DO NOT MOVE IN HERE. Especially if you are CSULB students, you may be enticed by the proximity to the traffic circle and campus, but DONT BE FOOLED. You are better off anywhere else. Mail room broken into 3 separate times within a year of living at Bayhill. NOT to mention the Guest Parking STINKS. 3 of our guests were TOWED AND CHARGED $500 when parked in the Guest parking spots. The Leasing Office at Bayhill is only open select few days a week and half the time they are never in there and "out for lunch". Also, DO NOT EXPECT YOUR SECURITY DEPOSIT BACK. We left our apartment in perfect condition, and were not only revoked of our entire security deposit but charge $367 dollars AFTER MOVING OUT. read more

Bay Hill has gone down hill... the reviews are fake, mainly about the leasing office people who aren't here anymore and maintenance. They don't keep up with the apartment its dog pee and poop throughout the hallways & stairways. Mailboxes STEADY getting broken into & packages stolen. Fire Alarms going off constantly and the office doesn't do anything about it because they are NEVER here. It's just an expensive apartment for no reason, no improvements over the 3 years I've been here but they steady cutting the trees out front to make it look good for future tenants. We moved into this complex largely because of the high reviews, and honestly, that's been one of the biggest disappointments. The hallways are often dirty and regularly smell like urine. Package theft is a real issue here, and we've had deliveries stolen with little support or accountability. It doesn't feel secure. Dealing with the office hasn't helped. Interactions have come across as blunt and unkind, and when problems are brought up, it feels like you're being brushed off instead of helped. At the same time, residents are frequently asked to leave positive reviews, which makes the overall rating feel misleading. This hasn't been the experience we expected when we moved in, and I wish we had known what day-to-day living here was actually like. read more

I have lived here since 2019 and have enjoyed my home and the community since. The staff is always very friendly and handle concerns efficiently. Things go wrong at times and you can't control who lives in the community but the staff is always there to hear your concerns and addresses them as well. Nothing falls on deaf ears. The property is well kept and there are rarely noise issues. They are animal friendly as well which is a plus. The amenities are great with a pool, spa, gym, and so much more. I believe Bay Hill is a wonderful community to consider if you are looking for a new apartment home. read more

BEWARE OF TOW SCHEME BETWEEN BAY HILL AND MR. C'S! My vehicle was towed on October 12, 2025, by Mr. C's Towing, Inc. from the Bay Hill Apartments parking lot in Long Beach. Be aware the guest parking requires a permit but there is no way to obtain a permit on the weekend. California Vehicle Code § 22658 states that residential properties must have specific tow-warning signs at every entrance (17×22 inches, 1-inch lettering, clear text, and the tow company + law enforcement phone number). I photographed the entrances at Bay Hill and the required signage is not posted. Bay Hill has been informed of this requirement, but the signage is still not in place. Mr. C's is allowed to patrol the property, which is generally not permitted in CA unless strict requirements are met, including proper signage and a signed authorization by a person authorized by the property owner. When I picked up my car, the authorization section on my paperwork had been completely removed. California law allows redaction of some personal information, but the authorization itself must still be provided. Only one unclear photo was provided, and the tow sheet said "no damage," even though new scratches were visible when I picked up the vehicle. I reached out to ask for documentation and a refund of the tow fee from both Bay Hill and Mr. C's Tow, but received no response. I've since filed complaints with the appropriate agencies. If this happens to you, here are steps to take: - Take photos of the property entrances to verify signage - Request the written tow authorization (they must provide a redacted copy within 24 hours) - File complaints with BBB, AG, and your local police department - Consider small claims, where you can recover the tow fee and additional statutory damages. I'm posting this review to help others understand their rights and what information to request. California has very specific rules for private property tows, and it's worth knowing what's required. read more

After living here for 3 years, Christopher left, the roaches moved in, and the rent increased at every possible moment. There is no rent control here. Starting rent was $2600, left before it was raised to $3700. Stolen packages, fire alarms going off constantly, cars broken into, maintenance staff letting themselves in the apartment at 7:30am with no warning. Stay far away. read more

Definitely rent here! Everyone and everything is fantastic! Corneilus and Jade were awesome! Both were polite, friendly, and professional! They walked me every step of the application process and answered every question I had. The apartment building is awesome as well! The building is light grey and there are beautiful bamboo trees and plants throughout. It gives a light and airy feel. The building is quiet and clean. I definitely feel safe! The pool and lounge area is decorated in baby blue which gives it a brand new, colorful look. The pool area is huge! You can see the Disneyland fireworks every night from the lounge area. The gym is fantastic with updated and various machines! No need to pay for a gym membership! The apartment is beautiful and spacious! Genuinely, no complaints about Bay Hill. In a crazy year of being forced inside it was a place to call home. I had a just over 700 sq. ft. unit. The closets are walk ins, located outside of the bedroom. The bathrooms are more than spacious. Most units come with a balcony or outdoor area that is associated with your unit. I moved to Bay Hill during the middle of COVID-19, from one of the Equity Residential sister properties. Given the pandemic, some of the property features were closed temporarily. However, I was able to do a self tour of the property and the leasing office was more than accommodating. Chris and Brandi in the leasing office and the maintenance team are very personable and can usually answer any questions I had. As Los Angeles County opened back up/eased the COVID-19 restrictions the amenities like the pool, gym, and weekly food trucks on Wednesdays came back as well. The pool over looks Long Beach towards LB State/the Pyramid. If you use cardio machines/weight machines the gym on the lobby floor is a great convenience. Mail has never gone missing. Mail is typically placed in your mailbox. Packages are either delivered directly to my door or placed in the Amazon hub lockers. Sometimes I've left my unit off my online ordered packages, so it's gone to the leasing office and they were more than able to give it to me. It's an apartment, but it's not a crazy loud community. Neighbors play music and have pets, but I worked from home almost my entire time living at Bay Hill and had no issues in meetings or crazy noise complaints. Location is great! And your apartment comes with at least one assigned parking spot, which is hard to come by in Long Beach. Guests can either park on the street or secure a guest pass from the leasing office. You're by the traffic circle so you can definitely get to downtown Long Beach, Belmont Shore & 2nd street shops very easily. I would likely still be living there had I not gotten a new job in Phoenix, Arizona. read more

I really liked the management none of whom are there anymore, and I loved John! However, I paid top dollar for someone to clean my apartment when I moved out. She sent me detailed photos of everything she cleaned. Whomever did the apartment check when you move out, purposely dumped dirty water in my toilet and flagging my apartment as being "dirty". Also: beware of loud dogs everywhere, medical devices below you running all day, I had kids below me playing basketball in the house all the time.... People nailing things to the wall, kids not picking up after their dogs. Oh and our fridge broke and it took a few weeks for us to get a new one after MANY emails going back and forth with management. I had to buy a mini fridge and coolers after all our food spoiled. In addition within our first year: our microwave door broke, and the toilet seat broke minus the fridge shutting down. read more

I really liked living here at first, Brandi was so amazing but she moved to a different complex and the maintenance is great. (Jon and Fermin are amazing) the problem is no one answers their phone in the leasing office I have called 3 times today but no one is answering their phone. Why? It's office hours? Also, the fire alarms would go off in the middle of the night. Happened 3 times over the past few months around9pm-4am. People smoking is a problem too. The elevators wont work most of the time and honestly it's getting frustrating. There's always something going on - painting, pool, loud noises. I loved living here! The entire staff like Christopher Polk to Brandi Harris in the office have been so helpful and kind the entire time staying here. They were supportive and professional from the time moving in to when it was time to prepare to leave. The maintenance staff were always timely and efficient. I only lived at Bay Hill apartments a matter of months. I could not get out fast enough. While I lived there: Someone tried to break into my apartment. A very large man forced his way onto the elevator with me. (I squeezed out as fast as I could and yelled to make sure that he knew I have no fear of drawing attention to get help if needed.) Woke up to gun shots that sounded like they were inside the complex. Heard someone screaming for help inside their apartment, called security who told all the info to management incorrectly. No idea what happened to that person. Possibly unrelated, but I saw someone being put into an ambulance shortly after. This was not the only time I heard someone screaming for help. The second time, I knocked on the door. The apartment was filthy and disgusting on my move in day. They sent a cleaning team through a second time. It was still so gross that I spent hours scrubbing to make it livable. I feel like I spent the months I was there continuing to clean up after the last people who lived there. So. Gross. When getting checked out of the apartment, the guy that did the final walk through said that there were no problems with it, not even the walls, and I would be getting my entire deposit back. Guess what? He lied. Management kept back hundreds of dollars, including fees for re-painting that I was told I would not be changed for. Bay Hill has been the best first home for my boyfriend and I the past year. We are sadly moving out due to our jobs in May and wish we could pick up Bay Hill and take it with us. We moved in last May (in the middle of covid) and we're a little worried we would not be able to use some of the amenities throughout the whole year but luckily we get to experience the gym for the next month or so! We have never had any issues with maintenance, staff, or any other residences throughout our time here. tl;dr: The high star rating for this place isn't a fluke. Best office and service team you can ask for, nice amenities, only con is the location (but obviously that's not something they can change!) We lived at Bay Hill for 1 year from Sept 2020 - Sept 2021. Overall we had a great experience, and if we were to continue to stay in Long Beach, we probably would have stuck around for as long as possible. Great amenities - though we didn't get to use them for the earlier part of our lease, but can't really complain about that, because of the pandemic. This is a massive apartment complex with multiple buildings. Sound insulation from outside noise was great, but we also had relatively quiet neighbors - some others I knew who lived in other parts of the complex had loud ones, but it's the normal roll-of-the-dice situation that you end up with in apartment complexes. So just be aware of that. Very dog and cat friendly! The apartment itself has nice fixtures, good window dressings, good paint. Bathroom is quite large, at least in ours. We had the 1 BR/1BA w/ separated study and that was perfect for my fiance, who is in law school. Bay Hill has THE BEST STAFF I've ever known from any apartment complex, EVER. It's the major reason why we would have stayed. I can't speak to anyone's experience with them regarding issues like neighbor nuisances but everything else we ever needed was taken care of with a smile and GENUINE care. Christopher, Cornelius, Brandi (who also assistant manages the nearby Hathaway sister property around the corner) are all amazing office folks. We've been moved out for a month but somehow some of my packages keep getting shipped to the wrong address (up to 5 packages now, ugh) and Cornelius has been soooo kind to hang onto them for me instead of returning to sender automatically. Literally THE BEST. What other office staff would do that?! Just the most nice, down to earth people ever. The maintenance crew - John and Fermin - work SO incredibly hard keeping the massive property in shape and are always quick to respond to any maintenance requests. They are so friendly and understanding, and are wonderful men in general - they were very sweet to my dog, who is a rescue and when we adopted her had some stranger danger issues while settling in - they were super understanding and apologized for startling her, which was a not necessary apology. Now being somewhere where it's taken me 5 separate maintenance calls for them to fix the windows (don't even get me started....) I miss them tons! The only con is the location, and even then, depending on what you are looking for, it could be perfectly fine for you. It's across the traffic circle from grocery stores etc (which is great but also means it's an extra mile to walk on foot to the grocery store because you can't walk through the traffic circle), and close to the freeways without being right near them. It's driving distance to 4th street and 2nd street, but not walking distance. If you go down a block and cross PCH at Termino, you can get into nicer neighborhood-like areas, but it's sketchy going west on PCH. So not super nice to walk around. You have to walk right alongside PCH to get to those neighborhood areas to walk your dog, which is a bummer. One last gripe (which isn't really their fault, again): if you have a reactive dog, the way the buildings are set up lends itself to bottleneck points where you will either have to use the stairs to get out of the building to avoid dogs, or roll the dice and chance potentially ending up face to face with another dog trying to enter/exit the elevator. We worked around it by going out for walks/potty during non-peak hours for dogs, and avoiding the elevators that didn't have enough space in front of them for us to get the distance we needed from other dogs, but it's not an ideal setup for a reactive dog. Highly recommend checking this place out! read more

I've been at Bay Hill Apartments for almost a year now , and I absolutely love it ! The Bay Hill is nice quiet community with an updated kitchen , full size washers , gym, resort style pool and assigned garage parking. Brandi and Chris from at the leasing office are absolutely amazing and always assist me with any questions I have . They also host a "Why Cook Wednesday" event, where local food trucks come to our community for dinner. Which I love, especially when I don't feel like cooking! Bay Hill is located by the traffic circle which has plenty of grocery stores, food , shopping and more . So I never have to travel far to to get my basic necessities . My favorite part about Bay Hill Apartments is the views. The views are completely amazing . I love to start my day drinking coffee on my balcony and enjoying the beautiful sunrises. I have lived at Bay Hill for about 3 years now and I love it!!! I started a new job in Los Angeles 2 years ago and chose to stay here instead of moving closer because I love this community, team, and location. *disclaimer: I used to work at Bay Hill before accepting my new job* I have a spacious 2 bedroom with a study that works great as an office. I also live on the first floor facing the hill so I have a very large patio which my kids LOVE! The apartment is perfect for my family's needs and whenever we have guests over they comment on how big the apartment is. Guest parking is plenty as well, there are 10 guest spots (permit required) and you can park in the "Future Resident" parking after the office is closed. I have never had an issue with having parking for my guests - plan accordingly by asking for a parking pass in advance! There is a 24 hour fitness center here which is perfect for those of us with jam packed schedules. The area where the fitness center is located is a bit outdated, but everything functions properly and gets the job done! They recently added a Stockwell machine which has some household items for purchase as well as snacks which has really come to my rescue several times already! The pool has an amazing view and there is a jacuzzi as well along with plenty of seating. Another great thing about living here is the location. There are so many great food options close by, gas stations, grocery stores, and banks too! I really never have to go far whenever I am running errands which is amazing. Additionally, Bixby elementary is the home school for this area - amazing school with the Dual Immersion program and Stanford middle school which is highly sought after in this district. Finally, I couldn't say enough about the team. They have really turned things around here and have turned my experience here from 4 stars to 5 stars! Chris, Brandi, Fermin, and Jon consistently provide top notch customer service! They are quick to address any concerns/issues and they are always looking for ways to improve the living experience here at Bay Hill - like "Why Cook Wednesdays" (food truck at the community one Wednesday a month) and more frequent resident events! For an entire year our shower head has been leaking so loud and the maintenance person has yet to fix it. We made several complaints and all they say is they will get to it. The maintenance people come in unannounced and work on basic things rather then the main thing I'd like resolved. The parking is terrible. There is people that allow their dog to urinate inside the elevator of which we all use and I have a child it's very un sanitary. The Wifi is also terrible. Highly do not recommend. read more

I love it here!! My girls Natasha and Desa from the leasing office are amazing and are always so helpful, friendly and accommodating when me or my roommates need anything. The maintenance men Fermín and Eddie are super kind and work around the clock to make sure all of the apartments are in top shape and that their tenants are happy. Overall rent is affordable and each apartment is pretty spacious compared to other apartments I toured before choosing Bay Hill. Plus you get the amenities of the gym and pool and the safety of a closed complex. Each entrance is locked unless you have a key. As a student this is great housing because it's near CSULB and LBCC. It is amazing how many times a business can impress you. My boyfriend recently was in a car accident leaving us in a predicament where we needed some help with parking. We had the rental in addition to the destroyed car we were waiting for repairs on. Natasha quickly took care of us!
