So far, Dr. Horton and the team from sales reps to the construction manager have been awesome. They are totally worth their five stars. I walked the house every phase and made sure it was done currently and no short cuts where made. There have been very minor warrenty issues within the first 30 days, and they have been out to fix them with a matter of hours, usually less than 24 hours. I like to think of them as like bugs. Which happens everywhere. Now, the only part that they lose a star is how you call a smart home a smart home. When you do not include the brains of the home. To me, that is saying your home is smart. But, you have to figure out how to make it smart. By paying someone else who understands it. Even though you just spent a ton on the house. So, it makes you wonder if Dr. Horton can halfway do something. Where else are they skipping? read more

I purchased a new DR Horton home last year and couldnt have been more happy. From sales to the end of my 1-year warranty it has been such an smooth and easy process. Literally ZERO issues. I am referring my friend to buy a home from them too! Everyone is so friendly and will explain everything with much detail so you know what is going on. Ladies in the office are so sweet especially Pam she will bend over backwards for you! My warranty rep, Taylor, was also so knowledgeable and helped me set up the one year touch up flawlessly. I recently had the worst experience buying a brand-new home in Cadence, Henderson. About two weeks before our move-in date, we did a walk-through inspection with a representative named Sergio. I pointed out both minor and major issues--paint touch-ups, chipped cabinets, and even a microwave that needed to be replaced. Sergio assured me he would take care of everything and give me a call. next day, we received our keys. Without notifying me or getting my permission, Sergio sent workers into our home using the access code. While they replaced the microwave, we later discovered that many of our brand-new and expensive items had been stolen. The stolen items included: 3 sets of bathroom mats, 2 headphone sets, a coffee maker, a grinder, a salad bowl set, a bread toaster, a waffle maker, a mini food processor, dinnerware (bowls and plates), handheld vacuum for furniture, car vacuums, large speakers, an iron, $100 in cash. even the welcome gift bag from D.R. Horton, which contained 2 garage remotes and a mail key To make matters worse, we also discovered property damage--three broken window locks. We filed a police report, but haven't received any response despite repeated follow-ups. What's most upsetting is that Sergio is still working there, and no one from D.R. Horton has taken any action or even followed up with us. We feel completely unsafe in our own home. I can't sleep peacefully, constantly worried that someone might break in again. He answered all of our questions and kept us informed. He also made sure that when our time arrived on the wait list to start the loan process that we had the best loan team possible. The home buying process was excellent.  They answered all of my questions quickly and kept us informed the whole way through. Leslie, our loan officer, was extremely knowledgeable.  She knew when the best time for us to apply would be ensuring that we were approved for our situation.  Because of our circumstances, we needed to wait for a few months.  Leslie made sure to not proceed until we were in a position to be approved.  This saved us a lot of heartache and time.  She was available for questions on the phone and through email.  Thank you, Leslie!   Rhea, our loan processor, was amazing.  She also answered all of our questions very quickly and is extremely friendly and helpful. I purchased a home in Symmetry at Cadence last year. There was an 'undiagnosed' leak that caused a huge spike in our water bills. It caused my mother a significant amount of distress as she was uncertain the cause of the leak and worried there could be a serious issue. Earlier this year, DR Horton finally got around to reimbursing for the high water bills. The representative of DR Horton (Pam Postma) literally sent me an e-mail saying "Sign the attached and return" - with no explanation. It was a waiver and release of claims. It's very telling when a new home builder needs a waiver and release isn't it? They can't stand behind the quality of their product, but rather they need me to sign a paper so I won't sue them. When I questioned this, Pam Postma did not respond to me for weeks. So I followed up, and I received a response from a gentleman named Justin Allsop who is an attorney in the same office as Pam. Justin was trying to 'school' me about my options - whether I sign or not, what I could win in small claims court, etc. As if I needed a lesson on my legal options from a DR Horton attorney? I think not. DR Horton still does not know what caused the issue, and yet they want me to sign a waiver for an 'undiagnosed' problem. Furthermore, he started to instruct the staff of DR Horton not to respond to me, even my lovely sales rep (Frances) who has always been helpful to me - won't speak to me because the attorneys have told them not to. Silly. What's unfortunate here is that Pam, Justin, DR Horton - they will not talk to me on the phone. They refuse to resolve this simple issue through a conversation. My point being is that they're so afraid of litigation that they hide behind e-mail and don't treat their customers as people. This is where 'common sense' has gone out the window and they keep digging in. By the way buyers - don't ever sign these waivers. I've worked with other builders with MUCH more significant issues and no waiver was sent. They send the check for the water bill and that's it. No waiver. Companies like DR Horton are losing their common sense. You don't have to succumb to these corporations trying to strong arm you to signing things. You have more control than you know - waiver and releases are not mandatory! Beware and good luck. read more

Let the buyer beware. We bought a "new" Express home and moved in in September. During the walkthrough, a warped back door was pointed out and my husband was told to complete a warranty request. It is winter and we have no heat. This should be a new unit, but...it is winter in the desert and it goes into the 20's. When we put the heater on, cold air blows out. Supposedly, a new washer and dryer and refrigerator were put in the house. None of them run good. I know Express are the low end of the D.R. Horton homes, but come on. I am writing this review as I recently moved into a brand new townhouse in their Lyra Pointe community in North Las Vegas It was extremely blatant as to how rushed they put this house together & it is just not excusable which is why I will never purchase another home from DR Horton ever again. Shortly after moving in I discovered this laundry list of things I had to get fixed due to them rushing our walk through and their poor quality of work: - There were nails on every step, by laundry room & bathrooms sticking up. One even caught me while wearing socks and it cut my toe open. They used an excuse that it was normal so that when the carpet stretched it would keep it tight. My family has been in the carpet business for over 30 years and no that is not "normal" - The entire downstairs ceiling had to be repainted - Vinyl upstairs in bathroom had to be fixed - Upstairs ceiling was crooked and bowing out due to too much insulation. Same with the master bedroom - The entire A/C unit had to be replaced - Entire front door had to be repainted and new door knob - Garage door had to be fixed - Pavers were entirely removed and redone in driveway and entry way - Cabinets had nails drilled in crooked - Garage had holes in the ceiling from initial drilling - Had to have a whole new handrail installed - Guest bathroom door replaced Worst of all, this all had to be done after we moved in because of the rushed walk through with Lu Ponn the assistant superintendent. I also came to find out other neighbors who moved in months after, were offered by Lou to list things to be fixed before they even met with sales to sign the papers which I was not offered. We were also pressured to sign because we were supposed to be getting our keys, which we didn't at the time she said. As we were finding things to fix, we overheard Bryan Turner the Superintendent complaining to Lu that we can't keep calling to have the same things fixed. read more

I have lived in my DR Horton home for a little more than a year, and during the first year customer service and the response was great. I was one of the first homes in the community and the first of my model built in the city. There was a design flaw that left a cutout in one of the easements that provides a perfect nest for pigeons. The company is aware of the issue because on the very next built model of my home it is corrected. When asking them to correct this issue on my home they told me the home was built to plan. I purchased a home in Rigel Pointe, North Las Vegas Valley Community, and was told we would have a park exclusively for Valley Vista residents. However, after buying the home, I discovered that the park is open to the public, and we must pay our HOA fees to maintain it. The park has been vandalized several times, and DR HORTON has not fulfilled its promise. They should come back and fix the problem by putting a fence around the park and providing us with codes like they did when we purchased the home. My husband and I went to look at homes on a site with a women named Carol. I'm not sure where the disconnect came but she was far from warm, and talked down to us. We mentioned how we needed to sell our home and we would put money down for the "bidding" process since they release 1 lot at a time per week. So 4 a month. If multiple people are interested, they take the best offer. She proceeded to tel us how the company does not like to work with home buyers who need to sell their home. Which was odd to us, then snootily said we could still apply for the lot if we wanted. She proceeded to tell us that she doesn't think we can afford to pay for 2 houses if we moved into the new one and had ours. Which we would not have done... we would have sold our home and moved into a rental until the home was done being built. I was disgusted by her comment to us without her knowing our finances. We were looking to purchase an almost 800k home, pre approved, ready to set money down and a couple hundred grand and she was acting like we were less than. It was very disheartening and nothing I wish someone would have to deal with. This is a location in Las Vegas, for the new Acacia on hualapai and Ann. There were several more interactions with her that were not so friendly with her comments when we had questions. Although my home is still in the process of being built, I am less than thrilled with the honesty, integrity, and overall customer service of the DR Horton team. They refuse to make things right, even when they make a mistake or fail to tell you the whole story. It's a seller's market right now, so they don't have to do anything to rectify a situation and could care less if you are happy. They'll find someone else to buy. If the housing market wasn't such a bear right now I would back out of my deal and look elsewhere. I'm sure hoping I'm happier with my house than I've been with the DR Horton team. read more

What a terrible experience this has been. Bought a model home in Colorado Springs, the builder chose a quick closing date and assured us that everything would be ready and good to go prior to closing. Our inspector came and found multiple issues which DR Horton assured us again that they are aware of three issues everything would be fixed prior to closing. 3 days before closing we still didn't have garage doors and 80% of the items that came on the inspection report were still not fixed. Again, DR Horton assured us everything would be fixed. Now, almost 3 months after closing these items are still not fixed and we were told to just submit a warranty claim (for stuff that was supposed to be fixed prior to closing). Warranty person came over a month ago to look at the items that were not done from the inspection. A month later I follow up and was told she was working on it right now?!... But only was able to schedule some items to get fixed as of right now and will work on the rest. We were very impressed and happy to narrow it down to one of there models. So glad we found this, no HOA, lots from 1/2 to 1 acre, no SID it's amazing. If your looking for a new home. It has been a little over a year since the purchase of our DR Horton home. Our interaction with the sales team at the community we purchased in was nothing short of 5 stars. We really only had positive interactions, even through the negotiating process. Both the sales reps that we worked with were professional, knowledgeable, super friendly, and courteous. We had many exchanges via phone, email, and text, and they were always quick to respond. Our interaction with the warranty administrator JR is where things went from awesome to disappointing. We had a series of missed appointments, meaning we scheduled various repairs and were home for when the appointment was set but JR was a no show and so were a few of the venders. We worked through it despite it being rather aggravating. Most of our issues were resolved though it took more than one appointment to do so. A year into owning the home and we still have problems with the oven. The repairman for the oven has been out three times. Each time they tell us that it's fixed and the same thing happens. Most recently we received a survey asking for our feedback as we hit the one year mark in our home. I was rather candid with my concerns with the warranty process and oven still needing to be repaired. read more

To see my (glowing) review of my house, look up DR Horton Emerald. That's not what I'm writing about. I'm talking about DHI Mortgage - the mortgage division of DR Horton. They were offering a discount on my closing costs if we went with them, and, well, that seemed like a good deal at the start. And it would have been - if their underwriting team wasn't a pack of semi-literate jackholes who couldn't successfully link a cogent thought together with a God damn instruction manual. If I take my hourly wage, and divide it by how many hours I spent gathering additional documentation for them, writing letters of explanation for literally every friggin' purchase I made in the last fifteen years, and jumping through hoops for them, it would have been cheaper for me to pay the closing costs out of pocket and go with literally any other lender. And this isn't just a layperson talking out their hindquarters: I spent years as a mortgage broker, and I didn't request from the combined collective of all of my customers together what they asked of me for this mortgage. If I added up every document I had to provide for the last three houses I've purchased and/or refi'd TOGETHER, I'd still come up way short of what they demanded of me. It was egregious. I finally snapped at the loan processor and told her that if she requested one more piece of documentation from me, I was taking my business elsewhere. Magically, that stopped the abuse. Seriously, I thought I was going to have to write letters of explanation for things like, "It says here that your third grade teacher gave you a B- on a book report you did. Please explain why you didn't do better." and "Your bank statement shows a $4 purchase at McDonald's. Please provide a letter of explanation as to why you think you deserve to eat." It got so bad that I was spending more time digging up irrelevant documenation to get the mortgage than I spend on the actual job that pays for it. Seriously, Quicken Loans, Rocket Mortgage, any of a number of mortgage brokers - ANYONE will be less of a pain in the dick than the underwriting clowns at DHI Mortgage. read more

Greenwood Lakes New Haven, IN Chris Martens promises a great experience with weekly communication but was unable to deliver on that promise. I did not hear from him once during our process which was a little over 2 months. Thankfully, they do employ an amazing foreman who was great with communication and keeping me informed. He is honestly the only positive part of this experience - I can't thank him enough. But the way DR Horton chooses to do business is very shady. My father in law is a builder so yes, he is knowledgable. Chris was threatened by that and told my husband and I that he was not allowed at our new house Orientation due to some "verbal policy". He said my father in law would nitpick the home and he just really did not want to deal with us. He also informed my husband that in this stage of the process he can become an asshole. He was right. I was a zero-conflict customer throughout the entire process. Never complained, was never rude, hell, I was never even in communication with Chris to cause conflict because he never contacted me but Chris' lack of professionalism came to light very quickly after judging and making assumptions on my father in law. Our new build also appraised for 22k less than what they listed it at. I was not told this until 10 days later which put us about 9 days away from closing. DR Horton and DHI Mortgage knew exactly what they were doing by not communicating it to me until they did. The excuse given was because they were fighting it but honestly, there is no excuse for not keeping me in the loop of something this substantial so close to closing. Chris showed his true colors and values by the end of everything. We were made to feel like the house appraising lower was our problem and they gave little room for negotiation and at the end of it, I didn't want to give my money to a company that has a salesperson that treats people the way he did. I didn't want my purchase to give him a commission check, so we backed out of the contract. There are so many negative reviews for DR Horton everywhere and I wish I took the time to read through them before wasting so much time. My experience was no different. I do not and I mean 0/10 recommend The Chris Martens Experience with DR Horton in New Haven (Greenwood Lakes). I will end this on a positive note - for Marty only, he was the ONLY consistent person in this process. His communication, his professionalism were untouched. He is amazing. I wish I could say the same about Chris but I would be lying. They also like to change things without you having knowledge. My living room was supposed to be flooring, it ended up being carpet and Chris never mentioned that to me either. Please do your research when considering buying from them. Not many reviews are on google but there are on so many other websites and they have very low rating at just about every site country wide. I wouldn't recommend it at all. If you're in the market for a new house, RUN from Anthony (Tony) Pinneri. He's one of the sales people at Adalyn Manor in the Northwest (Craig and Durango.) As soon as they've received your deposit on a home, he will treat you like you're less than a human being. He won't listen to any concerns that you may have, he will make up lies about delivery date of the home, and he will basically tell you that your half a million dollar home sale means nothing to the company. You would do a lot better dealing with the other sales agent because Tony has his head way too far up his bum. My husband was trying to express concerns regarding the electricity being hooked up to the community and while he was mid sentence, Tony's phone rang and he abruptly answered it. That is unprofessional, unacceptable conduct. Tony is a poor representation for the company and it wouldn't surprise me if he lost DR Horton a number of sales because of his piss poor attitude. I think their homes are good with good floor plans, and I was so looking forward to moving into the home soon, but Tony has completely ruined the experience for our family. read more

Buyer beware. We bought a great house from DR Horton in 2009. In 2018 we discovered that the sewer backed up due to an incorrectly installed sewer pipe that back flowed occasionally into the house. The pipe had a belly under the clear outs that were also installed incorrectly. It also had two 90 degree turns and ran uphill slightly for 10 feet, all of which caused the periodic back flow. I've got lots of pictures. We were told repeatedly by several different plumbing companies that the belly and grease being put down the system was the cause and there was nothing to be done except jet it out occasionally. Well they were all wrong. Jetting only cleared the pipe but didn't fix the backflow. The guys at Best Plumbing discovered the true causes and corrected the problems. The folks at DR Horton refused to honor any warranty because of the age of the house but they built it and it was defective. read more

When I called to inquire about this the builder asked of Ive seen the Karate kid. I should go buy some sealer and do like the Karate Kid. Unbelievable! From door handles and sink handles falling off to missing light fixtures, fingerprints in dry wall, sliding doors impossible to open and close, scratches and damage to cabinets, damage to appliances, chips in tile, warped wood on the base of kitchen cabinets, chips in baseboards, cracked electrical outlets, uneven cabinet handles, broken drawers that don't close/open, grey wall paint dried and splattered on white baseboards and vice versa, white paint dripped and dried in my grout and grout dried on my tile, the list goes on! I have had the door company out three times and the problem is not fixed. Today will be the 4th time the cabinet company will be out for repairs so we will see! If I could, I would give NO stars! We had a terrible experience with D.R. Horton, Nevada. (long story, so will just put a quick summary). We had been negotiating on a house with them, and the sales person stated their sales manager, Shirley Jerezano, would not go any lower than a certain price. So we asked him to keep us posted as he knew we really wanted the house. Less than a week later, we went back in to check on the house, and the sales person stated a few days prior, they sold to someone else for the price that we would have paid for it. We were shocked since he had told us we were on his speed dial and if there were any changes that he would let us know because he knew this was a house that we really wanted. We tried to contact Ms. Jerezano who never returned any of our calls. Very poor business practice for D.R. Horton. There are so many other builders to go with in Southern Nevada, so we will go to Lennar, American West, Toll Brothers or someone other than D.R. Horton. read more

I recovered from divorce and short sale from the horrible housing crisis of 2006 here in Vegas. I rebuilt my credit, was making a very comfortable six figure salary and finally was able to buy another home. I have been in contract since April 2016 for a home in Spanish Ra ch Estates in the SW. It was a brand new build with exactly what I needed. 3 weeks before close of escrow I got laid off of my job as the result of an acquisition. I immediately obtained new employment in the same line of work making very close to the same amount. Literally the day before my closing date I got notified from DHI Mortgage, DR Hortons in house lender, that they wouldn't lend to me. I scrambled, found another lender and submitted approval directly to Shirley Jerezano and Marlo Haring at DR Horton and they still refused to extend!!! The sales manager Shirley Jerezano was unwilling to extend closing by 30 days even though I offered to pay a daily penalty!!! I received a certified letter with no specific dates included, which stated I was in breach of contract since I was unable to obtain funding and they were keeping my earnest money and options deposits. I have $63,000 with them that they are stating I am unable to get back!!!!! That was all of my savings and will financially ruin me. The decision was with Shirley Jerezano alone and she refused to even return a call to me or my lender. She told us to direct our inquiries to legal counsel. So I did! I was forced to pay a $5,000 retainer to an attorney yesterday who was filing a retraining order against DR Horton preventing them from selling my dream house out from under me in the 11th hour. To add fuel to the fire, my current home that I was renting got sold and I will literally have nowhere to go as of December 1st. Single mom, 2 kids, 2 dogs right before Thanksgiving.
