    ZRS Final Statement

    DO NOT MOVE HERE: I moved here in March 2023. Within the month, I realized I had a neighbor whose entertainment speakers were too loud. I could not sit in my living room and enjoy my TV without the constant loud bass making it impossible to enjoy my television. It even got to the point where it started affecting my sleep. The noise would start at 7:00-7:30am every morning (waking me up) and go until 8:30-9:00pm at night. One night I tried sitting in my living room and I could actually feel the bass vibrations underneath my feet. I went over to the office on 4-5 different occasions (they apparently don't read emails because I "never" got a response to any of my emails) to complain about the noise. I spoke with the Community Manager (Felicia), and Assistant Community Manager (Melissa) and the Leasing Professional (Regina), all on separate occasions. Nothing changed. Finally, on May 30, 2023, I met with the Community Manager to see if I could possibly move to another unit. There were none available comparable to the unit I was occupying. Since I couldn't move to another unit, it was "agreed" that I would be able to terminate my lease with Destinations Pebble with "NO PENALITIES." Felicia, the Community Manager, agreed to this. I followed up this meeting with an email, dated May 30, 2023, confirming our agreement, "with a copy to the Asst. Community Manager". In the email, I gave notice that I would be terminating my lease and moving, effective July 1, 2023. I ended the email with "Please contact me if you have any questions or if there are additional information/instructions you need me to know." No response from her or Melissa. So, I moved. I moved out on June 16, 2023 but I had paid rent for the entire month so I wouldn't be rushed with move out, clean up, etc. I returned the keys on June 29, 2023. Here is where you should pay close attention to the above dates. I received a call on July 17, 2023 from the Asst. Community Manager informing me that I was late on my rent, what? I don't live at your property so how can I be late? I copied her on all the emails! If you will recall, the agreement was "no penalties." I gave them a $200.00 deposit which I expected to get back minus the trash, sewer, and water ONLY. Nevada law states that rental deposits should be returned within 30-days after vacating the property. I contacted them on August 3, 2023 to ask the status of my check. I finally received it on or about August 12th or 13th. But get this, it was only for $58.95. Take a look at Photo #1 and look at all the crap they are charging me for, dishonestly I might add. All the yellow highlighted charges should not be subtracted. They tried to charge me for utilities for the month of May 2023 (utilities were paid with my June 2023 rent, fortunately, I had the receipt). They even have a charge on there for the month of August 2023, I moved out in June?? There's a late charge on there that Felicia says was removed. Okay, even the late charge is more than $58.95 so that makes no sense. If you subtract the utilities which only amounts to $33.09, that leaves a balance of $166.91. If you subtract $58.95 from $166.91, they still owe me $107.96. They charged me a $15.00 "move out fee"? I paid a $600.00 "community fee" and a $20.00 "utility set-up fee" when I moved in (non-refundable) and you want to charge me for moving out? I contacted Felicia and questioned the charges on this statement. She called me back on August 18th and said I could expect another $50.00 check. I HAVE NOT RECEIVED ANYTHING as of today, October 5, 2023. I had experience with Greystar Property Management when I lived in Franklin, TN prior to moving here to Nevada. In case Greystar wants to verify this, I lived at Viera Cool Springs from 2020-2023. Your property management of Viera was horrible, I don't think Greystar lasted a year there were so many complaints. I really tried not to rent from any Greystar properties here in Nevada but time ran out and I had to either accept this apartment or live out of a hotel. All the other places I contacted either were too expensive, had no availability or I didn't meet the income requirements (income not low enough). I convinced myself that maybe it would be ok since it's the "people" that make up a company. Well, your employees in Tennessee were dishonest and it appears they are here too. Please note, Photo 2 is the final statement I received from ZRS Management, the company that was hired after Greystar was let go. Photo 2 is what "honesty" looks like. They could have really screwed me over since I moved across the country but they didn't. Viera Cool Springs was not a senior community and I was treated honestly and fairly. Shame on Greystar for the way you are treating a senior citizen who did nothing wrong. I just wanted to find a "peaceful" place to live.

I rolled up being 1st time here on a Friday late afternoon. I see there's like 5 valet guys just standing around in a group not doing jack. There's nobody behind me, guy that greeted me is telling me I'm blocking the entrance and if I want to valet I need to pull over to a specific spot. So immediately he's already giving me crap. Once he directed me where to "park" He's grilling me the exact name and unit # of the resident. Honestly I don't know my friend that well and forgot the exact unit other than the floor #. The signals are crap underground and he's asking me to call. Frustrated I told him screw it I'll park elsewhere. All I had to do is turn around the corner for Crystal shops valet. Much nicer and friendly staff there. I stay away from parking at Veer if you can.

All the fears a parent can worry about.. safety, living on his own without a room monitor like in the dorms! But having lived there for a year now, I couldn't be happier! The staff is really friendly and will go out of there way to help my son with any questions or problems he has! We liked it so well and feel totally comfortable with him living there, that we signed up for another year, and probably the next 2 years until my son graduates from UNLV! And big part of that is the wonderful leadership that Marcel instills in his team to be very accommodating and compassionate towards there renters! The first thing to know is that the tours are misleading. They only showed me a 2-bedroom, which looks nothing like the 4-bedroom layout. The 4-bedroom common area is tiny, with very little kitchen counter space and one refrigerator shared by four people. If you enjoy cooking, it isn't ideal. The 3-bedroom layout was much better, with a larger kitchen, more cabinet space, and a real living area, although the master bedroom was surprisingly smaller. When I first moved in, there were about five cats in my apartment even though I'm allergic. There was cat hair everywhere, and management didn't seem to know they were there. Thankfully those roommates moved out a few weeks later. The apartment advertises a roommate matching app, but it didn't seem like many people actually used it. You're better off finding your own roommates if possible. Maintenance was one of the few positives. They responded quickly whenever I had issues with my front door lock, dishwasher, washer/dryer, and other maintenance requests. The apartments themselves feel dated. The furniture is old, the carpets were stained, and the walls looked like they had simply been repainted instead of properly repaired. The rooms come with basic furniture, but I'd recommend buying queen-size sheets because Full XL sheets are difficult to find. The amenities are decent. There is a gym, study rooms, game room, community kitchen, Starbucks machine, pool, and massage chairs, although several of the massage chairs never worked. They also host resident events like pool parties, game nights, crafts, and free food. Noise was one of my biggest complaints. People rode scooters through the hallways, parties were common, the elevators often smelled like weed, and there were constant sirens, yelling, and arguments outside late at night. The walls are extremely thin, so you hear everything from neighboring apartments, hallways, and traffic. If you're a light sleeper, bring earplugs or a white noise machine. Security was disappointing. One roommate had her car stolen from the "secure" parking garage. I also personally saw security guards smoking what appeared to be marijuana in the garage instead of patrolling, yet whenever there was an actual issue, security was nowhere to be found. The garage gate was broken several times, leaving it open for anyone to enter. Management was easily my biggest frustration. The front desk often seemed uninterested in helping residents. One roommate worked during office hours and asked if her small package could be placed in a parcel locker so she could pick it up after work. They refused and held it in the office instead, even though it easily fit in a locker. The elevators frequently broke down. Living on the fifth floor meant carrying groceries upstairs multiple times when they weren't working. Parking also fills up quickly despite paying monthly for a garage permit. The trash rooms and storage areas were often filthy, with leaking garbage, food, and boxes all over the floor. I wouldn't recommend renting a storage unit because your belongings could easily end up smelling like trash. Toward the end of my lease, management changed utility companies. My final bill was an estimate instead of my actual usage, and I was charged more than double what my roommate paid for the same month without a clear explanation. Overall, while there are some positives like quick maintenance and resident events, they don't outweigh the poor management, security concerns, broken elevators, noise, parking issues, and overall lack of professionalism. As an older, nontraditional student, this was the most frustrating apartment complex I've lived in, and I'm glad I never have to come back.

I needed a…read moreplace that was more upscale (I previously lived right across from Tivoli village which was one of the best apartments I've lived in), since I did not want to live in a high rise such as the Veer or the Martin etc. This place checks all the points. Clean, fairly new, and tons of amenities and a 24 hour gym that is well maintained. The units are spacious, and I actually thought I was the first one to live in it because it was so clean once I moved in. The management team seems to take pride in their property, and it shows. Brandon and Geri were both amazing. Anything I needed (prior to moving in such as helping me get measurements for one of the bedroom, and after I moved in when I needed minor services for my unit). Maintenance guys are amazing as well (I remember one of their names-Jayson) and takes care of your problems within a day or two from the request date and they come in looking happy to help. I'll be honest. There were some issues when I first moved in (washing machine, door lock not being fully functional, dish washer not working), but they took care of everything for me quickly and efficiently. Communication is key in living in a shared property with management, and they have been super responsive. As of now it's been a week since I moved in. I've settled in and it's been amazing. I barely hear my neighbors, which is another aspect that I was worried about being so close to the strip (people with certain jobs that needs to be near the strip). Only complaint right now would be that the elevators are a bit slow, and that the Tiffany dry cleaning lockers are full oh and that the EV charging ports are in the process of being upgraded so I can't charge my car.

I've currently been living here for almost 3 weeks. I was very skeptical when I first moved here of the area and the homeless or maybe the quality of the clientele here but I am very pleasantly surprised. I currently separating from my spouse and I needed an affordable place to live. That was safe and secure and I moved into a studio apartment at this location. The apartment is clean. They replace the carpet and repainted everything works fine currently I have not seen any bug bugs which was a major concern for me but I am currently on the fourth floor and I don't know if the first floor is like they do have an elevator one that is very slow but still works and there is only like 107 units in the apartment complex, so it's not that long of a wait . The only issue is the apartment is older built in 1971, but it was well maintained for its age it is close to a park, which is overrun by homeless people that is the biggest negative the apartment complex is within a secured gate and you need a code to enter and I have not had any issues with anybody. The ladies in the office are very professional I have not had any appliances or anything break so I cannot respond to maintenance issues, but they seem to be very professional at their job jobs and the area is clean. I would not be deterred by location if you're looking for affordable place the only negative is the homeless in the area but I do not see them in the parking lot only on the nearby streets, and the police are on the streets on a regular basis. The rent is quite a bit cheaper than other apartments in the area. You need a security check and a background check to rent in the complex in the management is very pleasantly convenient to work with.
