If you ever ask for help, they are never around to help. They claim that someone is there, but they have no problem lying. This place doesn't have a problem with lying to you and coming up for stupid reasons to charge you more than what you initially signed for your lease. They have no morals or standards. Then when we lived there the fire alarm would go off all hours of the night and the fire department would have to come out and it took 1-2 hours for them to figure out how to turn it off each time. BBB rating for this company is F. Subtle discrimination against disabled and elderly. Cheap blinds not installed properly. Refusal to order the correct size and color. Overcharging HOA fees and refusing to justify outrageous community fees including electricity for common areas. They chronically overcharge and underdeliver. Ignoring inquiries about fair practices and renters rights. They care more about squeezing every last dime of you instead of creating a culture that invites long-term residence. They make sure they make money off of your moving so they don't care if you move by not returning your deposit. They will find every small reason to keep it plus charge you more. Predatory algorithmic rent setting to make sure they get the absolute most out of you. Look it up it's bad news. UPDATE: the response from the management company is bot generated. They use an unethical company named LuxLiving in Lehi. Layers and layers of unethical fees and ignoring concerns of residence if they don't feel like addressing them. ICO is in serious need of some ethical upgrades. ANOTHER UPDATE: still waiting for actual results - none. The HOA company they use has a D- rating that WE are gouged for. I stayed silent for a long time, but no more people need to know the truth. Long list of junk fees added on. Valet trash is nasty and stinks up the breezeways but we are forced to pay so shareholders can squeeze more $$$ out of us. They do not care that most of us HATE it. AND ANOTHER UPDATE: complete refusal to install proper blinds. I was told by the manager that they installed the wrong ones in all apartments so I should accept the same. Instead of correcting the issue and quit ordering the wrong blinds. Crazy. Also breezeways are filthy and they won't clean them unless I ask. And the beat goes on... WHEN YOU STAND UP FOR YOURSELF, THEY RETALIATE They use a predatory legal service called Titan Legal that has very questionable ethics and will escalate whatever fees they can when you move out to outrageous amounts please research them before you rent from any property that uses them. Here is another example of how they try to squeeze every single dime out of you: They use a system called BILLEASE. They charge $9 per month to bill you. It's not enough to have unfair fees, but they charge you to bill you for those fees. Stay tuned I will update you regularly. They are escalating their retaliation as well, and I will document that here. Someone from ICO corporate office promised me that she would address issues that I have outlined here. I am still waiting. She has not addressed a single issue whatsoever. And ignores my legitimate request to follow up. THIS IS NORMAL OPERATING PROCEDURE FOR THEM. I can back this up from almost 6 years living here. Illegal intimidation and retaliation have already begun. I will keep you posted on that as well. They need to be exposed and I will do my best to be thorough and honest. Vivint security that we are forced to pay for has a rating of one star on yelp a few thousand reviews. But we are forced to have it because ICO makes a substantial amount of money from it at our expense. They do not care that we don't want a one star review security system.

The new list still had the same charges as the old which was way over priced. They removed a freezer without our knowledge and refused to reimburse us for it, claiming we agreed to have it removed. Their front door lock didn't cover the paint on the door so they decided to paint the whole door which was never approved by us then charged us for that. Our new outside light was stolen and mysteriously replaced. Due to the discrepancies in the invoice list, we requested a list of items they are charging us for and in addition provide information regarding a $300 charge for material. They said they would charge us $77 per hour to give us such list and refused to work with us. we simply asked to be able to see what we were paying for and to have the items we did not agree upon deducted from the invoice and they refused. In addition, they did not offer to return or reimburse us for our freezer that was removed without our knowledge or permission. pretty reasonable requests with no willingness to work with us. moving forward we will not be using this company. I can only imagine what a nightmare it would be to continue.

A warning to prospective tenants…read more Living there is fine, up until you want to move out. For starters, they charge HUNDREDS if you need to move month to month while waiting for your new place to be ready. The month to month fee they originally quoted was close to $800 more than the rent we had been paying, and even after the yearly increase if we had renewed the lease, it was still about $700 more. New place was flabbergasted at their price, their month to month fee is only $75. They also charge water, trash, and sewer, which they call 'rubs', which is in addition to the amenity package, and they often over charge for it, as even if you don't use much yourself, you get charged a portion that the entire complex contributes to. Putting those fees aside, they may also try and tack on fees AFTER you've already moved out. And the 'rubs' they say runs 60 days behind so the last rubs payment is very expensive. We were model tenants, they had zero issues with us, always paid rent and rubs on time, and we were very clean. During our move out walk through, they raved about how clean we left it and how impressed they were, and maintenance was equally as impressed as there was zero damage that they would have to repair. We verified with them verbally during the move out walk through that we were all paid up, and they verified that we were all paid and everything was good. Then, after a few weeks, we got a call from them, where they told us we still owed $300. And they changed their story constantly throughout my argument with them about what exactly the 300 was for, which set off red flags everywhere for us. Originally they said that the 300 was for their 'rubs', and that since it was an unexpected expense for them, they were also going to charge us $100 in late fees as well and that the security deposit wouldn't cover it so we needed to pay them. So now they were trying to charge us $400. On top of the month to month fee we already paid. So I pulled up the ledger on their website and showed them, no we already paid the rubs. So they changed their story to saying that it was a portion of rent that we didn't pay. Again, I showed them that we had paid everything they asked for in rent. Changed their story again saying that "it was just the system and they don't know why it does what it does."  and we still had to pay the difference. After arguing for the better part of a day, I ended up asking for the recordings of our phone calls, where they told us the price of moving month to month, which they claimed they didn't know if they existed, however every time you call it says it records. Again, this went on all day long and they gave me excuse after excuse saying we definitely owed them. It was only after I started asking for the recordings that they FINALLY called me back and said that they had made an error on their part and zeroed out our account and we didn't owe anything. My advice - ask for the recordings. All in all, they can be extremely shady, and they charge you for absolutely everything, even more than they probably should, plus, their rent is higher than that of similar apartments around the area and the apartments themselves are just mediocre.

I am not local to the area anymore, so a good property manager is a must. The rental business is not easy, but Lady Bug has the professionalism and expertise to make the most of it. They have been there at 2am to take care of busted pipes, helped me remodel my property, and managed difficult tenants to make sure payments were made and the house was cared for. My manager, Leigh, responds quickly and takes the time to follow up. Jody, who handles maintenance and renovations, does excellent work at a fair price. I only have one modest rental, but Deone meets with me personally when I come into town. She also doesn't hesitate to help when I have a unique need due to my distance. I definitely recommend Lady Bug to anyone in the market for a property manager.

And also by Utah law requested civil termination of my lease for unfit housing that they refused even after alternate housing was found so just a warning pictures online look nothing like the actual units.
