I rate Palm Villas a 9 out of 10. It's well maintained, the staff has always been respectful, the complex holds social gatherings from the community, maintenance responds quickly and It's a quiet community. The only complaint that I have and the only reason that I won't rate it a 10 is because of the refusal to distribute two "community" keys (that's my name for it) when there are two adults in a unit. This is the key that opens the pedestrian gate, fitness center and pool gate. It would just be nice if we could have access to the key when we want it instead of having to seek each other out if one of us had to use it and is still out. It's a minor inconvenience, but one that seems unnecessary. Other than that, I would recommend Palm Villas at Whitney Ranch to those who are seeking a quiet, respectful Henderson community. read more

When looking for an apartment, I scheduled a tour online for Palm Villas and it looks like I made the right choice moving here. I met leasing agent Shawna when I showed up to view an apartment. She explained the different size units and ammenities and then took me to see a unit. I liked the layout and area, so I filled out an online application that she directed me to. I was approved and Shawna explained the next steps and communicated fast throughout the process until it was moving day. I had trouble with unlocking my door the first time, so I called Shawna and she sent a maintenance guy (Jonathan) to help me. I appreciated that help and I gained a favorable view of the maintenance team as well as the other office staff including Alisha and Michaela through my interactions. The community is very well-kept and peaceful. I like the design, appliances, and layout of my unit very much. The only ammenity I have used is the sauna; I wish it got hotter and retained heat but that is not too important. I have not used the pool or gym but they seem decent and what I would expect. This review is based solely on my conversation with Mandy yesterday, 7/24/2021. I am relocating to Las Vegas from Arizona. I contacted at least ten properties and Mandy at Palm Villas is the only one that called back. It was a courtesy call to let me know that they don't currently have any availability, but that she would save my info. The fact that she took the time to follow up and just be that considerate made me put Palm Villas at the top of my list. Definitely what I appreciate in a management company. We had a great discussion about the complex, amenities, etc...not to mention the ten million questions she patiently answered for me. She was very informative and super friendly. Upon moving in Mandy helped us out with all our paperwork she was very friendly, kept us updated with the entire approval/move in process, made us feel at home & answered any questions my boyfriend & I had. By the pictures online we thought the apartments were nice but we didn't think they'd be this remodeled, from the wood flooring, new appliances everything is immaculate, well kept & sparkly clean! We even had a welcoming gift ready for us in our apartment. The location is absolutely unmatched. There's a Target, Applebee's & casino about 5 minutes away. There's also a garage included & covered parking for each resident. The staff is friendly & the apartments are made with GOOD quality. We can't hear our neighbors or any airplanes even with us being located next to an airport. If you're looking for an apartment look no further the Palm Villas at Whitney Ranch won't disappoint. We've only been here for a week & are so pleased with everything we want to extend our lease! read more

Lived here for 2 years, place had constant management issues. Moved and was hit with scratch changes on all appliances and countertops. Warning this place will charge you with total remolding costs!!. Do not move in to this place. Maintenance will not complete the repair work. You will be responsible for everything. It looks nice but it is not a good place to live. Rental insurance raised my rates because of the frequent claims from this complex. I was physically attacked and though the glass door. I spent a week in the hospital. They literally lie through their teeth. People avoid this place!!. I moved because they complained about having health care providers at my place. I have a term ill child!, then after I moved they had the nerve to call me and say that they were going to throw away my packages!!. Seriously who does this?. I just want people to know how terrible this place has become and how much they will be charged when they move!!. Despite having an expert do your move out cleaning done!. The parking is beyond crazy. The front office is not very bright to put it mildly. How someone can say that they don't care if your child lives or dies is incomprehensible. I had 6 days to move out because of the frustration of the front office. Spending most of that time in the hospital due to their management and maintenance!!!!. They make promises that they have no intention of keeping. Be careful because they will steal your things. Instead of placing a call and letting you know. They honestly deserve negative-1000. Work orders being ignores. water randomly being shut off without warning, now the pools closed for months without notificacion, parking lot a disaster as most of it being dug up . My last review was in September when I first moved in, it is now December 19 and I just want to say I love it more than when I first moved in. I had no idea I was in the best location in Henderson you are located by everything you can imagine from Sunset Station Casino Hotel to the galleria mall, banking, a plethora of restaurants I have been here now 3 1/2 months and still have not seen there is all to see at this great location that I live in. The staff I feel they are my family, they truly brighten my day when I see them. I've had a few maintenance issues but it is taken care of in the same day. Lived here for seven months in our last minute move from Los Angeles. We had no idea on where to look for a place but stumbled upon this and two other Henderson properties the week we visited. Palm Villas is in my favorite part of Henderson which is right next to the Galleria Mall, Sunset Station and about any store and restauarant you can think of. Also has a great Fresh and Easy on the corner, as well as the gas station that is also a post office, jack in the box and slot machine row. The apartment overall was decent for the price ($729 for 1 bedroom with a garage.) Very quiet complex overall equipped with two swimming pools/hot tubs, tennis court, volleyball and a work out room. The staff is very friendly and always welcome and treat you like a neighbor. I am giving it three stars due to how outdated the complex and apartment unit was. We had maintenance over quite a bit fixing little stuff that comes with a older building. If they remodeled the apartments this place would be a definite 5 star rating in my book. Also just got our security deposit back in the mail and it was $200 short due to "Duct cleaning due to smoke." Never have heard of that being an issue at any apartment I have rented. We don't smoke and never had any smoke coming off of our cooking. Overall if you are moving to Henderson and are on a budget this is a good neighborhood to be in and decent for $729. read more

I've lived here for almost 2 years and have had few complaints. The few times I've had to call for maintenance they've been quick to respond and got things done quickly. The office staff are always friendly and helpful and seem to care about their tenants. I checked out nearly every decent complex in the area before I moved in and anything I found for the same price was run down or tiny. Anything as nice and spacious was at least $200 more a month plus an extra $100 for a garage which is included in most of the units here. The grounds are kept nice and the pools are clean and usually not very crowded. My neighbors are all very nice mostly quiet people. Aside from a few yapping dogs I couldn't ask for a nicer place to live for the money. Also, a great location! read more

I moved here in July of 2017 and really like it. I love how clean and quiet the community as a whole is. The maintenance staff deserves an honor for their prompt response to everything, their professionalism and politeness. The office staff are very nice and friendly but Mandy is the best! She has responded to all of my concerns very promptly and has worked efficiently in resolving every issues I have had which are not very many. I came over the weekend and met Mandy who showed me and my friend around. Goodness the energy was amazing and i cannot lie these apartments are BEAUTIFUL! I read some good reviews & some not so good reviews. To be honest i was ready to give them all of my money Saturday. My mind was made up and this had been only the second placed i looked at. To be honest I'm so ready to leave the place I'm at now and just stay here. The only thing that's holding me back is their pet policy. Me and my girlfriend LOVEEE the place but we can't give up our baby ( we have a large dog ) our Lexi has been around for my girlfriend since before i came along and she's attached. She's just a puppy but she's way more than 20 lbs. it's so stressful looking for places. This is such an awful decision i have to make!!! Idk if i can allow my girl to give up Lexi. We have been living here almost 3 years. The location is great and so is the floor plan. The reason I am giving it two stars is due to the leasing office and maintenance workers. We pay almost $1000 for our 2 bedroom 2 bath. Every year we have lived here we always have issues with the AC in the summer. It takes the maintenance people a very long time to make it out to your apt to fix anything. Even if it is something major like your AC not working in this Las Vegas summer. There is a huge lack of communication between the leasing office and maintenance crew making it a huge hassle to get anything accomplished. Our rent went up $35 since our last lease yet the pool is no longer heated and the gym is a joke. We will definitely not be renewing our lease. I would HIGHLY recommend this community! My husband and I have been living here for almost 5 months now, and we just love it! No bug problems, no noisy neighbors, and we get a garage included with rent! When we signed our lease they had a good special running, and the price went down considerably over the summer just because of rate changes. We are in the best location possible! Next to everything in the heart of Henderson. Our apartment was clean and attractive when we first moved in. I frequently visit the mini gym, and there are a few other nice amenities. The office staff are the sweetest too! We also had a pipe burst that caused some serious flooding to us and our downstairs neighbor. The maintenance crew was there in a flash at 5am and stopped the burst. They had a carpet crew there within 30 minutes to fix everything for us and our neighbor. The nightmare was over in under and hour. Love this place! Definitely will renew our lease in 7 months (: read more

I have lived at the Palm Villas for 2 years, and I would NOT recommend them to a friend. They shove people in and out as often as possible, and do not take the time to bring their apartments up to standard in between. During my two years I had a leaky garbage disposal, iffy A/C, disgusting counter tops, a toilet that ran and dripped 24/7, drains that would not drain, and water that took an excessively long time to get hot (warm). Yes I called about all of these, and every time someone came out. They would say they fixed it, but nothing changed. After "fixing" it five times, I gave up. I'm a pretty laid back person, so I wasn't one to complain. Figured that's what you get at an apartment, and I liked the location so I dealt with the below average living conditions and lack of repairs. In the end I was screwed and owe them an excessive amount of money for damages ( it looks exactly as it did when I moved in). I'm pretty sure they won't even fix what they are charging me for considering the condition they rent these units in. When you move out they have all these ideals about how they rent apartments, and how they could NEVER rent an apartment with X, Y, and Z. However this is all talk to get your money. When you move in they will tell you "Only write down the MAJOR issues, we're pretty lenient when you move out. We understand wear and tear." DO NOT LISTEN! WRITE EVERYTHING TINY THING DOWN. You better bet they will charge you for it after. Other renters weren't so laid back. MANY times I would see renters go out of their way to warn those driving through to look NOT to rent here. My advice- keep looking until you find a place that hold itself to higher standards - unless you want to pay for their laziness. read more

My family and I have been living here for a few months and overall we are pretty satisfied. The complex is clean and quiet, and our apartment is soundproofed well. Its in a great location close to shopping and the rec center, which we love. My only complaint is that maintenance requests are not taken care of in a timely manner. It takes weeks to get something fixed, and that's only if you keep calling the office to check on it. Its very frustrating. If nothing in your apartment ever needs repaired or you don't mind waiting then you will probably be very happy here. read more

If I were able to give 0 stars I would. When I first moved in they claimed it was a nice community based location. I live in a one bedroom apartment and where I am located there are constantly police cars right on the other section of the wall. When I brought this to the Rental Manager Brenda, she literally laughed me out of the office. Recently I have seen security driving through the neighborhood a sign that other tenants must have agreed. They are also very slow at fixing almost anything in the apartment because of the "price". As a tenant I don't care what the price is, I expect things to be fixed as I pay for the dwelling. Recently I came in and asking about my lease and all I received were vague answers. Her attitude sucks, and thanks to her my family and I will not be moving here. Went to visit a family member that lives at this location and we planned on going swimming. We were told by Brenda that we were not allowed to going swimming because the my family was only allowed to bring two guests. I was so excited to move into these apartments, but it has been the worst mistake of my life. The apartment is outdated and have had nothing but problems with very little results from the management. When I moved in, I informed the front office that I would probably upgrade to an 2 bedroom and they assured me that it was possible. However when I needed move space they refused to transfer me to a 2 bedroom. They said it would cost me $2000. Because it would be like breaking my lease, which meant paying 2 months rent plus the moving special they offered me when I moved in. I believe this to be the most ridiculous request since I had plan to extend my lease and pay an additional deposit. From that moment things began to travel down hill. They gate was broken and off its track, during a very windy day it swung back and hit my car causing extreme damage which they refuse to claim as the fault of the gate. It took them a week to fix my air condition in the middle of the summer causing my energy bill to spike a great deal over $200 for a one bedroom because it ran all day everyday for a week. Which they stated they don't reimburse for utilities. My apartment flooded due to a crack in the patio door from the thunder storm in the middle of July. it took them 4 days to repair the carpet, all while using a blower to dry the floor that ran on my energy for 3 days straight refusing to reimburse for the energy used to dry the floor. I'm writing this review to bring awareness to the abuse an apartment can inflict because you have a lease to stay with them that you don't want to break and ruining your rental history. Some of these apartments seem great, but do your research on them. I love the area of the apartments and the neighborhood. But there whole maintenance crew lives on property and create a lack of privacy to the tenants.. I won't recommend this apartment complex to my worst enemy. read more

Palm Villas promised me an apartment of Feb 1 and then bumped me because they didn't want to spend the money to remove the smoking odor. Instead, they rented it to a smoker, saved some cash, and put my family in a bind at the last minute. Below is a letter I wrote to them. I just wanted to take a few moments and let you know how disappointed I am. I spent considerable time applying online, completing your required paper application, allowing you to run my credit, allowing a background check, obtaining two letters from my new employer, etc. I made a firm commitment to you by submitting an application fee and you made a commitment to me to place me in the first available downstairs unit. Just a few days ago, you said that it would be ready on Feb 1. Because I trusted what you told me, I have not pursued any other apartments and I discarded all of the other information that I brought home during my trip to Henderson last month. I made numerous calls to other apartment complexes last night and all of them either had no units available or the prices have gone way up. Now, my family and I are in a bind. It looks like we will have to travel 2,500 miles and settle in a place that we have never seen, which makes me very nervous. If the apartment that was supposed to be mine had a strong odor from smoking, things could have been done to clean it up. The unit could have been painted and the carpet replaced. However, it was probably much less costly for you to simply rent it to a smoker and bump me out. Although I understand the economics of the situation, I believe this was unethical. This is a huge move for our family and this has made it much more difficult and unsettling. read more

I have lived here for over 2 years. When you visit you will see signs that there used to be more lighting but for whatever reason many outdoor light fixtures have been removed or are broken and have remained that way for years and years. If you look at the garages you will see plats over old outside fixtures and bulb sockets under the balconies on the parking lots sides that do not have bulbs in them as well as signs that there used to be landscapinglights along the walkways that have been removed. About 8 months ago they repainted all the outside walls of the buildings, repaved the parking lots and tore up most of the grass replacing it with gravel but no improvements were made to the inside of the apartments. The windows really need to be replaced as a log of heat enters through them in the summer and you need buy thermal drames to keep the apartments cool as the AC units are about 20 years old and not function too well. The fitness center could be better, currently all the cardio machines are broken or need repair and have been so for some time now. Though the outdoor lighting is poor, the ac units are old and the fitness center needs new cardio machines, the place is pretty quiet which is why I stay. read more

First right before you move in the rental office manager and the others in the office seem to be real nice. But as soon as they trap you with the lease agreement their attitudes change 180 degrees. if you make a complaint about their maintenance and the things that need to be fixed, they will outright tell you that if you don't like it you can move out, knowing well that you can't just get up and move. they have even tried to charge us for the replacement of some old parts that needed to be replaced. So if you decide to move to an apartment to get abused welcome to the PALM VILLAS, otherwise look for a place with nice management and good maintenance. Lived in Palm Villas for a few years and I wouldn't recommend it to anyone. When they get you to move in they tell you we understand wear and tear but plenty of my neighbors move out (ALL the time) and get charged for stupid stuff. Ive been asking for things to be fixed for many years and it doesnt' ever get fixed. They are old apartments so things do break and need fixed. The ac's are not new so your power bill is high. My dishwasher was broke sitting with water pouring out of it for 3 hours before a guy came to turn it off. It took 3 weeks with water sitting in it before they fixed the situation. There is no loyalty to people who are good tentants who aren't late on rent. My rent was 120 bucks higher than everyone elses around me for the exact same apartment. In fact I asked why I was told if I wanted that deal I would have to move to another apartment in the complex (exact same as i was in) repay deposits and rerun my credit. Why not try and keep good tentants? This was ultimately why I moved. Location great yes, grounds are the best yes, interior no , maintenance no, prices terrible. read more
