One of the worst rental experiences I've had -- avoid if you can…read more About 28 days before our move-out date, Heritage Realty put up a leasing sign right in front of our yard and started sending people over for an open house without any prior notice, even though we were still living there. It felt intrusive and completely disrespectful. When I complained, they brushed it off, pointing to lease language that supposedly allowed them to host open houses "at their convenience." Then they immediately tried to schedule another one the following weekend -- despite me clearly explaining that we would be moving out 10 days before the lease ended, giving them plenty of time to do showings properly. The final walkthrough was even worse. Joyce showed up late and was extremely rude. She spent about 45 minutes taking pictures of everything, clearly looking for any excuse to deduct from the deposit. I was still charged a cleaning fee even though I hired professional cleaners and left the place in better condition than when I moved in. It would have been more productive if she had compared move-in vs. move-out condition instead of just documenting things to justify charges. To make matters worse, I was also charged for garage -- even though the previous tenant also had left trash in the garbage bin. Unfortunately, I didn't have photos from move-in to prove it. Lesson learned: document everything when you move in, especially for silly things like fxxking trash bin that are easy to overlook. Overall, it feels like they will do whatever they can to take your deposit. Be very careful if you decide to rent from them. Considered your deposit WON'T be returned in full no matter what. Might as well leave the entire place trashed and uncleaned. They would penalized you either way.

Daughter of Mr Peceimer stole my wallet and iPhone 17 pro max …read more She went into my house on 12/17/25 before I got home from work and stole my wallet. Then doubled back (while I was incarcerated) on 12/20/25 with a empty traders joe bag... hmmm wonder what she took then! (most likely my $2800 in cash, some jewelry, probably even my two firearms). I'll never know because I was incarcerated until 6/23/2026. On 2/9/26 She was courted by The Honorable Brian Caruth to turn over my phone to my counsel on 2/17/26. She skipped that court date. (The only one she missed) Since then she has changed passwords to multiple accounts, deleted my Instagram, PayPal, photos, phone numbers, convos, but left hers????? Strange but ok. She lied to the District Attorney, said my phone was stolen out of her vehicle but continues to use it . How many iPhone 17 pro max's are in Oakland with my credentials ? It's not rocket science. She's been hacking into my accounts. I can tell it's because of the IPs, the ASN, on a t-mobile Apple iPhone. The person doing this is using a iPhone... and because now she realized it knew it was her, she's using an Apple VPN (Apple Private Relay)... -again how many people in downtown Oakland care enough to want to get inside my device ? Let me guess, a random person broken into her car, guessed my lock screen passcode, THEN guessed my iCloud password, 3 different Google passwords, my yahoo, my PayPal, 2/4 of my banks, deleted EVERY photo of any women in my phone except his daughter........ what are the odds.... I guess she thinks she can get away with contempt of court and federal crimes because I'm "Vallejo Trash" (in the words of Mr. Peceimer himself) and her father is well off. Instead of having his daughter do the right thing, they'd rather harbor somebody doing crimes. Yikes. Then again, he did used to cheat on his wife with his secretary and take her and son to Disneyland or whatever she told me about him. So I guess the Apple doesn't fall far from the tree

It was a very complicated transaction with a tight timeline--there were multiple properties involved in a 1031 exchange; we were out of state and the house was tenant occupied. We were looking for agents with excellent marketing and communication skills, 1031 exchange experience and a team of reliable contractors for staging, repainting, repairs, garden trimming, and more. We interviewed multiple agents. Paul and Dreux exceeded our expectations! Before the first Zoom meeting, they drove past the house and researched the neighborhood. They came prepared with a proposal and made some terrific suggestions. They made our house look stunning. When reviewing offers with us, they were very thoughtful in presenting the pros and cons. We never felt pressured to make a decision. We sold the house in 10 days at a price that far exceeded the asking price and set a new record for the highest sale price in the neighborhood. They also helped us close it before our target date. We worked with quite a few realtors in the past. Paul & Dreux are very experienced, dependable and truly fiduciary. We highly recommend them!

Paul's knowledge of the market is hard to beat - he not only knows all the nuances of each area, but he is really skilled at finding the right properties, in the right area, at your price point. He helped us find the properties that fit what we needed, but also coached us on how to write the strongest offer we could, to put us in the best position to have our offer accepted (there's a lot more than just dollars in an offer). His understanding of the peninsula has allowed us to be proud owners in a challenging market for buyers. I would highly recommend that you put Paul's expertise to work for you!
