Cuppa Tea has become one of my favorite spots in College Park! Every time I'm in the area, I have to stop by for their Mango Sago. It's the perfect balance of sweet and refreshing, packed with real mango flavor, creamy coconut milk, juicy mango chunks, and chewy sago pearls. It's my go-to treat, especially on a warm day. I also tried their Hong Kong-style egg waffle on my last visit, and it was amazing. Ive had more than my share of milk teas here in the US, overseas in the land of boba, Taiwan, and in HK and this place sadly fell short of what it could be. First, their location is very inconvenient unless you are on foot, which may be great for U of MD students, but if you are in a car, its a disaster when it comes to parking. This business even has a sign saying ask about a parking pass and they are not responsible if your car is towed. This alone makes this place already super unattractive. I fought my instincts and gave this place a try, but honestly, felt like I wasted $12. They have a digital kiosk where you can order your drinks and I chose a HK style milk tea (hot) with less sugar and also a jasmine milk tea with boba. The ordering for the jasmine tea was weird because it has an option to choose $1 extra for boba but if you scroll a little further down, you can get boba, no extra charge. I thought that was a bit sneaky, which I didn't appreciate. I waited about 15 min and then my order was ready. The HK style milk tea was supposed to be in a glass container but I only saw the sign after I ordered that they didnt have glass containers. That really sucked. The other issue is that when my HK style milk tea (hot) was ready, it was barely warm, which also was disappointing as it was a bit cool outside and I wanted something hot to warm me up. The HK milk tea also wasn't that great either, nothing special. I've had HK milk teas for about $2 elsewhere and they were great, but this was overpriced and lukewarm. I wont be ordering this again. The other drink seemed OK as I ordered it for someone else. I also thought this place was kind of dirty and could have been more clean. Not sure why the windows looked so dirty. I found the place kind of gross and it just didnt feel as clean as I like businesses to be. Overall, a pretty underwhelming experience. You get one chance to make a good impression especially when there are so many boba options available. I definitely wont be coming back here again. read more

I've been ordering from here almost once a week since I found this place in August 2025, and I usually stick to my go-to: caramel milk tea with extra sugar, no boba. This time, I noticed they had a pho + milk tea combo, so I ordered it through the app. When my food arrived, I got the pho but there was no broth, just dry noodles. I also ordered beef pho with meatballs, and there were only two tiny meatballs, no beef at all, and the noodles were soggy and overcooked (and not how it looked in the photo advertised). My fiancé took it back so they could fix it. When he got there, he called me so I could speak to the worker. She told me, "I can pour some juice in it, but since you added meatballs, you'd have to buy another $14 combo to get beef because you didn't add beef to your pho." That made no sense why would I order another pho just to get what I already paid for? I told her I did add beef and asked her to check my receipt. She immediately cut me off, said "not my problem," and walked away. I was honestly in shock. I wasn't rude or yelling I just wanted my order corrected. It's just pho, but the customer service made the situation so much worse. She refused a refund or to give me her manager's information. Eventually, she handed my fiancé the soup, but the lid wasn't on correctly, so as soon as he got outside, it spilled all in the bag. At that point, I just threw it away. I'm honestly sad because I loved this place it's such a cute spot to study if you're a student, and the decor is really nice. But after this experience, I probably won't be coming back. I ended up having to order actual pho on Uber Eats, so I spent about $51 out of pocket for a replacement... which is insane in this economy i tried to call to get a hold of a manager to speak about the incident but their business phone number is suspended and is no longer in service I've attached a screenshot of my receipt below with the date to show that I did, in fact, order beef. read more

Glad they finally got rid of the glass jars, but for some reason the hk style milk tea doesnt taste like hk style milk tea anymore. It has a slight floral taste to it too.. They also sell pho and other random things now? Makes me think they changed direction or ownership, which is disappointing. I wish they'd just commit to being a hk cafe and serve hk style breakfasts, French toast, wings, etc. I can see it being popular among the UMD community there. Before the Rockville location closed, the same thing happened. They completely stopped having hk style drinks in stock and started serving Taiwanese drinks and foods. The boba was good and so was the amber tea with fresh milk. It had a sweet taste but not overly so. It was a nostalgic taste for me I think? I can't place my finger on it, but it was familiar. We were at ikea nearby and was craving boba so found this place and I'm glad we went! The boba shop is pretty roomy with bright walls depicting life in Hong Kong through illustrations and holiday decor. It was warm & inviting. I got the strawberry coconut with boba and it was delicious. Refreshing, not too sweet & the boba was a good texture. They also sell some drinks in cute glass bottles if you don't ask for toppings. A lovely milk tea spot that is known for plenty of milk tea options that come in reusable glass jars and aims for sustainability with paper straws as well. Prices range from $6-$8. One orders from a kiosk but the staff are incredibly friendly and the cafe setting is a nice place to meet friends or enjoy a drink. Love the layout and decorations in this cafe! They also have board games and I could see myself hanging out with friend here for boba, food and games if I lived nearby. We got the signature hk tea which was not sweet at all but super nicely balanced where it didn't feel bitter or bland. I liked it a lot 4/5 Sweet velvet is similar to the hk tea but a sweeter milkier version. Still good but prefer the signature. The boba is about average 3.5/5 Golden cheese toast is mostly just a toast with American cheese and drizzled with condensed milk. I don't tend to come here if it's not for a friend but I'm surprised it's actually decent. I know other places to get authentic milk tea and I make it melt self as well, it's hard to find HK style milk tea around here so I appreciate this spot to represent my culture. This milk tea place is conveniently located next to a hot pot restaurant. So naturally, we had to make a visit after our hot pot dinner. There is a small eat in area. It has all your usual milk teas, exotic fruit juices, and slushies with options to add various toppings. They also offer instant ramen noodles, press sandwiches, and waffle deserts. Like most places, we ordered our drinks from a self serve kiosk. The beverages mostly came in 2 sizes. The cold amber pearl milk tea was refreshing. My daughter had the mango slushy. She thought it needed a little more sweetener. You do have the option to modify the amount of ice and sugar in the drinks. On the next visit, I want to try the Hong Kong milk tea. read more

I've visited a lot of the boba tea shops around UMD and I adore this one. Among the dozen or so boba shops, Cuppa leans into being a little piece of Hong Kong here on Baltimore Ave. The boba menu is small but thoughtful. While they don't have a million flavors like some of the others, the drinks just taste of higher quality than some shops where they have 25 flavors but it all tastes like powdery flavored water. As I said, the teas taste fresher and a little more special. The bakery stuff and foods are a cute little treat. Not sure where they are made but I love being able to pick up asian pastries without having to trek to Rockville or Ellicott City. And of course, the fresh bubble waffles to go with your boba tea. You really can't go wrong and it's pretty hard to mess up right? There's also a small menu of sandwiches, meals, and noodles which I will have to try next. read more

When you walk in, there is a kiosk to self order but it is right next to the ordering counter. So it seemed kind of pointless to have it so close together because depending on who is ordering at the counter, they may be irritated that you are so close to them while they are ordering from the employee. It is so close that you are able to visibly see the numbers on the payment card while the system slowly reads and accepts it. With that being said, you might as well just wait in line to order from the employee then get yelled at by another customer for being so close to them. If they reposition the ordering kiosk a little farther from the ordering counter, it would give the customer a little more privacy. Ordered cold milk tea and they served it in a resealable glass container. The lady at the counter was boasting about how amazing the tea was because they brew it themselves, but I was not impressed. It tasted a little watered down in my opinion. Also ordered a classic bubble waffle, which was the perfect amount of sweetness. It was nice and fluffy and was a hit with some of the children with me. They have a lot of seating and tables to sit down and enjoy the sweet treats which was nice. They are family friendly and have plenty of board games to choose from if you wanted to play with your family or friends. The only thing that I was not happy about, was that they don't automatically give you the receipt or ask if you want it. And they automatically charge for a plastic bag when you order a bubble waffle. The silly thing about this is, they serve the waffle to you in a little paper bag and then place it in the plastic bag. If I were to tell them I don't need a bag when they were about to give it to me, I would have paid for something that I did not want and they wouldn't have told me. It is quite strategically wrong to get the customer to pay for a plastic bag without asking them if they needed a plastic bag to begin with. Overall, I'd come here again for the waffle and board games but would probably try something else than the milk tea since she hyped it up so much that I expected more flavor from the tea. read more

The boba tea was yummie! I love boba . I had the Amber pearl cold bubble tea! Upon entering the venue, you place your order on a digital kiosk, and it prints off your order number. The venue is super cute chic and clean. The cafe had a little telephone booth like in London. I think it's just for show, but it was a nice touch. In addition the cup that they serve the cold Boba, in is very durable and so cute... I saved it! I love nice touches like this. Can't really comment on the service too much because I didn't interact with anybody- but they seemed cool and busy. Once your order is ready it's placed on the counter in the pick up section and you just grab it and head out or you can sit and enjoy at the cafe, but we went for a little walk on a chilly day with Boba in hand lol ! read more

Been to Cuppa Tea a few times now. Have tried a few of the pastries along with the milk teas and coffee. Ordering at the kiosk the first time was a bit confusing. I'm sure I'll get the hang of it by the end of first semester at UMD for my niece though! All the drinks have been great. I like that you can adjust the sweetness and the amount of ice. I haven't tried the fruit teas yet, but will try next visit. All the pastries I've tried so far have been yummy. I'm partial to the pineapple butter bun! Just as Cuppa Tea is dangerous for my waistline, the parking garage is a bit intimidating for my car! If you're going to park, be sure to enter on the south entrance to enter the retail/restaurant garage area. The north side is the exit for the garage. Note that the lower level appears to be residential parking. The entrance and exit are very tight. The parking spaces are tight. read more

As soon as I stepped inside, I was greeted by a wonderful and inviting aroma. I ordered a mango milk with bubbles and a chocolate egg waffle. The mango milk was honestly amazing, and the chocolate egg waffle was very delicious. The waffle was crispy on the outside and fluffy on the inside. My son and I enjoyed it so much we finished it quickly. I'm looking forward to returning to try more of their pastries. I highly recommend giving the mango milk a try. Excellent drinks, delicious food, and amazing space!! Huge fan of Cuppa and wish it was closer to me. I've been in twice so far and have loved both experiences. The service was excellent, and pretty fast. They were so nice and answered all my questions about their drinks, so I highly appreciate. Their hong kong style waffles are so tasty. Just flavorful enough without being too sweet , with an excellent soft texture. Really loved the chocolate flavor, thought it was rich. I've gotten two of their drinks, a cold sweet velvet milk tea with no boba (for the glass cup LOL) and a classic HK milk tea with boba. LOVED both of these! Strong tea flavor with a nice ratio of milk and sweetness. Boba wasn't too sweet which is my preference. Loads of space to hang with people here, or even to work or study. AMAZING!!!!!!! THIS IS THE PLACE TO GET HONG KONG TEA/DRINKS AND PASTRIES/SNACKS!!!! The place reminds me of a HK cafe, and the staff are super helpful and attentive. I love getting their Signature Milk Tea and Sweet Velvet Milk Tea (both come in glass bottles, but only without toppings)! I'll have to try the Coffee Milk Tea (also comes in glass bottle), but I'm sure it's delicious. The bottles are hefty and quality, and I think you can bring back to refill for 10% off! Even the Mango Passionfruit Jelly Iced Tea is good, but can get bitter at the end. Their boba is perfectly chewy and sweet. I've enjoyed their Egg Waffle and Pineapple Butter Bun sooooo much. The waffle is just like the ones at the Asian mall in Toronto (fond childhood memory)! So crispy AND soft qt the same time. The pineapple bun is better not toasted and letting the butter melt slowly. The Golden Cheese Toast is also worth try!! I do think I could make it at home, but it's a nice treat. My friend and I shared the "Fresh Taro Pearl Milk Tea" with 0% sugar (only options were 0%, 50%, and 100%) and it was pretty tasty! The boba had a nice chew and was already sweetened, I believe. There were real taro chunks (pretty small bits) in the drink that enhanced the drink nicely. I really enjoy having real taro in my boba drinks since most places with taro drinks tend to use taro powder. The milk and tea ratio wasn't too bad either, but if I recall correctly, more milk taste than tea. Overall, I'd recommend this drink and happy that we tried Cuppa Tea while we were visiting College Park. It's a bit expensive, but if you want good boba, this place is worth a try. They also have some small snacks and apps that are worth sharing. Definitely will get some of those the next time I go. read more

The store is located one the bottom of a new apartment complex so parking can be confusing as there was still construction when I visited. However the store is beautiful and is great place to hang out with friends. There are a wide variety of pastries and treats to try in addition to the boba. The entire cafe is decorated with murals and cute little trinkets that represent Hong Kong. The glass bottle that the small drinks come in is also super adorable and comes with a hole for straws. This recently opened tea & pastry shop has a lot to offer! They serve handcrafted bubble tea (that goes through a HK tea pulling technique as seen on the video) and Hong Kong style snacks. I really enjoyed the cold soft velvet milk tea with condensed milk. The milk tea in general was fresh and strong. They come in these glass bottles and if you bring them back you can get 10% off your drink! I think my favorite thing was the golden cheese toast which is a grilled cheese with condensed milk on top. A sweet and salty combo! The pineapple butter bun was good but didn't taste as fresh. Egg waffle was good and made to order. I enjoyed the hotdog buns and other breads that were there for purchase. Not sure if they get them fresh daily but they were refilling while I was there so I got them fresh. They also offer small mousse cakes which were tasty. I can say (unlike some members of my work team... of which whom will remain nameless for fear of persecution) that I'm a huge bubble tea fan. This was not my first rodeo (unlike that viral Tiktok video of that guy choking up on boba and spitting milk tea and bubbles all over his car's dashboard). I like bubble tea, I like milk tea, I like fruit tea, and I know that there are other toppings that exist outside of boba. Yes... suspend your disbelief for a minute. And as a consumer of all things Asian style tea drinks, I have been to a decent amount of bubble tea shops. And I say all of the former because I'm A) Incredibly loquacious, but B) Cause I want to qualify the next statement: Cuppa Tea is a bit different. *Wait... he said all that... to say that... sighs... here we go* Yes! Cuppa tea is a bit different in atmosphere, in offering, in feel, and in taste. But how: First off is the obvious, their milk tea and coffee milk tea is sold pre made in glass bottles that sit in a refrigerated display in front of the store. Unique drinks can be made into the bottles too as I requested milk tea with no added sugar. Wait... if it's premade in bottles... it can't be that good right? Wrong. I'm telling you, this was some of the most delicious milk tea and coffee milk tea I've tasted in or out of dodge. Second, Cuppa Tea is proud of it's Hong Kong heritage which is apparent throughout decor in the store. Third, Cuppa tea has this adorable little pastry table filled with Hong Kong style baked goods, some savory and some sweet. Fourth, Cuppa tea makes bubble waffles to order and it's right behind the counter so you can see the whole process. The waffles when being cooked fills the entirety of the space with a scent trail that would wingardium leviosa any 90's cartoon by the nose. And Fifthly, Cuppa tea has a separate Hong Kong style drink section that is filled with unique beverages like fresh banana milk, Hong Kong style malted milk, and Southern Aroma coffee. If Cuppa Tea was closer to me, it would surely be a dangerous proposition.... as far as my budget for ordering drinks outside of my home goes. I can honestly say that it is some of the most tasty tea I've had, and though I didn't get boba in my milk tea ( I know a bit of sacrilege - but B's on a diet), it was truly such a treat to have. Located directly next to Lao Hot Pot, my best recommendation would be to go gorge on AYCE hot pot and save just a tiny bit of room for tea afterwards. That's what I did, and I can't wait to go back and do it again. read more
