I lived here for almost 3 years and honestly, I'm so sad to have left though the area is in a rough state- this building is wonderfully maintained and full of some of the best people I've come across in downtown The staff at the property always made me feel heard seen and taken care of, as well as safe as a female living alone in Dtla Carlos, the security guard is always taking his job so serious and I respect that a lot and the way he protects the property and residents. Vincent and other maintenance is absolutely wonderful and it's the only time I've ever trusted anyone to go into my apartment without me being home. I've lived at so many high-rises and never felt safe letting any of the staff in my place unattended, I even feel that way at my new place! I never felt this at the Brockman and anyone who came into my unit did everything properly and with care. But the biggest thank you to Mike who really makes a resident feel welcomed from the beginning to the end and always took any of my needs or concerns so serious and handled things in such a professional manner. Brockman was the best experience I ever had as a renter in Los Angeles and if I could pick this building up and put it down in a better area, I would stay forever! read more

I came here with my fiancé, looking for a loft. I live close by, so I just had a few minutes to check it out. It wasn't what I expected, but I must say the manager at the front desk made our experience. He was very passionate about his job and this location. I wouldn't move here myself, but the lofts are pretty nice. And very, very spacious. I must say, they probably need to work on updating their amenities? I ended up going with another unit only because this is open loft style and I wanted a closed off bedroom. I've been a residence of the Brockman Lofts for a little over six months, i must say i was a little hesitant to live in DTLA, i took the plunged and signed a lease and i have to say its the best place I've ever lived in LA and I've been here 30 years. The Loft is beautiful large windows, open space, huge bathroom with separate shower, wood floors, exposed ceilings, nice appliances, double pane windows. The way the lofts are set up Its like a blank canvas that you can create any type of configuration. I invited friends over to check it out they all are in love with the space. Its like living in a really cool boutique apartment complex. The management and maintenance is top tier they have parking and a small rooftop area with BBQ grill, hot tub and plunge pool as well as a small gym it has everything i need and its 30 min to everywhere i highly recommend! read more

Lived here 4 years and sad to go! The management staff and residents really made my time here home. Pros: Super convenient and walkabale neighborhood. I work from home & run a small business and EVERYTHING I needed was within a 5 block walk or less: Whole Foods, target, Ralph's, Sephora, FedEx, usps, dentist, doctors, TONS of Dining options, bars, spas, rooftops... downtown is really one of the very few walkabale neighborhoods in LA and the location of the building is peak. Not to mention proximity to fashion district. Management & maintenance are awesome! Brockman is a historic building which comes with the occasional plumbing issue, but in 4 years I may have been truly inconvenienced twice and for no more than a few hours. Maintenance is friendly, quick and responsive. The building is also very well maintained. Apparently built in 1912, the units come with great finishes & hardwood floors. Def not the cookie cutter "luxury" units in other buildings. I had neighbors on both sides of my unit, but one of the walls was concrete so I NEVER heard them. Much of the building is concrete so this is the case throughout. Units also come with double pane windows which help block out much of the street noise. If you like a more mature, sturdy, loft style unit, this is definitely worth checking out. The building also offers other conveniences like 24/7 doorman, valet parking, parcel pending mailbox services, car washing, and a few amenities. Shoutout to Mike, who was always there to help with the random things when I needed! Cons: So DTLA isn't for everyone but is probably some of the best value you're going to get in LA. With that said, the neighborhood can be a huge con if you don't know what to expect. I think Brockman does a great job at making sure the residents have a good experience in spite of everything. Dtla is very much so Gotham city but that is not a reflection of the building. Yes, there are homeless addicts roaming around all day, lots of pet excrement and noise... but that's literally every downtown in every major city. This building has pint sized amenities. The roof deck features two jacuzzi sized pools, a grill & seating area and small gym. I hardly used this and already had a gym membership up the street so not a deal breaker for me. If you're looking for high rise rooftop resort style amenities, probably look elsewhere. It's hard for me to whine about some things others would consider deal breakers. I've lived all over LA and had the best time here. Generally, in my experience, downtowners are fun, edgy and interesting. You get a great mix of professionals and creatives of all ages who are down to earth and social. All in all, Brockman is a unique building worth checking out. read more

I've lived in few neighborhoods around LA since 2005, and never considered living downtown until work brought me just a few blocks away from The Brockman. Like most major cities I've resided in - from San Francisco, Chicago and New York, I knew living downtown would come with the package of city noise, traffic, and reality of a homeless population. With that in mind, I wanted to find a quiet, safe place that I could enjoy, have access to major shops, restaurants, museums, public transportation, and be able to come home to a peaceful place with a sense of community. The Brockman's building seemed to accommodate my needs - spacious loft living, luxurious fixtures in the kitchen, bath, and washer and dryer (I lucked out with a new full size stackable - thank you). If you have a vehicle, the building has dedicated valet parking with a text call up feature and your car is ready in minutes. What I personally love is the customer service at Brockman. From Burton, Christian (leasing, facilities management), Carlos, Eric, Rodrigo, Victor (front desk) and Eddie and the guys in valet - they are always there to greet you with a warm and genuine smile or help you with anything you need. I almost always feel like a rockstar whenever I walk in, out of the building because they know me, my family and friends. The building contains less than 85 units, so management can personally focus on the tenants and needs (unlike most large apartment buildings in the city that contain 300+). It has a decent gym with all the equipment you need for a good workout, outdoor pool (small) and barbecue grill. The building also has butler lockers and delivery lockers for your Amazon packages. They also feature monthly events in the building so you can get to know your neighbors. The only suggestion for improvement that I would make, would be to have a recycling program / pickup in the building based in the garage or designated room. Today, tenants have to use a pass through a door to get to the alleyway (think New York alley with dumpsters) to toss their cartons, bottles, etc... I have been at the Brockman for almost 4 months now and have had an excellent experience. As with any old building, there were a few things that needed maintenance upon move in, and the maintenance team were incredibly prompt to come and fix the issues. My loft is incredibly quiet, rarely hearing any of my neighbors. The on-site gym is adequate to get a good workout, but nothing amazing. The cleaning staff does a great job to keep the property clean. One thing that stands out though is the team of doormen: Eric, Carlos, and Rodrigo greet me kindly and with a smile every time I arrive home. As well, they kindly have gone out of their way on many occasions to help me out. I'm incredibly grateful for them. All of the neighbors I have met are incredibly friendly and it seems that everyone that lives here is a professional. My only complaint would be the access to recycling is in a very smelly alleyway. I had past friends who lived here, which is why I sought this building out, and I would definitely recommend it to any of my friends. read more

The building is beautiful. The space is amazing. But you overpay for such a great place with the worst kind of management. As others have said, the elevators are constantly broken, there's no one at the front desk during the day, and the management is well, not very good at managing. All they do is send angry emails saying, "hey guys, remember, there's no smoking on the property" or "hey guys, you can't rent your place via Airbnb." Stop flooding my inbox! And when the elevators were down, they said that the security guards would help with heavy groceries and heavy packages. Being on the very top floor, I asked for help. One guard was unaware he had to help. The other guard said he has osteoporosis. Guys, if they're not going to help, then don't send a mass email to the residents that they will! Hardly a luxury experience but def at luxury price. My next lease will be at the Roosvelt where things work and front desk people are always there. Simpson properties needs to stop cutting corners and deliver what they promised. After a year I've decided to move up the street to Roosevelt. The people are great, the staff is another story. There is one doorman that everyone loves and adores. He opens the door, he calls the elevator, he welcomes you as you arrive, he makes your guests feel like you're in a luxury building. He is the absolute exception. The pompous and arrogant leasing consultant who gets defensive any time you ask something (and rarely can provide a straight answer) and then proceeds to talk down to you as if he's disciplining a child and equally pompous doorman who also thinks he's there to patrol the residents, both need to get a solid understanding of how to treat people, especially people who are purchasing a premium product. Visiting a hotel (no need for ritz Carlton, a mid level Sheraton would do) or a dealership selling imports would really be useful for both of those individuals. ^^^ LOGAN, I HOPE YOU ARE READING!! I'd love to return to the building when your staff learns how to treat its clients. Also, if you think you can get in and out of the driveway of this building, Dream on. The narrow alley owned by Brockman is always clogged with parked vehicles and Brockman does nothing about it. Single vehicle width for cars in both directions, so be prepared to back up onto a very busy Grand st if you're unfortunate enough to come in as someone is coming out. read more

DO NOT MOVE HERE Leasing agents here lie, do not trust them. Utilities sans electricity are not based on your actual usage. I was told by SEVERAL leasing agents that my utility bill would be in the $120-$140 range. I was a bit fearful of signing a lease at a building that does not pay water but trusted the agents. My first water bill comes, charging me $135.44, for 12 days of prorated water/sewage/trash. Second water bill is around $250, which is absurd and 2-3 times the average, if not more. They haven't audited the building or units for leaks. They've done nothing but ignore the residents and push liabilities on to us. Any credible team would've been honest about the current costs and checked units for toilet/faucet leaks by now. Especially with the discrepancy between water and sewage (these are lofts not homes). Most people are single or live with a significant other, I've only seen one kid in the entire building. Yet our bills are higher than homes with multiple children and Brockman management thinks this is acceptable or done by the residents. They think we take too many baths in large tubs. Their "professionalism" sucks. Professionalism for them is sending out bullshit emails and surveys. They're more like a slumlord or gang. Emails were sent saying they would fix this issue but nothing was fixed. Emails and phone calls went ignored. Then finally on March 27th 2020, they sent us a email stating that no concessions would be made as everything was appropriately billed. Common area is virtually useless as the pool and jacuzzi are always dirty. The fire pit doesn't work and the outlets by the grill are also out of order. Our unit was grossly unfinished upon move in. We had to spend an extra month pestering management and front doormen to fix a plethora of issues left by the previous resident. We only have one maintenance person, who is working for not only Brockman Lofts but another property. They are made to handle new move ins and all general maintenance. They push all utilities and liabilities on residents and seem to be trying to cut costs at all corners. Employees here moonlight as multiple positions; leasing agents double as doormen and so on. I like my unit and wanted to stay here for years but now I hate this place. I highly doubt they will rectify the situation. You're a bunch of capitalistic pigs. I love the architecture and location of this building, but the materials are cheap and finishes have not held up. In the past few years the management have just dropped off and feels very defensive. I have bonded with so many new people recently over our complaints that fall on deaf ears because the team seems to be more interested in defending themselves than trying to represent the tenants. Money and focus seems to be spent on replacing things that didn't seem to need replacing and installing nausea/vertigo inducing carpet patterns. (Check out the 6th floor!). Photo shoots seem to have priority over tenants comfort. 8/10 times I have something delivered, there is no one at the desk and no answer on the phone. Not sure exactly what this "concierge" service is beyond an occasional flyer in the elevator. Door to stairs is not shut when no one is at the front desk (which is a lot) , so random flyers are stuck under by door as non residents can access the stairwell. I will say the recent maintenance team has been fairly prompt with little fixes. One Elevator essentially having to be rebuilt because it slammed into the roof (thank god while no one was in it) but I'm quite frankly a bit afraid to get back in it whenever it does come back online. Really a shame, because it has such lovely potential. sadly looking elsewhere at the many new living options in downtown when lease is up. read more

As others have said, the tenant community at the Brockman is fantastic. While the amenities fall notably short relative to other buildings, the unique and beautiful units made up for it. Regrettably, the unique units are not worth the routine and increasing management shortfalls. I had hoped to live here for a decade or more, but I do not intend to renew my lease when it comes due. The negligent elevator maintenance that other reviewers have noted probably shouldn't have come as a surprise--even for routine apartment repairs, the maintenance staff rarely comes prepared--but it's hard to believe that management truly takes every precaution to avoid loss of elevator service when the building has had at least one broken elevator for two months straight, especially since the building is still weeks out from receiving part replacements to repair the elevator that broke in March. Apparently "every precaution" does not include things like rush orders and overnight shipping. read more

Low/non-existent response time, moronic staff (except for the permanent front-desk men) - Central location, but its a dump; the 7-eleven on the corner is the gateway to skid row. Louder and smellier than less central spots in DTLA - Hidden fees; the sewage, water and garbage fees are billed by some BS entity AUM and rose up to $250 per month for me - Side units (#06 to 09 units) face the garbage dump for Bottega Louie, awful amount of flies and garbage pick up everyday at 6:30 AM is your new alarm - Gauged my security deposit with mystery lumpsum $ 550 charge for 'kitchen cabinet repair' and $60 for a small light switch; just speaks to how they operate - The five star reviews below appear to be written by ghost tenants, I don't recall seeing them at the building .. again, shady. Stay away, there are much better buildings if you look hard enough in DTLA read more

My husband and I lived in a unit with one bathroom. We paid +/- 400 per month for water/sewage/trash, excluding electricity. The bill is not based on actual usage, so we had to pay that amount of money even when we were out of town for 16 days and our apartment was empty. Also, usual apartment problems, but the issue was 'too often' & 'taking long to be fixed'; cold water only in winter, broken heater in winter, broken air-conditioner in summer, plus elevator problem. Besides, I had negative experiences with the management team, especially manager levels. 5 star reviews are highly suspicious. I cannot agree more with Nate and April's reviews. I am very happy with my current apartment although I had to pay early termination fee in order to move out of Brockman Lofts ASAP. read more

It's because this is a giant air bnb and you have no idea who's just roaming in your building hallways you pay top dollar for and at times even "weirdos" are also coming in and out that don't even live here. My wife and I have lived at the Brockman lofts for almost a year now, and we absolutely love it. Anytime we have ever had maintenance issues, they are immediately taken care of and we never have to pester anyone to get things done. The management teams are always available, and have consistently been excellent at taking care of us. The security guards and concierge staff are also fantastic, and are always willing to help when we need them. The staff constantly upgrades the complex and is always open to feedback and suggestions for future improvements. The entire Brockman team truly cares about its tenants and wants to make this place home for everyone, which makes us never want to leave! On top of the staff being great, the facilities are always well kept, and there are so many conveniences to take advantage of (valet parking, car wash on site, dry cleaning pickup, package lockers, etc.)... The list of amenities never end. We can say without hesitation that you will love living here. read more

This was the worst place I have ever lived in my life. It was so bad that my girlfriend, and I, felt forced to move after only three miserable months of living there. Firstly, I totally agree with others here on this Yelp page. No one ever mentioned the charges for water/trash/sewage from Utility Management which can be $250+ a month. Even after I moved they continued to charge me for utilities because management failed to take me off the account, even when I handed in my keys. Also, south facing units also overlook the pool where you can see people smoking even when Brockman states it is a non-smoking building. More importantly, one month after we moved in we were awoken to loud construction work from our neighbor. This low life continued to perform continuous loud drilling and hammering noises from 10 pm to 4 am for four nights in a row. The noises continued for the remainder of our stay (1.5 more months), however the noises were intermittent throughout the night instead of continuous. This could have been arguably worse. When I asked the front desk to contact the neighbor to tell him to stop, the front desk stated they did not have his number because he was not on the lease. We came to find out the unit next to us was sublet to another person. We don't even know if this individual went through a background check. Along with noise complaints, our neighbor felt it was necessary to put tin foil up on his windows. This individual would be up all night making noise and bringing suspicious people over. One of the guests he had was a fugitive that was later arrested outside of our building. What is even more concerning is Gina and Victor's inability to manage the situation. The real concerning issue here was that management did nothing about our situation. Victor was emailed with details and concerns mentioned above and he never responded. Yes! NO RESPONSE! I even wrote in the email that I did not feel safe in my own home. Gina was emailed several times, from myself and several other tenants, regarding the noise and safety concerns. Management was aware that our neighbor was letting a fugitive stay with him for several days in his apartment. I mentioned to Gina that the situation is concerning and the lack of response from her and Victor was an issue. This is copied and pasted from an email from Gina "I do my best to return all correspondence within the week it is received."  This was even after several other tenants emailed to complain about the noises and safety concerns. This type of cavalier, unprofessional and irresponsible approach to managing is down right dangerous and unacceptable. If you read other reviews here on yelp, google and the Better Business Bureau, you will see Brockman Lofts and Simpson Housing (the management company) have no business managing property. Simpson Housing felt it was necessary to charge a lease termination fee when we were living in a dangerous and disquieting situation. They refer to it as Property management, but they totally neglect the home management aspect. These are people's homes that Simpson Housing and Brockman Lofts are mishandling. Nothing is worse than to come home from work to a nightmare situation that management only makes worse. Shame on this company and it's staff for not handling this situation. If you are a working professional that wants to have a stable base to live a normal life, I would highly recommend staying away from Brockman Lofts or any other building owned and operated by Simpson Property Group/Simpson Housing. read more

We were initially excited to move in to Brockman lofts and loved the unit we chose. Soon after we moved in loud construction noises began occurring in an adjacent unit middle of the night through early morning hours. After alerting security to the issue we assumed it would be handled quickly. The noises continued for over a month with multiple units complaining. We continued to alert management about suspicious behavior of the tenant causing the noise and were told not to worry about it. Come to find out - management was aware that law enforcement was investigating this unit for HARBORING A FUGITIVE who shot someone in another state. The fugitive was eventually arrested near the building. Management was aware of this when they dismissed our concerns about this unit. We were told we could "laterally transfer" to a significantly smaller unit when the noise ceased to be resolved, otherwise, pay thousands of dollars to break our lease. Aside from the security concerns, water temperature and pressure was unstable, the elevators were unreliable and management was extremely unresponsive. Steer clear. read more

Property tagline: "100 Years of History. A New Level of Luxury." I really don't like to write bad reviews, but I feel this is warranted. My husband and I have lived here since February 2012. As a long time resident I can tell you that this building does not provide any level of luxury. If you are looking for Four Seasons or Ritz-Carlton level of service, you will not get it here. The service here is bested by a mid-level property like Courtyard or Wyndham, even on a good day. This property is managed out of a sister property several blocks away and the property manager is rarely seen on site. Daily upkeep of the property is lacking, security is a joke, and infrastructure problems (water, elevators, fire alarms, trash) have all been issues during our tenure here. I have been told that because it is an old building we have more maintenance issues than a newer property. That is an outright lie. Every wire, pipe, mechanical and conveyance system is about 10 years old, dating to when the building was converted to residential use. From a security standpoint, anyone could easily access the upper floors of the building from the stairwell that is open to the main lobby. Often the front desk is left unattended, mainly during daylight hours when building management/leasing agent is supposed to be on site leaving the building vulnerable to intruders. Recently the security cameras were reinstalled after a two year hiatus. Finally, communication from management is spotty at best. They do a great job about telling us about social events and the annual surveys, but when it comes to communicating about filming in the building, maintenance issues or other issues that affect residents it is another story. Most recently we received notification that one of our elevators went out of service the first week in April, but we didn't get an update until a month later and it stated that it would be another 3 weeks for repairs to be complete. Unfortunately, the day after that email went out the second elevator went down leaving the building without any working elevators. This is the 3rd maybe 4th time this has happened during our time here. This time the counterweight fell down the elevator shaft causing the elevator crashed into the roof of the building. It appears as though this outage will be a long one. Regretfully, when our lease is up we will probably leave The Brockman. It is a beautiful building and we have great neighbors. If it wasn't for that we would probably have left a long time ago. But if you are into paying Four Seasons rates for Motel 6 service this is your place! read more

However, I've been really concerned with how they are dealing with this COVID19 pandemic. I'm not sure why I'm seeing prospective renters TOURING THE BUILDING while the entire city of LA is on lockdown sheltering in place. Schools are closed, restaurants are closed, streets are empty, I am staying inside my apartment, and the whole community here seems to be doing the same. Renting out a vacant unit can wait. Building is falling apart and Simpson housing robs its tenants. Old management made crude jokes about tenants behind our back and new management is trying best to pick up pieces. Takes months to half a year for maintenance requests. Trash is constantly backed up. Was not told about additional bills when moved in. Emails about water not working, elevators not working, loud renovations. They'll charge you for amenities even though the bottega Louie underneath hasn't been open for a year and a half and there's loud construction every morning. Not a home. My wife and I have lived here since 2016, and man, our apartment is beautiful. We pay for it (our rent is over $4k/month), but we love the large windows, high ceilings, and brick walls at the Brockman. The walls and floors/ceilings are thick concrete, so we can play music and watch movies without bothering our neighbors. Honestly, the building sells itself. The Brockman, as a building, is gorgeous. Unfortunately, there is merit to many of the other reviewers' complaints about other aspects of living at the Brockman. I am not going to repeat everything others have said, except to say that the negative reviews I see here are mostly accurate. Here are my recommendations for Brockman management: -- Get a construction team to upgrade the bottom of the trash chute so that it doesn't get clogged on a weekly basis. -- Upgrade the door to the alley that we have to use to throw away large items. Get a door that closes more slowly so we actually have time to throw things away without getting locked out. Alternatively, get a door that we can badge into from the alley so that we can't get locked out. Also, consider putting a trash dumpster closer to the door, instead of around the corner. If you want people to throw large items away in the dumpsters (instead of using the chute), you need to make it less of a pain to do so. -- Do something to actually fix the elevators permanently, even if that means spending a lot of money to replace them. I had to take the stairs two days ago because both elevators were down at the same time (again...). I don't pay $4k/month for the "luxury" experience of walking up and down 11 flights of stairs. -- Fix the swinging gate to the stairs leading down to the basement. It has been broken for probably a year or so. -- Provide prompt responses when your residents ask questions via email. We got a vague email last week about reduced front desk hours on weekends, but the email didn't say what the updated hours actually were. I asked what the hours were via email 7 days ago and still haven't received a response. -- Don't nickel and dime your residents. We started out in Unit #905 in 2016. In 2017, when we got our renewal offer, Unit #1105 was on the market for CHEAPER than our #905 renewal offer. Units #905 and #1105 are virtually identical aside from being on different floors. The Brockman refused to match the #1105 rent for us in #905, so we moved to #1105. We recently got our latest renewal offer for #1105, and this time #905 was on the market at the same time for MUCH cheaper than our #1105 renewal offer (market rents have dropped a lot due to COVID). Again, the Brockman wouldn't budge on our renewal. Clearly there is a significant "existing resident surcharge" that the Brockman won't do anything about, even if you ask. Your only option is to move into another unit if you want to pay market rates. Being nickeled and dimed when you're already paying a huge amount in rent does not feel good. At my previous apartment complex, I felt rewarded for being an existing tenant. Here, I feel punished. -- Don't enter residences without permission, and don't lie to your residents about why you entered illegally. We have had our unit shown to prospective tenants without our permission. For clarity, note that we have no complaints with the parking attendants (who are friendly and attentive--thanks guys!), or with the security team (particularly Carlos, who is great, but who we haven't seen in awhile). read more

I've never written a review before, but here I am. Long story short, I scheduled an appointment to view one of their apartments last week. I drove 45mins from Santa Monica to get there today. I show up and try to notify the team of my arrival - No answer, so I try the main entrance which is locked (to be expected) so I walk around the building to see if there's another entrance to reach the leasing office, well there isn't. So I contact the management office to let them know I'm waiting outside for my appointment. The lady I spoke to was pleasant and put me on hold to try and reach the building management to let me into the main entrance - she gets back on the line to tell me that she wasn't able to get a hold of anyone in the building to let me in. Since then, I never got a call back and even waited an extra 20mins in my car to see if they would call me back, because maybe they we're busy? I really don't enjoy my time being wasted like that, which is unfortunate considering the units look amazing and I probably would have submitted an application and put down a deposit today. Normally I don't even read reviews on places because I know not everyone can be happy and there's usually one off cases that mark down a business. But in this case, any review you read for this place is probably no coincidence. Don't even waste your time with these people, you'll find yourself disrespected and valuable time lost. For the amount they want for this place a month, you'd think their team would be stellar. This is me telling you it's not. Best of luck to the team and management, really hope you guys take some of the reviews to heart and change for the better. This is not how you treat past/present/future occupants. read more

Everyone on property knows your name and goes out of their way to help you, the grounds are spotless, and the lofts themselves are beautiful! Our loft is so peaceful and quiet to live in, and the materials, high ceilings and natural light cannot be beaten. The one hundred year old Brockman Lofts was the old Brooks Brothers building and has been beautifully renovated. I moved in a few months ago and love it's charm and elegance. Romanesque revival/Beaux Arts outside meets luxury industrial lofts inside with a mixture of old brick, concrete, granite, marble, wood floors and stainless steel. Bathrooms are grand and modern. Kitchens gorgeous. Other reasons are: 24 hour under building valet parking! (you pay extra for it but worth it) Management is very kind and attentive. Concierge, beautiful lobby. Gym with brand new state of the art equipment, Arc trainer and other Cybex equipment, True elliptical that saves your workout summary so you can retrieve it online if you want. It's amazing. Rooftop lounge with barbecue entertainment center, south facing view, plunge pools. Bottega Louie's downstairs and they deliver to us. I feel like I'm treating myself when I go downstairs for a morning coffee and newspaper, and it's cheaper than Starbucks! Metro a block and a half away takes you to so many places (took it to the Hollywood and Vine movie themed station, drops you off right in front of the Pantages.) New chic French restaurant, Coco Laurent in the old JWRobinson's department store, 1938, and other historic buildings all around us. Giannini Place, 1922(Bank of Italy/America founder), the Collection building, 1917 was Bracks shops, LA Athletic Club, 1880 and the list goes on and on. The Brockman is managed by Simpson Housing out of Denver, Colorado. The management team is NOT located onsite, but at a sister property - The Security Lofts. This presents a major issue as there is no proactive management of the Brockman. It is left to the security guards to take care of what a Simpson representative should do. The quality of living for what you pay at the Brockman for what they market as a "luxury" property is a joke. To name a few ongoing issues, there are two elevators, one of which has been out since March, 2018 with promises of restoring service dates that have been missed again and again. The only operating elevator has gone down three times in the past few months. There was a period of two weeks this spring in which there was no elevator service. Simpson offers nothing in return for the inconvenience of it's residents and does not communicate updates regularly or clearly. When residents complain to upper management about the situation, they don't respond with the desire to "hear" you and work towards solutions that work rather those who complain are singled out and the top executive's response is to acknowledge you are not happy and to let you out of your lease. They don't care about the core issues, just applying their rules and guidelines. The Community Manager rarely visits the property and is more concerned about his decorating skills and putting new chairs in the lobby or redoing the pool area. These mean nothing when you can't get basic service consistently. Simpson was recently visited by the city for an inspection based on complaints from residents and supposedly fined for not meeting requirements. EIGHT residents have moved out in the past few months as a result of the management of this building. The legacy tenants that remain have built a community and have banded together to continually battle the shit we're presented with as residents. There are too many choices DTLA. If you are looking or considering the Brockman, don't. Ask any resident. Ask Simpson about the ongoing issues and see what they tell you. It's not worth the amount of rent you are required to pay to live in this building. Simpson does not know how to manage this property and does not care about their residents and listening to them. I filled out an application and paid the application fee and also $500 deposit, shortly there after I was contacted by the leasing office by Victor and told my application was rejected and that my deposit will be refunded ASAP. The next day my application was approved on another apartment in downtown . I expressed the urgency of having my deposit returned in a timely manner to help me with my move to my new apartment.since then I have been receiving application rejection letters , 3 if I'm not mistaken within 3 weeks and despite my numerous pleas to have my $500 deposit returned to me in a timely manner I still have NOT received it. I need that money and it has caused and continues to cause hardship because of Brochman Lofts lack of due due diligence. I have wrote multiple emails and phone calls and text messages with no adequate response, I did not expect this lack of respect and care from this company and am great full that I only had to deal with you guys just once and that's enough for a life time. The constant run around lack of care and non existent sense of urgency is disgusting , I can't believe I'm going to have to take this matter to court to get my money back. read more

The Brockman Lofts are located in a beautiful building, which makes it a real shame that management is so insistent on cutting corners and not delivering on its promise of "luxury" apartments. As an example, another reviewer brought up the fact that we've had several instances where both elevators in the building have been down at the same time--most recently for about a week and a half. This is not acceptable in a 12 story building. Taking the stairs is not a "luxury" experience. It's also not acceptable from a safety perspective. If someone on the 12th floor experiences a medical emergency and needs to be rushed to a hospital, how long will it take for an EMT crew to climb up 12 floors of stairs and then carry the person back down on a stretcher? Instead of looking to replace our elevators with more reliable models, however, management's plan is to just keep playing whack-a-mole with fixes whenever an elevators breaks (which happens every few weeks). Edit: lowering my rating due to the continued obliviousness by the Brockman's management, and for the misrepresentations that continue to be made both via email to the residents and to the public here on Yelp. The elevator issues here are NOT normal for an apartment complex that charges $4,000+/month in rent. And the problem a few weeks ago was NOT an isolated incident--elevator malfunctions have been consistent since we first moved in a few years ago. Regardless, it's clear that management is comfortable ignoring obvious solutions like replacing the elevators with nicer models. Presumably it's cheaper to roll the dice with tenant safety than it is to fix the problem. For the record: (1) The last elevator failure involved an elevator counterweight free-falling 12 stories while it was being fixed, causing an earthquake-like crash in the whole building. The elevator itself rocketed up and slammed into the top of the elevator shaft, where it got stuck, and they literally had to bust down the wall to dislodge it. Since the other elevator was already down, everyone had to take the stairs for ~10 days. (2) The first elevator had been down for over a month before the second one crashed. (2) The tenants did not receive any kind of rent concession for the ~10 days everyone had to take the stairs. (3) One of our elevators is still down. We haven't had 2 working elevators since March (it's currently June). And (4) despite the elevator-centric review, I want to be clear that the elevators aren't the only disfunction here. read more

I contacted Brockman Lofts 4 days prior to a visit to Los Angeles so that I could get a tour. The person who confirmed my appointment - Marcus Villamar - informed me that he would be away that day, but that Evonnie Houston (who was cc'd on his email) would meet me at 3:30 for a tour. I was running early, so called the Brockman to see if my appointment could be moved up to 3:00. I was surprised to speak to the security guard, who informed me that the leasing office was closed, and that none of the leasing agents were around. I then sent an email to both Marcus and Evonnie - who miraculously got that one and replied quickly, but claimed not to have received the prior one. If this is how the building's management company treats prospect, I would hate to think how they would actually treat me as an actual tenant. read more

I moved into The Brockman Lofts at the end of September. The building is beautiful and the location in downtown LA is excellent. Since there are only 80 units in the building, the residents are pretty friendly. I also had a good experience with the Leasing Office. They responded quickly to my questions before I moved in and they continue to respond quickly now that I live here. So far, it's been a really nice living experience. read more

The people who live here are great. The management, not so much. One of our two elevators has been out of order for over three weeks now. Yesterday someone was moving in or out of the building. That made for a bad day for the folks higher up in the building. Getting basic repairs completed can also be a chore for tenants, more than the management. It's a waiting game. After my partner and I sold our duplex in the Mircle Mile area we wanted to take a break from being landlords and try living some place different, a place we wouldn't ordinarily choose. Since I've lived in LA for 20 yrs and my partner is a bonafide native we both agreed to give dwntwn a shot, even if it's just to say we did it. After a couple of months of searching and touring loft spaces, nothing felt like a place we could call home. The day we decided to throw in the towel was the day we randomly stumbled pass The Brockman. By then, I was tired, "HANgry" and deflated. As we stood quarreling in front of the building, deciding on whether to leave downtown before the traffic got worse or look at another loft. Just then, a tall young, handsome fellow, aka Victor, opens the door and says, "Can I help you guys". We told him our dilemma and he welcomed us inside and proceed to show us the vacancies he had available. He obviously noticed our look of frustration and told us not to worry that he would do his best to take care of us... and that he did. We loved the very first unit he showed us. I immediately said, WE'LL TAKE IT!!! Not even knowing the cost. I didn't care to see any other units, but we did out of courtesy. We quickly started the leasing process... and yes we took the 1st loft space we saw. We're VERY HAPPY HERE! We have some Super Great neighbors that we now call friends and the management team are like family to us.... Kanika, Victor, Logan, Steven and Burton continue to affirmed that we made the right decision to live at The Brockman. read more
