Dwell was great! We have a Spanish style duplex in northeast Los Angeles, that we wanted to fix up. Unfortunately, we first hired someone who didn't know what they were doing. We realized half way through that things were going in the wrong direction. We had to stop and find someone new. My wife saw some of Dwells work in our neighborhood and was impressed. She met with the home owner and he happily recommended Dwell. So, we met with Geo and work started soon after. We had to sandblast the exterior to remove the stucco work that was incorrectly applied and apply new smooth stucco. They also installed a new roof, wrought iron railing, central air, and built a new awning with Spanish tile. Everything came out great! We enjoyed working with Geo. Easy to talk to and responsive. Guided us through the process and helped with the aesthetic choices making my wife's vision for our home come true. Pricing was straight forward. What he quoted is what we paid. Geo and his team were great to work with. Everyone was professional and friendly. They were responsive in answering questions and keeping us updated on scheduling. Everyone on the job site was friendly, diligent and efficient. Through the process, other than making design choices, we didn't have to do much. Everything was taken care of. We needed a garage-to-ADU conversion done to start a rental business in my backyard. We researched every possible company in the greater LA area and DWELL was the one that kept coming back as the best. I cannot say enough good things about Gio and the team at DWELL. Their knowledge and design sense is absolutely terrific and they didn't cut a single corner. Plus, they helped me deal with the city of Burbank - a city with so much red tape and over-regulation that a lot of companies won't even build there. We initially started with a different designer that our real estate agent recommended. Big mistake! First meeting with the owner, Gio, felt very comfortable. There was no pressure , no big sales talk, just a normal conversation about the project and what would actually make sense. He gave us a lot of ideas that showed he's been doing this a long time, and it honestly made it easier to trust the whole process from the start. After that, spent time at the office going over everything in detail. The full walk through helped a lot because nothing felt vague or rushed. It was clear how the design would turn into real work, step by step. Questions were answered as they came up, and things were explained in a way that actually made sense. Once things got going, communication stayed solid. Gili and Michael were both easy to reach and stayed involved the whole time. Updates came regularly, and if something needed to change or be adjusted, it was talked through without any attitude or stress. The office team was also really helpful and kept everything moving smoothly in the background. Overall, the whole experience felt organized but still very human. Dwell is synonymous with quality, dedication, and client satisfaction. I have no hesitation highly recommending. Before contracting with Dwell for a full home, down-to-the-studs reno of a 50-yr old Pasadena home, I'd fired two general contractors: The first was a luxury, longstanding (30 yr) Pasadena firm that was simply too doctrinaire, languid, and non-responsive in their approach; the second was the opposite: too green, easily overwhelmed, and quickly passive aggressive and combative in communications to the point I was uneasy handing over the keys to demo and reno my home. I reset, cast a wide net for new prospects and interviewed 11 firms, all while recognizing that perhaps my expectations were too high and I was part of the problem. Gio confidently asserted that I *should* have high expectations, as it was my home that I was renovating. Fast forward, and the end product is phenomenal, surpassing my expectations without a single regret. A few notes: 1. Client dedication: Dwell and its full team (Gio, my phenomenal project manager Michael, Santiago, and the office team) all never gave a doubt that their focus is on doing the job right; i.e. in a manner that the client and the Dwell team would both share pride in. I'd be remiss if I didn't say Gio and Michael demonstrated a strong ability and interest in understanding the client's vision and truly wanting to bring it to fruition (far beyond simply delivering a product and moving onto the next project, as you risk coming across among other GCs). 2. Productive subs: Dwell knows its subcontractors well and they are each true craftsmen. Each was professional and courteous, regularly going beyond my expectations before I'd even seen their work product for the first time (e.g., more electrical outlets than I'd imagined from electrical sub, the kindest gentleman focused on getting the cabinetry and wood finishes "just right," a foundation and framing sub with steady-handed focus and easy client rapport...). Routinely, Dwell got quick responsiveness from subs, including when I'd mistakenly given the wrong delivery date for pricey patio doors (long story short: I realized my error at 6:30pm the night before and Michael and team very serenely hustled and were able to get their installers onsite the next morning to receive and install $20k patio doors; done with professional realism that it wasn't guaranteed yet effort to ensure the safety and secure install). 3. Realistic, predictable pricing: Gio tries to price projects right from the outset to do the job well. Plenty of contractors will lowball with a likely intent to add endless change orders or limit what is delivered. Dwell, in my experience, priced the project to do it well from the start and minimize any surprises or impediments that would limit them from doing the job they believe you actually want, regardless of what other contractors may tell you. 4. Respectful: There was not a single moment of tension or confusion. Michael, Gio, and team communicated incredibly effectively, even when your day job limits attentiveness or creates time demands. They more than understand and give advance heads up of items coming up for you to weigh in on, or suggestions to make the project go smoothly if you're time-constrained. 5. Humor: I'd moved from New York and was blunt at the outset that I didn't need to be best friends with a contractor, but I do expect basic courteousness and professionalism; they easily brushed past my concerns and regularly had me laughing. Doing a full home reno takes up a lot of mental space even when it goes well; to not be stressed but actually laughing through it is priceless. [As a post-script, I should mention that the reno was completed and I moved back into the place 2 weeks prior to the January 2025 Eaton Fire that ravaged Altadena and came within 4 blocks to my place before miraculously dissipating, sparing my block and the house. The care and concern that Gio, Michael, and team demonstrated despite the project having already been completed far exceeded what I could've imagined. I worked with Dwell over the past few months on a full remodel of my kitchen and 2 bathrooms. I'm so pleased with the end result and how well the process went, working with these folks. My husband and I hired Dwell to build our 900 sq ft ADU for my parents and its more beautiful than we expected! I found DWELL independently through Yelp and started with a smaller project to remodel a bathroom and build a few cabinets. Their professionalism and exceptional competence displayed on that job convinced me to hire them for a full kitchen and first-floor remodel. Giovanni, the owner, and Mike, the project manager, meticulously oversaw every phase, from removing old floors and appliances to rebuilding everything from scratch. Mike was on-site nearly every day, and Giovanni checked in weekly or more frequently. At the end of each week, they provided a detailed plan for the upcoming week via text, keeping the project on schedule and within budget. They were highly responsive, addressing all our questions and requests promptly and maintaining a calm, professional demeanor throughout, making the entire process stress-free--an experience quite different from most previous construction projects by other companies. I met with about 10 contractors including Dwell before deciding to work with Gio and team on a backyard ADU/Garage conversion. I had plans in hand when I hired them, so I can only speak about my construction experience. After Gio landed the job, my main correspondence was with with his project manager, Oran. Gio had some family affairs to tend in Israel and was gone for much of the project, therefore Im not sure how involved Gio is normally throughout the job. Having said this, Oran was diplomatic, hard working, and very communicative. We had some disagreements throughout, but nothing that dampened my experience or the results. Here are the pros and cons. Pros: 1. Quick - I signed the contract and had someone the next day tearing down walls. The construction was at the height of COVID so there were serious supply chain issues, but we always worked a way around them to keep the project on track. 2. Reasonable price - They weren't the cheapest, but not the most expensive either. I told GIO I didn't think I could afford them, and he came down to a number that I could handle. 3. Friendly - For the most part, his crew was respectful. 4. Project manager was very communicative. Cons: 1. Windows from Windsor... I would suggest another vendor. We went this brand and some came damaged slightly. I have never been able to get them fixed, and will live with them. Ultimately not a big deal, but Milgard has always been very receptive to any issues. Advise... If you drafted plans with an outside firm, please study them long and hard to save yourself on some potential issues not bid for. Take a long time looking at the bid, and compare it to your plans. I thought I did, but of course, things came up. They always do, so do your homework. Overall I had a great experience working with Dwell, but my only wish was that I could have worked with Gio a little more, which was not his fault. read more

After lots of research, I reached out to Dwell and I cannot say enough positive things about our experience working with them. From the initial design phase to the project plan execution, the whole process was straightforward, well-organized, and efficient. Giovanni who came for the initial consult was very professional and personable. Giovanni listens to my ideas and worked with me on my wants, but because there was a fit problem, Giovanni was able to come up with correct solution, The quality of work and his attention to detail was excellent. He also went out of his way to help get some needed materials. The job was completed in about 40 days ( mostly delays due to Covid ). Dwell helped us remodel our kitchen and two bathrooms. They were extremely professional and responsive throughout the whole process and did a beautiful job. They are a design-build firm meaning that they handle everything in-house - they employ both the architects and the contractors. They project manage everything. The whole schedule, all parts, all contractors , are all handled for you. Our PM Giovanni was great to work with - very responsive to our needs and vision for what the spaces should look like. He did a lot of research for us and always presented various options for how to accomplish the look we wanted - and at various price points. He helped us make all the big and small design decisions. Our Designer was amazing. We met weekly to review progress and answer any questions. Any problems we noticed or things we wanted changed were handled promptly. Even our neighbors noticed how prompt and hard-working our crew was. These are not the typical contractors where you mentally double the estimates they give you for project completion. They estimated 4 months for our project and finished 2 weeks early. I think you pay a premium for such a high-touch service and so you may take the gamble for someone cheaper who may or may not be as reliable, honest, or hard-working. But if you want the peace of mind for a project that will be on time, on budget, and high quality, Dwell is a great option. I highly recommend them! read more

We were so happy to have someone actually respond to our phone call in a timely matter, which is super rare these days. The owner ( Giovanni) is a true professional! From the estimate through construction, he stayed connected through the whole process and even came out to do second estimate when we changed our mind and wanted to add work to project. I'm sorry to have to write what seems to be only the 2nd bad review for Dwell, but Yelp is for information to help people decide if they want to work with companies when they don't have a personal recommendation, so I feel I need to share my experience working with Giovanni. I called Dwell based purely on all their amazing reviews. When I first met Giovanni at my house, he confidently breezed around the kitchen, talking quickly and at the end of our fast meeting he said, "I like you. I only work with people I like. Come to my office on Monday and we will go over designs; you can show us what you like and we will start." I asked him how long he thought the project would take, he said, "3 weeks." When I got to the Dwell office, Giovanni sat me down to sign a contract that was for a lot more money than what we had discussed, but, I signed it anyway, because I assumed that in paying more, I was going to get top notch service. We didn't go over any designs or look at books for inspiration, as I was told would happen, but instead he took me to a couple houses he was working on. I later found out he took me to HIS house; the same house that is featured on the website! 3 days later I met with their designer, Stacey. She made me instantly feel better about signing the contract. She listened, but also had her own ideas. She was lovely. She later sent a Google doc with ideas that I commented on. But I didn't hear back from her after that. In fact, I didn't hear from anyone for a MONTH. I figured they were pulling permits. In fairness, during that time my family got Covid, so, I was glad they weren't ready to start, but it would have been nice to have some sort of communication. I'm going to try to abridge this story now, because I could literally write a book on Dwell, but here are some of the low points: I got an invoice for the granite countertops and it was literally 3 times what I was told it was going to cost. Giovanni tells me that they've already paid for it, it's being fabricated and I can't get out of it now. They demo the kitchen before the countertops & cabinets are ready to be installed, so I go for 2 weeks without a working kitchen. The kitchen island is cut TOO SMALL! I realize this after I've come home and it's been installed. I contact Dwell immediately. 3 days later, after no response, I leave another message for Giovanni saying we need to talk. When he calls back, he is defensive and says, "What do you mean 'too short,' that doesn't make sense! I need to see it first and then we can talk." He says he will come by, but he doesn't & never calls back. 11 days later Giovanni & Meir come to look at the island. Giovanni walks around the kitchen saying, "This looks perfect" I tell him that the measurements are wrong; it was cut too short and it's not what I asked for. He then insults me and tells me that, "Everyone wants a waterfall island" and he doesn't know why I want it the way I do. I tell him because that it what I asked for. He then yells at me that, If I am a woman of God, I have to look Meir in the eyes and say, It was done wrong in order for him to believe me! He is volatile & rude. I have to raise my voice and interrupt him in order to be heard. He tells me to "let him finish talking, and then I can speak"! Meir then speaks to Giovanni in Hebrew. Giovanni yells, "Fine, the customer is always right!" and agrees to buy a new slab, but only after yelling, gaslighting and insulting me. He never apologized or spoke to me again. Throughout the job I was told workers were coming and never showed up. On the weekends, I could never reach anyone because, even though they schedule their workers to come then, they themselves take all weekends off. The tile guy had me order (more) boxes of tiles that he didn't need. He left the hose running in the backyard, broken tiles scattered all over the lawn and sealer all over the floor. It was chaos. Everyday. Meir is a lovely man, who is spread way too thin; running from project to project, without any help. One worker told me that Dwell used to have more project managers, but now only has Meir, to do it all. Stacey was a breath of fresh air. I wish I had had her throughout the entire timeline, but considering when I asked the office if she should be on our group text and they didn't know who I was talking about, it probably wouldn't have made any difference. Is Giovanni a dream to work with, like all his reviews claim: NO WAY. He is cocky, bossy, disrespectful and a bully. At one point I thought maybe something horrible had happened in his life to make him so awful, but ultimately, that's not my problem and had that been the case, it easily could have been communicated to me. Ultimately, I wish I had spoken up more and not been so bullied. Also, just for a time reference, I paid my first check in April, 2022 and the last one in October, 2022. We selected Dwell based on their apparent capabilities and testimonials including the complete turn-key design and build services that they offer. During initial and ongoing discussions with them, they listened to our ideas and provided creative and valuable ideas of their own which we found very impressive. Our project manager Giovanni provided exceptional design and materials acquisition support throughout the remodeling process. They use high-quality dependable project managers who do excellent work. The workers kept the work area neat during the remodeling. Giovanni met a deadline for completion that we requested for personal reasons. Project took place in September 2020 I had Giovanni and his team install a bathroom and kitchen in my basement so that I could rent it out. He and his team were extra careful to make sure that the rest of the basement was protected and I really appreciated that. One big deal for me is having subs that don't smoke so they don't stand around on a break smoking in the driveway, and all subs were non-smokers so that was a real bonus. They did fine work, got started right away and finished pretty much when I expected it to be done. We live in San Diego and recently purchased an investment property in Pasadena CA. We knew the deal was too good and that we're gonna have some work to do. when I found out our master bathroom was leaking water into our walls. Dwell came in relatively quickly, looked at the space we had to work with, listened to what we wanted and set forth to put together a quote. Their quote came in very reasonable compared to the competitors out there and they were also very flexible on pricing and payment options. Once I have them my greenlight they stayed in constant communication with me and started as soon as they could get into my house. Chelsea was my initial point of contact. Giovanni was our project manager. Both did the best to meet all of our needs and concerns when issues came up. I never came upon any hesitation whatsoever and the transparency was top notch; I never felt like I didn't know what was going on. The overall project took about 1.5 months to complete and there were a few issues they ran into along the way, but as I mentioned, they handled them very promptly and worked with me in every way possible to ensure I was happy. Specially when we stayed in San Diego while the renovation took place. It really speaks volumes when a company is transparent, communicative and highly attentive to their customers. I never felt uneasy about any of the work done and I always felt like I could trust them (not to mention these guys were in my house for the project duration without me there and I never experienced trust issues). We worked with Dwell LLC on our recent laundry room renovation. They did an outstanding job! We went from a builder-grade laundry room with nothing more than a sink, washer and dryer, to a much more usable space with tons of storage. Giovani and his team at Dwell were able to take our needs and wants for the laundry room and translate it into an efficient and beautiful space. The design process was smooth and we appreciated receiving feedback from the team to consider other aspects of the design that we hadn't originally thought of. For example, taking into account the environment of the laundry room and what materials would be best suited for use. All of the high-quality cabinets we selected were custom made and sized perfectly to fit the space. The install went wonderfully. We were so impressed with the level of care and attention to detail. While installing the custom-fit, stone countertops, they didn't even ding the walls! The team was so friendly, courteous, and communicated every step of the way. They arrived on time when they said they would. They also worked on our job continuously, day to day, until complete. In our experience, that is not always the case. Giovani was a pleasure to work with and kept us on track. Initially I was hesitant to hire a contractor to do work on my house. I had done dozens of smaller projects over the years by myself (laying tile, installing light fixtures, etc.), so I assumed I could handle a kitchen remodel alone as well. In a very short period of time, and several thousands dollars of sunk costs, I realized I was in over my head....I found Dwell through a colleague of mine who had his bathroom redone last year. Within days we had a project manager at the house to go over things. Since I made a wondrous mess of the kitchen, it was inoperable and needed to be worked on immediately. The following week Dwell sent their guys over to begin the remodel. On top of being professional and flexible (my wife and I both work from home), our project manager ( Giovanni ) was available for any questions or concerns we had. Giovanni called me 1 hour before the meeting to say that my job wasnt big enough...he didnt even look at our property or come inside. I mean, honestly. Real nice. Little does he know I have bigger projects (a garage conversion etc) planned that I would have used him for if my experience with this "smaller" project went well. I am currently updating my 1920s home and I have dealt with my fair share of contractors along the way. It was such a relief to find Giovanni. He took the bare bones of my basement and converted it into a beautiful and functional living space (two bedrooms, utility closets, new basement entry, egress windows plumbing, heated flooring, bathroom, stairs, etc). I love it so much that I moved my master bedroom to the basement! Giovanni is an artist by trade. He is remarkably creative and was so helpful along the way with design suggestions. The confidence he instilled helped me understand the future of the finished product. He is incredibly skilled in the complicated issues that come along with renovating a home.
