December 2024 we asked for a lease extension which we do yearly. Typically, we hear back within a few weeks. We never heard anything and had to keep asking...Toby Soto and Susy Parrot were nothing but non-communicative. When they did communicate we were harassed...daily. I have the text messages to confirm. I had to block their text line. We moved out in March of 2025. They've since tried listing the property that has termites that have not been treated, has carpenter bees, the back fence is falling down and there are rats everywhere because of the ivy growing between properties at 1690 juniper in Solvang for $4200 over $1200 more than we were paying. There are birds that live inside the attic and the plumbing all backs up monthly. The property isn't renting...as it's in awful shape. It has brick floors which tore all of our feet up over the 5 years we lived there...a small kitchen, the bathtub & "master shower" which is the size of a beach shower both back up monthly and many other problems. They tried to say we stole the washer and dryer in the unit which we replaced and were told we could replace because they don't keep accurate records. They tried to send us notices to clean the carpets professionally before moving out. There are NO carpets in this home. Brick and old outdated wood. Again they don't keep accurate records. They didn't even have our move in inspection on file. Surprise!! I have it still. Thank god! The fridge/fridge sucks and needs to be replaced as well as the dishwasher and stove/oven. There is no microwave in the unit, don't know why they're listing it with one . The garage door also needs to be replaced. There is a leak somewhere in the walls between the master and hall bath and it creates a leak in the floor boards which we were cited for even with a request to fix and photos back from 2020. Tried saying it was from going in and out of the shower/bath when we not once in 5 years used the master shower and the damaged was on the other side of the toilet and an unfinished maintenance request from 2020. They've since lowered the price to $3900. DO NOT RENT THIS PROPERTY FROM THEM or any property from plus property. They are not honest people nor do they care about anything but money. We're working with a lawyer and have also reported them to the BBB! Hopefully saving others from this disaster.

Having said that, I still find myself surprised that RPL property Management is still in business. From their accounting to their property managers, they are something very short of professional and are definitely not what I would consider to be responsible custodians for the properties they manage. We rented a home that was managed by Sylvia at RPL. We hadn't rented in a long time but we treated that property as our own - doing a lot of repairs and small fixes ourselves. However, when something would come up that was beyond our scope as tenants, we would reach out to Sylvia and our calls and/or emails would go unresponded to for a full day and sometimes two- leading us to sometimes reach out to the property owner directly- particularly when it was something that could negatively affect the house. At that point one has to wonder: what exactly is the service the property manager is paying for? There is a lot more to our negative experience with RPL but I'll leave it there as the Yelp format lends itself better to brevity but I'll wrap up with this: you are better off using a company out of Lompoc, Santa Maria or Goleta than resorting to RPL to manage your property. I've been in real estate for 6 years and both manage my own property and have hired property managers and I have never seen a company as unprofessional in this field as RPL.

It took them a week to respond to our initial request (and then we got a lame reason for the delay.). We didn't get a readable copy of the contract, weren't told they'd be holding the tenant's security deposit money and mis-wrote who was responsible for taking care of any repairs. That along with other things we weren't advised of. When looking for a new manager, I suggested that since the home was in Santa Maria, we should use a Santa Maria property manager. After looking at several on Google, I liked the services that Advantage said they offered. The main reason they got the contract was that they returned our initial call within 90 minutes and second call almost as quickly (You don't get a second chance to make a first impression.). One thing they offer is an early pay list to get us our rent early (since we need it well before the 15th of the month to pay the mortgage). They have lived up to that commitment as well as promptly introducing themselves to the tenant as the new manager and addressing and or bringing to our attention any property issues (and letting us decide if we want to use our house warranty and/or pay with OUR credit card). They also took the initiative to arrange for them to pay our landscaper monthly rather than us write and mail a check.

They made my move easy and painless last August 2017. Then the owner of the property decided no more rentals and they were forced to give me a 60-day notice to terminate my agreement. That notice came the day after I moved out of my condo in Calabasas as I needed to sell. The day after that I lost a dear writer friend to cancer. I was devastated. I had a really bad experience with Plus Property Management and Tower gave me advice of my rights as a prospective tenant (I haven't been one in many years.)
