We are in Nebraska for the spring and have stayed here several times already. The owners keep the place very clean and inviting. The bathhouse and laundry are spic and span. Improvements and upkeep keep everyone busy. This is the only place we've stayed that picks up your sack of trash every morning. We are looking forward to the next time we come.

I totally disagree with any negative reviews. Some people are so particular about how parts of…read morethis facility are dated and apparently they just don't seem to care how much rent they pay or how nice of people that they share a facility with or how quiet this area is in Grand Island. I still believe location is important. This is fairly central to Grand Island. Overall I really like this facility. Kitchens are dated and not open concept. However, the balance of each apartment is nice. The complex has several different floor plan configurations so if more than one unit is available you should compare them. I doubt you can find much cheaper rent in Grand Island in this quiet of a location. This is a nice older neighborhood with large trees along sidewalks for nice walks throughout it. The off street parking in this facility is surrounded by walls although gates do not close but this is safer than having all on street parking. Parking space is very adequate with room for the cars of visitors. Snow removal and lawn care all around this facility are provided. There is nice landscaping in and around the facility. There are many single car detached garages. There is a large covered entry and half circle drive to drop off and pickup visitors. The building exterior doors are locked with only tenant access. However, inside the public front entry (I call it an enclosed porch) you can buzz rooms. Mailboxes are inside the keyed portion of the facility and they are keyed. Mail delivery is carried to them because mail personnel do have entry keys. UPS and Fed Ex usually have keys but sometimes they do not and have to buzz rooms which can be a concern if you don't specify to leave package in front entry. Grand Island Independent newspapers are delivered to the front entry for subscribers. There is a nice foyer on the 2nd level. The property is handicap accessible. I find it really handy that there is a designated circle drop off point in the parking lot by the rear entry where you can load and unload items. I I further find it handy that there are shopping carts available to carry groceries, etc, on the handicap ramp, up the elevator and all the way to the room. This is also true for smaller furniture when you move in. If it is storming you can also load and unload from covered front entry without getting wet. Residents are observant and it is almost like having its own neighborhood watch. The parking lot is well lit and I doubt anyone would be tempted to bother cars particularly in this nice neighborhood. Friendships can be developed between residents probably more than any other apartment complex in town. However if you are a more private person this is like any other place. People stay out of your business. But for those who wish to, residents often get together to share a meal once a month in the community room. The keyed community room is available to reserve and has its own kitchen, dining area and sitting area. There is a public half bath along the hallway on the lower level close to the community room. There are also a men's bath and a women's bath off of the keyed exercise room on that lower level as well. There is an elevator to all 4 levels. There are sprinkler systems in the hallways and smoke/CO in each unit. This used to be a nurses dorm back when this property included the Saint Francis Hospital. So this building is extremely well built with brick exterior and all levels have concrete floors and ceilings. I believe this would help reduce fire spread in the event their ever is a fire. Alarms in the hallways are connected to the Grand Island Fire Department. There are several other sets of stairs to exits. There are security cameras in entries, staircases, and some areas of the hallways. Carpets are in living/dining area & kitchens and baths have vinyl flooring. You essentially cannot hear anything above or below your unit. Utilities are fairly low. Some units have a laundry but there is also a coin operated laundry on more than one floor with costs much lower than a typical laundry mat. Spectrum internet and TV are included. There are maintenance personnel that make repairs and they are friendly and do a very good job. They have an office in the facility and usually spend time there part of each weekday. Action Property management is easy to reach during the week and they can contact the individual property manager and/or maintenance people. I have found that a few residents do have the cell phone number of one of the maintenance persons. I chose not to get that number but I think I could have. I just know who has the number. However, in the past I have been able to text the property manager & they reach maintenence. Overall, compared to apartments on busy streets and neighborhoods, I feel this is better than those. It would be nice if the kitchens were updated and not galley type. But they are adequate for these sizes of apartments. Overall I really enjoy living here and see no reason to leave.

Old building which is poorly maintained by a rip off company "Action Property Management" (which is…read moreactually one man). Make sure you document any damage when you move in because he will find bogus reasons to take your deposit when you move out. Best to find a reputable apartment and manager and stay away from this arm pit.
