Hedgerow is a locally owned Napa property management company that provides excellent service. They are EXTREMELY knowledgable with the new CA rental laws which are very, very complicated and have dire consequences if not followed properly. Stephanie gives great advice and personal attention. The staff is professional and responsive. Good communication. They go out of their way to be sure the units are in good condition, coordinating repairs with their approved list of vendors and the tenants. As a landlord I wouldn't try to find a tenant or sign up a tenant without them. It's very important to use a professional like Hedgerow Property Management. Please keep in mind that when you list a home for them they work for you, and protect you, not the tenants applicants who can complain for any reason, IMO you take their reviews with a grain of salt. read more

I'm supposed to pay the application fee BEFORE I am even allowed to VIEW the property. Um, I don't think so! I am not paying these creeps a FEE and giving them a TON of personal information before I even know if the place is clean! The woman on the phone was a vile person-- she was like "we post pictures and everything we rent is immaculate." I guarantee you it is not, lady, which is why I want to SEE it before I decide if I want to apply. And if I decide not to rent, guess what? These grifters KEEP my application fee! I would post no stars if i could... Hedgerow property management is the WORST management company in Napa... don't even try applying to any of their units. They told me my length of employment didn't matter until I paid the $30 fee and now miraculously I need 6 months of employment at the same company. Doesn't seem to matter that I moved to a salaried, better position with a significant standing in the valley. Also, combined making 4x the rent we weren't approved for a $2,000 a month apartment because we have "too high of a debt to income ratio" even though we both only have low car payments and a few credit cards bills. No other debt. They require 40% or lower debt to income and we were denied at 43%... even though my debt to income is currently 7%. They also fail to tell you ANY of this, let alone post on their website, until you've all paid the fee and then all these restrictions appear. I get there is a high demand for affordable apartments and low inventory, so I didn't expect to be approved to the first apartment I applied to. But I would expect a rental management company to be able to inform me what it takes to be approved for a rental THEY manage so to not waste my time and money. Trust the negative reviews, this company is unprofessional and condescending. They very clearly are discriminating under the facade of income denial. read more

Two of my friends applied for an apartment that they were listing and they rejected us for no other reason than because we didn't match the demographic they were looking for all of our credits were good, no criminal records, and no problems with our current landlords but they still rejected us. To let us know that we were rejected instead of calling us they first sent an email to one of us saying that one person was rejected and then called the rest of us and left a vag voicemail asking to call them back which we did which was just to tell us our applications were rejected. Don't rent from this company, my wife and I rented a apartment from them for close to 4 years. We were never late paying the rent. When it was time for us to move on we gave them the 30 day notice. Then we get this letter telling us what we have to do before we move. Besides the normal cleaning they had us pay for a company to come steam clean the carpets. Our new place was ready 10 days before we had to vacate this apartment so we had plenty of time to clean it. We spent two day cleaning and when we left it was cleaner then when we moved in. I had put 1,800.00 security deposit and today I received a check for 1,447.50 with a letter saying that they had to send in a cleaning crew at 30.00 an hour for 10 hours to clean the apartment. There are lots of Management Companies in Napa I would recommend you pick one of them if looking to rent apartment in Napa. read more

We are trying to contact this property management to set an appointment for a house viewing. The woman who spoke to my husband told him that the only day that they are available for viewing is on Friday 4:30pm. Really???Really???? My husband and I are both working. We are not from the area how can we be flexible with there own schedule of house viewing. Similar with Century 21 Petaluma case, lol. I remember that! When somebody wants to view a house/property, they should have flexible time or at least could coordinate the schedule with those who are interested to view the house within business hour or sometime weekend. Is that hard? I thought they want the place rented that's why they post an ad in craigslist and in there website but it seems like they don't want that place to be rented. We applied for multiple rentals through Hedgerow only to find out we didn't qualify for ANY of them. We thought that was strange since our monthly income was well over 3x the rent plus we had over 100k in savings. We tried negotiating with them by offering to put more money in the deposit to cover the annual difference in income and they said no. We decided afterwards to go through Wyman Property Management and we ended up qualifying for every property we applied for. I do not recommend Hedgerow. read more

Inspected the house we were renting at the 1 year interval with the following comment's, "You are taking great care of this property, I wish all our renters could be so contentious!" Upon our move out we were given a move out report stating, " Nothing owed, everything clean and well maintained." After our move out they withheld over 65% of our deposit stating we had ruined the carpets and the owner needed to replace them throughout the ENTIRE house, (4 Bed/3 Bath). The carpets were threadbare and worn when we moved in. Per a professional carpet cleaner we used, " this carpet is well over 10 years old" when we had them cleaned. We lived in the house for 2 years! Unprofessional and unresponsive. We had numerous problems during the short time Hedgerow was managing the rental house we lived in (after only a few months, the owner of the house switched to a different management company, thank god!). I'll just share our most notable incidents with Hedgerow: 1. Our kitchen sink clogged and they sent someone to work on it. That person came by, worked on the sink and then left saying not to use the sink until he finished. Days went by before he finished the work, meanwhile, we were left without a functional kitchen and no one at Hedgerow seemed the least bit concerned. 2. Our bathroom plumbing was out, so they gave us a key to the vacant property next door that they also manage for us to shower there. You could compliment them for finding a solution, but the true solution was to fix the plumbing, something which they never seemed to be capable of doing in a timely fashion. Additionally, after they fixed our plumbing, they never retrieved the key from us. We kept it until we moved out, despite two different sets of neighbors moving into the house. 3. Given how hot it gets in Napa during the summer, I started asking for screens for our windows right when we moved in in April. They ignored my request for a good 6-8 weeks, then sent someone by to fix them, and he determined that the screens were all in good condition. I DIDN'T EVEN HAVE A SCREEN ON MY WINDOW!! After a few more weeks of phone calls, one of the property managers from Hedgerow finally came by the house to verify that I was telling the truth and we did, in fact, need screens for the bedroom windows. They finally installed screens 10+ weeks after we moved in. Unless things have changed (we were renting from them in 2009), I would avoid hedgerow at all costs, no matter how great the rental property is! read more

For 1 week, they told me they had "lost the keys" to a property I had expressed GREAT interest in renting, so therefore were not able to show me the inside. Without even seeing the inside I was ready to put in an application, but they refused until they could find the keys. Find out a week later (after calling diligently every day) the place had already been rented. Why would you string someone along for A WEEK? How can a property management company LOOSE THE KEYS? i had horrible customer service. I was interested in a rental property. I had called to ask info to set up a tour because i loved a cottage these guys had. The lady was nice at first until i mentioned i had 2 kids. She said 2 kids would not fit in a one bedroom and hung up on me. This has turned me away from wanting to see properties at this company. Then today a week later i get an email from her trying to set up an appointment for that same property. I am confused as to why such a bad service couldve happened when the website is all about this company has great customer service. I was just trying to keep a roof over my childrens head. And we cant afford much more than a one bedroom. We are in a studio now that we have to leave by the end of the month. If a listing owner only wants 1 or 2 people to reside there it should be stated in the advertisement to begin with so hard working people on both ends arnt wasting time contacting properties that are not what they are looking for. I have had positive experiances at other showings with male realtors in this company. But after speaking to her i have completely given up hope on finding something nice for my family. Property owners (& renters), STAY AWAY from this property management company. The person working with us (Carolina) was unprofessional and rude. In over one month, she found exactly zero leads. It took several reminders and a couple of weeks to even get her to put an advertisement on Craigslist. This was the FIRST warning sign. ! Then we ourselves put an advt on Craigslist and found 1 lead and made the mistake of sending it to her. She promptly claimed it as her own and started showing them other properties and told us that unless we reduce the rent they will select the other property. Seemed to be a pressure tactic, and we refused. This was the SECOND warning sign. !! The lead that we found was very interested in the house. And they kept sending us emails. But instead of moving forward with the credit check and other process, Hedgegrow kept insisting that we reduce the rent. The renter was willing to offer $x and Carolina wanted us to reduce it further by $200 more !! This was the THIRD warning sign. !!! In my opinion, it looks like Hedgegrow wants the property owners to do all the work and simply collect a commission. Heartless- After looking for a house for two months we were approved for the perfect house for us...only to have it yanked away from us two days later with no warning and given to another renter! 2. Unprofessional- When we went to tour our second choice house, the realtor knocked on the door to find a confused tenant who told us he had retracted his notice and was not expecting any tour. 3. Ignorant- We toured a house with really nasty carpets and asked if they were going to replace them, to which the realtor replied, "They are fine, I think they just cleaned them." Hedgerow properties, a fare warning. I was a tenant of theirs for 5 1/2 years. I kept my apartment clean, and paid my rent on time. Upon moving out I got back 1000$ of my 2250$ deposit. I left the place in as good of shape as I found it. I would be super careful with them on your lease agreement, it seem like a common theme is to price gouge tenants on every little thing. They charged me to have my carpets shampooed, and to have a professional cleaner come in and re clean the place after my family spent 1 whole day detailing the apartment before we handed in the keys. They never inspected our apartment, just sent us a bunch of estimates with 1/2 of our deposit back. The first year we lived in the apartment we didn't have a carbon monoxide detector and only 1 smoke alarm in a 2 bedroom apartment. My warning is to fully document everything that happens to your apartment, if you get a 1mm scratch on something report it, and document it yourself. Take pictures of everything, video is better, and prepare not to get your deposit back. My advice, do not rent from them! read more

I am so disappointed! Thoroughly enjoyed meeting the property managers and speaking with Bren on the phone. Applied for a house and got a call from Anna. I had included a cosigner because we know our credit isn't great. Our income is well over the 3x the rent, but wanted added security with a co-signer knowing our credit isn't perfect. She was rude and condescending to me on the phone. Told me that if we have any kind of derogatory mark on our credit that would would be denied. That co-signers are only for people who don't meet the income requirements. WTH? Really? Wow. I asked if we could use our application fee from the co-signer that we didn't need to use on my partners application and was told no. She said it was your choice to pay the fee for a co-signer we didn't tell you to do it. So I'm out the co-signer fee now. This whole situation has left such a bad taste in my mouth, I withdrew my application. Why would I want to rent from a company whose treated me so rudely on the phone. I can only imagine what it would be like if I had an issue with my rental. No thank you. read more

They do not show that they hold customer service to any regard. They will do and say anything they can to get you to sign a lease, and go back on their word once they have your signature. Prepare to make multiple phone calls to get answers to simple questions, and prepare to speak with someone different everytime. Most responses are rudely spoken or written. Renters BEWARE...they look like a great company from the outside, but once you sign a contract with them, expect that treatment to go right out the window. I called Hedgerow on Friday 2/3 and spoke with Debbie to make 2 appts to meet Jim to visit 2 separate properties on Monday, 2/6. My colleague took off work that Monday to see the 2 houses. Come Monday, 2/6, Hedgerow calls to cancel 1 appt and change the time of the other because it was more convenient for their schedule. Jim did not show up for the one uncancelled appt. Very unprofessional and rude on the phone. I would not recommend using this company if you are looking to have a positive experience. read more

The tenants Hedgerow placed in a property on our street seem to think they could run a trash hauling business from this rental property. Complaints to the owner and Hedgerow did not bring any response. This was eventually stopped by the City's Code Enforcement Officer. Their new business venutre is dismantling wrecked trucks in their driveway. The property is not being maintained to neighborhood standards. It has peeling paint and obviously both Hedgerow and the owner's only interest is in collecting the rent. This used to be a nice residential neighborhood until Hedgerow diminished our property values. If you are property owner give this company a miss. read more

Learning our current rental was going to be sold, needed to find something fairly quickly. Multiple phone calls and messages to Hedgerow resulted in no call back. Apparently they don't work on weekends. Unit we wanted to rent took 5 days to get a decision from an owner about our pets. When answer was no, they showed no interest what so ever in helping us find something else. And we have impeccable credit, mature couple with good jobs. First I must begin with stating that the property we rented was beautiful, well kept and we absolutely loved it. What we did not love was Hedgerow Property Management as a Property Management company. There seems to be no protection for renters like ourselves and therefore Yelp is our only source of justice. For the record we paid rent on time every month the entire time we lived in their property, 13 months. We never complained and never required anything of the maintenance guy. Shortly after New Years 2010 our upstairs neighbor's toilet somehow flooded our bathroom via our bathroom sink. If this isn't absolutely foul, I don't know what is. But that wasn't the issue. The issue for us was how Hedgerow Management handled the situation. The plumber took 2 days to fix the situation, during which the bathroom was unusable and unsanitary due to feces being spread over the rugs, floors and cabinets. When we turned receipts in for replacing our rugs, wicker wastebasket, hair brush, etc, only half the items were replaced. The items we replaced were only necessary items and only totaled $160. They reimbursed $60. More important to us than the monies was the attitude given to us by the Property Manager assigned to us. She was abrasive, rude and made us feel like we were criminals. She also did not return phone calls for several weeks. We were so frustrated that we wrote a letter and hand delivered it to the office for the owner, Mary, who never ever ever responded. A month later, after we had moved out, I went in to speak with Mary face to face and tell her how disappointed I was with the Management of her company and how disappointed I was that she never responded to our letter - all she did was say OK and walked back to her office. Today we received our deposit refund. We were shorted $150 for things we had fixed but they claimed we had not. I know this is a sob story for many renters, but I have never, ever had a rental deposit not returned in full because I always leave my dwellings pristine. At this point it is not worth my energy and time to continue fighting with Hedgerow as my husband and I are busy people and we hate the negativity in our lives that Hedgerow creates. They are poorly run and they have absolutely zero respect for their tenants. Renters beware. read more

Painful experience. Called the first day a property showed up on Craigslist and even drove to the office to fill out the application needed to view the property. Confirmed we wanted to rent and were told there would be no commitment from the owner until the current tenants vacated. Called every two days to check. Spoke to a different person each time, but never to the office manager who was always "occupied". Every time we called heard same message that no priorities were given and all applicants would be reviewed by owner once property became available. Continued to call to be reassured there was no priority list. Then one day, before the deadline, we were told the property was rented. Explanation: "the office manager thought only one person was interested". I viewed my experience with Hedgerow Property Management as a total debacle. Every encoutner left me with feeling that I was being given a run around, almost passive aggressive. My last call confirmed that premonition. read more

This is the WORST management company I have ever dealt with. First let me say I never write reviews for anything, but because of this place I feel like this needs to be said. I lived at a residence for my entire term. I recently got a job somewhere else and my new job needed me to be working for them in two weeks. Once I found out I immediately told them about it, but they did not care. They said I would have to pay for an entire month of rent even tho I would not be there but maybe for two weeks. Could not believe they would not understand my situation, I always paid my rent earlier for the entire year and a half that I lived there. And they were going to treat me like that. Anyways I said whatever and paid figured that was what I was going to have to do. So when it came to getting my security deposit back they told me it would be 21 days before they would send it to me. 21 days past and still no check. Finally received the check and they only gave me $1025 from a $1500 dollar deposit. Said the house needed cleaning up, which was a total lie. My house was great and I have lived at apartments and homes and have never had that much ever taken from me. When I called and asked what needed cleaning up, they told me there was dust on the windows. WOW!!! Dust. Well it gets better, so I again say whatever and deposit the check, well after depositing the check I get a stop payment and a fee. And I still don't have my deposit. I lease for six months, I Rent it in the summer and did not use the heating unit until November that got cold, heater was not working, I talk to Annalise from Hedgerow Property Management and I was told to talk to PG&-E first , I called PG&E and they did not have an appointment until 3 weeks later, talk to Hedgerow and I mention to them that I have a 4 year old and it was very cold !! I was tell that first- had to be inspected by PG & E, I wait 2 weeks for PG & E told me that a new furnace was need it !! wait another week to get it fix, 2 days later the heater was no working, I called Hedgerow, two hours later Jeremy Jack, Inc call, They wanted me to go and reset the heater on my own! I was working so I got Charge $ 49.00 to pick up a key!!!!!!! and additional $98.00, 4 days later I got a 30 day termination notice With out a reason! Thanks Hedgerow!!
