The lobby had a welcoming feel, the indoor pool area was bright and inviting, and the breakfast area was organized and easy to use. Breakfast was decent, and I was pleasantly surprised to see they offered a turkey sausage patty in addition to the regular breakfast items. One thing worth noting is that they no longer keep coffee makers in every room as part of their sustainability policy. Instead, they offer fresh coffee in the lobby 24 hours a day. It means a little extra walking, but the sign explained that it is part of their effort to reduce single-use waste, which I can appreciate. Also, the front desk can provide a coffee maker if requested. The only minor issue was that the downstairs beverage machine did not have a water option because that feature was broken during our stay. I am handicapped and I need to use an elevator, stairs for me are extremely difficult. Besides trying to carry a bag or two I also need my cane so climbing stairs is hard. We get there and the first thing is we do not have an ADA room and our room is on the second floor and the elevator does not work. My husband wanted to leave but it was after 10 pm and I was exhausted. The gal at the front desk was the only working employee when we got there. Kelly (her name) was trying to sign in so she could print up a receipt and she cannot sign in because she does not have a sign in number, name or whatever. She then has to proceed to call her manager who she manages to wake up from a sound sleep. It makes absolutely no sense to leave an employee alone and not give her the tools to do a good job. She was embarrassed that it took her so long to do something simple. Anyway, Kelly carried my bags upstairs which was very much appreciated. We were at one end of the hallway and I took my ice bucket and came and off I went. I kept seeing the vending sign with the arrow. I finally get to the end and there is another vending sign with an arrow pointing down the stairs. Wow was I . Kelly asked if there was a problem, I explained what happened and she promptly came upstairs and got my ice bucket and she brought me ice. Had it not been for Kelly we would have left. The final straw was wanting to take a shower and I couldn't because I couldn't step over the tub. These problems are the reasons I only gave it 2 stars. Now, here's the twist: the STAFF was wonderful. Warm, helpful, genuinely nice. They are carrying this entire operation on their backs, and they deserve support staff who actually clean things. He was really friendly and chatted with us for 20 minutes or so. Each cabin is pretty much the same. The ground level has a nice sized bathroom, kitchen/living area with a full bed and a twin bed. Window units keep the downstairs nice and cool. Upstairs is accessed by an almost vertical staircase. Several in our group wouldn't even attempt to climb up and take a peek. My partner and I slept upstairs in the full bed. The stairs are in roughly the middle breaking the upstairs into a small maybe 8 x 9 room with a twin bed and window ac unit and a larger room with a full bed. My only complaint is that this larger area wasn't cooled well as the only ac was from the other end mostly blocked by the stairwell wall. The cabin was nice and clean. I would consider it average construction. The cabins are located several hundred feet from the river. We walked down and vegged out in the river on our first night here. We floated the James River and did have to drive over to James River Outfitter's as it's just a little far to walk. Overall, I'd definately stay here again, reasonable price, clean and secluded.

Use caution. We found quite a ticks on us and our equipment, so pack heavy duty bug spray. Bring your own firewood - we couldn't find much in town or around on the property. Overall, good stay. Not a place for those getting away and having a fun weekend. Nowhere that I could find on their website was their list of rules unless they are buried deep. We rented two cabins for our group and I'll start with the condition. Our cabin had a wasp nest upstairs and we killed several. The air conditioners, while fairly new, are inadequate to keep the cabins cool. The other cabin had no hot water. Stairs leading up the porch are bad. Now for the rules, we managed to break them all. 1. No pets. I agree not a place for them however you better hope a stray doesn't show up or you will be blamed for having them. We were and we had none. 2.Quiet time between 10 pm and 8 am. This means you better be inside your cabin at 10 and not on the porch or at a picnic table talking. We broke this one because we were enjoying the evening and conversation with friends. We weren't loud and you couldn't hear anyone outside anyway because of the noise of the ac. 3.No driving on the grass, granted we did break this one but we went down a gravel road then followed the tree line to get to the river across the field. In our defense there was already a car there when we arrived so thought it was ok. 4. No excessive drinking. What is their definition of excessive? We were called on this one because we had a couple of beer boxes sitting on the porch after we left to canoe the river for the day. 5. This one grosses me out. We had to remake the beds EXACTLY as we found them. Makes me wonder if they change the sheets between guests. Yep, we broke this one because we stripped the sheets then put the comforter back in place. Our group will not be back, after being told all of the above we felt like little kids being reprimanded.
