Ronan, the newest member is kind and very smart. The maintenance team are the best. If something doesn't work, they are on it. Every evening my husband and I swim at the same time in the pool and it feels like living a resort. It's quiet. The palm trees and grounds are well kept. We don't participate much in events that are well planned as our family lives nearby and we keep busy with them but I do know there's things to do! What's more is this isn't a high rise. It's like having your own cottage. Lit up at night, I feel safe if we have to take our small dog to go potty. The appliances are well kept. It's nice having a washer and dryer in the unit. And a dishwasher! Janence drives those that can't to the clubhouse and is ever so kind. I could go on and on. No place in this Vegas area is all 100 percent but we have been blessed.

We have lived here for three years and finally terminated our lease to move into a house. During the first year, everything was great, but gradually things got significantly worse. The office staff is rude and unhelpful, our neighbors across from us were extremely hostile and uncomfortable to be around- always slamming doors, having multiple people over at all hours of the night throwing parties, playing loud music throughout the entire day, and on top of all of that there are six adults living there, which is insane in itself. It's just uncomfortable all around. Also, the hidden fees they charge you once you move out are insane. Some of them are understandable, I'm disabled with a service dog so I expected to pay a cleaning & pet fee, but to add on all of these other fees is kinda wild. Personally, I wouldn't live here again just seeing how it's gone significantly downhill in the past two years. There are much better apartments in the area if you're looking, I highly recommend The Clarkson at Centennial Hills, Marlowe, Montecito Pointe, or Loreto & Palacio. All of these complexes are much nicer and newly renovated whereas Pavilions is extremely outdated and the complex is not clean at all minus the front office, there is trash everywhere unfortunately.

The property manager would write me emails and put letters on my door from the ring camera footage. The apartment manager at the Pavilions by Picerne began a hate filled harassment campaign against me right after I moved in. I moved into unit# around the middle of July 2024. Every 2-3 weeks there would be a notice on my front door threatening to evict me for things such as a broom handle on my porch or dusting a rug. I am a senior citizen and I began believing I was being targeted. I would inquire why was the manager constantly harassing me and I would get hung up on if I called the leasing office. Eventually I asked to move out around November 2024. She emailed me that I would owe her $5,000 if I moved out. Around January 2025 one of my guests dusted a rug and about 6 days later I was given a 3 day notice to be evicted because of the dusting of the rug. I had to throw my furniture in the trash can. I had to hire movers and became homeless for approximately 4 months. This incident made me very sick and she started threatening me. As I was moving she sent me an email saying that I better stop harrassing my neighbors! This was when my furniture was awaiting to be moved to the trashcan downstairs. This was a 3 story apartment building. She caused me great physical and financial harm. In March 2026 I never knew I owed a balance which was approximately $1,047 and when I checked my credit report she sold the debt to a Seattle WA based collections agency. I asked her via email to validate the debt and I was ignored. I need this debt removed from my credit report since she had it added to my report without my knowledge. This individual caused the debt and the fake reason to give me a 3 day eviction. I reported her actions to the Better Business Bureau and she began stalking me and saying other persons yelp reviews were mine. This was my experience living here for only 6 months I previously I had perfect rental and credit history. The staff in the leasing are rogue and break the law this needs to be investigated.

Do NOT move here - Nightmare Experience I've lived at shadow…read morehills for a while, and I wouldn't recommend it to anyone. Yes, the area looks decent at first glance, but looks are deceiving. Homeless people regularly wander through the complex, package theft and car break ins are constant a issue. My car was stolen from right out front of my apartment, and security, who claimed to be "patrolling" all night, had no clue it even happened. The gates are ALWAYS broken. constant ring app notifications about break ins, thefts, and even hostage situations around the area. The price I pay for my apartment does not reflect the environment around it. But i guess management realized that because the $1600 1bed 1bath i pay for is now $1200. yet they planned to raise my rent $75 if i decided to stay. how does that work ? These apartments are anything but "luxury." My unit was so old and run down that the wood interior was literally crumbling. Upon moving in, the apartment was not cleaned properly at all. The cabinets were sticky, and the tile floors were filthy. Instead of a proper cleaning, they simply painted over dirt, grime, and hair. The bathtub was coated in black mold they tried to mask with paint rather than remove, which is a massive health hazard. The toilet paper holder was broken, and under the sink showed clear signs of past flooding. The lock to my back door was broken and never fixed. In December 2024 my heater broke, it took three weeks to repair, management had no urgency to fix this issue even though my apartment was stuck on 50° all while I had a 6 month old baby. On top of that, both the oven and dryer broke down, all this happened within just eight months of living here. The management is shady. I had a $600 money order go missing in August 2024 -- the office employees were the only ones that had access to it, yet claimed I never paid. Even after the bank confirmed someone cashed it (and it wasn't me), they served me multiple evictions notices and forced me repay it. i've been receiving evictions for months even after repaying the money they "lost". I found another review from someone who went through the exact same thing just a few months ago, but now that review is mysteriously gone -- seems like they're deleting the negative ones. I've talked to several other residents who are getting eviction notices for no reason too. it's an ongoing issue that hasn't been resolved. The complex is dirty. Dog waste is everywhere and it smells like urine outside. The pool is tiny and overcrowded in summer. While most neighbors are nice, one guy revs his motorcycle literally all day long from 6am to 8pm. It's nonstop noise and management does nothing. Only positive thing about living here is no roaches in my unit... just carpet beetles.... Seriously. This place is disgusting, unprofessional, and unsafe. I regret ever signing a lease here. Save yourself the stress and look elsewhere. EDIT: june 2025. these people are ridiculous! ivy and jose are CLOWNS. this apartment complex is a joke. they have the nerve to service me a $2000 move out fine! i called all day long to figure out what these bs charges are, no answer of course. i called on a different number and they answered. these people are saying i didn't pay mays rent MEANWHILE I HAVE VIDEO PROOF SHOWING I DID. Everyone who works at Altessa is so kind and professional - from the assistant manager (thanks for everything, Kari!), the property manager Mariela, the maintenance staff and everyone in between! All of our questions, requests and concerns were always promptly and enthusiastically tended to and we could always rely on constant communication via email and in the community portal. Everyone at Altessa went above and beyond to make this place feel like a tight knit community - everything from different food trucks several times a week, community events like holiday wrapping stations, bbq's and thanksgiving dinners and always keeping the grounds beautiful and clean, we were always so excited to come home to our little oasis. It truly was a bittersweet moment to move forward onto our next adventure but we will always hold all the memories we made at Altessa close to our hearts no matter where we land next.
