I would not recommend anyone move here or even waste your time coming to look at old, dusty, broken apartments. Negatives... be prepared to hear airplanes overhead constantly. You are literally in a direct flight path for Dulles International airport. You will see and hear planes overhead all hours of the day and night. I'm not sure the long term effects of breathing jet exhaust fumes, but it's not for me. You are also located next to a "dirt" and rock quarry. They are often working early and you always have dirt blowing onto your patio, windows and car. Don't expect management to clean your patio ever... be prepared to just deal with dirt and clean it yourself from the patio, outside furniture etc. We lived in a garden style apartment and dealt with cigarette smoking with butts everywhere all the time. You will always smell cigarettes in the hallways and forget about opening a window for fresh air. They claimed to be going to a non smoking property. I laugh at how management will enforce this one! We even had a neighbor throw butts into the bushes and mulch outside his own apartment which caused a fire. This didn't even stop the butt throwing around our building. When it comes to any issues you have, management will tell you to call the sheriffs department. We dealt with the tenant beneath us constantly smoking marijuana which stunk up our apartment. Only after we had the sheriffs department come out twice to verify the issue, did management take any action. Totally unacceptable!! Shocked in our time here ( over 2 years) to see many neighbor changes often due to evictions!! In our first month we saw our neighbors across the hall get evicted by the sheriffs department. Not a warm and cozy feeling that makes you feel safe in a community. Parking is enforced by stickers but there were multiple vehicles broken down sitting throughout the complex. Management does nothing about it. Finally the kicker. If you have any pets be prepared to pay for new carpeting on move out. They will tell you your animals urinated on the carpeting and the apartment smells. Total lies! In renting over the last 10 years ( both previous home owners) we've always received back our deposit in full and never heard this. We take pride in where we live and this blew our minds. This is a strategy management used to force tenants to pay to re carpet the apartment when leaving, regardless if you've had carpets professionally cleaned. Great way to stick it to tenants with tenants having no recourse. The expect builder grade carpet and padding to last 4 years. What a joke!! Strongly don't recommend this property!! Our last day while moving out, we even got to see one of our neighbors get arrested by the sheriffs department on an outstanding warrant. Nice finishing touch.

Soon after it switched to Home Property management. Not only did our rent, after living there for 3 years, continue to rise (almost $100 this past year alone) but the staff in the office continuously prove they do not care about the people who live there. One time, our puppy ate something toxic off the lawn at the complex. He got extremely ill. Since there are other dogs and children in the complex we felt as if the office should be aware. The woman was immediately on the defensive. We were not blaming them we wanted to give them a heads up. However, I was told - "we never told you this was a safe place to have an animal". There were also chewing tabacco pouches, glass, trash and cigarette butts all over. Even though we told the office aboit those. Another thing that was poorly taken care of was the gym. Do not let the photos fool you. Everything was usually broken or dirty...very dirty. Over this past summer one of our bikes was also stolen. Again, not blaming the complex just letting them know, we told them and they couldnt care less. We felt like a notice should have gone out to the residents since a lot of them, especially one the first floor, keep things on their balcony. It is really a shame that this place went down hill so fast. They could certainly use someone in the office who is actually friendly and at least pretends to care about resident concerns. When we told her we were thinking about leaving, again after 3 years, she told me I could hand my letter to her right then. She didnt even attempt to keep us as residents. We would have loved to stay. It was our home for so long and it would have been great to keep it that way. I think all people want is friendly staff and some indication they are being heard and that the staff cares. Being rude and brushing people off will never get anyone to stay there. The lease expires at midnight so I still had 7 hours but because of my health issues I could not get into arguments, the neighbours helped and put all my belongings outside the alley, much of the things were damaged i.e. TV, dinner set etc. They don't know how to treat people, my attorney told me "you should have called the cops but I understand you were not in any shape to argue" with them. I was extremely surprised to know that during this blizzard Theresa and her maintenance crew stayed on site for three days to make sure her community was taken care of. BIG KUDOS POINTS from Me! And, to top it off she had shovels for the community to borrow and plowed the roads timely fashion. Theresa T. Parker is world class and the last of genuine customer service! Things that do not exist here with this group, responsiveness or urgency. As parents we should not have to be included to ensure things get done, but her father and I have on separate occasions needed to interject just to get a response and results. I've only had a positive experience with Jamal, but with his promotion we are left with a guy who sits in the corner slouched down like his mom made him come to work and new employees who don't have a clue what's happening because they are too new so we cannot really fault them. My daughter said that Lucien is good, but I don't have personal experience with them so I cannot personally validate this. What I can validate is the location is good, but take note of these reviews when you are looking. If you can repair your own appliances, then you shouldn't have a problem.
