Last year I rented an apartment at the ICON building that was managed by Erica Cole. Originally I was impressed with their commitment to the tenants (myself and my roommate). However that was until the lease was signed. A few weeks after signing the lease, multiple plumbing issues occurred in the unit, pre-existing clogs in the bathroom sinks, broken garbage disposal, extremely low water pressure in the showers (garbage disposal addressed before signing lease). Through several email attempts I was assured that these issues would be corrected by Erica as she states that she routinely works with the building manager Leslie Kendrick. Multiple emails state that she organized plumbers to come to the apartment and fix the problems. However, after the supposed appointment, I spoke with the security guard and Ms Kendrick, both of which stated that plumbers did not enter my apartment on the dates stated for appointments. This lasted for several weeks, and I eventually Erica stopped responding to my emails regarding the plumbing issues, specifically the garbage disposal. I ended up scheduling and paying for the garbage disposal fix myself. Obviously in a legal situation Dannecker & Associates had no obligation to fix the plumbing issues as I did not get any of the pre-existing issues on paper prior to signing the lease agreement as I took them on their word. DO NOT trust Erica Cole or Dannecker & Associates, once you sign the lease, everything they say is a manipulation. They will do and seek every possibility to blame the issues on the age of the building or shirk their responsibilities to their tenants. read more

This is a two-fold review since we've been dealing with Dannecker & Associates for 5 years now. They were managing our property in San Diego since December 2014. Most recently, they were our listing agent during the sale of the property. Firstly, the whole experience with them was nothing but stellar. In our five years, we didn't encounter a single problem. They managed everything for us from paying taxes, organising with contractors for small and large jobs, finding tenants and collecting rent. They really went the extra mile. The property was hardy ever under-utilised as they constantly found tenants to occupy the property. From the property Management side, I want to thank Heather Dannecker who has been there for us since day 1 five years ago and recently Olivia DeMoray. Secondly, the moment we decided to sell, the whole transaction was smooth and efficient. They knew how to price, what needed to be done, found the right buyer, gave solid advice, and made sure that we got paid. I've used Yelp for years. This is the very first time I've been motivated enough to share my thoughts. Maybe it's because that this is of much more importance than the quality (or lack thereof) of a meal! Whether buying or selling, the quality of your real estate professional can equate to thousands of dollars. Stress kills! There are not too many endeavors in life that are more stressful than buying or selling your home. I'm a seller. I had a beautiful unit downtown. Despite proclamations by my former neighbors to "Call Brent Cole", I chose to use the realtor who had represented me when I found the property (not to mention my current home). While he "dotted all the "i's" and crossed all the "t's" as far as marketing the property, and showed it to many realtors, who in turn showed it to prospects, he was very passive and didn't bother to be at the unit as it was being shown. He wasn't a salesman and it didn't sell. I called Brent, who assured me he would do everything possible to be at all showings. One week later, the unit is in escrow. UPDATE- I wrote the previous review a couple of months ago. I had decided not to post until the sale closed, as "stuff" happens. Turns out, the next day, I was nursing a champagne hangover, when I was notified that the buyers had received the HOA docs and had withdrawn their offer! (Lesson learned on popping the corks. New York attorneys are such BUZZKILLS!). I was upset. Brent was upset. His reaction- he worked even harder than he had been. Making sure ours was a property that was featured prominently. The final result- the original buyers came back to the table and we reached a mutually satisfactory agreement. Recorded and closed yesterday. I give Brent Cole a SOLID 5 STARS. read more

Couldn't have asked for a better team to help us out with our first-time home purchase. Chad is an easy going straight shooter who will tell you exactly what you need to know about the properties you are looking at. We were looking at condos in Little Italy and Chad was extremely knowledgable about every building we looked at. One story I think is particularly helpful in explaining the type of experience you will have with Chad's office. We entered escrow and everything was going smoothly until our lender informed us (9 days before we were due to close...no joke) that they could not secure mortgage insurance on our loan because the owner-occupancy rate was less than 70%. Our lender told us every other lender had the same requirements so it wouldn't do us any good to shop around. Immediate red flag (and completely false). But I digress. My disdain for the lender will come in another review. As you can imagine, as first-time home buyers we were pretty discouraged at the thought of losing our condo on account of our lender failing to secure mortgage insurance and then not telling us about it until right before closing. When I called Chad to tell him about it, he told us to sit tight and pretend we never got the call from the lender. The very next day, Chad gave us the name of another lender he has worked with that he said would be able to quickly close the deal. Chad had told the new lender about our situation and set up our initial phone call. Naturally, I was a little skeptical about just jumping into another approval process with a lender I knew nothing about. However, it turns out that two of our friends who had recently purchased condos also used this particular lender. I could not be happier with Chad's willingness to help us out in finding a new lender so quickly. Our deal went through and we are now home owners, adjusting to life in Little Italy. All of the positive reviews on here are spot on. Chad is extremely professional and I honestly knew that he was looking out for our best interests.
