A couple weeks ago, security failed to see someone messed with my doorbell to the point it got stuck on. I tried calling maintenance and they took all day to get it fixed. Now, my heather is broken, had to be reminded three times to come out, Tony failed to fix it, it broke again, and now, I called someone out and they coldly said they won't send someone out since they need to know how it's broken. You know it is tuff to find housing these days in Napa and it feels like everyone is changing an arm/leg. I can honestly say that Wyman was really fare to me over the last 3 years of renting with them. Even helping me get into a place last minute when the house I was renting was sold and I was forced to move. Now what really set them apart was when I moved out. My wife forgot 3 hand bags worth close to $4,000 brand new still in the bag. We did not realize tell we were already 10 hours from Napa as we moved out of state. I called them and the team wasted no time at all. They went to the property to secured the lost property for us in less than 30 minutes from our call to them. They really went above and beyond there as some might have said "We did not see any bags". Thank you to the team at Wyman! My friend went to look at a place and he asked multiple questions throughout the showing, and the lady kept saying she didn't know the answers to any of his questions and he would need to call to get the answers he was wanting. I was horrified to see that Mindy Wyman has gone into business for herself with Wyman Property Management. I feel obligated to write this review to warn other property owners before entrusting property to Ms. Wyman. Ms. Wyman managed our rental property for three years with tenants she had chosen herself. At the end of those three years, our property had been run into the ground. Under Ms. Wyman's watch, the house sustained over $40,000 worth of damage. I had to borrow money and take three months off work to make the house habitable again. If I hadn't done so, we would have lost our property, thanks to Ms. Wyman. There were absolutely no move-in walk through records. On the walk through forms she had written "see photos". At move-out Ms. Wyman had conveniently "lost" these photos. I never saw a dime from Mindy or her company. If you have had similar issues as a landlord or tenant with Ms. Wyman, please contact the Better Business Bureau, the US Department of Housing and Urban Development (HUD), the National Board of Realtors, and the California Department of Real Estate (DRE). Horrible experience trying to rent a place, they discriminate, don't return calls, expect you to have a credit score in the 700-800's. They will cash your check for the credit check, you tell them you're interested in a property to move your application for it and they ignore you. Worst property owners, never give your property managed by Wyman. Mindy will ignore actual complaints about fixing things like the Washer or dryer. Not only is this place for the disabled and elderly it's like they are taking that to their advantage. The Washer has not been fixed for years now, making the elderly here during covid have to risk their health. We pay more for having a Washer and dryer on the property but it hasn't worked for years. They will ignore this and do the bare minimum. We haven't had a working oven in 5 years. We can't even cook! They only will test water and doing fire alarm tests but will do this without notification beforehand or letters. They break the California law frequently but will scare you with letters of eviction so they can raise your rent more. They Harass you and Bonboard you with threatening letters on your door. Making the tenets here feel uneasy in their own homes. Not only do they allow others to harass in home nurses from helping the tenets but they have ruined this property looks a lot and the condition has gone down over the years but rent has gone up. Wyman property crooks is more like it! There's a reason they are not BBB accredited. Please do yourself a favor and avoid this sorry excuse of a "business." They gave us a 60 day eviction notice, then tried to charge us for moving out early, then stole our entire security deposit and added late fees for keys and "rent" due even though we had already moved out. We left the yard in better shape than it was given to us, and then billed us for yard clean up service. None of the door handles worked in the house when we moved out they charged us to replace them. Wyman Property Management seems intent on taking the easiest path for themselves. Only when presented with contract language indicating their mistakes do they engage the owner to find a solution. Wyman is very unaccommodating and insisted we arrange our schedules (during work hours, M-F) to accommodate their schedule. We usually had to wait 2-3 weeks just to see a home and then another 1-2 for an answer (while they gathered multiple applications so they could present the owner "with a pile"). (We understand the scheduling challenges if the home is occupied and the need to accommodate the current tenants, but most were vacant.) How is that service to the owner or the prospective tenant? Forcing such a long wait loses money for the owner and puts several candidates out of contention. The worst part of the long wait is when you do get approved for a property after 2 weeks waiting to hear, then they want you to move in with only days to weeks' notice. How is that fair to the tenant or the tenants' current landlord? They expect at least a 30-day notice to vacate but want new tenants to leave their current landlord in the lurch or pay rent for two places at the same time for almost a month. They were cold and unwelcoming, no one in the office seemed to know what anyone else was doing. Example: We request a tour of one of their homes. We talk to someone (who of course tells us we will have to wait and then tries to schedule exactly when we said we WERE NOT available and are told "well that's when I'm showing the house. You can show up or not"). We were also told if we were not there at EXACTLY the scheduled time the property manager would leave because they have other homes to show. They had no answer to the question "are we only allowed to view the property for 60 seconds so the property manager can get to the next house"? We then get a message from someone else to set up a time who tells us to fill out an application. We explain that we already have a completed application on file and the next question is "did you pay your fee"? "Fill out an application and pay the fee". They only care about the money! Best to avoid this company, whether you are a tenant or homeowner. It was a terrible experience. We wish we would have seen the current reviews before giving them our money and wasting so much time! I have never left a review on yelp before. But this particular situation I feel people deserve to be warned about. First off, my fiancé and I applied for a rental in Napa. We were told by Carmen it would take about 3-4 business days to process the application and we would find out if we were accepted or denied. After 7 business days, nothing. No call, no email nothing. So we call to find out the status on our application and Carmen is not in the office so the lady on the phone leaves a message for her. Days later, nothing no call back. So we try again, same exact thing "Carmen isn't there we'll leave her a message" no call back from Carmen no email nothing. FINALLY after several attempts of getting ahold of her she lets us know we we were not approved due to credit. So we ask her if we can transfer the application to another rental. She transfers the application to a completely DIFFERENT rental after I finally was able to get ahold of her through email. My fiancé then tries to get ahold of her again to try and transfer the application to the correct rental. She tells him she can do that but we didn't pass a credit check (even though the owner is the one that is suppose to select the tenet) he basically had to force it out of her to find out if we can even apply to ANY rentals through them and she tells him we won't. I don't know why the service from Wyman was so poor. She could have let us know as soon as she knew that we wouldn't be able to get any rentals from them. Day of, I called them to confirm appointment and they told me it would actually be another rental in the same complex. 30 minutes before appointment, they called to say they didn't realize this new rental was still occupied by tenants and needed permission to show. The customer service at this organization is dismal at best. The other day, I had an appointment to view what I thought was a single family home. When I arrived, I and another perspective tenant discovered Wyman failed to mention the advertised the property was in fact a multi-unit dwelling. And one of tenants from the other unit informed us that the showing had been cancelled without notice and that he had to tell at least 10 other people the same message! -Thanks for letting us know, good neighbor but why isn't Wyman relaying that message? I guess they make their tenants do the dirty work?? How unprofessional. As a property owner I would be enraged to find out that my PM treated potential tenants like that. Later that same day, I attended another Wyman showing. (I was under pressure to secure a rental and had no choice). Thankfully that realtor showed so I asked why we weren't notified about the morning's cancellation. Her response, "That's not my job. I don't make phone calls." Again, how unprofessional! Are they oblivious to the basic rules of customer service or the fact that the industry of renting is cyclical? Or the mere fact that you never know who people know? Wyman PM does not seem like they understand the long-term game of relationship management. Property management is a high-touch function and requires strong consistent customer service throughout the entire process. If you have a choice, I'd stay clear of Wyman Property Management until they realize how to properly treat people and run a reputable business. Their internal communications system is broken. Called to schedule a viewing for a property I was seriously interested in. I was told to fill out the basic application and call back to schedule an appointment. I did so within a half hour. They told me they don't do same day appointments so schedule me to view the property two days later! The viewing was scheduled for 10:30am and they called me at 9:30am that morning to cancel and tell me they were going to offer the property to someone else. If you read my reviews, you will see that I typically only post when I have a good experience somewhere. But I'm pretty disappointed in my overall experience with Wyman. They dont really care about matching clients with properties. To them, you're just one more applicant that pretty much needs to do their own searches, make requests to see each property and HOPE that they will contact you. I spoke and emailed with the same person - easily 10+ times. EVERY time she would ask me my phone number/email - and each time was literally as if we had never spoke prior. ARGGH!! THEN - the worst part? You ask to see a property, then don't email you back, so you call them.....or her, I should say because the same person answered the phone every time and she was the same person doing email....sorry - I digress. So anyway, I keep trying to see a property and finally speak to the woman on the phone - only to find out that she can't schedule me to see the property for almost a week. And then, you ask? Well, THEN she emails me 2 days before showing to let me know the property is rented. They are under-staffed, underwhelming, non-responsive and really are not in it to find the perfecft match - it's all about a numbers game to them. Long story short... applied with a 700+ credit score, 5x the monthly rent in income and was denied because "the homeowner only wants 1 person", which should have been listed on the rental. Short story long... my fiancee and I were looking for a small studio to spend the year in while we save up to move out of state. We contacted Wyman regarding the unit at 2528 Main St in Napa, it was a nice unit, a little small, but we thought "eh, let's go for it!", there was a little hesitation after reading the Yelp reviews and I wish there was MORE! We got called to view the unit, were assured that we were the first (and only) applicants when we applied, which means we get first dibs, right? (Wrong)... so a few days after our viewing and after we submitted $70 for our rental application, I'm called by who I assume is Wymans customer service rep (who barely speaks English) and told that the property owner rejected our application based on the fact that he only wanted one tenant (discriminatory) which should have been listed in the ad (for it to be legal) and it wasn't. Not only was it not listed in the ad, but Wyman met up with us, gave us a tour and then took OUR MONEY! After I explained to Miss Barely Speaks English that I wanted a refund for blatant false advertising and borderline fraud she decided the smartest thing to do would be... TO HANG UP ON ME! Did I give up? Nope. I contacted the property manager at Wyman (Mindy) and explained the situation to her. Mindy assured me that if "what I said was true" that I would be refunded. I'm sure they're going to find a reason not to refund me, and that's okay. Edit: Mindy was professional on the follow-up call, seemed apologetic but that does not justify the lack of professionalism by her staff, the lack of understanding with the property owner and the lack of communication with the client. My review will be updated in the future if I actually recieve my refund. To me it seems like Wyman is taking advantage of unknowing renters and siphoning application fees from as many people as possible, but this is purely speculation. They will charge u a bunch of crap for crap or for things that they can't explain and don't know why they are charging. They are constantly increasing the rent. I was looking for a place and saw a Wyman condo to rent on HotPads. The posting on HotPads had three pictures: One of the exterior; two interior. When I looked at the street view of the building on Google Maps, it became clear that the interior photos could not have been taken of the unit being marketed (window and door locations didn't match up at all)--so it seems there was some deception going on. Moreover, the posting on HotPads did not specify the square footage, nor if pets were accepted or if any utilities were included, so I called the Wyman office to ask. The guy answering the phone couldn't answer any of my questions ("That's a good question; I don't know") and didn't know when someone who could answer them would be in. Three weeks later, the condo is still listed as unrented. As a renter, this experience makes me leery of renting from Wyman; and if I were a property owner, I'd think twice about how they are marketing my property. read more

I love Wyman! I inherited several properties over a year ago and decided to hire Wyman property management. When I got the properties, they were previously neglected and needed a lot of work! Mindy Wyman stepped right in and helped me. She took care of everything! She hired the right companies to get all my properties fixed and looking beautiful. She got several estimates and would always check in with me about all the decisions. She's so easy and sweet to work with. All my renters love her and feel they get their needs met right away. There were reoccurring electrical problems that never got fixed, there were ongoing access issues, they were very combative during the inspection process and got some work done to the house out of my security deposit. Make sure if you plan on renting a house that is managed by Wyman Property Management that you insist on a thorough walk through of the property before you move in. We sent an email citing concerns about the property. The yard was full of weeds, the fireplace was dirty and filled with ashes, the hood above the stove was full of gunk and the kitchen cabinets had old shelf paper and crumbs throughout. When we moved out we had the house professionally cleaned, had the carpets shampooed. In spite of all this the management Co. kept over $900.00 of our $2800 deposit. They never did acknowledge the terrible condition that the property was in at move in. They also charged us for the painting of all the walls which were not in good condition upon move in. So I applied for several homes and I was told by the office that it would take about 3 to 4 business days and I would find out whether I was denied or not. The first home I looked at, I really wanted. I was told I was the only one that has looked at the home thus far. So I applied expecting I would hear a answer within 3 to 4 business days. I called and spoke to Carmen a few days later and she prolong the application time. I waited for over a week and I still had no answer. No one ever bothered to call me back. So when I spoke to Carmen I explained at the time I had filled out my application I was the only one that looked at the home. So I was told by Carmen, that they were still gathering more applications before they make their decision, and that it was not a first-come first serve. By this time it was about two weeks into me waiting. I was told The owner wanted someone with a higher credit score than what I had. and my score was pretty good. read more

Very dissatisfied with Wyman. I was asked if I would like to move in on the 15th of the month or wait for the first. I promptly said the 15th. After thinking about it I called back right away and I was told I had to move in the 15th or they would give up the apartment to the next person. The apartment had been remodeled so there was no tenant. I asked if I could have the keys the night before to start moving things in since the 15th fell on a Friday and I worked all day. I was told no, started moving on a Friday after 5 and I had no parking, My one spot was taken and all other spots were being used by everyone that had multiple cars. To add on to my chaotic move the drain was backed up and my sink and bathtub were overflowing the whole weekend because I couldn't get anyone in until Tuesday or Wednesday. I was told by the repair man that I got the worst unit because the units all drain into mine and the drain system is really bad they have not repaired it. The walls were all cracked probably due to earthquakes in the past which made me feel insecure of how safe the actual building is. The refrigerator although "new" was not working properly. Food always spoiled in that apartment. Couldn't leave anything out, but yet again the refrigerator never really worked right so putting food in there was not a better option. There was mold all around the house. My sons window was covered in mold all the time. I am pretty sure they came into my house without notice because there was a brand new seal put on the door and it would not close for a while, apart from what other tenants told me they had experienced. So then I had to move out before my lease because I found a job an hour away and the drive was really difficult after a 12 hr shift at night. After giving them more than a month notice they rented the apartment and wasn't told until I called. I was told I had to give them 3-4 days to move out before the new tenants came (in one week) in but had to pay up to the day they were moving in. I didn't argue that. I left a work out bench in the yard to pick up afterwork but turned in keys because the office would be closed by the time I would be able to return them (plus it was 4 days before the move and I was told I had that whole day to move as my last day). Well my bench went missing. drove all the way to Napa for nothing. I asked Wyman, they never got back to me, and then they deducted touch up paint and cleaning fee when the place was left impeccable. When I moved in I had to clean up all the debris from the remodel. There were chipped pieces of paint when I moved in and covered those up as well but Wyman felt I needed to pay some more. Other tenants also said "good luck getting your whole deposit back," and I was sure I would because the apartment was in better shape than what I got it in. Plus the 300 fee they charge for re renting. Ridiculous. They actually made money off of my move. I sent Wyman the photos asking why they charged me extra from my deposit and never got an email back. I am not the first to not get their whole deposit back from them. Ive lived in other places for close to 10 years and have gotten my deposit complete, this is how well I leave the place. I would recommend you pay a little more rent and look elsewhere then deal with them. read more

As a Napa Native, and a business and law professional, including being the former manager of a downtown Napa apartment complex of 14-units which Wyman now manages (more accurately, does not manage), I would never recommend Wyman to anyone I care about in the entire Napa Valley. This complex is repeatedly ignored, perhaps because it is for seniors and disabled adults - many on housing vouchers. Wyman does discriminate. I was the first one they picked on for no stated reason,during the time I was undergoing cancer treatment for my malignant melanoma (skin cancer). Wyman did not care. They are currently in the process of doing harm to yet another tenant or two. I have received too numerous a voicemail from many tenants there, as repairs and complaints are not being dealt with - either in a timely fashion, or not at all. I have taken my personal time, out of the goodness of my heart, to assist these former tenants of mine - I am not the manager, Wyman is. They are severely unprofessional and irresponsible. My deposit was returned three weeks late, causing financial difficulties with securing my current house. Wyman has been "no, no, no" in working with me for win-win outcomes, are retaliatory, and slander my name to current tenants, as if having anything to do with me is a crime for these tenants. I will not go away; I am a pillar in my community, and do not expect Wyman to know this, let alone respect it. Wyman has no idea how many properties my family owns in the Valley. Being non-cooperative, unwilling to work with me and rather, against me, is not how we do business in Napa. Perhaps if you are a property owner, you will get the "yes, yes, yes" from them. Human dignity, respect, and compassion is something you will not experience as a good, longstanding, never late on rent tenant. I am not the only one they have singled out. It becomes personal, rather than business. I do not appreciate hearing from current tenants at that apartment complex that Wyman is not only brushing aside any and all complaints and requests for repairs, Wyman is also evicting at-risk seniors and disabled persons for no good reason, other than perhaps to raise the rent - money and greed. Having no place to go, these tenants are being rendered homeless. I relocated last June 2015, and continue to received reports that Wyman is bringing up my name in current dealings with these tenants - it is slanderous and unacceptable. Try as I did to work professionally and positively with them, it was by far not reciprocated.
