good apartment for what I needed at the time, but I'm also happy to go. Rent: Rental prices suck everywhere. Compared to the other corporate owned apartment complexes in Rohnert Park, Crossbrook reasonable. Apartment: The walls are very thin and I could hear and smell everything. Each morning I make my coffee, my neighbor with the adjoining kitchen is blending a smoothie or cooking breakfast (and yes I can smell it). When I have my TV off I can hear the conversations from the apartment next door and below clearly. No, they are not yelling either. Windows are single pane, lots of moisture on the inside and I have to run my heater a lot in the winter. Property: The property is kept up well. My kids enjoy the year round pool and hot tub. The fitness center is updated and the credit card operated W&D are very convenient. Currently the BBQ area is being upgraded and a Bocce ball court is being added. As a Mom of 2 young kids, and this is a complex full of kids, I don't think that addition was well thought out. Management: No complaints. I've been here through 2 management changes and 1 ownership change. I'm NOT a perfect tenant but when I was honest and up front with the mangers they helped me as much as they could. Neighborhood: A lot of the other tenants are rude and don't care about their neighbors. My apartment faces the parking lot: lots of loud music from cars at all hours, yelling across the parking lot (more so at night), repetitive locking/honking horns, speeding through the complex, dark dumpsters where homeless go through the trash. I have seen theft in the complex and been a victim of theft in the complex. Parking: There's no overnight guest parking allowed in the complex. Any car without a parking pass is towed after 9pm. Seriously, I've seen it! The passes are only available to tenants. Street parking is very limited and with restrictions. read more

Oh man.. if there was a button for a negative number of star reviews, this would be the place to use it. Crossbrook apartments and their "management" team is a complete joke, and they are CROOKS! (to put it nicely). Where do I even start?? My roommates and I showed up to Crossbrook apartments to take a tour of the complex and obtain and initial quote on a 2 bed 2 bath apartment. We were offered a fair rental price for a 12 month lease which we were ecstatic about and jumped on the opportunity so fast that we came back with filled out applications and our application money the day after. (WORST MISTAKE EVER! IN HIND SIGHT, I WOULDN'T HAVE EVER DONE THIS HAD I KNOWN THE OUTCOME). I am an international student studying at SFSU so when we turned in our applications, we asked Eric (the "assistant manager") what would happen if a tenant had no credit score or S.S. # to present - he looked at us as if we were speaking in another language. You would think a complex so close to SSU would have an answer to such a question. Nevertheless, we were later told that I needed a cosigner. Fine, no problem. I had my cosigner fill out an application as well and on turning it in, I was asked to dish out yet ANOTHER $40 for it (WHAT?!). I asked why they couldn't use the $40 from mine as they could not use if for any credit score or background verification for myself. Their answer was, "its for administrative reasons" (AKA - I am gipping you $40 to type in your name and phone number in to our systems). Once my cosigner's application and credit score was ran, we got the green light to move in and upon receiving our rental agreements to sign and hand-in, we learned that because I needed a co-signer the rent per month will be increase by $25 - the reason? For "administrative reasons, because if they needed to address something to the household, they would need to send the same documents to my co-signers as well". IN ADDITION, a $500 increase in our security deposit would be required too because I had a co-signer? Again, WHAT??!?!?!?! where is this all coming from? Their overlying reasoning for all this? It's their "company policy" so there's really nothing we can do about. Needless to say, we went with our gut feeling and did not move forward with signing the contract and moving in to this place - THANK GOD! I apologize for the extensive review but I found it necessary to voice out my concerns of this so called "business". They are rated so low on yelp for a reason. You get what you pay for and in this case, your paying for a bunch of money grubbing CROOKS. I would think twice before moving in to this place! read more

Everything about Crossbrook is great. From maintenance to safety to wonderful people in the community. Everything was easy for me when it came to needing help and the team was always fast with responses. The apartment itself was the perfect size for me and I loved the layout. I really recommend this place as it is very close to many things (banks, good, grocery stores, freeways etc). Overall, this place has been one of my favorite places to live. UPDATE: After almost 2 years of living here and calling this place my home with my daughter, management has changed along with maintenance staff. And not for the good! I currently have two work order that have not been addressed for 3 months now and a laundry list of things wrong with my apartment that management knows about and is doing NOTHING! I currently have the water turned off in my daughters bathroom due to a leak for the past 3 months in her sink, black mold in her bathroom as well, cock roaches, a broken leaky dishwasher that does not wash my dishes that are pre-rinsed. I have had to change my own fire alarm batteries due to the bird chirps (around they entire complex you hear them). I am also extremely disappointed in how much I pay for rent and amenities that I can not use right now. I do not recommend anyone living here anytime soon, until they make major changes. Not to mention communication around the complex: homeless people bathing in the hot tub, my neighbors trailer was stolen in the middle of the night with all their belongings, right next to the smart train loud, and a stabbing with no real added security. read more

worst place to rent at. when touring the apartment i was told there was storage in the back just to move in and find out there was NO STORAGE AT ALL just the water heater for the whole building. upstairs neighbors constantly stumping/ playing football in the house all night long. neighbors next to us smoking so much weed that the smoke can be seen in our kitchen. now that i finally move out they are trying to change me on top of taking all my deposit. lady in the front office told me the parking permit made out of plastic was " really expensive" unless i return it. just overall horrible all around. no one picks up after their pets. we get charged so much for trash yet dumpsters are never empty. crossbrook with sweet talk you and then once u sign ur lease they will forget about you read more

What a fucking joke this place is. Upon move out we were graced with a carpet inspection. We kept our dog locked up in his kennel during the day and he was out with us during the day yet there were all these stains UNDER where our couch sat for the WHOLE year...and apparently the black light test showed it was pet urine, even though it would be impossible for our 50# lab to pee UNDER a couch that had a bottom clearance of 1/2". We were charged for "excessive" damage to the walls - for freaking nail holes from pictures that I patched up! There were a few toddler scribbles but apparently that means you have to paint the whole apartment, even when one room didn't have any "damage". They tried to charge us for broken blinds they never fixed, they charged us so much for cleaning I don't even know why I bothered to clean at all...of the $1550 I paid for the deposit we only got $82 back. What the fuck? The new gal was completely rude once we moved out and were asking to be present for the blacklight test and were told "today or tomorrow, we'll let you know" and then told it had been done already when we called. We put up with SO much shit...neighbors cousin threatening to kill us and police being involved, which then they weren't even kicked out for another 3 months while the cousin still proceeded to mean mug and threaten me, or the fact the water was getting shut off ALL the time and TWICE I had to call after 7.5hrs with no water, demanding that it be turned on or I'll sue. Noisy gardeners that actually start at 7fuckingAM and not 8, BUT oh, never mind they'll "talk to them" about it. Psh. Oh not to mention that numerous times I tried talking with Eric in the office and the dope could never answer any questions. Only Catherine was competent enough ht she was promoted and Delishia was just a straight up rude woman, claiming that "all pets pee inside" and that we "must've moved our couch at some point and that's when he peed". I'm pretty freaking sure I know if I ever moved my couch... I was trying to be nice before but after all the crap we put up with the least that could have happened was getting some more of our outrageous deposit back. For the price of the apartment we could have just bought a nicer house and paid the mortgage. We had enough ammo to sue their asses but I don't have the energy nor the time to spend in court. If you do choose to sell your first born and live here, take pictures of EVERYTHING before you move in and timestamp it. And know your rights. This place violates renters rights left and right (our upstairs neighbors had people come in without notice, as did we!!). Good luck if you choose to live here. I tried warning you. read more

I can't say that Crossbrook is perfect, but I can say that any time there's an issue, they work like ants to fix it. Jaqueline the property manager is no joke and does all she can to help when she can even though she's literally always doing 302 different things at once. Jason is just the same when he goes out of his way to explain things to my roommate and I (mainly me) or to show us where something is located instead of half-assing like most people do when they've got a lot to do. Also, Bernardo who works in maintenance is a f*cking rockstar. When he can, he'll stop what he's doing to help you and he's probably the sweetest and most compassionate maintenance person I've ever met. haha (Who's heard of a "compassionate maintenance man?" lol) Everyone is just so damn friendly here.
