Location: 5/5 Amenities: 4/5 Upkeep: 1/5 Security: 1/5 I moved here in 2019 and I loved every moment of being part of this beautiful community set in the best location (opposite target, a 15-min walk to the stadium, and 20 min drive to UH via OST). However, after about 3 years in and when the leasing office management changed, a lot of things went downhill. I usually used to park on the incline between the 4th floor and the rooftop parking. Some thieves were about to drive into the community up to my car and steal all 4 of my tires in broad daylight (noon). While I shouldn't have been surprised, since there was another car on the third floor whose tires were stolen, I was very much surprised that the thieves were so confident to do this during the day. When I asked to view the recording, I was told that I couldn't, which made no sense to me since it was my car that was sitting outside in the garage on bricks. On the street, it seemed almost weekly that cars were getting broken into, as evidence by the broken windows and shards of glass. The hallways were no longer as clean as they used to be and were always littered with empty target carts. I saw one that was parked outside of the inner 4th floor elevator for almost a month. Another location where they loved to park these carts was outside the garage door and the external doors on both sides of the building. One note on amenities - I loved their gym and used it almost daily. I wanted to incorporate swimming into my fitness routine but the lap pool was always covered with leaves and bugs so I ended up purchasing my own pool net to clean the pool for my use. Lastly, there was dog poop found in the most random places. The one that I remember vividly is the pile that was on the 4th floor landing. It took about a week for it to be "cleaned" but even then it just looked scraped off. The community was exceedingly beautiful and I was happy to live there from 2019-2023, but towards the end, with the lack of cleanliness and decrease in safety, I knew it was time for me to leave. read more

I used to live here and called the staff to help him a package that got delivered there by mistake instead of to my new address. Staff didn't bother to politely acknowledge my email and ignored it. When I called they flat out refused to help, had a very rude tone and hung up in my face when I begged for help to politely ask the current tenant if they received my package. I have been asked by staff in other buildings if I mistakenly recieved a previous tenant's package, and was happy to help resolve the situation. Not professional or helpful. read more

Lived here for 3 years and loved it the first year and a half. When management switched it went downhill rapidly. Cleanliness of the property was nonexistent. I observed the house keepers pull the mop down the hallway, not even mopping. Mold on the walls in the hallway and dirt everywhere. The foundational structure is unsafe and they are constantly working on it with the Belfort company. We complained about foundational cracks a year ago and got a bandaid fix. The Sheetrock ended up cracking in our apartment. Not to mention doors won't close all the way and the locks don't work properly due to foundational issues. Insulation and sealants in these apartments are nonexistent. My dining room constantly felt muggy and we had mold on the wall. Plumbing is awful. This is the only place I've lived where every 3 months the water is having to be shut off. Toilet barely flushes. Made complaints to fix multiple times and it never got properly fixed. Wasn't in the apartment for the last 3 weeks of my lease and my final water bill was $200. Make it make sense. The pool is nice and maintained. However, it needs more lounge chairs. Only having 4 is not enough for an apartment this size. The gym is decent but could use an update of equipment. Office staff is friendly and will respond if you reach out multiple times. Neighbors drive insane in the parking lot and walking to your car is not safe. People frequently have their dogs off leash and do not clean up after them. Homeless people hang out in front of the apartment building and half of the time the gates don't work. The new gate access system is awful and most the time doesn't work. The resident portal to pay rent and make maintenance requests has changed multiple times, it's hard to keep up. Also, that new system doesn't work most of the time and makes paying rent a headache. The price is too much in my opinion for this apartment. Save your money and look elsewhere. read more

I recently moved out after 3 years. The first year was great. The property was well maintained, management was communicative and walked the property multiple times per day. During year 2 we received new management, and everything went downhill quickly. My wife's car was broken into in the garage. The property manager was lazy and wouldn't even come out of his office to help address issues that required escalation. Dogs were frequently off leash on property and no one cleaned up their dog poop. read more

*This review and rating is tentative until I move out* Management is quick to respond to matters and they reply to emails on a daily basis. Their patience and sympathy are outstanding as well. Maintenance is lightning fast, and the grounds are maintained well enough. They have a handful of events a month to keep the community engaged as well. The complex and management itself is great... however, there are a portion of residents that are pure cancer. There used to be an issue with them always breaking the rules and coming to the pool after-hours causing a ruckus, but thankfully one of the assistant managers has been able to fix that problem through locking the pool gates. The specific sub-community does various other things that are quite annoying to the considerate person, but it's hard to target them because not ALL of them are that bad. A good majority are though. Also, the walls in my apartment are sort of thin though as I can hear my neighbors turning off and on the lights, get up from their creaky bed, but surprisingly not them talking..? Management really can't discriminate against people living here though so you can't really blame them, but this community has seemed to set up camp here and will at some point drive away a majority of people like me. read more

This apartment building is more than enough. The area is conveniently located between a super Target and a Kroger (WITH a gas station). It's right across NRG stadium so during events such as the Rodeo it can leak into the streets of the apartment leading to traffic. But where can you go that doesn't have some sort of traffic right? The view for the apartment is much of a view in terms of being on the 3rd floor. The best lookout my roommate and I have would be the of the Stadium. Everything else below are just small business that we're conveniently located by. Next door is a post office you can literally walk to, there's a jollibee and a smoothie king right across the street. In terms of agents and the apartment itself, I feel like my only conundrum with the staff is the fact that I've asked several times if it was possible to fix the bottom of our door. The rubber part had come off and because the door is able to close and open fine, means that they don't feel like fixing it. Which is an issue for my roommate and I because there have been instances where a bug will just walk itself in. It's also an issue of the air conditioning that could easily leak out. The agents here are very helpful though. They're willing to help you through the process of leasing easy; especially if it's your first time. They're very genuine and are always there to help whether your agent is there or not, another one is always willing to help. read more

Had a terrible experience during the renewal of our lease. Price DRAMATICALLY increased, was forced to move. We moved out early, cleaned for over 5 hours to make it spotless, blinds were in EXCELLENT condition, filled picture holes and repainted (with a matching paint color we paid for ourselves), cleaned fridge, dusted, removed everything (debris, trash, furniture, etc), someone could have moved in right away. We paid the last months bills online and waited for our security deposit. We finally got a hold of someone who informed us we OWE THEM $. This was news to us especially since they had our phone numbers and email addresses. I mean, we paid online! Obviously you could reach us. They claimed it was mailed. The things they were charging for were insane and typical wear and tear of any residence. They OVERCHARGED for things that could be purchased inexpensively at a retail store. I was surprised that they sent us to collections THE DAY we called THEM without trying to work with us considering we were easy, clean, nice tenants that WANTED TO STAY IN THAT APARTMENT. No negotiation, no payment plans, just PAY TODAY IN FULL OR ELSE! Suddently they had no trouble getting a hold of us. I guess I shouldn't be surprised based on what my neighbors complained about (which was a lot worse than this review). I just didn't think this would happen to us. read more

Monaco at Main is not only a home to me, but a true community. I have been a Monaco resident for a year, and the genuineness of the staff coupled with the amenities and upkeep of the property is unmatched! The staff go out of their way to not only make sure you're as comfortable as possible while living at the property, but they make it a point to get to know their residents personally and on a first name basis. It might be minor to some, but I take a lot of notice on how often a business answers the phone during business hours versus how often I am directed to the voicemail. Monaco at Main is WONDERFUL AND CONSISTENT with answering the phone, and within the first three rings! This speaks volumes about Monaco's dedication and commitment to meeting their residents' needs. I appreciate how communicative the property is to their residents about upcoming events and happenings around the community. Their e-mails, texts, and postings are all very useful, and remain consistent! Not once have I been unaware of something going on for the residents. Overall the property is worth the value! It's located in a prime area in Houston, and the staff is genuine and like no other! This is definitely the best move I made, and I hope to continue to be able to grow with the community. I was shown an apartment by Candice just this past week. Everything was starting to go well until she referred to one of the tenants that was just having a nice game of pool as ghetto and said it loud enough for them to hear. I did not lease here because I don't understand how unprofessional this leasing agent could be. She also mentioned she was leaving this job. So I am sure that is why her behavior is reflected. There is another comment mentioning her specifically so I am wondering if anything is being done about this. It's just awful. I would not lease here until her last day. read more

When I was searching for a new apartment after being flooded out of my last apartment during Harvey, the management and leasing agents were the friendliest and most welcoming of all the agents with whom I'd interacted elsewhere. They really made me feel like they wanted me to be a resident. All the other places I'd visited acted like it didn't matter on way or another. In addition, the complex is as beautiful as it's advertised to be. Maintenance is very prompt in answering requests, almost always the same day or within 24 hours of placing the request. It's quiet and peaceful and I feel very safe. read more

I have lived at Monaco for several years now and have enjoyed my time here. I actually moved back here after a bad experience elsewhere. It is convenient if you work in the medical center area. Proximity to Kroger, Target, gas, banks and NRG are a bonus. They do frequent events for the residents, I especially enjoy the fitness classes that happen a few times each week. Maintenance has been prompt the few times I have requested them. Noise level is the same as every apartment complex I have lived at or visited. read more

WORST PLACE EVER TO LIVE! Break-ins at least once a week! Multiple cars were broken into!! The leasing office got broken into when we lived above it, and they never notified the residents. Also, the apartment down the hall had everything stolen during daylight WITH security!!! Management never told the residents!! Our neighbors were followed home by a stranger and were being stalked. They asked if they could post this to the community portal so that the other residents could know about this and to take precautions-- ANIQ- the leasing manager- said this situation was not worthy to put on the portal and they did nothing! Also, our next door neighbors were so loud and fought day and night, broke things, slammed doors constantly, and this happened the ENTIRE time we lived there. The office did absolutely nothing no matter how much we asked! We called the cops, our supposed "security service" , etc. multiple times and nothing happened. Upon move-out, we asked if we had to do any special cleanings and overall protocol and they replied, just leave it like you found it. Less than a month later, they send us a notice in the mail for a 139$ charge for replacing the bathroom mirror, stove tops, carpet cleaning and a 100$ water bill, with no return of our deposit at all. Our water bill was never over 35$ because it was divided over all the tenants. Our carpet was only in the bedroom and spotless. Our bathroom mirror frame was in mint condition when we moved in and out!! When I tried to talk to the front office staff member who signed the bill- VICTORIA SOLIS- she dodged calls for 1 week claiming that the system was down and they couldn't see anything on our account or that she was "unavailable". When I did finally get a hold of her, she tried to get me off the phone and refused to answer any questions about the form she prepared. She was absolutely horrible. I then talked to Greystar and they were just as bad if not worse!! Do not live here!! They change management teams every few months and they DO NOT care about their residents. They do not care about your safety or well-being. THEY HAVE MULTIPLE CLASS ACTION LAWSUITS against them across the nation and they have an F rating with the Better Business Bureau. They are a major scam!! You can find way better apartments for a cheaper price in the area!! DO NOT LIVE HERE!! read more

I have lived at Monaco@Main going on four years. I think it is the best location for anyone working in the Medical Center as I do. I love the fact that you can walk to the cleaners or grocery store in minutes. I have been genuinely pleased with the customer service which has markedly improved under the new management. Living at Monaco at Main has been one of my best experiences. Not only is it conveniently located in walking distance to popular eateries, shopping centers, financial centers, and NRG Stadium but it's also close to Braes Bayou's walking trail. Management provides residents with great community events to include weekly food truck appearances, which is just what the doctor ordered after a long day at work. We have currently been a resident of Monaco for about 7 months. No matter how perfect we may want the surrounding areas of our residence to be, every location has its pros and cons. I love the monthly events held by the management. During the first couple of months of our stay the the gate was broken often. As a result, my brother-in-law's car was broken into while he was visiting. Thankfully nothing was stolen. It looked as if some young kids went through and just busted a couple of windows on a few cars. We heard that the same was done to the hotel located near by. Since then the gate has been more secure and I havent heard of any car break ins. The only time the gate is left open is if a severe storm is expected (possible power outage). Management does a great job emailing and texting residence to inform them. Maintenance repairs are completed quickly. Our AC went out after 10:30pm. We called the emergency maintenance number...the guy let us know that he doesnt live onsite and was coming from westheimer and hwy 6 so it would take him some time to make it to us. He made it within an hour and easily fixed the issue. However, 2 weeks later out AC went out again and they came to fix it, but a part needed to be replaced so we were left with a central AC to help keep cool. Unfortunately, after they fixed it, the AC still was not cooling. I talked to Annique about the situation and she was already well aware of our AC. She let us know that the guy had an emergency to take care of and would be back in the morning to take care of it. They had to come back to add coolant. My birthday was coming up and we had previously inquired about the cost of renting the residence lounge; complimentary, Annique was kind enough to let us use the room. After the 3rd day everything was running well. Overall, I love living at Monaco at Main. It is a small community with a very friendly environment. If my upstairs neighbors were more considerate of others I would definitely have given 5 stars. Management has tried communicating with them, but it seems that they are just very inconsiderate (kid crying/Vaccuuming at 2am to drown out the kid, and constant stomping all day long...well past 2-3am). No matter where you live, there will always be that one person! read more

Live here currently. I would say it's pretty, spacious, and across street from a target and a fiesta so good location. Really moved here bc is is where my best friend lives. Maintenance is great and responds very quick. However given that there are 2 new apt bldgs being built nearby I hope they will lower price or else my boyfriend and I will prob move next year. read more

I just moved in and so far everything has been extremely pleasant. The leasing team is very helpful and kind. They continually check in when I see them to make sure everything is going well. Maintenance requests are taken care of within two days! The atmosphere is nice and quiet. There is plenty of parking which is nice. I've lived at Monaco at Main since August 2015 and I've been very happy here. This apartment complex has by far the best price for what you get in this area. It is close to everything - just down the street from Rice Village, the Medical Center, close to downtown and there's a Super Target directly across the street which is extremely convenient. The pools and fitness center are great - I actually have used both and they recently installed new equipment and pool furniture! They respond to maintenance requests quickly and effectively. Management has a package notification system to alerts me by text and email when a package of mine is received in the office. I have no real complaints about this complex. I've really enjoyed my time living here. read more

I currently live at Monaco at Main and I needed to move in next day. They said I could move in same day as long as I was approved. Well, they delivered! They have great customer service the office staff was amazing! I Was shocked when they told me they offer yoga and boot camp free of charge, that's definitely going to help me with my weight goals. I see older reviews on here and I just can't believe my eyes, I am happy to say that my experience so far has been incredible. My apartment is perfect and I love the upgrades. read more

This apartment complex is very nice but since the management change from Alexan to Monaco at Main I have encountered so many issues that this review would be too long to read. But what made me write this review was my last experience: I moved out and I was charged an amount above my security deposit for carpet cleaning and painting (don't they need to do this anyways when people move out?). Well, I didn't want to deal with them anymore so I went there in person and gave them a check for the amount owed. After this I saw that my account still said I owed this money so I called. After multiple calls, messages and employees saying I needed to talk to the manger but she was busy or out... I finally got to speak to the manager who assured me this was going to be solved. And what happened??? Less than one month after this conversation a get a letter from a collection agency!!!! They never did anything so now I have to deal with this and see if my credit didn't get affected! read more

This is probably my favorite apartment since I moved to Houston! They have a great variety of floor plans which is hard to find! This complex's utilities are well taken care of including the dog park, gym, business center, and coffee bar. Parking is never a problem in the garage and is patrolled at night by security. I walk my dog after dark through the complex and the security patrol frequently stops me to make sure I am ok walking around my myself. Maintenance is always completed with 24 hours (sometimes the same day). It is perfect walking distance to Target across the street and NRG for many events. I love the location and makes my commute to work and other parts of Houston very convenient! read more

My boyfriend and I currently live at this apartment - just moved in about 3 weeks. Although the apartment itself is nice, spacious, and a great value, I have never experienced so many issues regarding management and maintenance in my life...and I have lived at a number of different apartments. Most of the office staff are friendly; however, the leasing agent that handled our lease was extremely difficult to deal with. I had to ask her questions about getting approved and the possibility of a guarantor (my boyfriend and I are both students) 2-3 times before receiving the vaguest of answers, if that. After we were approved, the agent made a mistake in regards to our move-in date. When we brought the mistake to her attention, she sent an email to my boyfriend alone attempting to blame me for her mistake. EXTREMELY UNPROFESSIONAL. At any rate, we moved in and everything seemed great for the most part until this past weekend when our air conditioning went out...in the middle of summer...in Houston, TX. It has been 83+ degrees in our apartment with no circulating air for 4 days now. The window unit the maintenance team brought does not even cool off the living room in which it is placed, let alone the kitchen, dining room, bedroom, or bathroom. We were told the A/C would be fixed Monday. Then were informed it would not be fixed until Tuesday morning. The A/C was not fixed until Tuesday afternoon. And even after it was fixed it stopped working again. The manager did not take this hazard seriously at all. In fact, when she came up to the apartment she smirked while I explained to her what was going on then tried to make excuses for the window unit. It is really too bad this apartment has such terrible customer service because otherwise it would be a great place to live. It is in a great location, cheap relative to nearby apartments, has a nice interior, and spacious floor plans which seem to be difficult to find in Houston for a good price. Unfortunately, I do not think we will be renewing our lease when the time comes. read more

Whatever you do, do NOT live here! I know you're thinking, "oh but it's so cheap and looks nice." Let me tell you, it isn't! I would give them 0 stars if I could. First of all, the management is HORRIBLE. Anytime you want something done it takes forever to get a hold of someone, then if you email and call 20 times you'll finally reach someone that is rude and tells you they tried calling. I've had so many horrible experiences with these people. First of all, their trash valet service is just awful. You pay $25 a month, they come 5 days a week (or whenever they feel like it). Once, we put out our trash on a Sunday at 8pm (when collection starts), and it wasn't taken until that WEDNESDAY night! And by then, of course we needed our trash can to use since we can't go 4 days without it and they had the nerve to leave us a sign telling us to leave our collection container out. I looked at my account and they had charged us $50 for this!!! Are you kidding me?! No where in our lease did it say anything about charging for not having a can out and also if you don't do your job, how are we expected to help you out? So we emailed them about this and they were incredibly rude, basically called us slobs, and proclaimed they had tried to call us (when clearly they hadn't) but couldn't reach us. I am just amazed at the lies and poor management I have received. A few months ago, we wanted to renew, but then realized since our rent was going to be jacked up, we figured we couldn't afford it. Now, the cons definitely out weight the very few pros this place once had. Please, save yourself the trouble and find a better place (any place) else to live!!!!!!!! read more
