AVR Realty are terrible property managers. They are lazy, incompetent, and worse yet will put your…read moreproperty at risk with their negligence. Firstly, AVR did not market my rental property well to find tenants, I did most of that myself. They put it in the MLS and on Craigslist (I had already listed it on Craigslist). They had no idea where else to market it - and who looks for a rental via the MLS?! No expertise or sense of urgency. I did add'l marketing myself and found tenants for both units MYSELF. They paid my property taxes late - TWICE! The first time they paid the late fee and took responsibility, the second time they refused. They claimed they were not receiving the bill, but then they just forgot about it when they paid all their other managed properties' taxes in Dec and Feb? Wouldn't they have realized mine were due at the SAME TIME as EVERYONE ELSE''s? And when they didn't receive the Dec bill, they made no efforts to correct the issue by the time the Feb installment was due. When issues arose, communicated by either my tenants or myself, they were slow to respond and did not find solutions in a timely manner IF AT ALL. Ex the gardener stopped coming in Sept, the tenants emailed them, of which I was not aware. I later emailed them on Mar 3 wondering why there were no payments being made to the gardener. They still had not had a gardener clean up the property when I fired AVR at end of April, so the landscape was in disarray. When I fired them starting May 2024, I moved all bills to be sent to my address as I took over. I asked about payment history of each company where the property has an account (ie PG&E, the water co, garbage co, etc). PG&E reported that AVR didn't pay the Jan bill for my property, they didn't pay the Feb bill, they paid both in March but then canceled the payment before finally making the payment for Jan and Feb at a later date in Mar. ???!!! The style of all three AVR employees who managed or were involved with my property under their mgmt (incl the owner Ross) was completely reactive, never proactive. And sloooooooowww. It was as if not only did they drop balls all the time, but when you pointed out that there was a ball on the ground, you had to repeat it multiple times before they decided if or when they would do something about it. I cannot give them ZERO STARS, but I would if I could.

After encountering a gas leak…read morefiasco at the new house because the seller's contractor evidently did not know how to properly install gas pipes, PG&E shut down our gas until we can have plumbers fix the leak. Since the seller was "in the business" meaning he has a real estate license, and flips homes for a living, so we wrote the seller to advise him of the situation in addition to taking the opportunity to identify workmanship flaws in the house so that he might be aware of the poor work his contractors provided. To this day, it's been over a month now, i have received no response from the seller. How does our agent fit into all this? Well she was the first person we called, because we knew she was well connected and knew the right people to call. Que had us check in with the Home Warranty people, however, since this situation was a pre-existing condition and did not "just occur", the insurance cannot agree to fix someone else's mistakes otherwise they would be out of business. So here my husband and I are, just dropped our life savings on our first house together, and before we could make the first mortgage payment, we had to find $800 to pay the plumbers. How did we do it? Naturally, like most Americans, we put it on a credit card, and wondered how long it will take us to pay off that expense now that we had a mortgage. And here's where our agent deserves the additional 5 stars: Que followed up with us, asked for our invoices, made a lot of calls and aggressively pursued a financial resolution to our unplanned emergency plumbing expense. Now, this is definitely an extraordinary situation, so you can't expect such a fantastic solution with all cases. Que always told us right from the beginning, she always takes care of her clients and this was a clear example where she went beyond the call of an agent to help us out. I was so estatic about her results, that I had to tell my co-workers about her integrity and follow-through in this situation, and tell all you Yelpers out there.

This was the apartment we wanted most, and for a several days it really felt like a long shot. This wasn't the only unit she helped us with, we went back and forth for weeks, sending each other dozens of listings, and she helped vet every last one of them. She is meticulous, finding info in listings that would completely disqualify them according to our preferences, and I had totally missed them! Without her connections, experience, and eye for detail, we would have wasted dozens of hours stressing and missing out on great opportunities. We felt completely supported by her throughout the process, and couldn't recommend her services more!

To my surprise the apartment was beautiful and we were very interested but definitely apprehensive because of her lack of communication during the showing. It was as if she didn't want to be there. At the end when we asked her about the application process she said she would send us the link, it was first come first serve if the application looked good,the move in date was the soonest, and the credit was okay! Fair enough! My husband and I apply and pay $50 for each application which is standard. We then go 4 days no email response and our application is still pending. So I text Juliet: "Hi Juliet, I hope you're doing well! I just wanted to follow up regarding our application for the Hudson Street unit. My husband and I are very interested in the apartment and are looking forward to any updates you may have. Best regards,Tiffany McNary" No response. Friday comes around I go look for the listing it shows it's rented out. We still have not received any response or email saying that the listing has been filled. The lack of communication and courtesy to your potential renters is disappointing. Especially when we are paying money to apply. A simple courtesy email would have been appreciated. Yikes. All in all its not about the money because that's expected when apartment hunting but they should have notified us when the listing was no longer available.
