I have owned a timeshare here since 1981. I noticed today that it only averaged 3 stars on Yelp, and wondered why. So, I read all the reviews. I noticed that most of the one-star reviews are outdated, and no longer accurate from before the significant remodeling and change in management. Even most of those were the typical angry knee-jerk one-star reactions caused by a negative interaction with a staff member, or the fact that they were inconvenienced by specific incidences like the pool being closed due to being under repair. Those reactions might or might not have been accurate, and justified at the time, but the issues I read have all been rectified via remodeling, or management changes. This review is from the end of 2024, and all available rooms have been freshly remodeled with an open room concept. The majority of rooms come in two slightly different sizes. The even numbered rooms are slightly larger rooms, while even number rooms are slightly smaller. All rooms with numbers ending in 12 or under are beachfront rooms with balconies. Those ending in 13 or above are beach view rooms with balconies (except for rooms ending in 17), facing the Andy Romano Beachfront Park. There are those that like the south facing, sun bathing time balconies of the numbered rooms ending in 13-16. I personally love the view from any of the beachfront units, numbered rooms ending in 1-12. There are two available elevators, centrally located, as well as two sets of stairs at both ends of the L shaped building. The front desk is staffed 24/7, but the front door is locked in the evening, requiring room key access. There is also a gated side entry door and the beach stairs gated entry, both require room key access. All rooms have kitchenettes that include a refrigerator, microwave, stove/oven, sink, and lots of cupboard space. The kitchens have a full complement of dishes, glassware, cooking utensils, etc. The bathroom has power ventilation, a sink/vanity, toilet and walk-in shower. Rooms have a closet, a dresser with plenty of drawers, a sleeper sofa, a table with four chairs, a modern cable and internet streaming capable good size TV on the wall and a queen size bed. There is a/c, heating, and Wi-Fi available throughout the facilities, including the rooms. Each room has a balcony with a couple of small plastic chairs and a table. The facility has a good size heated outdoor swimming pool, indoor hot tub, and small gym. There are changing rooms in that area, as well as an outdoor grill area. There are plenty of lounges and tables with umbrellas on the pool deck. Beach access via gated stairs is available from the pool deck or via the Milsap beach ramp directly adjacent to the property. Most week days there also is some limited social activity available for children, and/or adults. Most of the rooms allow two to four occupants, although they do have a limited amount of rooms that can hold up to eight guests. Smoking is not allowed in the rooms, or at the facilities, except on the balconies, and in the parking lot. Speaking of parking, during high occupancy periods, parking can be challenging, but they do have an agreement for overflow parking across the street, in the rear parking lot of the Beachside Restaurant. Pets and emotional support animals are not allowed on the property. Official documented service animals, by law, are. There are multiple restaurants within easy walking distance, with modern traffic caution lighted crosswalks to safely get across the often busy five lane A1A. Many gift shops are in the area, as well as a shopping center within a half mile that has multiple stores, including a Publix, Walgreens, and UPS Store. The beach is the typical hard pack, walk-able, drive-able beach of the Daytona area. Directly south of the property is the Andy Romano Beachfront Park, which does not allow cars, so it is safer for children. The park has restroom facilities with modern plumbing, picnic tables, a small padded playground, and an in season children's splash pad. This is an older former hotel building, but with over all good upkeep, and plenty of new remodeling. The manager and staff are all competent, professional, accommodating, and friendly. I unreservedly give my full recommendation to this property for a beach vacation. read more

The reason i rate it as a 3 is the 'OLDNESS' of the place. I thought I was back in time. It was clean I must admit and the staff were friendly and helpful. I understand that they are upgrading so that's a wonderful thing. They are located close to eateries that you could actually walk to if needed which is very convenient. read more

We stayed in an ocean front apartment. The apartment (with a full kitchen) was great. The ocean front balcony was heaven. Lyndon, the concierge, went above and beyond helping us with information about tourism and the surrounding areas. As an unexpected bonus, we even got to witness a rocket launch, thanks to info from Lyndon! read more

We stayed in room 707 with a wonderful view of the beach. The unit was nice and clean with everything working as it should. The hot tub was a bit warm and dated but was very relaxing. The pool area was cleaned everyday and spacious. We did not have time to use the grills but the area looked fun and could be great for a party. All the staff were so nice and helpful, free coffee every morning. We are definitely going to return. The full kitchen was extremely basic but did the job. read more

Saltwater pool, kids pool, lounge chairs and table seating around pool. Grills and small refrigerators in pool area. Inside Jacuzzi, bathrooms and shower near pool area. Beach access. My family has a time share here and they've definitely changed a lot in the last few years. I stayed on the fourth floor and loved the new bathroom, their new outdoor grill by the pool, and their gym. I did notice however, it used to be geared more towards children and the elderly but not quite so much anymore. They have activities every day of the week you can pay to participate in like their hotdog social. The only really tricky thing about this place is the parking though, I never didn't have a spot but it was a tight parking lot. Something else new I noticed was handicapped accessibility for the pool and hot tub. I had only one bad brief experience, mostly everyone is nice, but one employee chased me and my mom down by the elevator, insinuated she thought we were just coming in to use the amenities without a room, and then continued to ask us several questions about our stay. I don't mind being asked for security reasons but I've been coming here for years and she didn't feel the need to ask anyone else that. It was just the insinuation before that we didn't belong there somehow before the series of questions. All in all, it was a positive experience and I'm looking forward to coming back in the future. read more

Newly remodeled, on the ocean with all the amenities. New management is bringing place back to life.

Friendly staff. We had an updated room with an open floor plan. Much appreciated offerings of bicycles to explore, beach towels, chairs, and umbrellas. Great price for a beachfront stay. It is an older building with narrow corridors, so smaller luggage works best. read more

Pool was closed without any notice. No bar. Half the rooms are updated and nice and half are disgusting with dirty dishes and dirty mattresses and curtains that fall out of the windows. As an owner who exchanged a two bedroom time share, ending up with the grossest room in their building was disheartening. The front desk staff is pleasant but the managing staff is terrible, and after we asked to exchange rooms after my daughter had bug bites on her face, bitched at us for not doing the dishes. These are the same dishes that had dried food and milk on them when we got there. Will be more careful with my timeshare exchanges in the future. I'm very glad I don't own a timeshare at this dated, poorly maintained facility. Apparently little has changed over the years. My wife and I stayed for a week under a discounted RCI rental agreement. We're glad we did because we never would pay full price. The rooms are still under construction and the repetitive sound of the jackhammer was earsplitting. I get it: construction needs to be done, but potential renters should be warned that it is going on prior to arrival. The room was dirty when we got it. Every single dish had to be washed. The resort doesn't even provide paper towels! The pool was closed twice during our stay and the laundry room was only open a few hours a day. There was no hand sanitizer anywhere. Social distancing and mask requirements didn't exist. I have stayed at many timeshares and this one is in the worst condition by far. The staff was very friendly but they need to make major improvements to the facility itself. Never mind renters; the owners deserve better. read more

We were in room number 506. We had a newly remodeled room with a ocean view. There was construction being done on the outside of the building to update its look. Had to go a alternate route to get in the building while construction was going on and could not use the front door till the construction crew was finished for the day. Parking was very limited. Staff was very friendly. Need to put rugs down in the units around the bed and living room area.Needs a umbrella for every table around the pool area. Outside Kitchen and grill area at the pool is very nice. read more

My wife and I chose to stay here for our baby moon after reading the good reviews. However, don't let the reviews trick you and stay elsewhere. We will never stay here again. We knew about the construction prior to exchanging, so I can't blame that. They have shut the water off three days in a row..in the middle of the day. When I contacted the front desk, they were no help whatsoever. The customer service is horrible with the exception of a couple employees. They have a million and one rules to follow. If you don't abide by them, you'll be fined. The floors are filthy. I cannot walk around without shoes on because there is so much dirt on the floor. There is mold in the shower and stains on the walls. The room has to be cleaned better than you left it or you will be charged a cleaning fee. The one star I gave is for the gorgeous view out of our room. read more

I have literally never had a worse customer experience in my life. We have had a time share for over thirty years and we have been through broken air conditioners, bugs, poor water pressure, drug addicts knocking on the door, people screaming up and down the hall literally all night long, no parking - but during all of those things have never complained until now. This year I have literally tried to get in touch with management for months and have never received a returned call nor could anyone assist me when I called. I have been called a liar by an employee on the phone. If ANYONE can tell me how to reach the owner of this time share I will be eternally grateful. Recently, Georgian Inn started renovations on their pool. None of the owners were notified that the pool will be closed during the summer. The staff as well as the GM has been very rude and unaccommodating when trying to come up with a solution. If you plan to go to Georgian Inn Beach Club during the summer of 2015, you may be very surprised when you get there and they tell you the pool is closed. read more

We went to this hotel because we saw great reviews online. Upon entering the room, an overwhelming smell of fresh paint fumes and a hint of vomit welcomed us with open arms. The smell was so bad we went to the balcony for some relief, but stepped into a cloud of cigarette smoke. My family and I felt very claustrophobic in the hallways, elevator, and bathroom, but the smell took the cake and I knew I could not let my 2-yr old spend the night there. We quickly tried to get a refund from Hotwire and get the H out of there. The hotel clerk was very rude and not very understanding about our situation. She then wouldn't allow us to leave until we returned all room keys, or she would charge us $5 per key missing (which were most likely in the rooms where we spent a half hour in hell). This was a terrible experience! Onward to Hilton Oceanfront Resort!! Running we will never look back. read more

My wife and I had never stayed here but booked on a lark through RCI. Not the Ritz but it does not claim to be. For us, it was very good. You have to go in with the mindset that these are small timeshares. Then you can enjoy it. We did. Also there are many restaurant options nearby and you are right on the beach. The staff there cares about customers and it shows. The worst part of the place was not the Inn itself, but the other guests who were mostly rude and ignorant to the staff. Not sure wed vacation in this area again, but if we did, we would choose here. read more

We try to stay here whenever we are in Daytona. We were pleased to find the rooms freshly renovated. Love the decor and the the rooms and beds are comfortable. Everyone is very friendly and the location is spectacular. Love it here! Maintainance can sometimes be tough due to the salty ocean air corroding things so quickly (especially metal), but just ask and the staff takes care of you in minutes. On this trip, we couldn't get wi-fi in our room, in only a few minutes the IT guy was in our room setting up a personal wi-fi hotspot to be sure we had service! Not that wi-fi is a neccesity on vacation, but it sure was nice! We will keep coming back here whenever we are in town!1 read more

As an owner of the penthouse we are beyond disappointed. We pay maintenance fees every year. Where is this money going? A hurricane in August and we can't even use the roof top deck bc of TWO PIECES OF GLASS that they have failed to replace months later. Sleeps 10? Sleeps 4. Why? The pull out couches missing springs so anyone who lays on them falls to the floor. Including my 1 year old who fell through and smacked their head on the metal framing. Complain and they can't fix it until the following day. We went to the hardware store and fixed 1 bed ourselves. All within two hours. Maintenance men are extremely helpful and nice. Manager of the place is ROTTEN. Potty mouth and no respect. "I would rather have my a** sitting at home than dealing with you." Not to mention the floors turned our feet black bc there was so much dirt on the floors. Towels are all torn up and the response was "you'll get new towels when everyone else gets new towels. We haven't decided on a color yet." Do not waste your time or money here. Disgusting disrespectful establishment at best. read more

We stayed here for a week and enjoyed it. Our original room had a Murphy bed but we changed to a room with a regular bed. Ask for an oceanfront room. The view was fabulous and we slept to the sound of the waves. The room was small and modest but clean and well maintained with a small kitchen stocked with everything you would need to cook (not that we did any of that!). I have been going here for 15+ years with my Husband and his family. His parents have owned here for 35+ years. It has always been a pretty nice place, nothing fancy, but worked for what we needed it for. Recently we were informed by a fellow owner that they will be renovating the pool, deeming it inoperable during the middle of the Summer when we will be there. We have a special-needs son who is unable to walk the beach for long distances. He loves to swim and now we are being told the only way we are going to be able to access a pool is to walk down the street to a hotel which is known for being very crowded and use their pool. The idea of talking two children up the street with a wheelchair and all of the things you would need for a day does not seem very restful to us. When my father-in-law called down to speak with management and ask what was going on they were not very apologetic and in fact they were downright rude. They basically told us to just deal with it. When my father-in-law asked when they were going to be notified that the pool is going to be shut down he was told that it was too expensive to send out letters to the owners and that they would've just found out when they arrived for their vacation. Being that I have always been in customer service, I find this sort of service completely unacceptable. They have made no effort to rectify the situation and in fact have lied to the owners who have already paid maintenance fees for the year as they told them that this renovation would only take place in the fall and winter months when the hotel was not crowded. I would caution anyone who is thinking of staying here or anyone who is thinking of purchasing a timeshare here to go and spend your hard earned money somewhere else! Buyer beware! read more
