The crew was pleasant but I am not sure about the proper sealing of the joints and cracks which is essential to prevent water ingress. I do not see how hand sealed joints will last. I will give another review after a few years to see if my driveway cracks are ok. Also I had a problem with cracks in my garage that was caused by the driveway lifting. I will see if these get worse with time. They did fix a small area of the driveway that had broken concrete and it looks good. read more

We hired Jeremy and team to do some work regarding encapsulation initially. He gave us a full quote and his professional opinion in 2017. Fast forward to 2020, we call him back because he gave us a good quote then. We ask him for a second quote based on just one thing to be done, reinforcing/raising beams in crawlspace because our floors began to sag in certain parts. He updated his quote and realized it was actually going to cost more than expected. He worked with us and we worked with him. The crew was quiet and respectful on each of their visits leading up to the day of the project. It was about 2-3 visits to explore the site then a few hours on the day of the actual project. Our 1940's home with a granite foundation and an extremely tight crawlspace presented multiple challenges: build a secure door, excavate to lower the grade for easier access, remove an ancient furnace, install a sump pump, suspend a dehumidifier, and encapsulate a crowded space with multiple intrusions. The short story: It's okay. I'm sure it will be a functional vapor barrier. It's just not at all what I thought I was getting when I chose to pay a premium with an "encapsulation" company. The long story: I have granite foundation walls. Not uncommon around here. Which they knew, because they did an in-person walk thru before giving me an estimate. One hour into the job, I get a call from the owner telling me that what they bid wasn't going to work with my foundation walls. As he explained, this is not uncommon with granite foundation walls. A fact which was clearly known to the owners but never disclosed to me before (even the tech said "they really need to stop bidding jobs this way"). In the moment, while the tech was waiting, we came up with a workable-ish solution, that I had to press for to get remotely close to some of the features that mattered to me. Bottom line: The work is fine. Other than being a wonky and not terribly aesthetic make-do, it will probably be adequate. But, at any time in this months long process, they could have set appropriate expectations and discussed options, but they chose to sell up to get business. read more

So I called American Crawlspace Solutions to install a sump pump for me, as well as to give me some suggestions on how to permanently deal with moisture in my crawl space. At the time, I was a brand spanking new homeowner who had never even heard of a sump pump before the home inspection. Jeremy came by and gave me a great price on two sump pumps, one on each side of the space, as well as a plan to install drains and encapsulate it, complete with detailed diagram. I fully intend on implementing his plan as soon as funds allow. In the meantime, when there was an issue with one of the sump pumps shutting off randomly, Jeremy promptly came out, took a look, and fixed the problem. We highly recommend this company and this team. John came out (on time, on schedule) and inspected our space, which is a VERY short crawlspace area...a belly crawl type of space. He was not phased by the lack of space and seemed very knowledgeable about crawl spaces, venting and overall home conditions. Our older brick ranch was always damp and humid, so we were planning to only install a moisture barrier. After meeting with John we realized the encapsulation and dehumidifier was going to be a better solution. More money of course, but a better investment and better overall. After getting his quote, we asked the big company that you always hear advertised and has a name that starts with a water word to also provide a quote for comparison. Their quote was more than twice what John quoted.....don't waste your time. His team showed up on the scheduled day and worked through a few days to finish it up quickly. They were friendly, professional and helpful. Fast forward a month and it is now raining. The humidity outside is 95-99%. In the past, our inside humidity on these wet days was at least 75%, but often went over 80%. Today, our inside humidity is 47%. It is hard to explain exactly how amazing that is!!
