    The views are always serene and it's definitely a hidden jewel inside Las Vegas. The only issue I have is the water. I wish the water was less smelly. I understand the ducks are wild and they are use to the smell and water, I just wish we could get some sort of under water filter to clean it up.

    I am so grateful to be living in this community where I can walk my dog, watch the mountains turn pink, and just enjoy the water views. Residents are friendly, very considerate of one another whilst walking & driving, and the area is beautifully maintained. Still new so haven't yet tried the restaurants tho' hope to do so soon.

    First time I actually enjoyed this serene place, even though I pass it on a regular basis. I see people laying here catching some sun, reading a book, painting, etc. Come December and I am here for a get together that my husband took me and our 11 year old to. Parking was easy and staff were nice and friendly. Grounds are well maintained and the ducks abundant. They kept the 3 of us busy and entertained while enjoying the view. Several hours here was well worth it!

    Possibly the nicest spot in Vegas. As another reviewer noted, it's a great place to forget you're in Vegas. Oops! Should I have said that? Sacrilege! Doesn't everyone think Vegas is the greatest place on Earth, by far? Beauty aside, this is a great place to observe human stupidity at its best, starting with the shitheads who feed the birds in spite of signage you can't ignore. Maybe they don't understand English. A school bus driver even parked his bus (not short) to toss treats to the birds. Walking dogs off leash: An excited puppy jumped into the lake to chase a bird and nearly drowned. The owner doffed her shoes and waded in after the pooch. I'm sure she thought it was cute. And why not walk the adorable pooch off leash--It's just a puppy! Dog walkers steer their terriers toward the birds so they can lunge and nip at birds, driving them from the banks and into the water. They think it's funny. Then there are the poor goose families trying to cross the road. One lady stood in front of them holding up her phone to get a tasteful shot. The apprehensive geese turned back. The lady pulled this stunt twice. The reason geese need to cross the road is to get a break from scrofulous tormentors The list goes on. Any time you visit this bastion of serenity you will encounter stupidity beyond belief except no display of stupidity is surprising. Angry residents barreling down Mariner Drive will honk you out if you slow to avoid a goose. Oh, and of course no one minds a Harley or hot rod blasting the peace with roaring tailpipes. How about letting your kids chase the birds and bunnies? Oops, I shouldn't have mentioned the bunnies. Parents reading this may seek out the bunnies for their kids to harass. Please just leave 'em be--no need to touch, pet, scare, feed, or otherwise interfere with their gambols. If you want to play with animals, go to a petting zoo. Swans have become an endangered species at Desert Shores. The entire community is aghast that some sicko would kill a swan with a bow & arrow. Was it a thrill kill or stupidity? I believe many people do not understand that these are living creatures, not fixtures in a Disneyland attraction. To save their lives, the owner of the swans wants to move the birds elsewhere. A couple years back, an adult swan, two babies, and three ducks were slaughtered by an underage offender who was letting off steam after his love life went sideways.     Desert Shores Community is a great spot to walk, run, bike, or socialize with ducks and geese. I run or bike here from my house often and I like the wide bike lanes that wind around the lakes here. There are huge trees for shade on hot days. There are ducks that meander around, not just at the water's edge, but you'll find them crossing the streets, too, so look out! It's a popular area for people of all ages doing their daily walks with dogs or each other, too. You can enter the community at several places including: - Lake Mead Blvd. at Mariner Drive (near Buca di Beppo) - Lake Mead Blvd. at Harbor Island Drive (near Nevada State Bank) - Buffalo Dr. and Regatta Dr. (across the street from Babystacks Cafe) The lake usually has kids feeding ducks and people fishing. There are benches for one to sit and enjoy the scenery. I highly recommend this area if you want to enjoy some time outdoors with scenic views, to commune with water fowl, and to get your heart rate up.

    A beautifully private owned beach/club for surrounding residential use. Drive a little further and there is a bunch of beautiful restaurants. Nice area to walk around.

    Great neighborhood park surrounding the lake- Terri's review gives more detailed info about how to find it, but it's surprisingly large with a good trail. Perfect for running, jogging, and walking, with or without a dog. Good spot for photos, too. Watch out for the ducks while in the area, as they are sometimes in the street. New favorite spot to run!

    My go to place with my son. He loves the ducks and also the lakes such a clean park and you don't see any homeless people walking around

Not because someone didn't want to do the work or help. I believe they were either overworked, undertrained, without resources or struggling with very unusual situations. If there's no roadmap it's tough for managers and boards to get things done. Whatever the cause, this is a business relationship and we needed appropriate help for the community. Akeisha and Alex stepped in and are amazing. We appreciate the steps being made to 1) deal with immediate issues including a major water line break over the Thanksgiving holiday 2) find answers to 2025 questions and 3) help the board and owners take care of the community. Thank you for your efforts for our condo complex.

We were happy with our HOA Management…read moreCompany (EBMC), but for some reason, we were moved under Associa because EBMC was changing their association management style. We were with Associa MANY years ago and left them for numerous reasons...and it hasn't gotten any better. We have had no less than 5 different Community Association Managers in less than a 1 year period...the All-Inclusive contract we enjoyed with our prior company went out the window...and now it feels like I'm sitting in a finance officer's office after buying a car because of all the add-on fees we are now paying. They did a double mailing to every household during our election and tried to bill us for the paper, envelopes and postage for that double mailing which they said was an error in their system. I pushed back on this and did get that second mailing removed, but if I hadn't said anything, they'd have gladly pocketed it. They somehow lost my May payment and applied it to some violation account and then charged me a $10 late fee AND a $25 Late Notice Fee. They have credited my account for my May payment but the fines still show on my account as of this writing. During the transition of all our Accounts Payable, Most everything seemed to transition over okay...until our gate system stopped working. Apparently no payment was made to Embarq since August of last year and they shut off our phone line. I haven't seen the actual payment invoice yet, but I can be certain WE ended up paying all the late fees, collection fees, and reconnect fees for their incompetence of not notifying of the address change. Seems to me when you keep getting forwarded bills from the old management company to the new management company, someone in accounts payable would think "oh, gee, I gotta call them and update where they should send the bill." I had to go into their office last January and while I was waiting to speak to our CAM at the time, there were three other associations there demanding to speak to their managers. The receptionist had to keep getting up and check in the meeting rooms from all the screaming from the board members going on. I have to constantly follow up with them for updates. I was told we'd get weekly status emails like we used to get, but they don't come. We're still waiting on a few bids for things. Took them forever to fix a fall hazard that injured two homeowners on two separate occasions. If it wasn't for the $1000 fee for transitioning out, plus the contract was a 2 year contract expiring June 30, 2027 and there are stipulations that we cannot write our intent to not renew our contract more than 90 days, and not less than 60 days from renewal, else we're responsible for their fees to the end of the contract. Watch out for them...they should change their name to A$$ocia because they're all about the dollars. On a school grading system, is there anything worse than an F Minus? Asking for a friend.

About three months after we moved in, we got a passive-aggressive email with a survey about our demographics, car make/model, etc- and a note saying it was mandatory for residents and late, but no one had reached out to us before. I completed and sent it back immediately, asking for a confirmation of receipt, and planned to ask a few questions but no one ever responded to multiple emails. I also never received confirmation of payment receipt when we paid for 2021 year's fees in full, which is annoying. We moved in during Covid, so I understand they likely had more pressing issues, but it was not the best start for communication to be nonexistent unless it was something they initiated. That said, overall the enforcement of policies is inconsistent at best. Cars with flats, garbage and junk in yards, and other violations are consistently evident in the neighborhood. HOA fees cover front yard landscaping and some houses/streets get more attention than others. They've been taking out trees and redoing other yards while mine isn't getting even basic weed removal. If this were any other HOA and it wasn't in their responsibilities, I would have already been fined for the condition of my yard. I'm not thrilled but again, understand it's the middle of 115 degree Vegas summer days - but communication, again, is nonexistent. Most recently, I got an email about the pool (finally) being open, access via fob. Had to email back the obvious question about how to get a fob as a newer resident, since the info was never provided. This time, I got a prompt response, only to go by on a day the office was inexplicably closed during their posted office hours. On a second visit, staff were friendly and I was able to order gate and pool fobs. Here's hoping things only go up from here.

The HOA monthly payment goes up every single year but the quality of service is far less than bare minimum. How's are frustrating most of the time but this company is the worst of the worst. VERY quick to fine you over the most menial infractions but extremely slow to actually help. Instead offering help the front desk complains at you about how their job is so hard. Zero stars if it were possible.

Yes the HOA is strict as most HOAs are but that is what we signed up for when we purchased our homes and all of the rules are spelled out in the paperwork prior to purchase so no surprises. I love the service, the people and the cohesive neighborhood aesthetic, even though traditional European is not my personal style. It makes our daily walks very pleasant.

They're always raising our Association fees and now…read morethey're charging all residents a bogus fee to just get a transponder on our vehicles to allow us through the security gates into our homes. Might as well add another fee to the air we breath. To renovate anything in your home you have to get your neighbors to sign they agree to the renovations. Along with a check deposit made to out to the HOA to review your request for renovations. We asked to put turf in our yard and now they want a certain thickness or higher while other residents before us didn't have to go through that. It's always a constant battle with them to do anything here. Do you know what happens if you order something that won't fit in a tiny USPS mail locker? THE ITEM IS RETURNED, AND YOU NEVER RECEIVE IT AT ALL. I have to hire people to get my mail once a week because of my disability. Whether I receive ANYTHING depends on how big the package is or how many packages arrive in the same week. "Neither rain, nor snow, nor sleet" but god forbid lazy mail carriers drive half a block to deliver my packages. DO NOT MOVE HERE. THIS COMPLEX SUCKS because: 1) They contract with a tow company known for towing cars for no reason. 2) The "management company" claims they can't do anything about anything. 3) IT IS IMPOSSIBLE FOR RENTERS TO CONTACT THE BS HOA THAT SUPPOSEDLY OWNS THIS COMPLEX. 4) There are TWO condos with the same unit number for every unit in this complex, which should be illegal. 5) They only obey zoning laws in the front of the building; if your parking space is in back, have fun squeezing your car into it. 6) They LOVE to shut the water off. Either the plumbing sucks and needs constant repairs, or they just want to make renters' lives difficult.

    I lived here for one year, renting a condo in the community. The layout and design imply that this…read moreproperty was originally two apartment communities that merged and were sold as individual units. Each unit varies a certain amount, but the shared areas and overall community are lacking. SAFETY: So this is the big one. Within the first 6 months of living here, we experienced both a break-in and a shooting, directly outside my unit. This property is not gated, but occasionally we'd see roving security patrol. Following these incidents, there was no increase whatsoever in security measures, and in fact, security now seems to have been cut, as we have not seen them around in months. That said, I do typically feel safe enough going out to my car, checking the mail, and walking around the property day or night. AMENITIES: HOA fees are high for essentially nothing. There's an outdated gym room in the club house, and three pools on site- two are open, one is drained with signs up that it's "closed due to vandalism". That's not a long term solution. Landscaping crews are onsite weekly, and some areas look way better than others- if you're toward the back of the property and less visible, far less care and attention are exercised. POLICIES: Lots of signage up about no dumping or soliciting but both happen frequently, with construction contractors regularly disposing of their trash in our dumpsters and pizza menus showing up on my door a couple times a month. It's always the same place, which makes me wonder if they just drop off freebies to management or if the policy is just not enforced. CUSTOMER SERVICE: I've rarely had a reason to reach out to the HOA or management directly. Most recently, I had to go by due to a (pointless) change to parking. Each unit has a designated space, and residents got door notes in early March to fill out a form to register their cars for parking stickers to verify resident parking. Tow stickers were placed on vehicles March 18 during the Coronavirus shutdown, at a time when people were focused on more pressing issues, like physical safety. It was totally unnecessary and wildly inappropriate to threaten to tow vehicles over a pointless sticker at this time. Overall, my immediate neighbors are polite and we greet one another. Many residents have been here long term (6-10 years), and state that the events mentioned above are not at all the norm, but it has been my experience. If you're looking to purchase a condo, you could do worse. Zillow lists them around $120K pretty regularly. However, monthly HOA rates either need to go up so that they can actually provide security measures, or an updated breakdown needs to be provided to explain what fees are actually covering.

My concerns include the following: Lack of Management Availability The Property Manager is frequently unavailable, and residents often report difficulty obtaining assistance, responses, or timely resolution of concerns. Effective property management requires consistent accessibility and communication with residents. Questionable Fine Enforcement Residents are being assessed fines for various alleged lease violations, including pool-related activities and pet-related matters. However, the lease agreement and governing documents do not appear to clearly disclose specific fine schedules, amounts, or enforcement procedures. Residents should have access to transparent policies that clearly explain potential penalties before they are imposed. Pool Area Conditions and Maintenance Concerns The pool area has repeatedly been found in unacceptable condition. Residents have reported: Pool closures without adequate communication. Excessive debris and cleanliness concerns. Ant infestations around the pool area. Unsafe conditions affecting resident enjoyment and use of community amenities. Privacy Concerns Involving Resident Communications Management has distributed videos depicting residents and minor children in connection with alleged rule violations. While community rules should be enforced, distributing images or videos of residents, particularly minors, raises serious privacy concerns and should be handled carefully and professionally. Inconsistent Rule Enforcement Rules and penalties should be clearly documented, consistently enforced, and applied uniformly to all residents. The appearance of selective or inconsistent enforcement creates distrust within the community and raises concerns regarding management practices. As a condominium owner and member of this community, I believe residents deserve transparency, professionalism, accountability, and proper maintenance of the property. I encourage ownership and any overseeing management company to review these concerns and take corrective action to improve operations and resident relations. This statement reflects my personal observations and concerns regarding management practices and community conditions at Alondra Apartments.
