    "X3" IS A GANG SYMBOL!!

    Updating my previous review. BUYERS BEWARE! STILL THE WORST property management company. This is my 3rd HOA in Napa, CA and never had these issues with property management companies. STILL have not had the gutter cleaned, however the HOA did decide to power wash and repaint multiple condos, except our section. RON RUGGIERO is a terrible manager for VILLA OAKS PROPERTY. Here is why: - Bought our condo in 2021 with the pretense we would have 4 parking spots. AFTER we purchased the home we found out this WAS NOT correct and we would only be allotted 2 spaces (in our garage). IF we knew that, we would NOT have purchased. This was his EXACT response "I am currently traveling. The quick answer to your question is. There will never be a 3rd parking space. Owners can't use the visitor spots, they will be towed. Your realtor should have never told you that." WOW!!!! as a NEW owner this is NOT how to welcome them. - WATER LINE BREAK ALLLL THE TIME!!! So they have to shut off water. AND sometimes they DO NOT email you to notify you. Thinking the "mailboxes" are an adequate place to communicate WATER SHUT OFF?! - Last time the WATER LINE BROKE it was in front of our condo, not our water, but in our area. The company that was fixing it decided to leave ALL THE DIRT they dug up in front of our garage door so we could not access it. AND THIS WORK WAS NEVER COMMUNICATED TO US BY THE HOA being that our front door and garage would be completely affected by this! - Had a family member park in visitor parking and the front driver tire was SLASHED! - Had a family members car TOWED in visitor parking WITH THE VISITOR PASS IN THE WINDOW! $488 to get it out of the yard that's in southeast Napa. WHERE IS ALL THAT $$$ GOING. HOA is not giving us the $ back saying the car was NEVER towed.... LIKE What?! - Consistently RAISE HOA FEE EVERY YEAR stating that it's due to inflation and the "cost of boards" to fix the fence. Guess what? STILL NOT FIXED? So the price increase going to fence boarding or power washing and repainting multiple complexes? - the FUNNIEST THING?! our Condominiums entrance for VALLEY OAK VILLAS signage has a GANG SIGN PREDOMINATELY PLACED. Why has this not been REMOVED/REPLACED?! Thank you to NVUSD gang awareness night for parents for educating me! AND ITS ON THEIR WESBISTE!? Insane. - THREE TIMES found men with a ladder on our ROOF?! And AGAIN this was NEVER COMMUNICATED TO US! Twice I was about to leave and they had to move their ladder so I could exit MY GARAGE. IF you see CROWN REALTY PROPERTY MANAGEMENT when you go to purchase or rent... RUUUUNN!!!!!

    My family and I were given a sixty day notice in April stating we had to leave our house because…read more"owner wants to occupy residence." A week after we moved out, we see the property listed on Craigslist for $400 more than we were paying. During June we kept asking Brad if the owner had other plans for the house, could we pay more to live there etc. He went through, what I now know, was an elaborate lie about how we were the best tenants and how he wouldn't want anyone else living in the house and on and on it went, going as far as to say what a WONDERFUL reference he was going to give us in the future. Fast forward to September. After reviewing the owner of the house I find out the real reasons. The unfortunate part was that these "problems" were not made aware to us while we occupied the house. Some were blatant lies others were misinterpretations of truth. The outcome of this was my family had to move ALLL the way across the country after working SO hard to make a life for us in California. If lies and deceit are not enough for you, The only number to you will receive as a tenant is the office line. Cross your fingers nothing goes wrong during a weekend or worse, an office vacation! You could wait a week to get a sewage pipe fixed that leaks into the alley. I really thought Brad was professional and on top of things in the beginning. We trusted him, we were completely let down and ultimately displaced. Renting in the Bay Area and Napa are extremely competitive. I don't think my review will lead someone away from renting from this company. What I do hope is that another person will not be blindsided the way I feel we were due to inherent lack of communication.

I think the health department needs to investigate the conditions that we deal with. He plays dumb and is very deceiving, even going as far as to fill up the bottle water jugs with tap water and replacing them without telling anyone. Talk about a horrible management company that reduced garbage service to one day a week and stopped cleaning. Bathrooms were disgusting, garbage overflowing, no soap, garbage piling up in bags as well gnats flying around. The smell of the garbage is so bad it's like a dump flowing throughout the offices. Foliage is overgrown, thus blocking the limited parking. Yet, we pay our leases and the service only gets worse ever day. He is very rude, confrontational, unprofessional and dishonest from our experiences. The air conditioning doesn't work, the receptionist was let go. He definitely knows how to bring a place down in a hurry. He

I can honestly say that Wyman was really fare to me over the last 3 years of renting with them. Even helping me get into a place last minute when the house I was renting was sold and I was forced to move. Now what really set them apart was when I moved out. My wife forgot 3 hand bags worth close to $4,000 brand new still in the bag. We did not realize tell we were already 10 hours from Napa as we moved out of state. I called them and the team wasted no time at all. They went to the property to secured the lost property for us in less than 30 minutes from our call to them. They really went above and beyond there as some might have said "We did not see any bags". Thank you to the team at Wyman! Y'all made the last 3 years in Napa some of the best over the 37 years I lived there, my dog DJ always loved greeting the folks at Wyman, a picture of him is attached.

My cousin passed away and named me the executor of his estate. I suddenly found myself responsible for selling his home while trying to navigate the probate process, with deadlines approaching and no idea where to even begin. Out of nowhere, I started getting flooded with phone calls and letters from real estate agents. At first, I couldn't understand how they even knew about the house. Being completely new to probate, I was already stressed, grieving, and trying to figure everything out. Most of the agents I spoke with sounded like they were only interested in getting the listing. You could hear the hunger in their voices, and that was the last thing I needed during such a difficult time. Then Art called. From our very first conversation, he introduced himself, asked about my situation, and simply listened. I told him honestly that I didn't know much about what was happening with the house. He fought tooth and nail to get everything done, and just in the nick of time we crossed the finish line and successfully sold the house. Looking back, I truly believe that if I had chosen someone else, I would have been left to figure everything out on my own. This wasn't a simple transaction it was a complicated, emotional situation, and Art never made me feel like just another client. He stood by me every step of the way. That's the difference with Art Ramirez. You're not just hiring a Realtor. You're getting someone who genuinely cares about you, understands what you're going through, and will fight for you as if it were his own family. As Art always says, "No excuses."     I too found office admin.Jesus to be rude when I called for septic/sewage leaking into my bathroom…read moreafter Maurice took 3 days to respond in any way other than excuses about how he couldn't get anyone out here in a timely manner and let me know so I could let them in.He had a sub finally contact me, scheduled and confirmed the 8am appointment and then after waiting an hour,I contacted the sub who said Maurice called him the previous evening and cancelled him and said he told the sub he would tell me it was cancelled, which he did not.I got ahold of Maurice, again me reaching out to him, and got tons of excuses, but no apology for wasting my time.when I said would be working with the landlord directly on this,as we are also friends,he got extremely nasty,told me in caps that I couldn't speak to the landlord.I let him know the landlord and I are friends who speak on a regular basis so he couldn't tell me I can't speak to her.He still gave excuses and anger when I told him I would only be working with the landlord.He doesn't know, but I have worked for property management as well as general contracting restoration running subcontractors, so his excuses of how he's trying to find a sub to come out but having no luck is crap.Maurice has shirked all his responsibilities of showing the unit onto myself and the other tenant so he doesn't have to do any of his job.He gave the newest tenant no information about how to get a moving van into our very difficult driveway,so she had to carry all her stuff up a very steep hill.He gave access to her key to the other tenant who also just moved in so he could show her place,so a random man has access and the ability to have copies of keys to a single woman's unit.i had my locks changed for safety.Over the past 3months I've watched Maurice do nothing but cause problems, not solve them.My landlord is being snowed by his "charm" but my eyes are wide open.

My spouse and I set off to find our grand luxurious main home as we approached our retirement years. Wanting to stay in the Bay Area, we took a broad approach to our search.  We had a realtor in each of the Bay Area  counties so that if we found our dream home, we would have someone to work with us to obtain it.  Our search has been years long, as we were uncertain where to put down roots. We also faced the  balance of matching what we want with what we could afford.  Chelse was one of our  realtors as she represented the wine country from Napa to Sonoma counties.   In the years since being in touch with Chelse, there was indecision and Covid.  Chelse never ever pressured us in any way.  She did, however, keep in touch by sending friendly messages a few times a year - just to check in, say hello and wish us well.  We appreciated this approach because until we had settled in on the North Bay, we just weren't ready to put forth any effort. It's fair to say that we tried in vain to obtain the sort of home we wanted within the inner Bay Area, as in San Mateo County, where we were currently living.  Meanwhile,  we looked east, towards Alameda and Contra Costa Counties.  But it was becoming apparent that Santa Rosa offered more of what we wanted. Alas, in the end, we chose the North Bay and in particular, we fell in love with the Fountaingrove neighborhood in Santa Rosa. Hence, from a pleasant yet dormant relationship with Chelse, we contacted her to see a particular home that caught our interest.  While we didn't buy that home, our appetite was awakened and we began making the trek to Santa Rosa each weekend, meeting with Chelse and looking at homes, meeting with builders and generally exploring our options.  It all fell into place, literally after years, and our focus and quest became laser sharp for a luxury home in that area.   Throughout the searching experience, the meet-ups and hours together, Chelse remained the lovely, charming, patient, non-sales-y person that educated us at every juncture, warned us about important aspects that didn't occur to us and guided us towards that perfect balance between following our desires, the realities of cost, and every other aspect to consider along the journey.  Her patience never flinched and, although she is a busy realtor with other clients, she always made us feel we were her only clients. We found the builder we wanted to work with, but the market was slim picking and we were momentarily at a standstill.  Then, Chelse found a piece of land in Fountaingrove that was ideal.  It wasn't on MLS yet, but somehow she obtained an unpublished flyer, and we knew it  was perfect in every way - flat, large, and with unobstructed views!  It was understood that if we didn't grab it fast, it would have been snagged by one of the developers already circling it.  With Chelse's steadfast encouragement and guidance, we decided to make an offer.  She knew this lot was what we envisioned and did not want us to lose this opportunity.  When we said yes, she told us she'd already written the offer so not a second would be lost, so it was ready to go - and Boom, we got it!   Next steps- meet again with the builder of our choice and start the process of building our dream home on a piece of earth.  We are currently midstream in that process and I cannot tell you how appreciative we are of Chelse as she remains on top of every aspect of the process.  She is always prepared and several steps ahead of the process, keeping us informed and knowing what to expect.  Whenever research is required, she is on top of it , hardworking and dedicated to do beyond her due diligence as our representative in what is inherently a stressful (yet exciting) process.  The unknowns, expense and fragmented nature of a home-build is daunting, but with Chelse's help, it has been not only manageable, but fun and exciting. Countless times throughout  the process, we needed to contact and schedule various people ranging from the pool contractor, to the builders, to the lending company, and she was always right there on top of it.  Also, whenever research was needed relating to our build, she would pounce on it, stating, "I got that, I will call... I will find out... I will get back to you on this..." And she never disappointed, true to her word, in her hardworking steadfast way at every single juncture.  Hardworking, committed, detail oriented, warm and friendly-- who could ask for more?
