#HighlyDisappointed. My daughter who has been in a DV relationship since she was a minor...Finally stepped out and did the right thing to gain control of her life and her children. She was living with her children's father for over a year at one of Double Z's properties. Gets mail there..all her government resource right down to onsite social work visits and services. Her children are on the lease. He often would use housing as a form of control. When the last violent encounter happened (on record), The police came and removed him from the property. She than provided Double Z management with the information from the law..She was harassed and was told to get out within 48 hours..through email to leave the premise or be sued. (imagine while fearing for your life being handled in such a way from an entity who should be non-bias) She went through proper court proceedings. Proved her case and was awarded a 12-month restraining order against her child's father and 30 days to re-locate (that 30 days is not up) to a private location. The restrained regains by law the premise in August. This information was provided to their broker and to their onsite management. There was silence in regard to communication and when she finally was moved to a secure location (which had been petitioned prior to the incident) and asked for the children to be taken off the lease..they served her with an eviction for unlawful detainer....(even after offering to pay on the children's behalf so the account was not in arears). Disappointed is an understatement for had it not been for the harsh harassment prior to the serving of the documents...we could say it was a professional non-bias call but in this case, it seems as though they are supporting and promoting her abuser. Who admittingly told the judge that he as working with the agency to regain the property and his children. As concerned parents we have advised her to seek legal counsel and seek victims' compensation under Washington state law due to this harassment from Double Z. Especially since she only retains access under court order to gain her and her childrens furniture and item from the premise. We have advised also on the basis that Double Z has nont considered her mental state or safety. Or the safety of the children and furthermore seemingly has not petitioned the leasee for any eviction due to back rent etc., #ChooseBetter. read more

They charge you for everything--rent, a lease agreement, the privilege of asking a question... seriously, it's like they've turned fees into an art form. Need a light bulb changed? That's a fee. Wondering why your rent's gone up again? Yup, fee. Their business practices? Shadier than a tree in a blackout. Ask them about a charge, and they'll act like you're speaking a foreign language. But ask them for a refund? Oh no, that's a whole new fee. And when you move out? Buckle up. You'll get charged for "cleaning" a place you left sparkling, or replacing things you never even touched (toilet seat, anyone?). This company saved us. We were in a bind When we moved from the Larger Apartments in Yelm. They were telling prospective leasing agents we still owed them money, because their accountant had not updated at the end of the month. Double Z took a chance on us. We were able to prove the alligations false with receipts and my family of 5 was approved by Double Z for an amazing little house in Yelm. The management company had an open conversation policy. Any updates or fixes were submitted in writing and were taken care of in a timely manor. It was amazing. I have never had such compassionate landlords. We were able to get almost all of our deposit back, and they welcomed discussions when we disputed charges. Instead of a fight, they actually looked into the dispute and give us further refunds. My family was used to greedy landlords trying to nickel and dime us, and we were once charged for dust on a top shelf that was never used. Double Z did not do this. FYI: I am not a current or previous tenant. I was however interested in a property that is going to be available in 6 weeks. Went online to schedule a "self tour" keep in mind you have to scan your photo ID and hv a credit card... but whatever! So didn't hear anything from them for a few days decided to call... Was told that the current tenants weren't moving until the end of the month and there actually NOT DOING WALK THRUS. okay so I suggested they change the online info... then asked if they had any photos online.. they DID NOT definite RED FLAG! So then I inquired about just going along and submitting my application anyways..was told you cannot submit an application until the CURRENT tenants MOVE OUT!! So they're moving out on the 31st .. you cant submit an application until the 1st but the property is going to be ready by the 8th. I asked the gal...why cant you submit an application until ppl move out?? was told that was just a "policy". Never mind the fact ppl have to give a 20 day notice if you aren't homeless! Also she just kept reiterating that you had to make 3X the amount of rent + credit score etc. I have a biz that makes 90K+ so that wasnt the issue Just the whole conversation and the way they do business sounds really SKETCHY to me. Like many of these reviews the main points are; double z is unprofessional, a joke of a company, they are crooks, DO NOT rent with them, and Linda is terrible in every way. Double Z management company has been the most unprofessional rental company I have ever worked with. When moving out there was a discrepancy with our final statement. I called their office 5 times throughout the day and no one answered. I left a voicemail in the morning and never received a call back. I also emailed them and never received an answer. There is a water bill I needed to pay and the water company said to contact my old rental company and pay it through them but I could never get ahold of anyone. It feels like I am doing business with an incompetent rental team. No one is on the same page and once you do talk to someone they send you off to talk to someone else. I have been renting for over 10 years and have never dealt with such disarray. I am here to warn ANYONE who has to hire Double Z to manage their property or has to rent from double Z to think twice before doing business with them. But I mean if you're at the point in your life that you are considering working with Double Z you're probably already in a pretty desperate state. Tenants child has asthma, tenant asks the property manager to come out and look at the paint chipping from the ceiling, manager charges the tenant for the repair and a fee for coming out and inspecting it. The rental I live in was sold from one slumlord to another slumlord who chose Double Z as their property management. I have a disability and have a service dog. When I first met Linda, the half wit tried to argue with me about whether my dog was a "real" service dog. When I sent her a copy of the actual laws pertaining to service dogs, she didn't even reply. They will not fix anything that gets broken and will give you the run around. She has broken several laws under the ADA including, trying to have me sign a contract about my service dog, giving my household different terms than the one behind us due to my disability which is illegal in hopes of trying to get us out because of my disability, and purposely trying to exacerbate my illness. I have PTSD and she has constantly tried to get me to trigger in hopes of getting an excuse to have us move. They even showed up to my house without any notice which I had already warned them about previously. This is the worst property management I have ever heard of and I am really looking forward to our day in court. read more

I would not even consider giving 1 star to this company. My sister's lease was coming to an end, she was sent an offer to renew and the rent was being raised by $40 dollars which was not a big deal. My sister sent in her signed addendum to renew only to find a note on her door one morning stating the company decided not renew and some crap about the owner was considering selling. My sister is a single mother who now has to scramble to find a place for her and my nephew to live. Come to find out the owner is not planning to sell, they just wanted to raise the rent by $150 which they knew my sister could not afford. No one will answer her calls or emails, they snuck in her yard in the middle of the night to post the notice not to renew on her door and the rental sign. This company is shady and greedy. First of all we moved here from Arizona and we were told we could move in the day we planned on arriving in Tacoma, But when we showed up at the mobile home they uses as an office they told us the apartment wants ready because they needed to change the carpet and it would be ready in a few days. Well long story short we had to live in a hotel for a week while they gave us the run around about how they were changing the carpet, finally when we were given the keys we saw that they didn't change the carpet they just cleaned it and had dry animal poop on the floor. WOULD GIVE A NEGATIVE STAR IF POSSIBLE! Our rental unit, a duplex, was at 1312 175th Street Court East, Spanway, WA. The duplex was on 176th - the main drag between Meridian and Pacific Avenues. Incredible noise all hours of the day and night. Miserable in summer when you HAVE to have windows opened. Deafening noise. And don't even think you will be able to hear your TV with all the noise. Horse stables across the street caused a massive influx of large flies around the unit most of the summer. It was war between us and the flies as they constantly tried and suceeded to get in the house. Gross. Septic backed up, were without toilet for days. Neighbor had it worse than we did - their solution was to have the carpet pulled up - sewege soaked carpeting - and put fans on the carpeting to dry it out. Smell was beyond horrible. He was without toilet for a week! We had to contact the septic company ourselves for them to come out and fix the problem. Never had anyone from the company stop or check out the disgusting problem. Backed up in the shower and tub. WE had to clean the crap out ourselves. Clearly they did not service or pump the septic as they should have. The unit rented was not clean when we moved in, foot high weeds in the yard and flower beds full of weeds. All was marked on our in-check. We had over $2,000 in deposits, cleaning fees paid when we moved in. We received $286 when we moved out. "Linda" did the out-check, was very rude and condescending towards us and apparently took the opportunity to provide new carpeting, on us, to the owner. Charged us for weeding the flower beds! I rarely put reviews on-line but feel compelled to warn other potential renters to NOT use this company. I would not suggest this rental company under any circumstances. I've been a renter for most of my life and I've never seen a shadier group of people eager to appropriate your money for their own betterment. Predatory practices to put it mildly. My faith that this company would do me right outweighed the negative reviews.. the positive thoughts that I had about them came to pass when we looked at the home we wanted. If you go into anything expecting negative thats exactly what you will get....but we had all good vibes and the home we are in is amazing and the price of it is GOLDEN!!! The application process and how to apply was different from what we have experienced in the past. Robin explained how to apply in detail. I was consistent with calls to check on the property. When we had our walk through Linda was there checking over the property. She thoroughly went over everything that needed to be repaired and informed me on what needed to be done next. After we applied and was approved for the property Mike helped us set it all up. Team work makes the dream work. Never have I not met at the property to do the key hand off and walk thru to look for damages prior to taking possession of the property. That should have been my clue, these guys are shady. So I show up to sign the lease agreement papers, with all my family and all my possessions ready to fly over to the new pad as soon as I sign. As I was questioning all these hidden fees, to the tune of an additional $300, another employee of Double Z comes flying in and says that there is a viscous dog in the car and they can't rent to me. Oh and that I lied on my application about having a boxer/hound mix, they suddenly became dog experts and said that I have a pittbull. And that since I somehow lied about a dog they never asked to see, that they were keeping my ENTIRE security deposit of $850. Not only am I out a place to move into, I am also out all of my hard earned money to find a new place. We are seeking every avenue to resolve this issue and get that money back since that is illegal. I never signed anything or was notified that that money would be 'stolen' if I or they didn't follow thru with the rental agreement. If I did lie about my dog's breed (of which all my vet records have always indicated that he is a boxer/hound) why would I have brought that lie to their office? Looking for a home is a daunting enough task, and Double Z makes it worse. My wife and I were convinced that we wanted a particular home, but just wanted to see the inside to verify it's condition. We called and left our information with the receptionist (I'm assuming), and were assured someone would call us back with an appointment to see the house. Didn't happen, so we left an e-mail the following day...no response. Called again three days later and was told that Linda would call us with a time to show the house. No call. Finally, Cami called at 1100 a.m. on a Friday to tell us that they would not be able to show the house until Tuesday, as they were closing up the shop to go on a company vacation over the holiday weekend. I wish I could give 0 stars. Awful rental company. This was the first house I rented myself and I will never rent again. I'm scarred for life from how terrible these people are. Linda is very very rude and unprofessional. I called to complain about a fee I received from them (they will charge you for anything and everything) so I called to ask why and she said the neighbor had said they saw another dog in my front yard, specifically a pit bull. I have never had a pit bull and my friends don't have pit bulls either. When I told her that she called me a liar then later realized she got my house mixed up with someone else's, she called her customer a LIAR. Linda should not have any job that requires working with a living person. She is terrible. They will fine you for anything. Also Kristen's husband will be recommended as a gardener and then tell the rental company about every little fault you have so they can place a fine on your door. Don't use her husband!! Overall, I would not knowingly let my worst enemy live in one of their properties. I'm writing this to warn people and hopefully save them. So I have called this company 7 separate times on 2 different properties and they either are closed, put me on hold for 5 mins then hang up on me, or take a message and never call me back. I dont how they are able to do business seeing as they have the worst business hours and never seem to be opem. They are closed on Weekends, every third Thurday, every half-ass holiday (who actually closes on Columbas Day!), and apparently whenever I wish to speak to someone. We moved into a home managed by Double Z in December 2016. Upon signing our lease I caught a portion that added and extra $200 to my rent monthly for an extended deposit! They weren't even going to mention it verbally and were hoping I was just some dumb person who would sign the dotted line. As my $2000 deposit was already paid I had no choice but to move forward or they were keeping my deposit.. We paid $3,200 in deposits total... We moved in and the house was still dirty and the carpets they claimed they had cleaned looked just as dirty as they originally did. Fast forward to giving our notice at the end of lease. They do not accept 20-day notices and will still charge you a full months rent.. I give my notice and IMMEDIATLEY they start hounding me about bringing people into my home. They claim that all they need is 24-hour notice to enter so that I did not have a choice in the matter.. THIS 24 HOUR NOTICE IS FOR THEIR STAFF! Not any person off the street that wants to view the home! Despite me down right refusing to give permission to enter they did it anyways. I have 2 small daughters and my Fiance works nights, I would have preferred if they respected my right not to have a group viewing of my home, for the safety of my family. Linda assured me that they "Pre-screen" everyone and that no one with a bad background would be allowed... This is a total lie. Linda forgets that I to once went to a group viewing and they didn't even so much as ask my name before allowing me and 15 other into view a home! I wasn't allowed to view a home while occupied so why were they doing it to me?! It is now January and I still have not received my move-out inspection that details what I am being charged for! I asked Linda on 12/10/18 for this information and she informed me that she was waiting on one last invoice and would get back to me and I hadn't heard from her since. Today I log onto my Double Z Portal and see that I have an outstanding bill of almost $1000! It lists about $200 in cleaning fees and $795 for "hauling".. What on earth happened to my other $3200?? I email Linda and ask why she STILL has not provided me information about what I owe and why.. she says she MAILED IT TO MY OLD HOUSE.. The house I just moved out of and she rented a week later! Was I Supposed to go and check the mail at a house that is no longer mine? They had my email and phone number and I had JUST asked about my bill a few weeks prior. Not to mention I'm sure my bill will include the leaky sink I put a work order in for A MONTH before move out and Linda CANCELLED and told me that they cannot do any of the work until I move out... they can enter to show the home while I still live there but they cannot fix a sink! They ghetto rig their houses together so they look livable and then a week later everything falls apart and they aren't responsible. First of all want to make it clear that I didn't intent to give this company any stars, but for some reason it was the only way I could seem to make a post. Renters Beware! This company charged us a normal fee for the application to be screened,which was fine. What wasn't fine was that they had us put a $650.00 deposit down while waiting to see if our credit application was approved. They lead us to believe that if we were approved at that point $500.00 of that deposit would be applied to our rent and the other $150.00 would go towards a administration fee. Like what they get paid for renting the house out for the owner. We unfortunately we're not approved so we thought we would be reimbursed our full deposit back. That's not what happened. They took that 150.00 saying they get paid that fee reguardless!! That feels like a scam to me. I'm in the process of checking this out legally myself, but felt it important either way to share my experience in the hopes that someone else can be saved the grief of being taken by a business trip that takes money they didn't earn from people that work hard for there's. This place is completely unprofessional and has no sense of communication or calling people back. I only received a call back after I made a fuss over voicemail and through e-mail. Does this company not understand the sense of urgency that comes with moving and deadlines? As an administrative professional, I would always return phone calls and e-mails pertaining to customers and their needs. This place is ridiculous. Don't go through them if you can help it. Oh, and when I received a call back, I got an excuse of they haven't gotten keys back from the previous tenant and weren't able to show the home. It seems like they always have an excuse (based on the other reviews I have read on here and on google). If you don't have the keys and can't show it, why in the heck would you post it? Don't rent from this company!! They charged us a non refundable carpet cleaning fee of $275.00 at move in to be used to clean the carpets at move out. The owners of the home decided to take out the carpets and put in wood flooring. Linda Baker, the owner of Double Z says the carpet cleaning fee is still not refundable even though the carpets were not cleaned. What the hell!!! Where did the $275.00 go? I have read all of the reviews from the renters, and I have to say that this is disturbing. However, this is a review from the landlord perspective....although the renter reviews are making me look into WHY there are six (at the time) pure negative reviews. So, lets look at the negatives for a second. All are tenants, and all have a right to their opinions and complaints. But Lori D makes comments on the company being "dog experts" and accusing her of lying on the application. What she does not understand here is that legally they are REQUIRED to ban all "vicious" breeds within that county, while at the same time being BANNED from requiring an inspection on the dog. they are stuck with having to see the dog in order to ban, without requiring that the dog be presented to them. This automatically excludes renting, and forfeits all deposits....as stated in the application and by county law. Additionally, a landlord can add the requirement that no dog that even looks vicious be allowed. Mary K talks about the deafening noise in their area. Although sad and disappointing, the company is NOT responsible for the noise unless it is their equipment making it. The TENANT is responsible for doing their research on the noise pollution. The continued references to horse stables causing other problems like flies (DUH!) makes me question the validity of her "neighbors" problems, although septic issues are of high concern (and yet hard as well as expensive to fix in a timely manner). These are only two of the reviews, but the majority seem to follow the same line....the company being blamed for the lack of research and due diligence of the tenant, or poor/no rental history or credit (which I will not accept into my house, even if they are "just starting out"). However, I do admit that my point of view is a bit skewed. My past tenants always told me that the company quickly responded to their needs and they had no problems with them. One even left with thousands in damage that he was responsible for, and despite these costs he stated that the company did right by him (although his departure leaving my house is such disrepair was costly to me as well, being unable to rent until the place was repaired at MY expense until he slowly paid it all back. Of note: I do not rent many properties, only this one because I moved and cannot sell for what I owe....essentially my rental fees cover the cost of the mortgage, insurance, and management costs, nothing more). Now, for my review itself. I have had some difficulty getting tenants into my place. Since I only rent one property, this costs me a lot....meaning my family eats poor and loses all niceties until I get a tenant and can use the rents to pay that mortgage. This is made worse when the departing tenant does not leave things is good order, but this is the risk we take. Double Z has allowed me to just expense all those repairs, and pays it back with the rents until I am caught up. So yes, my family suffers but we do not dig a deep irrecoverable hole....and only pay the mortgage costs until caught up. I have ant problems in the house. Despite all our best efforts the ants remain. The company however kept trying to charge me multiple times for a contracted service plan. Double Z handled all of this, and is willing to switch should this be a problem again. They listen to my statements on how I want the property ran and they follow it. I have even had some quotes done for some repairs that I know need completed (nothing that effects how a tenant will live in the place) and have arranged everything for me. The problem however is that one single employee worked with my property. She was the go to person, and always had straight answers for me. I handled everything through her, and all was well. Until she left. Apparently record keeping was an issue, and all the problems came to the surface when contracts, such as the ant extermination, were not being handled correctly but nobody noticed that things went haywire, all because no paperwork was present to double check with. I caught on to it and they handled it as smoothly as could be expected, and from what I understand it was just a single employee with that habit, but it did put some stress on me for a while. The fees are somewhat reasonable, but the expenses sometimes leave me scratching my head. I get fast answers, but rarely do I get the tenants real thoughts unless I ask them directly. In summary, this is a decent management company to work with. They are not perfect, but they seem to get the job done well....from a landlords perspective. As for the tenants perspective, the complaints seem centered around the "entitlement" attitude or lack of due diligence of the renter. However, some of their concerns will have me watching my property more closely....I want a happy tenant who regrets having to leave. read more

We needed a new place to rent. One that was closer to work and schools. Between My Friend and I we make eight times the rent required for the home we looked at. Being of good faith that we would be renting it a money order was purchased and filled out for Double Z. I headed to the office with three applications one for myself, one for my friend and one for her recently eighteen year old. Background checks for all... $40.00 each = $120.00. holding fee of $500.00 = $620.00 total. No problem right? Incorrect ! ! ! ! I was informed that a credit issue on any of us would equate to refusal and them keeping $120.00. I knew about my friends credit report and that it was being resolved as we spoke. That apparently is reason for denial. I asked what if I was the sole person on the lease? NO !!! THAT wont work because no one who resides in the home can have bad credit. My credit is good we make enough money that it is not an issue. Apparently discrimination based on previous misfortune (being addressed or not) is ok. I now understand why the owner who has the house with them is not seeing it rented. The criteria is beyond reasonable. In my opinion Double Z Inc. is operating with completely unfair practices. Scammers! Scammers! Scammers! These people will take your money and not give you a reason for denial. I think they only approve a SMALL percentage of "Black" people. The staff we worked with seemed racist as well. They seemed as if they didn't want to rent to us. We applied for a home but they took 150 out of our 650 holding deposit as an "administrative fee" plus the 45 dollar app "fee". They denied us housing for NO REASON! We meet all the criteria set forth by them and when we asked why we were denied, they told us they didn't give reasons for denial and referred us to their guidelines. There was no reason for denial is why they didn't give us one! Yet they took our 250 bucks and gave us a check for the remaining 500. I wonder how many other people (especially "Black" people) they have done this way. I recommend not renting from this company. From what I see in the reviews, the only ones happy with this company are the owners of the properties they manage. Seems like they may be in cahoots to hook, line, and take people's money. As long as the owners get theirs they're under no influence to write a negative review. But the owners need to investigate who they chose to manage their properties. read more

Let me start out by saying all these bad reviews you are reading are true. This company is the most unprofessional and shady company I have ever dealt with. I had called for a =bout two weeks in regards to a property I liked with no one getting back to me. When I finally did have some one on the phone she was very rude. I figured it didn't matter because once I get the house I won't have to deal with them much after that. I had asked if we can submit our application and move forward with getting the house I was instructed that you have to view the inside before you are aloud to reply. I asked when the soonest that would be and was told if I come on my lunch I can come view the property. So I explained to my boss that I would need to be a little late to go view this property and when I had arrived no body was there. I called the lady back and told her I as here and asked her how long until she got there. She said she wasn't able to reach the tenant and would have to plan it 48 hours from then to give them notice. I was upset but aid okay so we will plan it for Friday then (two days from me taking my lunch off) at 3:30. She said that works great and to have a money order of half the deposit with me to put as a holding fee while I apply. I said okay and hung up. The next day rolls around (Thursday) and I am at work when I receive a call at 10:30 from the lady saying she is showing the house at 11:30 today and if we want it we have to come view it and both parties have to see the inside of the house. I was in a panic trying to figure out how to et there with work and my fiancé as well who works in Seattle. I arrive at the property after telling my boss, and view it said it looks great and want to move forward my fiancé had not arrived yet. She said we can't apply till he sees it and he is stuck in traffic so I face time call him and tour the house with him. She did not seem happy about that but it worked. She was trying to call the main office from her phone and had no luck so asked if she could use mine. I didn't want to lend it to her but she asked three times after I brushed it off. I lent her my phone and she was talking with them and had kind of walked away so I went in the house and opened the window to listen to what she was saying and she was telling them that she preferred a different person who came to see the property and to tell us that he applied and had his deposit in. My fiancé arrived at the main office before coming to the house while she is on the phone with them and I could literally hear her telling them just say he's been there already he said he was going to come in. The lady at the main office told my fiancé that someone had just came in minutes before him and submitted all the stuff for the house. Three weeks later I see they re posted the house. not sure what happened but they are shady, rude, and are just trying to get your money. read more

Shady!! Not a company I would recommend if you're a landlord or a tenant. They're horrible at returning calls. You have to stay on them or you will never hear from them; except when they like to drop by unexpectedly, with no notice, which is against the law. They don't seem to understand landlord/tenant laws very well, just quiz them and find out. Plus they have some questionable staff that are far from professional, but rude, not helpful, and not good at taking messages either and passing them along! I only ended up being under their management because the house I'm in was sold and the new owner decided to use them. Big mistake! I've let the new owner know that they may want to consider a different management company because they are breaking laws. Lastly, and this is based on a private contractor who used to do work for them that I met by coincidence, they inflate their repair and maintenance costs and pass them on to the landlord...very shady.
