NRB is an excellent company with high quality individuals and have been fantastic to work with as a property owner! I have a property in the area that I managed myself for seven years and transitioned into with NRB. I could not be more pleased with the entire process of working with the team. Randy, Jen, Don and the entire team were excellent in dealing with a difficult tenant at the time. They helped with getting the property ready for the next tenant and I was able to take advantage of their relationships with contractors in the area. All of the work was documented and available on their portal to see what work was completed and how much the services were. I had success in emailing contacts at NRB and then ensuring other people could see that email. This is a busy office, so I recommend that you send emails as there are records of the topic to both parties. NRB is very successful and as a result has a lot of owners and tenants. Every time I engaged on email to NRB, I got a prompt and professional response back from their team. I know a few of the staff are either Veterans or are Military spouses and they are amazing human beings. I am so thankful for their services and ability to help owners manage their properties. I never thought I would have to take someone to court, but that's the process I'm in right now. RCW 59.18.280 states that the landlord has 21 days from the time the rental agreement ends and the tenant vacates the unit to postmark the return of the deposit or a written statement detailing why portions of the deposit were withheld. If the letter or bill gives estimates of repair costs, but not actual repair costs, your landlord failed to notify you correctly under the law even if your landlord gave you those estimates within 21 days. The court case that says estimates are not good enough is Goodeill v. Madison Real Estate, 191 Wash.App. 88 (2015). So I'm entitled to my entire security deposit and I have yet to receive it. What's worse is that when sharing the law and case information to NRB, the response I got was "This is how we've always done it." Way to tell me that you've been breaking the law for a LONG time. So as a result, all of my friends who are moving to tacoma, I steer them far away from NRB. so why two stars instead of one? Well, while we were there, things seemed fine. They were generally very responsive when we needed them to be, although I wasn't a fan of the occasional need to have inspections done. Highly unprofessional and their communication is extremely poor. They gave mixed messages and bad information. One of their employees had the audacity to yell at me on the phone. My advice is not to do business with these folks as they're practically unresponsive and when they are, they'll give you conflicting information and be very disrespectful. Rest assured that I will be making a formal complaint with the attorney general's office and the Tacoma Chambers of commerce. Worst company I've had to deal with. Cost us over $60k in lost revenues. Took 7 months before they told us about an unpaying tenant. Trashed property equipment due to mishandling. Unresponsive to most communications. For a short period of time we were blessed with a true account manager whom we could contact and they would delegate and actions necessary in the background. But they left and it was perpetual chaos with numerous people attached to each action on the account. Contacting required having a dozen people attached to an email and hoping someone sees it and never knowing who would respond. Don't go with them. They may be big and 'established' but they don't care about you or your property. read more

To address the inaccuracies in Randy's response-- the judge did not say "even if (we) had been within the statute of limitations that (we) would have lost (our) claim." The judge's ruling found the claim barred by a 3 year statute of limitations under RCW 4.16.080. We waited too long, period. I will also add that (besides a global pandemic) we delayed in our filing because we felt we had no power in this dynamic. Though WA has the RCW to protect tenants from landlords like NRB, they were also threatening to involve a collections agency, potentially harming my credit more than the ordeal already had (which is to say, a lot). Or worse, if we had to pay the sum in its entirety, we would have wound up bankrupt. Besides that, I am not a lawyer and I didn't know my options until I had enough time to assess with someone who was willing to advise us pro-bono. To address Randy's claim that this verbiage is common in leases-- it is not. I have never read this clause in any other lease (before or since). Like I said in my previous review, this clause in their lease is not legal per the section of the RCW I cited (as well as others). In WA, It is not legal to withhold (or "forfeit," as they call it) a deposit without first applying the funds to damages or back rent. Do not let anyone tell you otherwise. Last, if you are considering renting a property from NRB, I agree with Randy that you should always read all documents front to back before signing anything. I would also suggest that you read all of the reviews from their TENANTS. Disregard reviews from property owners. We have asked for a while for our kitchen floor to be repaired and it still hasn't also our water and power gets turned off without any notice and we have 3 children and an 11 month old that need the power and water It's really upsetting that these events are happening to us and I find it very unprofessional that these events even happened they are always trying to scare us with an eviction notice we have 4 children and they are children so of course we have a lot of trash and only 1 big garbage can also we share a water heater with our next door neighbors since we are joined together but I've heard that sharing a water heater is illegal also we had to put a fence up because remember we are a joined unit so the backyard is supposed to be shared but our next door neighbors pretty much kicked us out of using it over all 1 Star I'm not very happy with these people read more

We have used NRB's services several times and each time we have nothing but great things to say. From a property owner's perspective located out of state, they were everything that we were looking for/needed for our properties. Randy, Sandy, and Kim were in constant contact with us and always kept us updated. This is what we especially loved about working with them. We never heard crickets when it came to our properties =) They first managed our rental when we had to move out of state pretty quickly. They were able to find a tenant for our home quickly. Funny story, we cancelled our meeting with them initially and Randy reached out to us asking why and the husband had a huge talk with him. The husband then decided, no we are going to have them manage our property. I honestly don't know what was said in the conversation, but whatever was said, the husband was sold. After a few months, we then decided to sell the home and they were able to handle the entire thing - with the renters and the sale of the house. The transaction went smoothly, with no complaints. Being out of state, this was especially important to us. Now fast forward a couple years later, we decide to sell our other home in WA which we had family friends staying at. Randy and Sandy were there to help us out yet again. They made us aware of laws that we weren't even aware of. They helped with the move of our tenants to the sale of the house. To follow up on my initial review, I wanted to read some of Randy's responses to other negative reviews. Not once does he (the owner) "own" any of his companies shortcomings. Not one single time. Now, he's going to respond to this and call it inaccurate just like he does with every single other review responds to. How tiring it must be trying to defend the indefensible. From an entrepreneur stand point, the contract is clear and makes sense. From a landlord or renters perspective it makes absolutely NO sense to have a deposit intended for the property, then when both parties agreeably move on without incident or any damages and neither party receive it, especially the renter. That is by definition not a deposit but a "fee" kept by NRB. It's a bad policy that takes money without cause at the renters expense. read more

NRB Property Management - Property Management Near Me - Tacoma, Washington

I rented from NRB properties from October 1st 2020 through mid-April 2021. I was employed for a seasonal 10-month position in Puyallup and had accordingly planned for a 10 month lease. We had bed bugs when we arrived to our new apartment. This was taken care of and paid for by NRB. Still, how did NRB not know about the bed bugs from the leaving tenant? They were lucky I was able to inform them promptly before it caused a unit-wide infestation. I do not believe they treated the unit below us, and I would not be surprised if they ended up with them as bed bugs can travel. We had a persistent mold issue on our windows. When I scheduled a technician, he informed me that it was "mildew, not mold". It was very clear to me that he was purposefully using "mildew" for legal purposes. The mold was black and on all 4 corners of our bedrooms from the condensation. Our windows were replaced towards the end of our tenancy - but the technicians who came to replace the windows took 2 weeks to fully replace them and left grease hand marks all over our walls which we were then had to clean About 6 months into our 10 month lease, my roommate and I were both offered employment in a different state that we could not turn down. Our lease specifically stated that subletting was allowed - I would not sign a lease that did not state this. Yet, when I reached out to NRB I was told that while I technically could sublease, that it was up to the owner and it is not normally approved. What?? So subletting is allowed, but it is not allowed. Great, that makes sense. I then decided to break my leasing contract. What is the consequence of breaking a lease? Well, you lose your deposit ($1000 in my case), you pay a $500 lease break fee, AND you are on the hook for paying rent until NRB can find another renter. Wait--so you pay a lease break fee but you're still responsible for rent? What's the point of that? I was lucky I had a caring property owner. I wrote him a letter explaining our employment situation and he allowed me to retain my deposit as well as forego the lease break fee. But I was still on the hook for rent. When I first began this lease-break conversation it was early in March. They knew I was leaving by mid-March. When I left in mid-April the apartment still had not been filled. I began calling their office daily. They had 6 applicants before accepting someone to fill my space. I am positive they were taking their sweet time because they knew they were getting my money anyway. On top of this, they refused to mail out my deposit until they had rented out the apartment. It was mid-May before they rented my unit. Again, I started this process in March. All in all, I was out 2 grand between my deposit and the double rent I was forced to pay. I was one day away from taking legal counsel. I would call or email early in the morning when their office opened, and they would not get back to me until 5 PM of that day. It was very intentionally to slow down the process and prevent us from communicating more than one email's worth a day. Not to mention, their office was closed for COVID-19, so there was zero way to communicate with them besides waiting for that 5 PM email. We scrubbed our apartment top to bottom using the multi-page printout they gave us, including wiping walls, doors, baseboards. I filled in holes on our wall but we were not provided paint to cover over the patches. They charged 80 bucks to "fix the walls", read: paint over what I had already patched. They charged $85 for a "sparkle and clean". My advice is don't bother scrubbing the baseboards, they'll be pulling money out of your deposit anyway. Overall, worst renting experience of my life. Their communication practices were borderline illegal. Like I said, I was a single day away from seeking legal counsel when they rented my unit out. Was never happier to be gone! read more

This review has been pending for some time. I wanted to give a few months, before I wrote my two cents. I was very skeptical of renting through a private company because of the first experience I had with another private company, however I knew that my family needed a home and space. COVID didn't help the process it changed everything. Me being a property manager myself I had a different prospective on how the renting process goes. So of course I was scared as heck to go through with it. But we did the scheduling and touring part was super easy and convenient. The application process was the scary part. Because it is very slow and no communication happens between management and applicants. That is what drove me insane and spiked my anxiety. But I stayed consistent and kept reaching out! I called every day and Maggie who already knew my phone number would answer and be so wonderful and reassuring. She literally held my peace with her attention. And Julie has been an angel also. These two ladies are incredible. I feel like we got lucky with the owners and the entire home! Why the 4 stars you ask? Because the original manager that was assigned Cindy I believe not so great, no communication, and just instead of giving her tenants especially new ones reassurance and being one step ahead she provided anxiety. Hopefully now that Covid is over and we can go back to human interaction the process changes a bit. Huge shoutout to Maggie and Julie! Both ladies are truly a blessing to this day! I do recommend this property management company and don't blame them for the owners not fixing anything we as property managers can only do so much. Even myself when the dishwasher went dead I would have replaced it myself, however thankful that the owner replaced it. If you are a property owner, keep your sanity and find a different management company. They were great as a smaller company and just lost control as they expanded. My husband and I stopped using this property management agency after having them manage three of our homes from 2010-2015. We originally signed up with Randy and we were impressed with the 8% fee versus the usual 10% with most other companies and couldn't believe we we were communicating directly with a partner of the business. We actually interfaced with Randy directly and called his cell phone to work out any issues for that first year. We were pleased with them for sure. One thing we made them edit in our contract with them was that they got to keep part of the pet fees. That made no sense to me. They weren't going to pay for replacing carpet and were surely going to bill us for carpet cleaning. They actually worked with us and edited that in our agreement. Then their company got too big or maybe they were taking on more properties than they could handle, and every month we would have to call about which of our houses was not getting the rent paid on time. The girls that we spoke to would be so confused that we had three houses with them, that we would be put on hold multiple times so that they could work the situation out in their head before they told us what was going on. By the time we called, the grace period to pay rent has passed and they should have posted three day vacate notes on the front door; however, this never seem to happen unless we called them and told them how to do their job. Then the rent would get paid the day they posted the notice...with a late fee. This went on month after month for almost two years. In order to not confuse them, we would call in and only ask for the details on one address at a time or per call. At some point they started charging us trip fees to one of our properties in Lacey, which was never discussed and wasn't charged the first fews years they managed this property. Quite frustrating. Mind you, we are military, live in North Carolina and had to keep up with this in addition to our own properties we managed ourselves in NC, and through a one year deployment to Afghanistan as well. Their rates did eventually raise to be in line with the average property management fee, so we knew we were no longer getting a deal and it had been obvious that they were no longer competent to manage our properties. At times they would call us to ask us if tenants could pay rent late because of whatever reasons, and it baffled us because that is what the late fee was for. So we would say, "we are not sure why you are bothering us about this, if they pay the rent late then they pay a late fee." The whole reason we pay a management company is so that we are not bothered by things like that. An email informing us that rent will be late is fine, but calling us to see if tenants can pay rent late is not. One time they told us we had to pay HOA fines because the tenant parked a storage trailer in the driveway and that because we didn't send them (property management) updated CC&Rs, the renters couldn't be held liable. We had to point out to them that in their own lease to the tenant, which the tenant signed, it stated that no motorcyles or trailer could be parked on the property without prior approval from the owner. It just seemed that they were in the wrong business. The statements were always messed up. Every three months my husband would have to scrutinize the statements and get them to go back and fix them because they would put that a late fee was paid when it was really a pet fee or they would show that they paid us a pet fee and yet we never actually received it. Of course, when you live out of state it is very hard to find another agency and during times of a deployment, we basically had to ride it out. read more

Terrible business. They will take advantage of you. Not helpful to their tenants. They will do you dirty. Stay away from them. We lived in an ant infested house. We got a call about 4 months prior to our lease to be up, letting us know that the owner decided to sell the home. If we would willing to move early, we would get a month free rent and they would expedite returning the security deposit. Thinking that we are team players, we started looking for a new place. Once we found a new home, we let them know that we are able to move early. All of a sudden everyone got amnesia, saying that they didn't ask us to leave early. They wouldn't even prorate the rent we paid let alone give us a month free rent like we were told. They also make it pretty much impossible to get back the deposit with the ridiculous cleaning list they have. I wish we had read reviews before renting from them. read more

Randy literally saved my property. I was out of state and the original property manager did not do anything to help me. I was referred to Randy and the best thing I did was change property managers. Randy really cares. He genuinely wants to help people. I went from a 4 unit property that was neglected and not knowing what to do to Randy coming in and helping me however he could. He will give you his cell phone number and call you back any time you need anything. I find that incredible. Between the amazing contractor I ended up having and working with Randy and his team I was able to save my property. I had the honor of working with Randy, Angel, Roxy, Naomi, Cindy, Jamie, Myriah, and everyone was wonderful and professional. Every department at NRB is wonderful. Don't waste your time renting homes from this company. Lots of unprofessionalism, for example, my first interaction with "Debbie", we were speaking of getting into the home and arranging a time to pick up the keys. When we were finishing up with the phone call she goes to say "yeah I've had a very very long day, I can't wait to get home and get drunk! Lots of beer for me tonight" what kind of first impression is that? I don't know about you, but someone working for property management, SHOULD NOT, be saying anything near this to anyone, let alone someone you've just rented a home to. I knew from there, it was all down hill, and it was. Save your energy, time, and money. the owner claims to bend over backwards, the team "bleeds" for us, and all that extra bs. We would wait weeks for email replies, had an ant infested house the entire lease and the owner not wanting to do anything about it, so of course we had to spend more money on solutions. you can send inspection pictures and they'll lose them about 4 different times before they receive it, gave us a key that didn't work on ANY of our doors. How about the time Debbie lied to us about what time the office closed, because she didn't want to schedule our MANDATORY inspection. The move out clean list is ridiculous, they expect you to leave the place better than when they left it for when you moved in. You want me to replace the light bulbs, but they were flickering or already burnt out when we moved in ? Was told multiple times that someone would come out and fix our terrible hardwood floor that has holes that are not filled in SO ANTS GET IN, the paint left on the windows, the giant gaping hole in our laminate floor. They do an "amazing" job, but lie on all their inspection sheets--thinking you won't see or notice. Holes and patches left unfilled/tended to from last tenant, but want it taken care of before we move out? It's absolutely ludicrous. It's ironic that the owner had to defend most of the reviews on here, it says something about the company. To chime back to his comment about, "coming to a public platform to bring employees down", this is a review page and if you did the job properly, you wouldn't have the issue of people coming to your business review page, and letting people know how it really is--that's the whole entire point. I'd say the best starting point to try and fix this mess is probably teaching everyone/reviewing Phone manners and how to speak with Tenants properly. Please, save yourself the time. Zero stars if possible, don't feel bad for these people. They picked the industry. If they did their job, they'd have better reviews and the owner of the business wouldn't be blaming everything on the tenants--instead of taking responsibility and accountability! read more

They took over managing our property in December 2020. I'm not impressed so far at all. We have a little less than two months till our lease is up and we have no idea if our rent is going to be raised or not. When I call to get answers I get brushed off. I'll try to give her the benefit of doubt that maybe she was having a bad day that's understandable we all are going through it. if they wait till the last second we will have no other choice but to resign even if the rent goes up another 300. I had no idea who my property management person was till now, and communication was extremely poor. But I knew the moment the previous owner said he was going to sell that this would happen. (BTW they said we will get a 60 day notice but how does that help us with less than two months left on our lease) to be left with no answers is just unacceptable. This would be a 4.5 stars but since everything worked out well in the end, I am rounding it up due to Randy's impeccable work ethics and positive energy. I let NRB property management manage my condo and it was slow in getting it rented out at first (hence -0.5 star) partly due to my requested price but I also feel they could have done a better market analysis. Once the price is adjusted, everything flowed as smoothly as it can get. I really like the fact that every employees in the company had a great attitude on the phone when I called, had the answers I was looking for. Randy went above and beyond to make sure I don't have to sign any damage waiver from the building HOA, and he took care some of my leftover belongings when I was not around to pick them up when the tenant moved in. I can't speak for the experience of the tenant and how they manage my property with the tenant in yet. I may need to write another review as time goes by, but so far I am a happy client. read more

We were looking for a house that was managed by a property management company - not an individual. NRB handled the application and lease process for the very expensive house I rented, but never told me in the process that the homeowner would take over management of the property after move-in. It was a total bait and switch and now I am stuck in a year lease with a homeowner that is at my property constantly. This was the experience I was trying to avoid by intentionally (and paying more) to go through a property manager. I won't lease through them again. read more

NRB property management has gone above and beyond to make a quick notice deployment go a lot smoother. When moving in, Nash did an excellent job going through the property, documenting all the issues, and all the things that were in good condition. He was thorough and meticulous to ensure that the property was well documented. He went through the property with my wife and I and ensured everything was properly documented. About 2 months after moving in, Randy, stopped by to ensure everything was going fine. During a severe windstorm, the fence blew down. NRB handled the problem and within a couple days, the fence was fixed. After about 6 months of living at the property I was notified of a short notice deployment and notified NRB. Jodie was quick to explain the processes and ease my concerns. On move-out day, Randy showed up 15 minutes early to go through things with me. Due to the short notice, I was not able to to have the property perfect. Everything that Randy and I identified, either needed to have a final clean, or replaced (light bulbs). Randy also went above and beyond communicating with me to ensure that I was in the loop on what was going on with the move out. After the move out he went to bat for me to ensure that I wasn't going to be charged additional costs or incur any unnecessary charges. Coming from an apartment, the expectations when you move out of a personally owned house are different. People don't understand that NRB works for the tenants and the property owners. You can't please either, and someone is always going to be upset. Randy, I appreciate all you did for me. Thank you. read more

As far a property management we really enjoyed working with Randy he was more then happy to communicate odd hours while we were stationed over seas. In saying that our selling experience with Sandy was AWFUL. We thought it would be best to go through them with them so we didn't have to break our contract. We called sandy and she said it would be great to go through them and to show how much NRB appreciated us selling with them it was "2.5%. I remember saying amazing I know it's typically 6% around her. She said yes we are much lower. I explained multiple times this is my first time selling so we'd need more help. Then at closing I realized it was 2.5% for seller and buyer. Which I signed for, bad on my part. I do find it extremely sketchy no one mentioned it was for both parties until closing even though I said 2.5% was amazing It would have defiantly been cheaper to just pay to break the contract and go to out lawyer with our renters to do everything. Which would have been 1.5K be 16. On top of that Sandy forgot who we were and which home we were selling. I would NEVER again go through them to sell a home ever again. You are paying for a service, make sure that service is fantastic because I'm going to say this was no where 8k worth of service. read more

I live in Virginia and wanted to sell a house in Lakewood, Washington. I found NRB Property Management on line and contacted them to sell the house that was in a family trust for many years. After an introductory phone call, I moved forward and asked them to sell the property. NRB showed professionalism and dedication through the entire process. I am the executor to a family trust with a house that was being rented by a family member. The house was extremely tired to the point where remodeling would be needed for the next owner. NRB took charge and did a comprehensive job. They scheduled a number of house visits, provided excellent suggestions as we worked through the process, found a qualified buyer, spent time on the phone walking through the contract, answered all my questions, and followed through to close. Our NRB sales manager worked aggressively and with my interest at heart. I am definitely impressed with this company's level of service and highly recommend them. You can never get a hold of anyone in the office and when you move out they will try and screw you out of a ton of money! They have 21 days to return your security deposit but you won't get it back because on top of the cleaning deposit you give them they will charge you $500 to change air filters, $450 to clean the carpets you already had cleaned, $350 to change light bulbs that aren't burnt out and god knows what else. When you try and contact them about these issues they never respond or give you some kind of vague response and try and push you off. WROST MANAGEMENT OFFICE IVE EVER DELT WITH! Would NEVER recommend this company not even to my worst enemy. read more

To be fair their were 2 or 3 people from this company that were very nice and professional, but 9 times out of 10 the receptionist was SO rude. I was a renter and this company inspired us to never rent again. We were motivated to buy our first house thanks to NRB. Next year we will be land lords and will be sure to stay far away from this company. Side note the land lords of our property fired this company because of poor business practices. read more

I rented through NRB a few years ago. They are super easy to work with, and they are very fair when it comes to exiting a rental property. When ever I had an issue, they were quick to help me out and provide service. We moved out of the area, but I wish there was something similar where we are at now. read more

I'm just beginning my relationship with NRB, but am definitely impressed. I have something to compare them to. My husband and I bought a house that we need to rent out for a few years before we move into it. I originally hired another company, who had our keys for 3 weeks. The communication there stank and they hadn't shown the place to a single person. Enter NRB and Randy. The communication has been great, and things just got done REALLY fast. They had a tenant for the place within one week. I've dealt with other folks in the office and they've all been incredibly professional and efficient. The great thing is that it's hard for me to think of anything else to say about the because a good management company should be something you don't HAVE to think about. As a tenant, this company is despicable at best. Incompetent and unprofessional do not even begin to describe the staff members we encountered. My first interaction with this company was positive, which I regretfully wrote a review for after they asked me to. After which, each interaction was like a festering blister to which the smell brings vile to the back of my throat. We're celeberating the end of one year with NRB as a property owner and we are glad to be shed of them. Like the other reviews, at first everything is professional and positive. Randy makes you feel so very good about handing over your house to him. "What a beautiful place. Don't rent for $1200, it will go for $1350". So it sits for a month until we reduce the rent down to $1950... where we wanted it in the first place. They advertised our Tumwater property in Seattle! That is, until I did some craigslist searches a month later and found that they had failed to list in the Olympia area. Oops. Sorry, a second month's rent lost. We specified three people maximum. They rented it to four people, including an unknown man who we first were told was just a visitor. Suddenly, he is on the lease. We want a max of three people. It is stated in the lease. But.....They claim a toddler is not counted as a person. Hey, if the Supreme Court says a corporation is a person, then surely a toddler is a person too. We specified a 6 month lease so we could return and stay in the house for the winter. Gosh, it seems like NRB signed a one year lease with the new tenants. We've got written proof that we stipulated a 6 month lease when we discussed the new rental contract. So we had to change our plans. Communications with NRB have never been good. Our contact kept changing, We'd get a call from one person and when we called back we talked to another. They didn't seem to share information between themselves very well. Sometimes you'd get someone very polite on the phone and other times they'd be short with you. Our first set of renters bolted out of there, breaking the lease. Unexpected repairs resulted. The second set of renters have turned out to be gems, and I thank NRB for finding them. When we talked to our new renters about their experience renting from NRB they had a long list of complaints: lack of professionalism, balls dropped, failure to show up for the showing, failure to deliver all the keys, lateness in fixing things, unresponsive to calls. Our renters thanked us for terminating our contract with NRB and we have found someone we know and trust to manage the unit when we are out of town. read more

I rented from NRB for years before I bought my first home. If I wouldn't have bought I would have rented from them again. Staff was amazing and easy to work with. They really helped out my family when we were looking to rent and it meant a lot to us. Highly recommend to all my friends! read more

Great at first, OK. Lots of insincere smiles and talk... These people have zero ethics. Our ersonal safety was consistently and totally ignored. To get anything done, threats to withhold rent have been required. I'm hesitant to allow even one star, as even when they do finally act, half of the fixit items that I sent them multiple times, were incorrect or missing on the maintenance order. So, it is not only that their promises are consistently not kept, but they are incompetent. Nash and Don and the office manager talk as if they are sincere, but have zero follow-up. We have always paid our rent ahead of time. They have ill spent all of our trust. read more

Only reason for one star, is I can't give zero! We moved due to the military, and should have known from the beginning, this company is garbage. The hours that they are open were very limited, and the hours they actually answer the phone are next to none. We left so many voicemails....our only hope was to get lucky and to hope someone answered. Something wrong with the house thats needing to be fixed? Lol... good luck with that. Suuuuuuuper slow to respond. For some reason they gave our phone number to the property owner! He ended up calling us and working around them. What a bunch of lazy folks. Upon move out, you better get ready. They will take every dime they can. Blinds in the living room were slightly damaged before we moved in. We have pictures. And they still charged us for new ones! The first year that we rented From NRB was great. We got in super fast got an amazing house and loved the service. Well come December 2018 they tell us that the owner wants to sell the house and when can we be out. Great right before Christmas when our lease is literally up the middle of January. So we decide to stay in NRB and rent a house from them again. Get a house and move in just last weekend. Well we have high expectations when moving in cause that's how we thought NrB was. We took care of our previous rental always kept it clean and even went above and beyond when we moved out. Well day we sign our lease and get our keys for our new house. And this place literally stinks, it's dirty every where. Still cleaning this place to make it livable. Food debris left in the microwave, hair in shower and all over the floor in bathroom. Shower completely dirty. Rooms were not finished painted and chipped. Smells like mold. Sent them countless pics and texts messages. They sent a cleaner in to clean and she cleaned the oven which still had food in it by the way, mopped the floors and cleaned the bathroom. Of course I'm still cleaning up other peoples mess. Oh and apparently our fire place is broken which would have been nice to use when our power went out the first night we were there. Sent in a request for that and still waiting. Just overall disappointed, thought we had it good he first year and it has gone down hill. After this lease we will not be renting from them. read more

We had a great experience with NRB Property Management. We almost rented a property from their company. I say almost because we applied, went through the screening, everything went smooth they are courteous, professional and military friendly. The property was in pristine condition, a very nice house, however the area where the house was located was too far from where we would've wanted to be and we decided to pass on it. We called them to let them know that we changed our mind and they were understanding and told us that if we find another property that would suit our needs they would be more than happy to assist us. Please go to the bottom to see my reply to NRB's reply. ========================= Just like some people often said, if I could give them negative number of stars I would. I signed an agreement with them for a 4-plex I own in Olympia. They are so slow at doing anything for renting the units out, and spent little effort to rent it out. The first vacant unit in the 4-plex is in very clean condition with a few minor cleaning/repairs to be made. Even the cleaning service they hired wrote a note on the invoice said something like "the unit is very clean and is in ready (or almost ready) to rent condition, but we went ahead with some light cleaning anyway since we were sent in by the property management company". The problem is: they sent the cleaning service in after two weeks they take the property from me! This is just one of the example how slow their service is. Another example: the backyard need to be cleaned and I agreed with it within a couple of days after we signed the agreement. And after another couple of days, I called twice to make sure the yard was cleaned (so it would look nice to draw new tenants). They said it had been taken care of. But later when I received the landscaping service's invoice (NRB forwarded it to me), I found that the actual service was done at two weeks later!!! Now the third example: The previous rent was $1100/m, and I asked them to advertise it for $1150. They said $1075 would be better. Well, I understand that part but I said let's try $1150 first. After 3 weeks when nothing happens (during the time they only called me once and said that they showed it to someone), I told them that I agree to lower the price to $1075. But two weeks later when I checked their advertisement, it is still advertised at $1150! So I called again and several days later, I found it was still not changed! Things didn't get fixed until I called the 3rd or 4th time. And they lost one of the mailbox key I gave to them as well. The unit was vacant for two months and other units are starting to get vacant, too. So I got fed up with them and changed to a different PM. What a difference! The new PM did major overhaul to my other vacant units (previous owner of the property wasn't careful in selecting tenants so all the other three units together requires $30K+ repairs). The new PM was able to take care of the major overhaul for three units in less than two weeks and was able to rent all of the four units out at $1200 in another two weeks! So this is the difference: NRB was not able to rent one unit out in two months and the other was able to rent all four units out at $125 more per months in one month (including major/massive overhaul to almost everything). They did have an excuse because one of the unit was such a mess that when you look through the window from outside you will know immediately. This could deter people from renting. But the fact that they are so slow and couldn't care less about any of my requests tell me that the real problem is the company itself. ========================= To reply to NRB's reply: If I were you, I would feel really shamed to talk about the option to renovate the units. The first unit were available when I handled over the whole four plex to you, and that first unit was in move in ready or close to move in ready condition, even your cleaning service you hired noted on the invoice saying that "This home was very clean except blinds but we still went over everything". That unit didn't need overhaul, and the new PM didn't overhaul that unit either, and that unit was rented out first by new PM. How lame your excuse is. For a unit that is in such a move-in ready state, two months passed and you were not able to rent it out. The most ridiculous thing is, for any of my request, it took two weeks before you can take any action. And it took two weeks to get the fund? Are you kidding me? Did I ever say no or did I ever delay it if NRB has ever asked for fund from me to do anything? And you said: ------- Our office did lose one of the mail keys. Simple human error on their part, but we quickly sent our maintenance people to replace it, and get you the key. It was a one day turn around on that. ------- How shameless you are by saying that! I called locksmith and had the key remade and asked you to reimburse me the cost. You QUICKLY sent your maintenance people to replace it? Want me to show the receipt/invoice of the locksmith service I used? It just shows people how irresponsible you are when you say something. read more

These guys have been managing one of our properties for a year now and we couldn't be happier. We are military and were nervous about moving away to leave our house in someone else's hands but NRB has done a great job handling it for us. Randy was fantastic guiding us through the process and very personable. We had our home rented within less than a week of listing it and have been pleased with the frequency of inspections and communication with management since. Definitely recommend if you are looking to rent out a property. read more
