We received a time share gift from our son and daughter in law. We got to the hotel and had to wait 10 minutes for our room to be ready. We got at the hotel alittle early. The front desk clerk was exceptional. I told her we were celebrating our 15 wedding anniversary. We got a gift bag full of goodies and 2 bottles of complimentary champagne. It was a nice touch to the beginning of our anniversary weekend. Chris was the concierge who told us about different venues for the weekend. Daytona has a lot to offer. So far so good Regency. Hotel rooms were dirty to start. Security around pool is nonexistent, everyone comes up to tiki bar which is open to public but they also use pool. Pool area is also dirty due to that. Game room for kids is a joke, with machines that don't work. The lady whom tried to get us to set through an update was very rude. Is it to much to ask to take a vacation without being harassed about an update. The only good thing about this location is the staff. Front desk is friendly, and make it easy to get what you need for the room. Almost 100% of the time you get VIP treatment when checking in, not the case here. Unfortunately if your a member of diamond it feels like a let down from other locations. read more

My wife and I stayed at Daytona Regency last week and we just wanted to say THANK YOU to you and your team for a great experience. Your property had everything we needed, but most noteworthy was the genuine hospitality offered by everyone working there. I was welcomed with warm smiles and great attitudes at every turn. My bed was super comfortable. My pillows were fluffy. My shower got perfectly hot with great water pressure. The grills by the pool were large and well maintained including the bbq utensils provided by the front desk. The tiki bar had a great vibe and pm bartender was a lot of fun. POW POW!!! We look forward to our next stay at Daytona Regency. You should feel proud of yourselves. I am not the easiest guest to please. And I rarely right an email like this. My son and I enjoyed our stay here. We went to the first night of Rockville at the Daytona speedway and chose to stay here. The staff was very friendly and helpful. The property is older but still well loved and cared for. A nice bar by the pool! They even had a cool little game room where we played pool for a bit. We did have an issue with the air conditioning but they came and got it squared away ASAP. I called down for towel and they delivered them to my door in less than 5 minutes. Really just stellar service at this property. We would definitely stay here again! read more

This place is the ideal place to stay for all Daytona Beach's big events! I have stayed here with kids for spring break, with teens for spring break, with other adults for Biketober & with just my husband for Biketober. The resort is always clean & the staff is always polite and helpful. (Just a warning...,it is a timeshare with Diamond Resorts so if you want to get some nice prizes they will probably approach you for a presentation.....if you're not interested have a good excuse up front & they won't bug you. We usually opt for a morning when it looks like rain anyway & then boom a tour for that day.). What I like best is that there is a full kitchen, (believe me I don't cook much at home, so I'm definitely not cooking on vacation,) but it's great to stock the full-size fridge with healthy snacks & beer. It's also super convenient to be able to make sandwiches or just heat up leftovers from the night before. There is a cool little tiki bar on site that also has sandwiches & pub food. There are daily specials & they even have live music on the weekends. The staff is friendly & you have a beautiful view of the ocean while you eat & drink. There is a small gym and 2 pools, (one is indoor & heated and I never see anyone in it!). The outside pool has plenty of lounge chairs and a cool water slide for the kiddos. There is a hot tub too....one of our favorite places for an evening adult beverage! The best thing about the resort is that it is walking distance to many bars, restaurants, & even a movie theater. When my husband wants to look at motorcycles all day; I can relax at the pool or the beach with a book. The only thing that is lacking are their activities. My husband and I will be back again because of the area/beach...,,not because as VIPs we get a free popsicle or bag of chips, lol. read more

This property is a run down dump of an old hotel. I'd give it zero stars if I could. We exchanged out to this place and were rewarded with the worst room which is a chipped particle board cladded handicap accessible room with the headboard against the elevator shaft. We asked to be moved upon check in but we were told they cannot. This place was NOT full. They are just incapable of moving future reservations around to accommodate a guest, who is already here, that they are really trying to sell to. Really? You expect me to sit through 120 min tour of the property for $100 cash and a free barbecue (Which we declined) when you give us a room with loose floor tiles, Kitchen sink burping and backing up when another room runs water down the drain? How about the shower head that has more water coming out the back than the sprayer that is being held up by a drywall screw? Don't worry about tripping in the dark, the drain in the moldy shower is glowing from the lamp in the hallway below. You WILL slip on the shower floor as I did, because it was as slippery as a Teflon pan with hot oil in it. We had to call down for a rubber mat that should have already been here. The property had some jack-hammering going on in the garage that we were only told about after we arrived. NOT before as is customary. They only mentioned the construction on the property next door which we checked out prior to arrival and is pretty much done. Don't be fooled with the nice photos of this property, taken after an exterior rehab after the hurricanes a few years ago. It looks smashing in the photos, but the inside of the property is more like a sixties single-wide mobile home. It used to be a Best Western or Holiday in. Neither a good basis for a luxury "resort" The Bartenders and maintenance people are great and taking care of the clients, but one of the ladies of the front staff is stand offish and just plain rude. It does have a nice pool area, and right on the beach, so there is that, but after a day on the beach, returning to the depressing room was a real downer. Diamond is a horrible company and many of their older properties are just plain not up to the standards they advertise. They treat their owners marginally and non-owner exchanges are treated like scum. Stephen Cloobeck you should be ashamed they way your company treats guests. Don't waste your exchange on this or any Diamond property, We had another one we exchanged in Mexico that we found out we could have just booked as a hotel and paid only $68 per night, So we essentially paid 2X for the same room. At least it was relatively new and nice. Looking forward to going home in a couple of days. UPDATE. Well, the HVAC died on the last night. Go figure. The maintenance dept got right on it and the tech did a great job of troubleshooting and adjusting the charge of the unit and it was better than it had been all week after that. The staff did start preparing a second room in parallel, so I have to give them credit for that thinking, but we didn't need it. We were told the room was being taken off line after we leave for heavy maintenance due to all of this, so hopefully nobody else will get stuck with it until everything is fixed. They are also planning to remodel the two remaining floors that were not done, ours included. The Manager Tracy did her best to deal with things out of her control, and I have to thank her for that, and how she took care of the issues. But the company really needs to redefine what the term "resort" means, and this property is a perfect example of how the timeshare model is flawed as it does not account for properties that age. This and the previous two timeshares we stayed at have reaffirmed our decision to walk away from our "vacation ownership". The concept worked 30 years ago when you got great value for the annual costs, but these properties are aging, and just not up to the standards that they should be. It is also nearly impossible to stay in any of the desirable places with out actually owning a week in one. The $900+ annual HOA and Taxes plus exchange and "resort" fees could be better spent on a clean mid-level hotel like a Hampton or Hilton Garden anywhere, anytime without the date and duration constraints of the Timeshare model. read more

This is the place to go if you want no/low technical interference during your vacation. The WiFi is so slow even your most addicted teens will stop trying to get online. You'll get to take the entire family to the movie theater because downloading movies is near impossible at this resort, family time. The property General Manager said we should forego downloading movies anyway until after new fiberoptic cables are installed within about a year. Give others the opportunity to do more important stuff, he said, during his XMAS party speech. During the GMs speech, I wondered why it took so long for management to figure out high speed internet service is as essential as electricity and budget accordingly. The internet service is slower than on cruise ships that use satellite service hence slower service. The internet service here is like old dial up. If you are to young to remember that, stay here a few days and see how it was in the good-old-days.(NOT) Seriously, if you are uncomfortable without internet service, don't stay here. Yes, I am a DRI member and that is my honest opinion. I also enjoy using my iPad, iPhone and MacBook, for pleasure not work. That's why I'm vacationing, PLEASURE. I should'd have to forgo life essentials to vacation in the USA like I'm going to an undeveloped country. I subtracted 1 point for this glaring infrastructure deficiency. The second negative, which is beyond their control, is the ongoing building construction on the north side of DBR. Ask for a room that isn't on the north side of the building. We were in rooms 607/607A, the north side. No work was done on Sunday, blessedly. Construction work and noise started 6:30AM on Monday, 5:30AM on Tuesday and 6:30 Wednesday. Now for the positive stuff. The staff is personable and helpful. It's right on the beach, as advertised. (Location 3Xs) There is a large outdoor pool and spa. The pool/lounge chair area is very nice. Music is piped into the area. There is a small indoor pool and spa. Great. The exercise room is small but well outfitted. There are 2 elevators and they are sort of snail pace also but work. Being here this time of year so close to XMAS is off peak season so the slow elevators situation was untested during my stay. The garage is adequate. Sort of tight parking. Monster trucks will not fit in the garage.There is a 25 space outdoor parking area though. Our 2 bedroom unit was very clean, spacious and well outfitted. It's a 3.5 so I rated on the heavy side of 4 out of 5. If WiFi internet service isn't important to you, then DBR is quite adequate. read more

Love staying at this hotel when I stay in Daytona. So far I have stayed here twice and absolutely loved both stays. The rooms are insanely spacious. Nice size kitchen, spacious living room, over-sized bathroom and bedroom and during my last stay, double balconies. Not only are the rooms great but they also have underground parking, a pool with a slide, an awesome tiki bar with delicious food and drinks, an indoor pool and spa, plus a mini workout room. It's beachfront and within immediate walking distance to the Daytona Beach plaza with the movie theater and lots of restaurants. The only downside is that it is right next door to one of the major Daytona resorts so if you're on the side that overlooks it, it makes you kind of envious of those staying next door to you because that place is amazing and full of even better amenities. However, for the price, you can't beat staying here. Especially if you are staying for multiple nights. The rooms are awesome and extremely spacious. read more

Staff in this resort are NOT friendly. Some front desk staff (Checkin) are very rude. A lot of construction and jack hammers throughout day with no discounts on accommodations. The actual resort and rooms are nice but in need of upgrades. We stayed here for 10 days in November and overall enjoyed our stay. The only complaint was the construction that was on the side of the building which was where we were staying. Love the location, it's walking distance from lots of shops and places to eat. The room was spacious, the kitchen had everything we needed and loved the bar by the pool and beach. First time staying at this hotel and will be the last, I will say that the front desk employee that checked in was amazing , she could not have been nicer and went out of her way to assist us as the vip person that was suppose to be there was not .. our room looked right in the parking lot where it was loud and could not enjoy . Our room was handicapped of which we were not aware of and would not be a big deal if the tub was so small that the shower curtain was regular size and hung in tub and slippery where it is a fall factor .. so slippery that i did fall 2 x bruising my shin all the way down .. the toilet had to be flushed 3x to get to work and sounded like it was going to break each time it was flushed .. we were on the 3rd floor and the head of the bed is right against the wall to the elevator and you hear it all night banging each time it goes up and down . also some issues with the bedroom tv and all of which was reported to FD .. we were suppose to check out on a Sunday but went to FD and asked what would happen if we checked out early and was advised that we would be refunded . at which time my husband asked are you sure and was advised we would well a week later still no credit to my card .. call and speak to John a manager and he is super nice and says he will look into it leaves me a message and says he has turned it over to Tracy the GM ok great call her and is told there is nothing she could do as the unit is privately owned i will need to back through who it was booked through .. asked if i could have an email from the owner as they should know of the issues that is going on she said she could not she says i will need to contact site that reservation was made through .. I explained i should not have been told that i would be refunded if this was the case .. she said nothing she could do ,and when contacted the site they said nothing the host will do .. just be aware when staying there units maybe owned by private ppl even though Hilton manages them and once they have your money they could care less about your safety or concerns ... read more

Let me start out by first saying, you get what u pay for. In this instance, you don't even get that. They make you pay a resort fee and you get absolutely no amenities. The indoor pool was closed (due to a hurricane, yet it was not near the beach ‍) the outdoor pool had the slide working for one day of our three day trip. There was no beach access or chairs. You would have to walk a half a block to get beach access. Other hotels made makeshift stairs and had chairs, but not this cheap hotel. The room was horrendous but luckily the front desk had a nice woman working who switched our rooms. The first room smelled horrible, and had sheet metal on the windows because we were on the roof. It was bad! The construction going on would start early in the morning and would wake up the dead. Then they try to sell u a timeshare, just to get your parking pass. I should have laughed in the concierge's face. I wouldn't buy a timeshare at this facility, to save my life. Save your money, there is no deal here! read more

Our stay was Oct 1-5 2012. Positives: -Our room was huge, we booked a two bedroom suite with two bathrooms. Full kitchen with everything! literally everything, you don't even need dishwasher soap, they have it for you. -Location was perfect, close to the boardwalk and grocery stores. -Price was good. -Clean. -Secure and underground parking. Negatives: -Loud. I'm not talking about others vacationers but outside. We were facing south and apparently the hotel next to us had a delivery every night around 10pm. Loud, beeping semis or garbage trucks. -The glass door in our front room was separating from the frame (or the seal was off, I posted a picture). -Staff. I was very thrown off that upon our arrival (with our 11 month old in hand) that they kept pressuring us to go to a presentation to purchase a time share. I looked at my son, then here and was like you can't be serious?... I told her my son wouldn't sit through a 3 hour presentation and she kept going on and on about us coming. I blew her off and we went on our way and that was that. Overall we really enjoyed our stay, we've been to Daytona Beach many times but it was our first family vacation with our son. The full kitchen and near by grocery store made it affordable. We spent most of our time on the beach or driving to other attractions. read more

Love this resort. Because we stayed there for a vacation and enjoyed it so much, we bought in. That doesn't mean you have to do so. If you stay as a hotel guest, you will find the rooms are clean and spacious and a great value. We have never had a bad stay here and been here four times or so. The staff is always polite, helpful and gracious. They know the best places to shop for groceries, seafood and souvenirs. We have saved lots of money with our membership and cooking in the room. We have shopped at Hull's seafood for fresh seafood and other places. We have been there with a teen boy who basically has a private pool which during times of COVID matters for health reasons. Leaving after 5 days. On first day, tried my iPad. Clicked on my FB. Finally an image on my IPad painted on the screen on our last day. Nor was the reception on my 7+ iPhone much better when using the DBR wi-fi. It's my theory, Management believes you will spend more freely if you can't use your electronics. The rooms next to us, was occupied by a family with an ill baby. Poor baby intermittently coughed and cried most of the nights we were there. We understood and didn't sleep well or complain. Saw a few families, but, mostly seniors like ourselves. Poor baby! Garbage pick up and construction outside was noisy and very unattractive from our window. Traffic noise was bad, mostly loud motorcycles off and on all night, every night. Garage parking is tight. Recommend being very careful when using underground parking. All the employees were great and we enjoyed the friendly staff. Ashley and Morgan in the Tiki bar were friendly and enjoyable to visit with after our dip in the spa or walk on the beach. On our last day, a call was received trying to entice us to attend a timeshare sales presentation. Blew them off! Not totally bad, but, unlikely to return. read more

Checked in late. Immediately upon arrival the guest services employee was extremely rude. We were in the process of unloading the vehicle so that it could be park at a garage a few blocks away. She came out to the car to tell us we couldn't park out front... at the check-in entrance where we were checking in. It shouldn't even matter that we have a handicapped guest; the manner in which we were addressed was uncalled for. We are guests at your hotel and our first greeting shouldn't be nastiness. A higher quality employee would have found a way to accommodate our check-in needs and make the process as stress free as possible. THIS IS NOT OKAY. We were at the Regency for 7 days.....TIKI BAR.........OMG, do not even know where to start!! Brooke is one amazing person, she will make your food & drink ROCK! She is a professional & wants you to be happy!! The Food was amazing which we had a few times!! Every 32 oz. drink is worth it!! The Snow Crab, Ahi Tuna Wrap, Pressed Cuban Sandwich & Giant Fried Fish Sandwich were FANTASTIC. We asked Brooke for her opinion even on restaurants & NEVER DID SHE LET US DOWN!!! Our 2 Bedroom 2 Bath Condo was wonderful. Great lay out. We were very comfortable. We had neighbors that were a pain but we got on that. If we go again & have those same type of neighbors we will not wait till the second day to get on it! Also, John in Security is a gem. Very nice hotel in Daytona close to Ocean Walk shops and restaurants. Staff was friendly . Pool & hot tub and an enclosed pool bar with pizza and snacks. We booked a 2 bedroom ocean view at a last minute deal, under 140 with taxes. Rooms seem to have been recently renovated and plenty of room for six. Full kitchen is a bonus. I don't get the huge bath tub in the room , same feature is at next door Wyndham hotel. Big waste of space. In all this was a great deal in a very nice comfortable setting. read more

We did not get the room we expected to get. We booked a "suite" which we assumed meant a living room, kitchen and bedroom. When we got there we got a "studio" which meant one room - not a big one either, it was small. There was NO real closet. There was a hanging rack put in the same hole in the wall as the air conditioner. About 2 feet long tops, no shelf, the space was not full height, could hardly fit anything into it. The "kitchen" part was pathetic. A teeny tiny fridge that hardly fit any food, no counter space to speak of, no place to eat at if you did manage to prepare something. Not even a tiny table with a couple of chairs. There was no safe in the room. This is ridiculous. I have never seen that before. They did let us keep our passports in a safe in the administration area. There was no balcony, no window a person could open, and we overlooked construction. When we told them the room wasn't what we were expecting and that we wanted to upgrade (paying whatever was needed extra) they said that nothing was available. It was then hinted to us, however, that should we become timeshare purchasers, YES, we could upgrade to whatever we wanted. When we got home there was a message on our phone telling us details that had not been specified when we booked eg., that we won't necessarily get the room we booked, that we might be overlooking construction etc. etc. Nice. Too late for us to do anything about it. We were already on our way. We had carefully booked everything 6 months in advance. It appears that if you are not a timeshare holder, you are not valued as a customer. We did end up going to the timeshare presentation (as they kept asking us to), but after hearing all the information, we decided that it wasn't for us. Too bed, had we given them the 50 grand or whatever it was they wanted, they likely would have given us the one bedroom ocean front room we had thought we were getting in the first place. Aside from that, the grounds were nice, the pool was nice and the people were nice. They just couldn't be bothered with us as we weren't timeshare owners. I will never stay at a Diamond Resort Hotel again. read more

You get what you pay for .. but I have stayed at other hotels in the Daytona Beach Shores area for the same price range and had a much more enjoyable stay. The 1st time we stayed here we were surprised how much we enjoyed the room, pool and location. The past few times however the quality of the facility has greatly declined. We arrived in Sept 2012 to find that the pool was closed for repairs, the room smelled (even the 2nd one they moved us too), the A/C worked poorly and the shower could not produce a "hot" shower. After a number of calls to the front desk we realized that the staff here simply did not have the capability to address the facilities problems. Would recommend you look at the Holiday Inn Resort or Hampton Inn down the street. read more

Just checked into the hotel. Tracy at the front desk was very welcoming however the lady at the concierge desk was not. They try to trick you into a timeshare event by bribing you with a bunch of free stuff. My husband and I came here for a relaxing vacation before our baby is born and sitting through a timeshare presentation was definitely not something that sounded like fun. I understand the sales part of it but maybe wait until people are settled into their rooms and not 5 minutes after they walk in the hotel for the first time. read more

We had a beach side room and absolutely enjoyed, staff was amazing (minus drilling you to buy time share) but accommodating with all the nose. I don't understand why this place has an overall 4 star review? It was not good at all. The only good thing about this place is the friendly staff. When you enter - there's a smell. Parking is very tight. Currently construction all around. The rooms are in dire need of updating and although the beds were very clean the carpets were icky. Rooms feel like a dungeon. Not cozy at all. The sole reason for our stay was the pool by the beach with awesome slide and after checking in and paying all the resort fees and upgrading fees was told the outside pool and slide are under construction for another couple weeks- the entire reason we came! We wanted to hang and chill out there. No notice of this being shut down currently and the advertising picture is of the pool with slide by the beach? False advertising! We left. No reason to stay. We wanted a refund and our booking company tried to get one but the manager was unreasonable and wouldn't give us one. Very rude! read more

I don't have a whole lot of complaints about this hotel. It was a comfy place to stay and for the price we were very happy to get a kitchen. The room was a good size. We were impressed. The hotel was really clean and the staff was VERY nice. We weren't pressured into a timeshare presentation like some were. I You'll get that at any hotel on this beach though. Funny thing is that the employee said we would get a $50 dinner at the hotel restaurant if we did a presentation. They had a restaurant here? This place is surprisingly small. Only place I saw was near the outside pool deck and it looked more like a tiny hotel bar with about 3 tables and a couple high tops. The biggest downside for my husband and I is that we have a young child. There are not many kids that stayed at this place only because all you need to do is look what is next door. The Ocean Walk is more suited for kids. It has large pools, a lazy river, a great big kid splash pad park with water slide and water slide in main pool, an awesome tiki bar (the Regency tiki bar is currently being renovated so you have to rely on going inside to the bar each time to order drinks), mini golf, a large arcade inside, etc. The view outside our window was all of the awesome kid stuff next door and our daughter went crazy, esp. seeing all of the kids to play with. We spent more time there than at the pools at our own hotel (easy to get in thankfully). It was kind of the best of both worlds though cause when we wanted to get all loud kid style, we went next door to get tired out. Then came back to the Regency to relax. I would say however, that the Regency is more for those in their mid 20s and up who don't have younger kids. If you want to come to relax by the pool, this place is better for you. Most of the guests when we went were older (a lot own timeshares and were in their 60s +). If you are a young 20 something kid looking to be a little loud by the pool, don't even try it cause the older folks will most likely not like it. It's quiet here and I was reluctant to have my daughter swim in the pool during the day (which is why we went next door). The beach just a few feet away is good for releasing energy. The pool here was nice though, especially on colder days. Awesomely heated. We went swimming when it was in the upper 60s. There was also a water slide in the pool. My husband liked it and said it was a decent speed for a pool one. Negatives: - We didn't have a maid come in once during our whole week stay to replace towels, coffee packs, etc. Maybe they don't have that service here? Not that we really cared though. We just wanted coffee pack refills. - Not many activities on site for a resort. The few activities they did have (painting a sea shell for expl) were poorly advertised located only in one place on a dry erase board and geared towards the elderly. We didn't even discover them until they were finished. Doesn't matter though because this place didn't have much going on with activities anyway. They did have adult BINGO at one point where you could win drinks which was pretty cool. - The indoor pool, while convenient for cold days, was very small. You cannot do laps. The outdoor pool was actually warmer since it's heated and the hot tub outside was also hotter than the indoor one. - If you don't have an ocean front view, you either are going to be looking at an empty parking lot, a loading dock, the kid resort next door (even worse when you have a kid of your own wanting to go there instead), or the street. Not very picturesque, imo. - My husband found a condom floating in the pool. Gross. It was probably a one time thing and they cleaned. This place was not dirty. Maybe just had some dirty guests at the time? - The wifi was not good. You got it in the rooms, but it was weak. - Tiki bar was being renovated outside. Just bad timing for us because people said it is one of the awesome amenities. We could have just gone to the Ocean Walk next door to do the large pool side bar though so no big deal. - Hotel is outdated. - No room service. Overall, It was a decent stay. We really weren't inconvenienced with anything just because of the easy access next door. We are coming back to Daytona next week (we live in Tampa), but are staying next door at the Ocean Walk to see how the rooms and entertainment compare. Read that review. Like I said, we have a young kid so it's more convenient for us there since there is more to do. Lastly, the beach was awesome. Not crowded, but lively and pretty. The sand was great for castle building. There is also an old boardwalk that is more like a carnival that wasn't very far away and the Ocean Walk public storefront/restaurant beach walk was nice. read more

My family stayed at this resort for 2 weeks due to business travel. I was not excited about staying in a room that long with an infant. However, I found the resort to be located in an area with plenty of options within walking distance. The boardwalk is extremely convenient to access and offers plenty of kid-friendly activities, not to mention the option of the beach itself! The room was spacious and upgraded with granite counter tops. There was a variety of kitchenware items that looked new and clean. I gave the hotel a 5 star rating for the staff...Lori (front desk) and April (housekeeping). All of the staff were pleasant, however these 2 ladies really shined. Lori made our visit personal and warm. April was more than accommodating with all of our needs (we needed a lot!). Both were pleased to help....and it was sincere! It's so nice to visit a place where employees enjoy what they do and boy does it shows here. Upon check out, we made a point to share our experience with the Area General Manager who was on-site that day. John Betros greeted us and appreciated the feedback. He took his time to listen and didn't rush us off. Mr Betros introduced us to the management team on-site so that we could pass along our experience to Lori and April's direct managers. It is clear that this is a well run property. I can't say enough about the service orientation of this staff. It's so nice to experience because service seems so rare these days.
