First they never served the complaint to me, then they secretly had a false document on file, saying that they requested substitute service as to unnamed occupants, and they ficticiously served me or the unnamed occupant. When it came to getting ready for trial, Dennis was very untruthful in saying that he had first sent me the motions in limine before filing them with the court. Therefore, he made false statements in his declarations, under penalty of perjury. During pretrial, I found a phony looking "rental agreement" that Taylor Panasiti brought in as one of the documents for the plaintiff's exhibits to be VERY suspicious, because I don't recall ever signing it. It looks like a copied and pasted, edited over piece of paper with my signature on it. There's three examples of Dennis Block perpetuating lies through the courts in order to fund his lavish lifestyle of living in Calabasas, having season tickets to the Lakers, and taking trips out of town, as he brags about on his YouTube channel. I did not have a fair trial, and I'm currently unhoused as a result of that, yet this male in his 60s has been arrogantly and selfishly providing for himself and family throughout all of these years through his career based on LIES. Four out of the four times that I spoke with him over the phone just to ask a simple question, looking for information that I needed, he yelled at me and then hung up the phone on me. Sadly and tragically, the very next night after I reported him and Taylor Panasiti to the California State bar, the car that I was using was broken into, and my laptop and bag with my IDs and debit cards were taken. I had no choice but to have them in the car, where they were covered up and stowed away, because I have been WRONGFULLY unhoused since May 2024. I never had problems with my mail like I had over the course of the proceedings for this case, and while this might be more so attributed to their client, I've never found so many nails in the tires of a vehicle in all my life. I'm a good woman who did and does not deserve to go through the harms and abuses that I went through in this case. What business does a 60 something year old man have doing things like this to women, especially women like me who are law abiding, tax paying citizens, and who mind our own business? By the way an investigation conducted by LAHD found that I had paid the rent in question, so the 3 day notice to pay was supposed to have been taken back. In a POST COVID ECONOMY, I was taken to court for $2,412.00, a made up amount, just to be able to "meet the threshold" for an unlawful detainer case involving a one bedroom apartment. There's NO EXCUSE WHATSOEVER for Dennis Block's behavior, and the 40 years of experience that he brags about having, says that he should know better by now! Dennis what you did to me and how much it altered my life was wrong, and you know it. You doing the things that you do to HARM women is DISRACEFUL and SHAMEFUL! Your family and children don't deserve to be set up so nicely, if it takes you going after good women who make an honest living and bringing harm and danger to their lives to provide for your family. If you have my belongings that were stolen when the car that I was using was broken into, give them back NOW. As a first generation college graduate, who is taking the initiative to pull myself, and even my family, ahead, I have been so focused on overcoming obstacles, that I have no such therapist to go to and consult about why some 60-something-year-old male thinks it's okay to bring harm to the lives of young women in all of his selfish efforts make a living, doing it the dishonest way, especially when he himself has a wife and daughter of his own? Why did this 60-something-year-old-male take it upon himself to lie and bring on so many problems for me and others? Under false pretenses and the lies that you and your client told, a deputy came into my home, which I paid the rent for, with a gun drawn. You think stuff like that is funny? I don't care for violence nor for violent objects. You think you might have taken things too far? I do. A good lawyer doesn't need to mess with self-represented litigants to win a case. I had an absolutely terrible experience with this legal firm in 2020-2021 time period which I will describe in full and honest detail below. I really tried in good faith to make it work with them, but honest to God the level of stress and anxiety that this legal firm caused me was in fact way more than that of my nightmare tenant. I ended up terminating the Block firm and represented myself for the rest of the case and that was the best decision I made, because I cared about my case and the last thing that Block team did was caring about the case. First of all, I decided to hire a lawyer to represent me in the case so I don't have to constantly worry about things, assuming the lawyer would competently take care of legal things which is supposed to be their specialty! Wrong! If I hadn't paid attention to what was going on, on a 24/7 basis, the case would have collapsed. Any success we had in the case was because I had to spend hours and hours trying to force feed them the actual facts of the case which they would lose, ignore, fail to submit to court! At best and after so much time and energy spent by me, they would simply copy paste my own statements in a legal paper template and charge me for it! They would piecemeal these facts and declarations just so they can charge me separately for each filing. Their worst offense was that there was minimum to no internal communication or coordination between the lawyers in this office (19 or however many that they have in fact). My case was not handled by any one specific individual, so every time I called or had to communicate about the facts of my case I would end up talking to a different lawyer who had no idea what is going on, or what the strategy is. They claim they have a system where any lawyer can look up my case and know what is going on. That would be fine if done properly but in reality, the experience was more chaotic and unorganized than I could have ever imagined. Every time I would call their office (if lucky to get through the hold) their lawyers would pass me to a different lawyer, and in the end no one would know what is really going on with the case. One lawyer would tell me I had to settle because I had no chance. Next day another lawyer would say the total opposite. Another example: the Block lawyer #1 for the day says to the judge in the hearing that we will not agree to doing X. The following week Block lawyer #2 appears for the next hearing and tells the judge right away that we want to do the complete opposite. I ask the judge to step outside so I can correct Mr. lawyer #2. But when I tried to correct the second lawyer and inform him of what had actually happened the week before, he yelled at me "Don't speak another word". I yell back at him that this is what happened last week and you are clueless about the case, then he says "Oh! I didn't know that! It's not my fault because Ryan has left no notes on the file". He didn't even know that the defendant's motion was already denied and the topic of the current hearing was something totally different! He didn't even bother to apologize. We go back in front of the judge and I get absolutely nothing for having a lawyer representing me! And yet I have to be gladly paying for such non-service?! I described what happened to Mr. Dennis Block who is supposed to be the captain of this sinking ship and what does he say or do in response? NOTHING. Ignore and move on! Numerous times I sent him detailed emails describing these recurring problems and poor performance of his team and not once, even once, would he respond or even acknowledge my complaints. On 2 separate occasions they failed to file the documents that they were supposed to file with the Court in time or they filed the document without its exhibits/attachments so during the hearing the judge could not see anything in front of her in representing my case! Judge was still gracious enough to continue the hearing but that means Block office charges me an extra court appearance fee when it is their own fault that the case is being dragged on. Best case scenario they were incompetent for not being able to even file documents properly, worst case they did it on purpose to drag the case on and on to charge me more. Who knows? Again, I have to pay for preparation of documents and lawyer appearance fees when in fact the documents are not submitted and the lawyer appearing has nothing to say about them. Pay for non-service! On a third occasion I barely escaped this scenario. But I ended up spending the good part of two entire days prior to the hearing on the phone and sending multiple emails trying to make them understand that they have not filed certain declaration. Again, no one would know what declaration I am talking about because the person who had prepared it was missing for two days and no one knew what the document I am talking about is! I finally was able to get the third or fourth person on the phone to find it read more

We purchased a vacation rental in Palm Springs, which came with an existing tenant refusing to move out. The previous owners started a UD with Dennis Block, and we were added to the cause of action. This was single-handedly the worst client services experience I have ever received in my life. Dennis starts off flippant and misogynistic ("young lady" and "kid" to a 35 year-old woman) and rushes you off the phone after you have to wait an hour on hold to get through to him, every time. He tries to make jokes, even when you explain that this case is tied to your livelihood and that you would like to receive some information and guidance. We were told by Dennis for two months that our UD was filed, and we were just waiting on the courts to serve the tenant. It took me calling his office almost daily, and calling the Palm Springs courthouses (after DAN COSTAS told me that was impossible and also hung up on me), that I started to get the information I needed to uncover that the case was never even submitted. We spent two months hearing from him that everything is fine and we have to be patient, only to learn when we started digging that the case hadn't been submitted until after we officially closed on the house two months later. We finally brought in a real lawyer to review Dennis' work, and saw that a mandatory cover page was missing, the documents were riddled with flaws, and it was all around lazy, sloppy work. Somehow, after many submissions, Dennis secured a court date - and Dennis here informs us the day before by sending us an invoice for an appearance fee and no other information. We realized we should have just fired Dennis back in October 2020 so that we could start this process right with a lawyer who actually knows how to practice law. Then comes the trial date - we get Sherman Shrew, an associate who sounds like he didn't pass the Bar exam or graduate high school, fumbling at every opportunity in front of the judge, giggling like a school girl when he mispronounced everyone's name, and getting threatened with sanctions by the judge because he kept asking the same irrelevant questions over again. Our case ultimately gets dismissed. We're moving forward with our real lawyer to resubmit, but all of our time was wasted by letting this guy go to trial. This has cost us years off of our lives, time, money, and if anyone can learn from my mistakes, DO NOT USE DENNIS BLOCK OR ANY OF HIS BULLSHIT ASSOCIATES. If I could give him zero it wouldn't be low enough. We met with individual because after the long winter that was Covid 19 I needed to clean house on some of my apartment buildings where we had some folks who fell on hard times and were not paying their rent. We were taking the approach that they need to do their work and apply for housing assistance and we were going on a case by case basis trying to help separate into two piles the redeemable from the problems. I hired him to represent me in a eviction case, I realize after he got this initial payment that he is an ASS HOLE as everyone in this blog is saying. Dennis Block himself said he would take care of my case that if I had any questions to call him etc. Once he received over 2 grand from me to evict my tenant, He was short with me on the phone, I was put on hold for over 20 minutes at a time, hung up on, and his staff is rude and unprofessional. Dennis Block made it sound that the tenants would be out within 6 weeks, its now 3 months later and over 6 thousand dollars. His attorney never meet with me other than for five minutes in the hall of the courthouse, he seemed unprepared and unknowledgeable of my case as a whole. Needless to say I lost the case and now I still have tenants I don't want and all I got from the attorney was I'm sorry. But I did get another bill hours after the case ended for another 1500 dollars. I think that they will take any case even if they know that their client will lose, just to keep their attorneys working, there is no integrity in what they do, they need to check their ethics and moral radar. My advise to everyone that needs an eviction attorney and that reads this is to not even think of hiring his law firm unless you are willing to throw their money away. I've read through most of the comments, and I can empathize with the frustration everyone is experiencing. After my initial conversation with Dennis, I found it impossible to reach him. They also misspelled the tenant's name, prompting me to call them back immediately. Unfortunately, I ended up on hold for hours and made numerous attempts to reach them. Frustrated, I decided to cancel the entire process by sending them an email and left several messages. Fortunately, I had disputed the charge on my credit card right away, preventing them from billing me immediately. Finally, toward the end of the business day, I received a call informing me that my credit card payment was not going through, even though nothing had been done on their end. They then attempted to take legal action against me, serving me with documents requesting payment. I decided to fight it and went through the process of scheduling a hearing. They even had legal assistance interrogate me during this process prior to the hearing. However, none of them showed up for the hearing, not even via Zoom, so, the case got dropped. To this day, they continue to send me bills, despite providing proof that the case should be dropped. I strongly advise staying away from Dennis, who is quite the smooth talker and will say anything to push you forward. Luckily, he made an error in the initial document preparation, which spared me from going through the nightmare experiences of others. I recommend finding someone else for your needs and thoroughly reviewing the company's references and comments, as many of them share similar issues. After years of tolerating late payments & numerous tenant violations I knew I needed help. I just didn't know how to proceed. Block's Team told me exactly what to do. The forms & information I needed were on their web site. After I served my tenant, Block's team went to work. They handled everything updating me via email on all the details. Anytime I called, I was able to speak to an attorney who would answer any questions I had. Their system automatically notified me when my case was filed, when my tenants were served with legal notices, when I needed to be in court & what to bring. Their detailed process relieved my anxiety & ensured I was prepared. Instead of paying for expensive meetings with attorneys I didn't need, everything was handled electronically. This was good for my busy schedule & even better for my wallet. In court, the lawyer Block assigned to my case was prepared & professional. The court staff clearly knew them which increased my confidence. I wasn't surprised when we won. The Block team followed up afterwards to ensure my evicted tenant was gone. If I can I will give them -3 starts. They have a terrible customer service. During 2 different opportunities. I always have to wait couple hours before somebody call me back. Then somebody who's not the lawyer Dennis , maybe some assistant who picked up the phone to ask me some questions, in a rush and kind of pissed off. Their attitude is like they are the police interrogating you and you better give them the right answer. And please, do not try to explain because then they will really get pissed off. Almost like someone who hates the job and will gets upset for the extra time that they do have to expend answer your questions . The first time I called they told me to do the 60 days notice and after the 60 days give them a call because there's nothing that they can do in the meantime. When I called them back after the 60 days a different person told me that the 60 days notice should never been done. In both opportunities different people answer the phone. Don't ever ever I'm going to call them again. It just sounds one of those services that is all Advertisment and zero customer services. That's what happens when a company takes more load that they can handle. And nobody try to stop and review what quality of services are providing because the money is still still coming in .
