Eaves has definitely done a 180 degree turn here. When the new management switched over, everything was FANTASTIC. - Tenant maintenance requests were taken care of within 24 hours. A++++ - Eaves staff members: Genaro and Carlos are very helpful and prompt when responding to requests. I appreciate their hard work. - You can pay your rent and utilities online. - Laundry machines now accept Visa/Mastercard. A++ - Grounds are well maintained - Fitness rooms have been revamped - They even provide water, and antibacterial wipes to wipe down the equipment. - The community is safe, but if needed...Security is only a phone call away. Theft of property very bad. 2 theft's in 1 year of living here. Maintenance takes its time with repairs. The parking garage door stays broke, making cars very susceptible to vandalism and theft. Parking Garage can use a good power washing also. Doesn't look or smell as if it's been cleaned in years. Water turns brown occasionally. read more

Hi there. I've lived here for 5 months. So far I have absolutely no complaints. I really like it here. I feel safe in this neighborhood. The complex is quiet. Every time I've had any type of issue or concern with something in my apartment, the management has promptly fixed it. When I say promptly, I mean they have exceeded my expectations. I would definitely recommend this place. One downside is that there is no patio or outside area for a child to play. This is not something I've come across with other complexes. I've been here about a little over a year. The management recently changed about 1-2 months ago. Ever since then, this place is like hell. With only a 3 DAY notice, they start a months-long construction all around the units. There's drilling, people yapping, sanding, cutting, banging, sparks flying, paint dripping, dust flying, people shouting, metal clanging, you name it, from 8-5 EVERY SINGLE FUQQING day. I went to management to complain about it because frankly, I work nights sometimes and I need to sleep during the day. The answer from the person at the front office was "We can't do anything about it." This same person told me that my concern will be directed to the manager or whoever is higher up. Obviously I didn't get any reply (which is what I expected). Either my concern was purposely never directed up, or the higher ups don't give a shiet about my concern. Now you may ask, "What about the people who work during the day?" Well, it doesn't matter. What kind of management company gives residents a THREE DAY notice before doing months long construction? If they were gonna do something like this, I can at least plan out my work schedule a little better. It started in August and it's still ongoing. Obviously they don't care about what the residents think about this. Since they can't do anything about it, YOU can. If you are thinking about moving here, think again. Next time they will embark on a major project you will likely also get only a three-day-notice, and of course, they "can't do anything about it" if you don't like it. The staff is great - Justin, Richard, Martin, Rigo, and everyone else. The property owners and management are NOT. Moving in is easy and the pricing might seem reasonable at first. However, after your lease is up, be ready for about 30% increase in your rent and jaw dropping month-to-month rate. Property owners/management have little interest in retaining or giving good, paying tenants a price break. Once you live there, you will notice that it is a revolving door of tenants moving in and out (ASAP). Finally, kiss your deposit money good-bye after you move in. No matter how well kept you leave your apartment in, management will find a way to leave you with no refund...actually, they'll come back with an itemized utility/water/gas/trash bill for 3 months prior to get additional money from you. read more

But there are great aspects of Eaves Cerritos that may make it worthwhile for renters. Why you should live here: - The front office and maintenance are wonderful and hardworking people. Genaro is professional and will do what he can to look out for his tenants. Martin and his maintenance crew are always on top of service requests, and you even see them working through the weekend! They're also on-call 24/7 for any emergencies. - All-inclusive: Appliances are included and so are swimming pools and a gym. - It's quiet: In the 3 years we have been here, there have been almost no noise complaints. People respect the quiet hours here. Why you should not live here: - Avalon will raise your rent dramatically despite loyalty. Tenants will automatically receive about 4% raise on their rent every renewal. However, the corporation raised ours almost $300 extra a month because we were no longer paying "market price." This is perfectly legal on their part and can be expected. But be prepared when you move in that you can expect your rent to increase every year, no matter what, and at whatever rate Avalon deems fit. Remember, as renters, you have rights, but know that you're at the whim of corporations like Avalon. - Street parking - If you're lucky, you may get an assigned parking. Otherwise, you'll have to fight for street parking with other apartments. It's not as bad as other communities, but with a newly-built condo down the street, the parking situation hasn't improved in the past 3 years. You can opt to pay $50/month for underground garage parking if you absolutely can't stand parking on the street. - Utilities payment is shared: This may not work for you if you're traveling a lot or don't always stay home. Everyone shares the utility payments and it is split based on how many people are in your unit. Regardless if you don't use any of your utilities in a month, you still get billed for it. - Digital payment for washing/drying: Not bad since you don't have to lug around quarters. But sometimes, the payment system is so slow that you sometimes have to wait and swipe multiple times for it to accept your card payment. The upside is that everything is linked digitally so you can monitor your wash/dry via website and get alerts when they're done. - Location! During the holidays, it can be a real pain to get home, especially with traffic flow nearly at a standstill next to the mall and also to the east on Pioneer. But that's a small price to pay to be in a premium location. In summary: The on-site staff are wonderful and can make your stay very comfortable. However, the experience can be soured when dealing with corporate Avalon. But as long as you're realistic about your rental expectations, Eaves Avalon can be a good place to live. Try living next to a dog with separation anxiety that can and will bark, howl and scratch at the door every time the owner leaves - and I am talking for 8-12 hours a day including weekends and holidays. I give 5 star for the following reasons: 1) the location- everything is within your reach....mall, restaurants, freeways, good school district, public transportations, offices. 2) great customer service- Carlos, Martin, Sylvia and Genaro are the BEST! They really work hard, always have that ready smile eventhough you know they are already tired. They are very friendly too. 3) amenities vs rate- very rare you get these 2 at the same time. I have seen this apartment nearby the town center, it is way more expensive rate, smaller rooms, very strict policies. While there is this apartment by the auto center, it is cheaper but I challenge everyone to see the place and compare it to Eaves Apartment. I used to have a membership to LA fitness but it is very rare I go to use it because aside from too far and makes me so lazy to go after a night of work, a waste of money, now the fitness center is within the complex. I can go there after 0830 and before 10PM. What a savings. There 3 swimming pools with BBQ grills that is good to use in entertaining friends or just take a sit and relax. I love doing BBQ every Wednesday with my girls. 4) safe environment- you can feel that you are secured in the complex. I have a very (culturally) diverse neighbors and yet I am comfortable. 5) no unwelcomed visitors- I am glad we don't have them in our unit. No termites, cockroaches or even ants. read more

Not a good place to move in, the facilities are old including the inside of the house they never changed the dishwasher for like a hundred years so we never use it (nasty looking dishwasher and kithcen sink).The people at the office always complain that we're slamming the door, but the door itself has problem when you close it causing it to have a loud sound. The neighborhood is nice, you have easy access to the grocery store and restaurants but eaves is just an old apartment facilities that doesn't justify what you pay. read more

Moved in 04/14, so far so good! Quiet neighbors (everyone seems really nice and friendly, really!), the neighborhood itself is quiet despite being next to Cerritos Mall, and I feel safe with my family travelling nearby. The Eaves apartment system itself is fairly well set up in that I can pay online, schedule maintenance (the maintenance dudes Carlos and Martin are awesome), and getting set up here was fast and easy (thanks Sylvia and Genaro!). Plus a couple of workout areas, a bbq area, on-site laundry and a pool. I feel safe jogging at night also. Honestly for the price we never exepected to get such a good deal in such a nice area. They keep the apperance neat overall, and we always get compliments by people who visit about how nice the place is. We agree! The only cons I'd say would be shared utilities cost(except electrical) and you have to use their appliances. Parking in the non-paid area can get a bit tricky, but compared to Long Beach there is still ample parking! Small price to pay for living here though, we are happy so far! read more

Super expensive, and once I lived there 7 months my opinion changed. There was a water leak from the upstairs apartment which leaked into my downstairs apartment. Water was all over my stuff, including my bed, hallway, tv. All they did was allow me to keep some of my deposit when I moved out. The pool was always freezing, there were ants everywhere. I have never written a bad review but I am forced to write because of the incidents happening regularly We have been leasing an apartment for the last two and half years. We didn't had any issues earlier but in the last 1 year or so we are seeing lot of issues with maintenance. There was a gas leak in the apartment and the gas was shut down. It took 10 days to be repaired. The whole apartment community had to stay with out cooking for 10 days. Many times the water has been shutdown with out any notice and management will not respond if you call them. Very embarrassing situations faced when guests were at home and water was shutdown with out notice Any maintenance request s are not being addressed properly. Need to follow up Many times. Recently some of the items placed in the common area are getting stolen. When informed the management.they respond by saying that it is common and they cannot do anything about it. Fairly nice place to live! The office and maintenance staff are very friendly and attentive to residential needs... however there is often dog litter around the facility and many trees cause for a lot of leaves and clutter around and in the patios. There is free street parking and I have not once had trouble finding a spot! Only complaint about parking is that there are many trees that drip sap and leaves onto my car that makes it very dirty even if only parked overnight. Residents can be loud, I often hear yelling or loud conversation during late hours. On another note, we have a lot of ant issues. We buy our own traps because when we called maintenance they made a large mess with ant chemicals on our carpet.... however, the leasing office handled the situation very well and compensated us for the damages in a timely manner. Just killed a freaking GIANT cockroach in the bathroom. It's almost half size of my hand. Is terrible!!! The place is also infested with ants and fleas. Whenever it rains, there will be hundreds of ants that crawl throughout the bathroom. The office just says this is normal but it is not! The apartment is spacious and staff are nice and courteous. Balcony is also big and was covered with trees. I loved the privacy. Except for possum sightings at times i was fairly happy. But one day my boyfriend told me he saw a GIGANTIC cockaroach in my bathroom. I seriously didnt belive him. I saw ants... i means lots of ants and in the summer flies but never a cockaroach. Well, when i was moving out, i saw a GIGANTIC cockaroach dead under the sofa. The thought that i was living with that is aggravating. After living here for nearly one year , here is my review about Eaves Cerritos. Disregard my previous review. The most expensive apartment complex in Cerritos area. The rate is constantly increasing and am paying 3000$ monthly. Worst of all very dirty. When it rains you have to walk in a river , consequently wet shoes when kids go yo school or you go to work . Dog poop in the common area . Old building and they have difficulty maintaining the habitability. We have been more than 4 days without hot water and gas to cook . Management does not care. Do you have to go without bath and buy food outside. Frequently I do not have hot water because am at the end of the complex- the pressure is low. INonetheless they continue to pocket your rent . The maintenance guys are great Keep away . There is lots of better and cheaper apartment nearby After living here for 1 year I give them less than 1 star read more

I have stayed in these apartments for 2 years. I will be leaving soon for my job. I have lot of good things to say about these apartments as well as some cons. One good thing I can say is Avalon Bay communities are really very professional and they take very good care of their tenants. At the same time if you have to break the agreement for some valid reasons, there will not be exception, I needed that this year from Jan. I have stay until April and travel a lot. Coming back to apartments Pros: 1. Very well maintained apartments inside out. 2. Outside landscaping and maintenance is really good. 3. Management (Generao, Silviya) and Maintenance(Carlos and Martin) are very prompt people and will always get the work done in timely manner. A+ 4.Issue gets resolved very quickly, sometimes within an hour. 5. Lots of shopping in walking distance. Cerritos Mall, Target, Starbucks etc. 6. Last year they installed new Laundry machines which accepts credit cards. 7. All the work that needs to be done is always well communicated well in advance. 8. Online recurring payment, though there were some glitches early on but now it is working fine for past 1 year. Cons: 1. Price Price Price 2. Price compared to SqFt area offered, in my honest opinion is lot higher. Recently there has been some new tenants (in 2014 year) who just throw trash in the mail box trash can which is totally non hygienic. Management had taken an actions against it after I had complained. But hey some people are inherently not hygienic, can't do anything about it. I would definitely recommend this place to anyone, if fact I have. read more

UPDATE: I'm giving this place one extra star than before because the construction is done, and the maintenance staff is very attentive and quick to respond. It is also very convenient to pay for rent/utilities online, and using cards to pay for laundry is very convenient as well. I get to avoid unnecessary visits to the bank just to get rolls of quarters. However, it is a very big headache once the lease ends. I've already renewed once, but they wanted to increase my rent by $130/mo but was able to negotiate to only $50. They don't care if you have lived there one year or 20, they want to increase the rent and don't care what price you came in at. My lease is up in November and I feel that with rents going up across the SoCal area, they will not allow much room for negotiation. This is what happens when dealing with large corporations and getting the explanation that they use a "formula" to determine rent prices. read more

Place is nice but the rent keeps going up when there are many similar if not better apartments in CERRITOS not Artesia and also Lakewood that are $1500-1800 range. Eaves is about $300 more than what it's worth! They should re-assess there price points. $1400 for a one bedroom and $1750 for a two bedroom should be max for these apartments especially because of location and Comps. Living at the eaves for 2 years has not been the best experience. Everything looks nice when you go on the tour, but later we realized that they just paint over the problems and don't really fix anything. We have mold growing in our bathroom because of poor air circulation. We try to clean it, but it always comes back because of the bad fan. We have asked for them to fix it, but it never happened. Also, when we couldn't clean all the mold, they came and painted over it. There is also a spider and ant problem that never seems to go away. People smoke pot and smoke cigarettes and it comes through our window, waking us from our sleep. When we let management know, they say that because there isn't enough evidence that anyone in the complex is doing it, they can't do anything about it. Neighbors are loud and yelling out. Management sends an email about it, but thats about it. There was also a gas leak that happened for about 10 days. We were not able to cook for all those days and they tried to compensate for these 10 days by hosting a pizza party for an hour during the weekday when people are still at work. The hot water randomly shuts off and tenants are not notified about this until later in the morning. There were many times when I would wake up to go to work and just stand waiting for the cold water to never turn hot. For the water faucet, the hot and cold water randomly shuts off when I am brushing my teeth or trying to wash my hands in less than 30 seconds. We asked management to come fix it and they said they can't because it is a deeper issue. For the garage parking, there are a good number of instances when the gates are just left open for days. The whole point of parking in the garage is for security and safety. A good amount of my clothes got stained with bleach when I used the washer in the laundry room. If you have allergies, prepare for your allergies to get worse. There is a lot of dust in this facility and you have to vacuum constantly. The one positive about this facility is that the maintenance people are very friendly and try to be as helpful as they can be. If you can find some place else, please find another facility to live at. read more

We've been living here for almost 2 months now and it's been great. Though the rent is a little steep compared to other places, but you pay for the location and convenience. We have a dog so our choices was limited. We did our research, saw the location, and just signed up right away. The staff and maintenance crew here are amazing and fast! If you have any problems, they will do their best to resolve it right away. I'm only giving 4 stars and not 5 because the actual apartment units here are of the older type (so don't expect nice hardwood floors/granite tops/stainless steel appliance/and huge sq ft). Eaves and their crew have definitely done their best with what they were given but for the price, you can probably get something elsewhere with much more updated features. I would give the management and maintenance crew 5 stars though! Also, utilities are shared amongst the other unis in your complex. While it's not a huge deal if you are a regular user but can be annoying if you rarely use the utilities. Oh, and its great that you can pay for utilities/rent all online. All in all, it's an amazing location (you can walk to the mall/promenade/restaurants!), great cozy apartments, quiet, and well kept communal areas. read more

Overrated and overpriced if you ask me! I left these chicken coop apartments as soon as my lease was up, they tried raising my rent up by nearly 200 dollars. For the constant noisy door slamming ANNOYING neighbors who decide to come out at midnight and carry loud phone conversations outside your door, not worth it. Some of the neighbors have the audacity to leave their garbage outside the dumpster, they are so lazy to actually make the effort to put the trash in the dumpster that they leave it outside! The staff is good and professional, but it is unfortunate that these apartments are not as they are made out to be, too expensive for the sizes they are offering. Avalon is just another apartment management company taking advantage of the terrible renting and housing crises. Look elsewhere. read more

this is more of an updated review. I have lived here almost a year now. For the most part I do like living here. It is pretty quiet, dog friendly and I love living near the mall and all the excitement. Never a dull moment living here that is for sure. However, I am not happy with the increase of my rent. I already feel I pay alot for parking, rent in general, utilities and the fact that I have to pay for outside storage at a different facility. And now finding out that someone was able to negotiate their rent to a lower price, kind of makes me mad because I was told I couldn't do that. What would make this worth it to me would be if there were A. More washers and dryers in the laundry room. There is plenty of room to put more dryers and washers in that room. If they converted the maintenance room into a larger laundry room and turned one of the apartment units into the maintenance room that would make more sense. Then there would be more space for a proper laundry facility and maintenance would get the kind of office they deserve to have B. I wish there was more storage space and a patio area for ALL the apartments. The way they designed the units wastes alot of space. If it had been designed right, everyone would have a patio at the very least. C.The pool isn't heated. Why have a pool if you can't even use it. I was talking to another tenant and he actually has to use the pool at his Gym instead of the pool in his own apartment. How lame is that? That you can't even use the pool that you pay for. D. the forced air and heating. There are two forced air units in my apartment, and I have a two bedroom two story unit. I had to buy another air conditioner for my daughters room because it was SO HOT! There are vents already set up in the apartments for central air conditioning. So why not have that? Forced air just doesn't touch the heat when it gets to be over 100 outside. E. It would nice for the amount of rent that I pay that we had a jacuzzi ( I know, that sounds superficial, but hey why not wish right?) On the flip side, the grounds are always very well kept here and that is because of the awesome team they have here in their maintenance guys. You will never see a team that works harder than the gardener and Martin and Carlos. They are the nicest guys too, always helpful and professional. I am home during the day and all I ever see them doing is working. If anybody in this place deserves any recognition it is those guys. Anytime something breaks or goes wrong they fix it right away and are always pleasant and professional. The reason the yard is so pretty and clean is because they keep it that way. It is SO nice to finally meet some people who take pride in what they do and are courteous and professional, rare today. I signed another lease for another year, but if the prices keep getting hiked up the way they are I am going to have to move and that kind of makes me sad because this place is kind of growing on me. I am writing my follow up review while sitting in the laundry room, watching my clothes so that they do not get stolen. This was the only solution that eaves cerritos offered in response to hearing that a resident was the victim of theft on their property. I asked if they would consider installing security cameras or putting locks on the laundry rooms so that only residents could access them - they said they would do neither of these things. If I am going to have to sit and watch my laundry from now on to prevent theft, I would rather do it in a cheaper apartment complex. I signed a lease with eaves cerritos knowing that their rent is higher than similar properties because I was under the misguided impression that it was a safer community. I will not be renewing my lease here, and anyone considering moving in should definitely take the increasing crime rate in the area into consideration before signing a lease. As an aside, I have always found the maintenance man Martin to be pleasant and helpful. read more

If I could give 0 stars I would ! My husband and I moved in around July of this year and we're out 2 weeks later! This was our first apartment together with our 2 kids and it was such an awful experience. Management had failed to tell us that they were treating our apartment for cockroaches! As soon as we got the keys and walked in as a family into our first apartment I seen a cockroach right on the kitchen counter! Once I pointed it out he said if you see anymore let him know so we continued the walk through he opened the fridge and there was 2 more! He said he will have an Orkin man come down to talk with us about the problem. We had to wait a couple of days and as the days passed we continued to see more some were bigger than others. Finally the Orkin man came he did a treatment and said that he could get rid of them with in a MONTH! All the manager had to say was that the previous people who lived there were traveling in and out of the country and never said anything about the bugs, I quote him, "some people are ok with living with bugs it doesn't bother some people." Well sir I am NOT one of those people! I have children this was our first apartment I never cooked there I spent a lot of money eating out I also spent a lot of money on stuff for our first apartment I could not put any of that stuff away because of the bugs! We were only there to sleep at night and it was only for 2 weeks! Yet they still charged us for the days we were "living there". The only option he gave us was to move into another apartment which more than likely had bugs too because the cockroaches travel from apartment to apartment. The Orkin man he had come lied and got his story confused as they were trying to persuade us to say. I since contacted another Orkin man and asked him about eave Cerritos and right when I said the name he said, "oh yah they have a big infestation we had advised them to do a full fumigation of every single apartment." Of course that's way too pricy for them so they do the bare minimum to try to "control" the infestation. I write this review in hopes that someone looking into these apartments will see it and NOT move in but only if "your one of those people who are bothered by living with tons of cockroaches." You can pay a whole lot less to live with bugs at a motel 6! The manger's name who "helped us oh so much" I believe was Jurado the tall Hispanic guy in the main office.
