Hotel rooms were dirty to start. Security around pool is nonexistent, everyone comes up to tiki bar which is open to public but they also use pool. Pool area is also dirty due to that. Game room for kids is a joke, with machines that don't work. The lady whom tried to get us to set through an update was very rude. Is it to much to ask to take a vacation without being harassed about an update. The only good thing about this location is the staff. Front desk is friendly, and make it easy to get what you need for the room. Almost 100% of the time you get VIP treatment when checking in, not the case here. Unfortunately if your a member of diamond it feels like a let down from other locations.

This place is the ideal place to stay for all Daytona Beach's big events! I have stayed here with kids for spring break, with teens for spring break, with other adults for Biketober & with just my husband for Biketober. The resort is always clean & the staff is always polite and helpful. (Just a warning...,it is a timeshare with Diamond Resorts so if you want to get some nice prizes they will probably approach you for a presentation.....if you're not interested have a good excuse up front & they won't bug you. We usually opt for a morning when it looks like rain anyway & then boom a tour for that day.). What I like best is that there is a full kitchen, (believe me I don't cook much at home, so I'm definitely not cooking on vacation,) but it's great to stock the full-size fridge with healthy snacks & beer. It's also super convenient to be able to make sandwiches or just heat up leftovers from the night before. There is a cool little tiki bar on site that also has sandwiches & pub food. There are daily specials & they even have live music on the weekends. The staff is friendly & you have a beautiful view of the ocean while you eat & drink. There is a small gym and 2 pools, (one is indoor & heated and I never see anyone in it!). The outside pool has plenty of lounge chairs and a cool water slide for the kiddos. There is a hot tub too....one of our favorite places for an evening adult beverage! The best thing about the resort is that it is walking distance to many bars, restaurants, & even a movie theater. When my husband wants to look at motorcycles all day; I can relax at the pool or the beach with a book. The only thing that is lacking are their activities. My husband and I will be back again because of the area/beach...,,not because as VIPs we get a free popsicle or bag of chips, lol.

This property is a run down dump of an old hotel. I'd give it zero stars if I could. We exchanged out to this place and were rewarded with the worst room which is a chipped particle board cladded handicap accessible room with the headboard against the elevator shaft. We asked to be moved upon check in but we were told they cannot. This place was NOT full. They are just incapable of moving future reservations around to accommodate a guest, who is already here, that they are really trying to sell to. Really? You expect me to sit through 120 min tour of the property for $100 cash and a free barbecue (Which we declined) when you give us a room with loose floor tiles, Kitchen sink burping and backing up when another room runs water down the drain? How about the shower head that has more water coming out the back than the sprayer that is being held up by a drywall screw? Don't worry about tripping in the dark, the drain in the moldy shower is glowing from the lamp in the hallway below. You WILL slip on the shower floor as I did, because it was as slippery as a Teflon pan with hot oil in it. We had to call down for a rubber mat that should have already been here. The property had some jack-hammering going on in the garage that we were only told about after we arrived. NOT before as is customary. They only mentioned the construction on the property next door which we checked out prior to arrival and is pretty much done. Don't be fooled with the nice photos of this property, taken after an exterior rehab after the hurricanes a few years ago. It looks smashing in the photos, but the inside of the property is more like a sixties single-wide mobile home. It used to be a Best Western or Holiday in. Neither a good basis for a luxury "resort" The Bartenders and maintenance people are great and taking care of the clients, but one of the ladies of the front staff is stand offish and just plain rude. It does have a nice pool area, and right on the beach, so there is that, but after a day on the beach, returning to the depressing room was a real downer. Diamond is a horrible company and many of their older properties are just plain not up to the standards they advertise. They treat their owners marginally and non-owner exchanges are treated like scum. Stephen Cloobeck you should be ashamed they way your company treats guests. Don't waste your exchange on this or any Diamond property, We had another one we exchanged in Mexico that we found out we could have just booked as a hotel and paid only $68 per night, So we essentially paid 2X for the same room. At least it was relatively new and nice. Looking forward to going home in a couple of days. UPDATE. Well, the HVAC died on the last night. Go figure. The maintenance dept got right on it and the tech did a great job of troubleshooting and adjusting the charge of the unit and it was better than it had been all week after that. The staff did start preparing a second room in parallel, so I have to give them credit for that thinking, but we didn't need it. We were told the room was being taken off line after we leave for heavy maintenance due to all of this, so hopefully nobody else will get stuck with it until everything is fixed. They are also planning to remodel the two remaining floors that were not done, ours included. The Manager Tracy did her best to deal with things out of her control, and I have to thank her for that, and how she took care of the issues. But the company really needs to redefine what the term "resort" means, and this property is a perfect example of how the timeshare model is flawed as it does not account for properties that age. This and the previous two timeshares we stayed at have reaffirmed our decision to walk away from our "vacation ownership". The concept worked 30 years ago when you got great value for the annual costs, but these properties are aging, and just not up to the standards that they should be. It is also nearly impossible to stay in any of the desirable places with out actually owning a week in one. The $900+ annual HOA and Taxes plus exchange and "resort" fees could be better spent on a clean mid-level hotel like a Hampton or Hilton Garden anywhere, anytime without the date and duration constraints of the Timeshare model.

Great tiki bar ! Bartenders Megan and Jackie are awesome! Linda cooking in the tiki bar is a hoot ( best fries ever) We aren't even staying here but have walked to the tiki bar from our condo a few times -- it is a shaded breezy oasis ! Andrew in activities organized corn hole and we had a blast Thanks to the team there!

Great rooms, great price and LOVE the beach bar - probably my favorite part! The rooms are decent size - but why should they be huge when you should be at the BEACH!?!

The folks in the adjoined room were there to party, we were there to relax. You can hear almost every word people say, because the doors to the adjoining rooms are not very well insulated. The night staff was extremely responsive and made phone calls to the room which seemed to quiet things down a little bit. The next morning, the situation was tense and management reacted and promptly moved us to a different room. Thank you Becky!! They saved the day. This hotel is a great beach location with a fun tiki bar with a great happy hour. Rooms are clean and well appointed. If you value your peace and quiet, make sure you do not get a room with an adjoining door. Breakfast was a standard Hampton breakfast, but it was included which we enjoyed. 2 stars were deducted because the pool is an absolute free-for-all. We had a balcony room overlooking the pool, and for two days watched random people show up, enjoy the pool for hours and steal towels and leave. Not once but several times!!There's no one that monitors to make sure that the pool is hotel guest only. We felt like this might be a safety issue.

This hotel was right across the street from Ocean Center where we would be headed the next morning. The hotel was massive having a south and north tower with 16 floors on each side. My roommate and I were ocean front on the 12th floor, nearly in the middle of the south tower. WOW, what a view! I didn't realize until arriving to the room there was no balcony. However, you could open a regular size sliding door to see and hear the ocean. There were bars like a balcony in front of the sliding door but you could only step out one foot on the tiny platform. I left the door open while I was reading and it was so peaceful to hear the ocean;) Parking was nearly two blocks away on the opposite side of the street and across the street from the entrance of Ocean Center behind a barbecue restaurant. This was a bit of a pain pulling the luggage that far. Plus you had to go up a steep incline to get into the lobby. I could have paid an extra $20 for parking overnight if I had used the hotels valet service. No thanks lol! We did get a discount for the parking lot because we were attending the conference. Instead of $35 it was $20 (with taxes $23). The hotel was a little dated. The light over the sink flickered. But did stop after the light was on for a little bit. The beds however were up to the Hilton standard as well as the pillows, nice and comfortable. I shared the room with a friend from church. I liked the feature of having an extra sink and mirror outside the bathroom. There was a mini fridge but no microwave. The desk chair needed replaced as the seat was very worn in. Service at the front desk was friendly and they helped answer all my questions about parking. It was a little confusing because you didn't have a ticket and I couldn't figure out how I would get out of the lot when the conference was over the next day. But the front desk attendant advised they would have someone at the exit gate to open it when the conference let out. And they did;) Thanks for a comfortable night's sleep Hilton! I would stay here again if attending a conference that included a discount code as this hotel was pretty pricey.

When we arrived, I went in and spoke with Nastassia, who informed me they did have availability, so I went ahead and book a room from the 9th through the 13th. The first thing I noticed is the total price she indicated was more than the website with taxes and fees. I was given a Veteran Discount and entered my rewards number, which may or may not assist in free stays in the future, but the overall amount still was above the quote on the website. She gave us a free upgrade to a kitchenette room, which was cool and my wife and I went to the room. While there, we requested plates and silverware and was informed they would be putting it together for us stating they would ensure it was sanitized and ready for use. When it arrived, it was not very clean. Not to say it hadn't been cleaned at one point in time, but instead had sat somewhere unused for a while and was just thrown in a large Tupperware bin and not rinsed off again. Everything seemed fine; however, early veterans day morning, we were awoken by construction on the floor above us, before 9 am. Ann, the desk clerk seemed disinterested in our complaint, so we just went about our day. On that same morning after getting ready to head out antiquing, we both noticed tiny little bugs in the bathroom sink, kitchen and table. I couldn't really say if they were bed bugs, because we have never seen them before, but they looked to be very tiny ants. Later that evening, while watching tv in bed, I realize I was being bitten and notified the front desk who moved us to another room, where we stayed for the remainder of our time there. Nastassia was at the front desk at that time and decided to provide us with two free breakfasts for our last two mornings, which was good; however, even when in their dining area, we noticed the little bugs there on the tables. Before heading out on our final day, I decided despite the breakfasts provided to speak with the manager regarding the issues we've had. At first, he asked if we had left our sliding balcony door open, which we did not, because of the very loud surf sound and then asked if we went to the beach, which I again replied no, because the hotel literally sits right on the beach and twice a day, the surf crashes against the walls and in some places comes up onto the pool area, where they have cones indicating the water hazard. This to me seemed as if he was trying to blame us for their lack of cleanliness and pest control at their "resort". Either way, he removed the resort fees from our bill, which saved us the price of a full day, but again, still did not equate to the amount quoted for staying on their website. That evening, our tv internet went out for over an hour. They did send a maintenance person, who fiddled around with the tv, as if we touched something and caused the issue ourselves. Finally, as if the roar of the surf in the back wasn't enough, the hotel sits right off the main road and you can hear every loud car, motorcycle and emergency vehicle for miles. When we were moved from room 609 to 509, the front door started a high pitch howl early in the morning, because the wind picked up, which we attributed to the water proof seal on the door needing to be replaced. When mentioning it upon exit, the male desk clerk stated he would let someone know, but again seemed disinterested in the complaint. When went took them up on the free breakfasts, bar tender/server in the dining area was very cordial and efficient; however, the toast they served arrived soggy, both times. All and all, I can say this was the absolute worst stay I have ever had and recommend you choose another newer hotel in the area.

By no means flashy, but if you are just looking for a clean place to stay with comfortable beds, the Fairfield is a great choice. It's Daytona Beach and you are not anywhere near the beach, but you are within walking distance to Daytona International Speedway and just a couple of miles from the airport. There are plenty of restaurants nearby that are good for groups of friends or families with young kids. It is very convenient, especially if you're here to go to a race or car show. I had a single king bed on the third floor that a view of the corner of Daytona Speedway and a corner of the NASCAR Headquarters. The natural light was great, the room came with one sitting chair, but at night the lighting made the room feel kind of yellowish and dim. It had easily adjustable air conditioning that was powerful and a large flat screen TV. There were plenty of clothing drawers but the closet space was kind of a weird set up. Instead of a traditional tall closet, they decided to make a slim, super tall closet and slice it in half with a top and bottom, except there was no hanger rack for the top half. The top half of the closet felt like inefficient use of space. There's a fridge, microwave, iron and ironing board which are always helpful. I loved the firmness of the bed and never woke up in the middle of the night on any nights. Slept like a big ol' baby! They don't service your room unless you schedule it in advance, but you must schedule it at least 24 hours ahead of time. If you are staying for a number of nights and you think you'll want the room cleaned, you may as well tell them at check-in what days you'd like your room cleaned and they can put it on the schedule right then. Quirky things about the hotel... The ice room on the third floor was like a sauna. It's 10-15 degrees hotter when you are getting your ice in the little room than anywhere else in the hotel. There must not be any ventilation in the room. The hotel has a bar but there is no bartender and it's never open. So you'll have to settle for the bottled wine and beer selections at the fridge near the front desk. There is free breakfast at the hotel, but it is the exact same food every day. When I went to pick up some coffee each morning I looked and it was the same turkey sausage every day for five straight days. Never saw bacon, never saw ham. The same soft boiled eggs and the same fruit. Variety is not their strong suit, but the breakfast is complimentary. There is no onsite restaurant at the hotel. The bar of soap they provide for bathing is tiny. I enjoyed my stay here. If you're looking for clean, comfortable and practical, it is definitely all of that. A couple of my co-workers did not love their rooms on the 4th floor. They said for some reason it smelled like pee up there, so maybe ask for one of the other floors if you get a choice. I had no issues with my room or the service at the hotel. They don't charge for parking and there is plenty of parking in the lot or parking structure. If you want comfort and convenience, this hotel is great for that. If you're looking for something where you can hear the water, then you should pick a hotel closer to the beach.
