Unfortunately, our recent experience with A & E Real Estate, its owner Mr. Ellis, and realtor David Pickett was extremely disappointing. Initially, David Pickett was very persistent and proactive in encouraging us to move forward with renting the property. However, once we expressed serious interest and were ready to proceed, the communication and follow-through became extremely inconsistent. Despite making several attempts to obtain updates and clarification, we received little to no meaningful communication. Professionalism, communication, and follow-through are essential when representing a real estate brokerage and working with prospective tenants. Unfortunately, this experience caused us to lose confidence in the process, and we ultimately decided to take our business elsewhere. I'm sharing this feedback because customer experiences matter. In today's environment, social media and online reviews can significantly impact a company's reputation and influence future clients. HORRIBLE!! The worst experience moving into a property we have ever had. Colten started as our property manager and he did absolutely nothing! I had to find out other people who worked at the company to get anything done. Nikki stepped in and did her best but never heard from her again after our first issues. The property - disgusting. Not cleaned at all, dirty and mildew and water stains that smelled awful, holes and nails still in the wall, sink had mildew and smelled awful, left a huge table that gave my 1 year old and I a splinter, AC barely works in most of the house. Has a Water filtration system with no guidance to use and it's absolutely disgusting. Mildew in our dishwasher and the water filter on the fridge. The grout was black and nasty and paid someone to clean it ourselves. Had drapes that came with the property that were old and put on so badly they fell off and hit me in the head one day. Some have rips so we replaced them ourselves. How is any of that ok?! Worst part - people had access to our garage that we didn't know! We have a young daughter and it's ok to let strange men have access to our home?! Hell no!! Made us tenants look into changing the garage code since the owner and E and G don't know how they got access or how to change the code. The people who fix things don't do a good job either. This is the worst property management company to handle your property. This house would have been great if they worked on it and cleaned it and guided us how to us this house. But nope we got a disgusting home and have to work insanely hard to get things done. read more

I would give this company a zero star if I could. If you plan on renting a house, do not use this company. We were charged 800$ out of our security deposit for 1 year of wear and tear. They also charged us 100$ for a maintenance issue (leak coming from a light fixture in ceiling) which is a definitely not a tenant issue. This company will try to take you for every dime. They have horrible communication and would refuse to communicate with me when trying to dispute the charge. The worst property management company I have ever had to use. SAVE YOURSELF AND DO NOT RENT FROM E & G. I rented from them for two years and would not recommend them to anyone. They are unprofessional, incompetent, and lack accountability. Communication was constant, yet careless, with repeated texts, calls, and emails during work hours filled with misspelled words, strange spacing, clearly copy and pasted statements, entire emails sent in error and straight up incorrect information. Ironically enough, they rarely respond unless you chase them, and you'll most likely never deal with the same person twice. While I have many stories from my time renting from E & G, two serious problems that I feel are crucial to share are as follows. The first one included one of E & G's agents leaving 5 strangers unattended in my home during a tour, slamming the door and completely walking away. When I confronted them about this after, someone else responded saying that they were sorry, but that wasn't them and they personally won't do that during the next tour. The second serious issue was when cleaners entered my house on the last day of my lease without permission using my lockbox code, while no one was home. When I raised my frustration of someone basically breaking into my home after E & G gave them the lockbox code (as it was not me or my roommates) they said that was a "serious allegation" and the code was never verbally given to the cleaners, but rather somewhere in a work order. The property itself was just okay, with plenty of landlord special shortcuts such as popcorn ceilings, improperly installed carpet that peeled up, cheap materials, old appliances, no cabinet handles, painted-over vents, dripping paint, missed paint spots, and even hair stuck in the paint. I also must mention that they raised our rent by $100 only after we agreed to sign a lease for the second year, the only reason being demand. Their leases are filled with costly fees (re-keying, carpet cleaning, service fee charges for anything deemed tenant damage and service fee charges for anything they decide to take from your security deposit). Additionally, they charged us a "tenant care fee" every month alongside our rent for quite literally no reason other than just because. Based in Tempe, AZ less than a 10 minute drive from ASU's main campus, they clearly take advantage of students and young renters. Shameful! Thank you for taking the time to read my review. I hope this will deter you and anyone you know from renting with E & G or using them as a property manager. If you're a property owner, you're definitely better off just managing your property yourself. read more

I've never had a worse experience with a property management company. We rented a home managed by this company for two years, and from day one, the issues began. We were told a mop sink would be installed in the laundry room shortly after move-in, only to later find out the proper hookups weren't even in place. Electrical problems in what was supposed to be a new build were persistent, and while we reported them, the "fixes" were minimal and ineffective. The entire home was painted with flat paint, and at move-in, we were assured that normal wear and tear--such as nail holes--would not be an issue unless we repainted a wall ourselves. At move-out, only two walls in the entire home had nail holes, yet we were told they constituted "excessive wear and tear." This was then used to justify withholding over $600 from our deposit to repaint the entire house. We were also charged over $100 to rekey the house, even though we returned every key. Additionally, we were told not to worry about moving the recycling bin 5 feet to the curb, as pickup wasn't for another four days--but were then charged over $200 for that as well. Despite multiple attempts to contest these charges, we were repeatedly told, "We'll get back to you," with no follow-through. It's incredibly frustrating and disappointing, especially given that the home was "left in great condition" (per the company rep who began showing it the last two weeks of us living in the home even though we were moving out two weeks early). This company's handling of tenants and their lack of accountability is deeply unprofessional. I will actively discourage anyone I know from working with them. read more

Do yourself a favor and don't rent from them, there houses are not functional and they don't care cause it's not their problem but as the tenant it just adds insanely high and unexpected monthly costs. They stole nearly my entire deposit on messes they made, things they never fixed, and ignored all of my documentation of the maintenance requests they neglected for the entirety of my lease. We spoke with a representative for surprise/Litchfield area recently. set up an appointment to view a house. I got off of a 12 hour shift and went to the appointment where we got stood up and waited for 20 minutes with no one showing and 0 contact to us. We tried calling and texting the representative with no one responding. Here we are 3 days later and still no contact at all. It sucks because we really liked the layout and price point of the house. I would like to give the benefit of the doubt and assume maybe the representative had an emergency of sorts, at which point I would expect a different representative to take his place and reach out to us so business an continue. read more

At move-in, we were charged $400 for cleaning from the previous tenants and it was still a mess with trash everywhere and grass grown over 3 feet. At move-out, we were charged for things that were broken from the beginning and normal wear and tear that we shouldn't have been a charge (as stated in the lease). These types of companies take advantage of students, knowing they have little resources to fight back. Update: E&G tried to keep our deposit refund (or lack thereof) unless I removed this review. I'm sure their 3.9 stars would be far lower if they didn't strong arm people into removing bad reviews... Dont believe them when they complain about prior complaints. The worst customer service. EVER. I have reached out to one of their agents, Colten, SEVERAL times about 2 different listing. The first listing, I left several voicemails and emails. Never received any form of contact back & listing disappeared. I said fine, I'll just submit an application on the second listing so they'll have to contact me. Less than 24 hours of submitting my application & paying $50, the listing is gone and still NO CONTACT! Now I am out of $50 while my credit will still be ran for no reason. Poor maintenance, and bad follow up. The maintenance request for the porch was "canceled" due to the owner wanting to take care of it themselves. Two months later and we're still being asked to meet for inspectors to write an estimate. We then come to find out a separate issue with termites has been dealt with before. I am truly out of options here, I have been trying to resolve an issue with E&G for months now. This is the message I sent them, and have been ignored or put on a long hold every time I have called their office. I do not suggest renting with them unless you are ready to wait weeks and weeks for issues to be resolved. "I already submitted a maintenance request for this issue, but I wanted to reach out because it's a serious issues and we first notified E&G of the problems on Sept 20th... Water leaking issue is still occurring. 2/3 days of the week for a month now we have been getting notified from the city that we used over 1000-1300 gallons of water within a 7 hour period(normal is about 120) Plumber came and pool guy came and said the issue could be irrigation or the pool leaking. They told us they would follow up with you guys, obviously they didn't. The plumber that came out and turned off our yard's irrigation, and never came back to turn it back on. Also the pool attendant said he would recommend someone check the pool for cracks and install a meter to measure the water, he never came back. This issue was brought to light weeks ago via an emergency maintenance call, as well as a follow up, and still has not been fixed. our water bill is going over 500$ for this month. this issue needs to be addressed ASAP since it's been a month since the issue was brought to attention and it continually recurring. we also would like to know how we proceed with getting the excessive costs in our water bill covered due to negligence of the problem. pool and irrigation, as the lease states, are the owners responsibility, and as those are the only two possible identified reasons behind using over 1800 gallons of water per day we find it fit that we be reimbursed for the partial bill. we have spoke to the city, as well as the techs that made it out to our house and we're assured that no normal house hold would be using those levels of water. average house holds within arizona use around 300 gallons per day. please let me know how to proceed, we are just very frustrated with the ongoing maintenance issue and the financial burden it is placing on us as tenants with no control over the outcome or repair. Not many good things to say, all I know is that anyone single person can manage a property better than all the people working here combined. I suggest leasing with any other person or servicer. Of a 12 month lease, I physically lived in this property from July to December (4 months) . From December forward I had to find other living arrangements. Our Tempe property was broken into, then harassed until our move out date in June (8 months). The only help we received was when motion detecter lights were put in the yard. The owner would not put in cameras because we were not re-signing (for obvious reasons). This has been the WORST experience I have ever had with a property management company. STAY away!! If you have to rent through them keep perfect records and make sure you email them contently and maybe you'll get someone to call you back. Take picture of every item and make good notes upon move in. You will never talk to the same person twice or not a person at all which is so frustrating. Some of our repairs took up to 30 days and that was a plumbing issues so we couldn't even shower without standing in dirt water coming up from the drain and made the bathrooms smell like swamp water....for 30 days!!!! We called, we emailed and complained that repairs were not being done. Why should it take that long. Upon our move out they gave us a list of issues that needed repaired ( i admit there were some paint touch ups that needed done for sure - normal stuff) but some items were there prior to move in. Well thank goodness I kept pictures and notes on everything and can prove the way the property looked at move in. They say they clean them before...nope there were dirty socks and trash all over, screens off the house, items left from prior tenants. Why is that our problem to clean up what the prior tenant left. It should of been clean at move in. I know they say its as is at move in. But wouldn't you want as a property management team to have your property looking great for the next people. I voiced my opinion at their office the day of move in and thought I was heard....Well wrong! I never heard back from the guy again even after I left voice mails, texts, emails, no one cares about their tenants and this place they just pass you along to the next person for them to handle the issue. Their customer service is horrible horrible horrible!!!! Whatever happened to talking to someone and resolving an issue. I tried several times over the year we rented to reach out to an actual person when there was an issue and that is next to impossible. Just a answering service it seemed; because they could never help with anything. It doesn't matter if you have a 1000 properties that you manage and 6500 tenant...have some pride and do right by your tenants and property owners. read more

Extremely disappointed with the entire move out process from our college students Rental. Received absolutely ridiculous charges that were not disclosed to us would have been our responsibility. Replacing lightbulbs in the oven and refrigerator? Seriously?Strongly recommend that before contracting with this agency you review the rental agreement thoroughly. Additionally would request a walk-through with an agent one week prior to having to be out of the house to find out exactly what is expected of you. read more

From the time we moved in, this company has been a disaster to work with. First of all, they claimed they "professionally cleaned" the house before we moved in, and there was a quarter inch of dirt of every surface of the house. Fast forward a month or two, and our pool maintenance that we were PAYING FOR in our rent was no longer happening. We went three or more months with a pool that was completely green. When I reached out countless times, I was finally told that the owner of the house "switched pool companies" without telling E and G. I'm convinced they were simply pocketing the money because not once during those three months did we have anyone out to fix the problem. The house was not up to health and safety standards, with a severe cockroach infestation that we were told WE needed to pay for to have exterminated, mold in the bathroom and only one single smoke detector in the entire house (nowhere near the kitchen). We decided to terminate our lease and were told the fee would only be $250. After two of us had signed the early termination contract, they voided it and wrote up a new one saying we owed them nearly $2000 for "marketing the house once we left." That would make sense, except for the fact that we found tenants that were so excited to apply (as E and G threatened us by saying we would need to continue paying rent this coming year if tenants were not found) just for E and G to turn around and say they "had tenants who applied for another house switch to [our] house." So the money from our early termination fee will also be pocketed, as the house was never put back on the market (not to mention we had to break the news to the young women who were so excited to apply to live here). This company takes advantage of young college kids who don't have rental experience. RENT WITH SOMEONE ELSE IF YOU CAN!! I'm also almost positive I'll get a reply to this review saying how they "tried to work with us" which is absolute bs. They're still trying to take $1000 from us even though the house was never put back on the market, just given to people who applied for a different house originally. I'm 21 absolutely disgusted by the way this company has handled things over the past twelve months. ***EDIT: they tried to get me to delete this review by offering a "settlement" payment of the 4 months of pool maintenance we should have been entitled to considering our pool was GREEN for that period of time. E & G employees aren't realtors or leasing agents, they're thieves. Don't rent with them. read more

Here's a summary of E&G's strategy from what I've learned: They monopolize all of the residential housing around ASU so they can set the prices ridiculously high. They have a reactive maintenance strategy, meaning they won't be proactive in making repairs before you move in, rather wait until it breaks during your lease and charge you for it. For being a "property management" company, their customer service leaves much to be desired as they will dodge you until it's too late. Many of my friends have had similar situations, they'lI treat you poorly and take your security deposit. I cannot stress this enough, IF YOU ARE AN ASU STUDENT, LIVE AT THE APARTMENTS OVER AN E&G PROPERTY. The issues we've had with our house managed by E & G and the lack of respect shown to us throughout our lease are the reasons I would never recommend anyone do business with them. Issues with the house literally started from day 1. We moved into a house that didn't have a working stove top, had a broken pool pump and the house was mediocrely cleaned. After bringing issues up with management we were met with nothing but ambiguity and resistance. When someone from their office did respond, it was to tell us that they were still waiting for "homeowner approval" to do any repairs. Fast forward over 40 days and we finally got a new stove top and a working pool. The next series of issues that we had to deal with required our house being turned into a full construction zone. First there were a series of pipes that had to be replaced which put a bathroom upstairs out of commission. On top of that, a month or so later, a pipe completely burst in our downstairs basement, flooding a bathroom and a bedroom entirely. After the pipe burst, ASBESTOS was found in our basement. This would require complete gutting and restoration of the bathroom and bedroom. We had roommates living in the living room and using bathrooms upstairs because the ASBESTOS was closed off for more than a month. Jasen from E & G assured me that I would not have to request any maintenance, that they would handle everything from start to finish. Instead, they once again neglected the project at hand and prolonged the repairs by WEEKS. Yes, you heard that right, we lived in a construction zone with ASBESTOS for WEEKS without any communication or contractors working. The only way we ever got through to them was after writing a bad review. And now I've really had enough. On top of everything we've been through, pretty much living in a construction zone for the majority of our lease, our air conditioning unit goes out three days ago. I will give them credit for getting it fixed quickly, but they CHARGED US FOR THE FIX. What's even worse is that they never answer the phones at the end of the month. So if you have a question about odd charges on your account, too bad otherwise your going to get a late fee too. read more

Here is the short summary, I could post hours of content after living in a home this company manages for now over 2 Years. Read the reviews, this company has 37, and 20 are 1 stars. That in itself is atrocious. As a business owner, Monday's meeting would be to address why we have potentially 100's of homes, thousands of renters / home ones over the time they have been in business, only 17 have reviewed us positively or become so happy they decided to share, and 20 have negative experiences. My Advice, read the reviews, believe the stats and stay away or end up like us dealing with awful home ownership, lack luster management company = poor rental experience. Wrote this as I uploaded the same exhaust fan in the laundry room that is now broken for the 4th time, prior visits they tried to clean 30 year old exhaust fan rather than replace. :) Probably under $50, wonder what it cost to hire a maintenance man to come out 3 times to inspect the problem? We have dealt with Cockroach Infestation from move in, Sink water pipe bursts, multiple exhaust fans (30 year old home), tiles falling off/ cracking. You name it, pretty sure it's happened here. I understand House Hunting sucks, rental properties are difficult to find, but good owners and better management companies will make life much more peaceful. I have been a property owner for about 3 years, all with E&G Real Estate Services and I have to say they have been nothing short of fantastic. As an out of state property owner, I put a lot of trust with the management services and they have been amazing and taken a lot of the headaches out of property management. They are transparent when issues come up, responsive, and thorough. I also worked with Mike Brooks finding a place and I can't say enough about him. He was very communicative and conservative when it came to property hunting. If you are looking for a realtor, I would highly recommend Mike! When it comes to searching for new tenants, David Pickett has been great. He helps guide me through the process and puts his recommendation in which I always appreciate. Used E & G, specifically Michael Brooks, to assist us with buying a home in Tempe. I can truly say that I have never felt more comfortable with an agent or broker than I did with Michael. After a short conversation, he knew what were were and weren't interested and after 5 home shown, we knew we found the right one, and he assisted us in making sure it was a good buy, giving us direction on what to look for, and doing so in a way we were comfortable with. He was in constant communication and I can tell he did much behind the scenes work. I would recommend Michael 100% and wouldn't personally consider anyone else. read more

If I could rate E & G Real Estate Services with ZERO stars, I would. The property we moved into had broken outlets, a broken water and ice dispenser from the fridge, kitchen drawers off track, and a break-in problem! After months of trying to get E & G to cooperate with us and help us out with our scary living situation (AT LEAST 7 POLICE REPORTS), we were hit with "the only thing that you can do is pay out the rest of your lease" (which was over $10,000 at the time the break-ins started to occur). For 8 months we dealt with people hopping our fences and trying to break in through the back door, the ONLY thing they were able to do is install weak motion sensor security lights in the backyard, which did nothing but freak us out even more when one would randomly come on at 3 a.m. most nights. None of use were comfortable sleeping in this house and we were all pretty much forced to find other living arrangements while still being legally required to pay for this property. We are all young women who were being put in danger and they would not even install security cameras. After all of this, we started to get charged for random little things here and there and the employees would be just flat out rude to us anytime we needed to communicate with them. DO NOT, I REPEAT, DO NOT RENT FROM THESE PEOPLE. THIS COMPANY IS A SCAM. read more

So... I have reached out to M Brooks several times to view several properties and he claims that the tenants are "difficult to deal with"... on 3 properties... He has promised to follow up with me and has yet to do so. My daughter's roommate managed to get a tour of a different property and he talked about scamming more money out of tenants on his cell during the showing. I think I'll gladly pass on this company as our experience matches other negative reviews posted already. read more

Hands down the most traumatizing living experience. My three roommates and I had this man and his friends constantly breaking in and stalking our house. If you're looking to rent in Tempe please be careful. After voicing that we would not be re-signing the lease for obvious reasons we received little to no help from the home owner or management team. Half way through our lease all four of us continued to pay rent at a place we were not living in for our own safety. We asked if they had ever changed the locks from their past tenants and until the about third break-in they finally changed them but continued to ovoid our question and emails. If you're looking to rent in Tempe or your kids are, I highly suggest reading the management teams reviews for that home. read more
