    My review to express my disappointment regarding the condition of the home I recently rented…read morethrough Invitation Homes at Olive Coast Street, Charlotte, North Carolina. During the onboarding and move-in inspection process, several items were identified that required repair or attention. Although my lease began in April and rent was paid for that month, I did not move into the property until May. Given that the property was vacant during that time, I reasonably expected that the identified issues would have been addressed before my move-in date. Unfortunately, when I moved into the home, many of the outstanding items had not been completed. As a result, I was required to take time away from work shortly after moving in to accommodate maintenance visits and repairs that could have been completed before occupancy. As a tenant, I believe it is reasonable to expect that a home is move-in ready at the start of the tenancy, particularly when concerns have already been documented and there was ample time to address them before occupancy. The inconvenience of coordinating repairs after moving in, combined with the need to miss work, has been frustrating and disruptive. I paid rent beginning in April, and I believe the property should have been inspected and prepared for occupancy before my move-in date. Instead, I was left dealing with issues that had already been identified, causing unnecessary inconvenience during what should have been a smooth transition into my new home. I respectfully request that Invitation Homes review this matter and consider an appropriate accommodation for the inconvenience and time I lost from work while facilitating repairs. I would appreciate a prompt response outlining how these concerns will be addressed. Thank you for your attention to this matter. I look forward to your response.     They advertise homes in communities with amenities. But won't upkeep those amenities. Their website…read moreis basically hostile, and can never upload anything correctly. So if you cure a violation, they won't submit it to HOA, nor pay their HOA dues, so then you're out your amenities for months. David Guy is the local contact for CLT HOAs and is rude and dismissive. It took over 6 months to fix an issue with our HOA (not violation related on us, the tenants) so we were out gym, pool, and social access for our neighborhood. He is impossible to get a hold of, never answers emails, and is just plain rude when he finally does. We have done everything the HOA has asked immediately, and it always falls on waiting on Invitation Homes to do their side. It would be much easier if they allowed the tenants to handle things with the HOA themselves.

    Trust me when I say: Go through ANY other company for renting…read more My boyfriend and I applied to rent a house before seeing it (it's 2013, there's Google Streetview and a virtual tour online). Apparently this wasn't "following the steps." Nowhere on the application did it say "You need to see this house before you apply to rent it." Regardless, they accepted our $60 to apply. We called 3 days before we were driving through the area to see if someone could show us the inside (we figured we would get the house since the day we applied the property was listed as "pending"). She told us no, that we need to go through a realtor. Problem: No realtor is going to show a house you already applied to through another company. I called her back and told her only her company could show the house, she said she'd send out an email to all the people who could show the house during the 2 hour window we had and call us back... Jump 3 days ahead and we hadn't heard back, but were driving through. I called back and she said, "I tried to call you Saturday... well, I called someone. This house is popular and I talked to someone who was interested." It wasn't us. Needless to say, we didn't get to see the inside. But she did inform us that we would be contacted the next day about the application. Of course we didn't hear anything the next day. So two days later we called back only to be informed that this company doesn't go with the whoever-applies-first (and is approved) gets the house. No. They go with whoever they feel is the "best" candidate, i.e. she had pushed someone else's application through so we wouldn't get it. And what about contacting us? Apparently, they mailed a letter. I was nothing but nice to this lady, but she was incredibly rude, short, and untrustworthy. I'm not saying this because we have bad credit, or can't afford this house, or anything like that. I feel very confident we (a professor and school teacher) were approved. Please don't rent/buy through this company. I should also mention, of course, the $60 application wasn't refunded.
