As a first time home buyer, I was very nervous pretty much about everything and fearful that I would end up with a huge bill and a broken home. He advised me to look around the home and ask him any questions/concerns I had. He walked me through each area of the home explaining what was a concern, nuisance and what definitely needed repairs. Inspector arrived on time and worked efficiently. The report was sent out the same day (we had a morning appointment). They don't use any technological devices that some of the other inspectors use - infrared sensors, drones, etc. He did a good job explaining to my buyers the concerns he had as well as how serious/not serious each issue was. Mr. Swafford was recommended by the realtor I use, so I had him inspect a condo for me. He arrived on time and patiently answered any questions I had. He is very professional and knows what problems to look for. He noted an area with some moisture damage around the bottom of a doorjamb, and suggested that it might be caused by a small plumbing leak behind the shower stall in the adjoining wall. I really needed a no-nonsense home inspection up in Big Bear for a cabin that had a ten day closing when I first reached out to him through yelp, he responded within 15 minutes.
