I've been living here for the past 5 months renting out a 1 bedroom. So far, I haven't had any…read morenegatives staying here. It is a gated community that locks the gates after 5 pm on weekdays and fully on Sundays when their leasing office is closed. The management is on top of things, for example when I had an issue with my air conditioner, Adeymis, at the front office quickly sent repair and the issue was resolved within 30 minutes. Everyone has their own parking space and you can also opt in to rent a private garage for $200/month. However one downside is when having guests over there's barely any spots for your your guest to park. Management hosts monthly and sometimes weekly events arranging from bagels, food trucks, etc. In terms of amenities, there's a small-ish pool. The gym is clean and pretty much always empty. Bailey the head manager makes sure everything is tidy and the residents are taken care of. Location wise: you're right off of the 95 north with the Santa Fe hotel and theater across the street walking distance. The Santa Fe has its own food court and discounted bowling on certain days. There's a shopping center a 3 min drive away with a few really good food places and an Albertsons for groceries.

Homeless people regularly wander through the complex, package theft and car break ins are constant a issue. My car was stolen from right out front of my apartment, and security, who claimed to be "patrolling" all night, had no clue it even happened. The gates are ALWAYS broken. constant ring app notifications about break ins, thefts, and even hostage situations around the area. The price I pay for my apartment does not reflect the environment around it. But i guess management realized that because the $1600 1bed 1bath i pay for is now $1200. yet they planned to raise my rent $75 if i decided to stay. how does that work ? These apartments are anything but "luxury." My unit was so old and run down that the wood interior was literally crumbling. Upon moving in, the apartment was not cleaned properly at all. The cabinets were sticky, and the tile floors were filthy. Instead of a proper cleaning, they simply painted over dirt, grime, and hair. The bathtub was coated in black mold they tried to mask with paint rather than remove, which is a massive health hazard. The toilet paper holder was broken, and under the sink showed clear signs of past flooding. The lock to my back door was broken and never fixed. In December 2024 my heater broke, it took three weeks to repair, management had no urgency to fix this issue even though my apartment was stuck on 50° all while I had a 6 month old baby. On top of that, both the oven and dryer broke down, all this happened within just eight months of living here. The management is shady. I had a $600 money order go missing in August 2024 -- the office employees were the only ones that had access to it, yet claimed I never paid. Even after the bank confirmed someone cashed it (and it wasn't me), they served me multiple evictions notices and forced me repay it. i've been receiving evictions for months even after repaying the money they "lost". I found another review from someone who went through the exact same thing just a few months ago, but now that review is mysteriously gone -- seems like they're deleting the negative ones. I've talked to several other residents who are getting eviction notices for no reason too. it's an ongoing issue that hasn't been resolved. The complex is dirty. Dog waste is everywhere and it smells like urine outside. The pool is tiny and overcrowded in summer. While most neighbors are nice, one guy revs his motorcycle literally all day long from 6am to 8pm. It's nonstop noise and management does nothing. Only positive thing about living here is no roaches in my unit... just carpet beetles.... Seriously. This place is disgusting, unprofessional, and unsafe. I regret ever signing a lease here. Save yourself the stress and look elsewhere. EDIT: june 2025. these people are ridiculous! ivy and jose are CLOWNS. this apartment complex is a joke. they have the nerve to service me a $2000 move out fine! i called all day long to figure out what these bs charges are, no answer of course. i called on a different number and they answered. these people are saying i didn't pay mays rent MEANWHILE I HAVE VIDEO PROOF SHOWING I DID. Our area of the complex was relatively quiet, aside from a neighbor who walked loudly above us, but that wasn't too much of an issue nor was that the complex's fault. The complex stays pretty active throughout all hours, but nobody is very loud in my experience. They also have a bunch of parking, so finding guest parking is almost never a problem. The office staff was nothing but nice to us and helped us with any problems we had! They sent us regular e-mails about events taking place, if any of the amenity's we're going to be closed, when our rent due date was coming up, etc. However, there were some negatives. The condition of the apartment when we moved in seemed clean and well kept, but we found some minor things as we spent more time there. Nail/thumb tack holes that we didn't make (from the previous renter), paint that dried looking like it was dripping, a bit of a clogged drain, and the windows and doors had a bit of a draft. Our rent was raised by $60/month, which is the main reason we're leaving (as the rent isn't exactly cheap). The complex doesn't have an actual gate code, but you have to go to the office and put your name and phone number in. Your guests have to find your name and call your phone, then you have to buzz them in from your phone. It's not very convenient, but not the end of the world either. Overall, I enjoyed my time living at The Pavilions. I think that the pro's are awesome, but they some pretty annoying cons. If you're looking for a place in the Centennial area, I'd suggest giving them a look and seeing how you feel about them yourself!

We have lived here for three years and finally terminated our lease to move into a house. During the first year, everything was great, but gradually things got significantly worse. The office staff is rude and unhelpful, our neighbors across from us were extremely hostile and uncomfortable to be around- always slamming doors, having multiple people over at all hours of the night throwing parties, playing loud music throughout the entire day, and on top of all of that there are six adults living there, which is insane in itself. It's just uncomfortable all around. Also, the hidden fees they charge you once you move out are insane. Some of them are understandable, I'm disabled with a service dog so I expected to pay a cleaning & pet fee, but to add on all of these other fees is kinda wild. Personally, I wouldn't live here again just seeing how it's gone significantly downhill in the past two years. There are much better apartments in the area if you're looking, I highly recommend The Clarkson at Centennial Hills, Marlowe, Montecito Pointe, or Loreto & Palacio. All of these complexes are much nicer and newly renovated whereas Pavilions is extremely outdated and the complex is not clean at all minus the front office, there is trash everywhere unfortunately.

Every evening my husband and I swim at the same time in the pool and it feels like living a resort. It's quiet. The palm trees and grounds are well kept. We don't participate much in events that are well planned as our family lives nearby and we keep busy with them but I do know there's things to do! What's more is this isn't a high rise. It's like having your own cottage. Lit up at night, I feel safe if we have to take our small dog to go potty. The appliances are well kept. It's nice having a washer and dryer in the unit. And a dishwasher! Janence drives those that can't to the clubhouse and is ever so kind. I could go on and on. No place in this Vegas area is all 100 percent but we have been blessed.

Families and people that look for a safe place for their family please look elsewhere where Another ongoing issue is that employees frequently use the amenities, which often takes away from the residents who actually pay rent to enjoy them. While there are a few exceptions, many of the staff members have been unprofessional and unpleasant to deal with. The one of 3 standouts is Antonio, the General Manager who has always been helpful, professional, and genuinely cares. Unfortunately, I cannot say the same about much of the rest of the team. I also want to recognize the two maintenance employees who consistently go above and beyond. They work hard, respond quickly, and seem to carry a significant portion of the workload for the entire property. They deserve recognition and honestly, probably a raise. At this point, breaking my lease is something I'm seriously considering, and I can confidently say I will not be renewing. Between the lack of security, poor management practices, and overall unprofessional atmosphere, this property has been a major disappointment. The ownership should be aware of how poorly this property is being managed. Seeing employees sleeping on the job, ignoring phone calls, or spending time on personal calls instead of assisting residents is unacceptable. Residents deserve better, especially given the amount they pay to live here.
