We lived there for 5 years and never missed a payment. However the apartment above ours kept flooding our apartment, or clogging the pipes. And we never got reimbursed for damage to our belongings. They always told us to claim it on our renters insurance which would raise our premium. They flooded our apartment 3 times in 5 years. Also parkiparking is very hard to get. Good luck getting a garage. We tried and was on a "list" despite new renters getting a garage before us. When we complained, they would tell us we were never on the list. We tried to not cause waves, cause we wanted to be good renters. But, after constant rent increases. Despite pomona having rent control they priced us out. And we were forced to move. Also the appliances are very outdated brown cabinets and a 70s stove. Unless you get their renovated apartments which cost more. WALLS ARE VERY THIN! I could hear my upstairs neighbor having relations every month. Or when their alarm on their phone would go off. Or if they got a text even. Believe what the other reviews say. The 5 star reviews are from people they ask to do when they move in or they are def paid. I know cause they asked me to leave a 5 star review for a $25 gift card when we moved in. They have a crazy move out policy where if you move out, you have to pay the remaining balance for breaking your lease. Which is super hard cause if your lease is up in January then technically they want you out by February. Which we didn't know. Pool rules are a bit harsh. Can't have birthday parties for your kids which sucks. Can't invite family to have fun for a day. No clubhouse to rent either. And no playgrounds so def NOT family friendly. Cars are always getting broken into, catalytic converters being stolen despite their "security" which in 5 years I've never seen. Also good luck finding someone in the office. And if they are they are lazy. As we moved out we seen 5 families look at the apartment next to ours and not one employee accompanied them. They gave the codes to the apartment and let them find it. The apartments are not disability friendly. If you ask for a first floor there is stairs. Second floor stairs, third floor, guess what? more stairs. Good luck getting food delivery or any other packages aside from Amazon. Cause the buildings are so confusing that packages are constantly sent to other addresses. And because their staff is so out of touch. No one knows or talks to eachother. Their is no neighborly love, so people keep your packages all the time. It's an, every man for themselves vibe, despite the food truck Thursday's and the staffs treasure hunts during holidays. There is nothing that really brings the neighbors together. Having a pool party day with a dj, Or a playground for the kids, or something that actually brings the neighbors together was organized maybe people would be more friendly. Lived here for exactly one year because we were in a pinch. The move in process was smooth and easy. Utilities here constantly fluctuate and are extremely high. I waited until the move out process was completed to post a review. The community itself varies on being maintained. Pet owners never clean up after their pets so you are constantly stepping in mess. Pet owners are explicitly told not to allow animals into patio spaces to use the bathroom but many do so the common spaces near homes smell like animal feces and urine. After landscaping trims any planters, mess is left near your front door and upstairs neighbors will sweep their mess into your space. We paid for the renovation package but upon moving in our storage lock was not working. We had issues with no hot water in our shower and needed someone to come out on 2 occasions to fix the issue. Our washer also went out. The community uses smart locks and on one instance we were completely locked out and maintenance was unable to figure out why. Carport and garage parking is an extra fee which we had no issue paying. However, our spots were near the maintenance garages and we were constantly blocked by moving vehicles or delivery trucks. There are also many vehicles left in the same parking spots for weeks on end that look abandoned or have no parking pass displayed. Garages are also being used as mechanic garages so you see random vehicles being dropped off and not moved for long periods of time while they are being worked on. There is constant noise from mini bikes, quads, and dirt bikers through the community. No one obeys the stop signs so be cautious when coming and going in the community. Please also be cautious of any off roading vehicle as they tend to ride them through the community at high speeds. There is supposedly security but I probably only saw them three times while living here. read more

I stayed here with a friend because I was evacuating for the LA fires. I used to live near an eaves place so I know how incredibly awful eaves runs their apartment complexes. During my time here, the garbage disposal broke and my friend's partner fixed it because they knew maintenance wouldn't come. It was near impossible to find parking when I would come back at a reasonable time. My biggest complaint is that the entrance to the unit is three sets of stairs and that's not accessible at all for disabled folks. I came with a rolling cart however, but I nearly broke my back pulling that up to the parking lot. I can't even imagine it would be like for a wheelchaired person or someone with mobility issues doing all of that. They also lied to my friend who DOES have mobility issues that it was accessible when it isn't. Please provide ramps for easier accessibility for people. Not everyone is able to use that many stairs to get to their home, and it's quite discriminatory that you refused to give my friend a parking spot closest to her house since she has mobility issues. read more

Now this guy keeps parking here almost every night and he doesn't get towed I lose out on almost 300 bucks and this guy gets to stay here . So called parking inforcement guy knows its there too the hypocrisy is wild here. I have posted a collection of pictures showing that its pick in chose who the parking people tow around here I've lived here for over 5 years and I've had three of my cars broken into and my garage ran stacked twice don't live here people management don't care , parking inforcement is a joke . I lived at Eaves Phillips Ranch from 2021 - 2024 in Ferrara Ct. We were there for a couple of years, as we knew this would not be a long term place to stay. At first everything was great, with a couple of hiccups, but nothing that screamed "GET OUT NOW!". During the first couple of years, my Kia Optima was broken into about 3 times. The leasing office was aware of the increase in theft and crime at that time, and could only suggest for tenants to lock their car doors, leave no items visible, etc. I invested in an extremely expensive car alarm system, which was about $500 + repair to the damages done to my car's key fob those 3 times it got broke into. In addition, I had to get new license plates because mine were stolen. We said, "no biggie, crime happens, it's out of the control of the leasing office". The last year and a half that we were there, we got new neighbors downstairs. The neighbors were absolutely HORRIBLE. We lived on the third floor and the neighbors on the 2nd, right below us. These neighbors were absolutely horrible. My boyfriend had a "confrontation" with the curly haired lady below who asked him to stop stomping around upstairs, and if he had anything to say about their music, to tell her. He simply told her, "no one's telling you anything about your music, I'll keep walking the way I do and you keep playing your music". That was the beginning of constant music blaring as early as 8 AM and as late as 11:30 PM - 12:00 AM. I left several complaints to the leasing office, which they said they would look into. I called them to come in and observe themselves how loud the noise was, and they did. They felt the shaking of my floor due to the bass of the music they were playing. Again, they said they would pay them a visit. Things just got worse. The lady's husband, or boyfriend, ended up confronting me by banging on my front door to ask me what my problem was. It was 8 AM on a Friday (my day off), and I was trying to sleep in when the music starts BUMPING. So I smacked the floor and told them to shut up. Goodness gracious, what a bad call on my end. Can you imagine being alone in your home, and have an angry person come upstairs banging on your door to ask what the hell your problem is? He said he couldn't even hear the music in his own apartment, so HOW WAS IT THAT I COULD HEAR IT? I don't know if this man was serious, but damn. As a woman, that's f*n terrifying. I had it all recorded , because I have front door cameras. I informed the leasing office of the harassment, to which they suggested I call 9-1-1 next time. Okay, fine. I will. I sent several emails, called several times, and they would never give warnings or say anything to the neighbors. This clearly was breaching their contracted leasing terms. They were a nuisance, a disturbance to surrounding neighbors outside of the quiet hours, and they continued to do what ever the hell they wanted without repercussions. It saddened me. To put the cherry on top, we ended up getting mice and mice droppings all over out apartment + ants. We are extremely clean people, especially me. I'm on top of things around the house. So at that point, we were like "Let's get the hell out of here, it's time". So we put in our 30 days, terminated our lease early (although it cost us $3K to do so), and we got the hell out of there. If you want to have caring folks around you, this is not the place. The neighbors here do not give a rat's ass about you or the community. Neighbors wouldn't pick up after their dogs, neighbors blasted their music at crazy hours, the pool parties get extremely insane during the summer, and to top it off the leasing office does nothing to control the chaos. If you want a nice and quiet environment, this is not the place for you. read more

Don't move in here. Left the place in near perfect condition upon move out. No return deposit and slapped with a 1600 invoice for carpet replacement. The apartment had mold on the in the restrooms caulking which we had to ask to be redone multiple times. If you're looking for somewhere to live please let Eaves Phillips Ranch be the last place you consider. Not only are you overpaying for an outdated apt but you have police raiding apartments on a monthly basis. You have cars getting broken into. You also pay for amenities that are closed half the year. Even all these things don't seem big when you realize that Avalonbay communities are just waiting to scam you into upgrading their apartment when you move out by charging you for just about anything they can. I lived there for 2 years and I just want to note that I don't own any sort of pet, I'm not a smoker and, we went above and beyond by not allowing any shoes into our apt. When we moved out we ensured to leave the place spotless with a few thing such as nail holes that would pic frames and the small stain on the carpet. Well due to those few stains( 2 Stains) in the dinning area I might add. We were charge 1100 for carpet replacement, because according to them the apartment had a smell of urine and those few stains( 2 stains) they had to replace the carpet in the entire apartment... Didn't attempt to wash or remove the stains ( 2 stains) before replacing the carpet. So my advice to anyone moving in or even moving out. Take pictures of everything and I mean EVERYTHING when you move in, but My best advise is don't move in at all... read more

This place is literally one of the worst experiences I have ever had . Cops constantly on site , cars left on bricks , car parts being stolen , to NOT ACCOMMODATING RESIDENTS PARKING!!! I have a 2 year old son , and I have been told that I cannot park my new vehicle on the premises, and I pay over 2,8xx !!!!! Two adults are on my lease , and I am only trying to have two vehicles on the property with the proper passes . 1 parking pass per household is what I'm currently being told . Walking alone with my toddler from a dead end street, dark alley way , and road to my apartment two blocks away is INSANE !!!!! The leasing office staff is complete crap , they will do little TO NOTHING with any and all issues . Seriously, do your research before moving here . lived here from july 2023 to august 2024. here's our experience. 1. the air conditioning never worked. it leaked in the hallway to where we had to have a bucket there to keep the carpet from being soaked. we've had multiple matienance requests to fix it. they always said our thermostat was set too cold (it was set at 67° at night) and it never went below 78-80 in the apartment). it never worked. 2. we found roaches in our cabinets 3. the ants!! they came in through the walls, windows, carpet, the shower drain! you name it. we woke up to ants crawling on us in our bed! we had constant ant traps and raid spray. 4. horrible neighbors. the neighbors above us had their dog pee on our patio furniture and they also dumped their kitty litter on our patio. we notified office and they just said "we told them not to do it again and that also they're complaining about you being noisy between 9pm and midnight" (my partner and i worked late and didn't even get home from work until 11:30 pm?? 5. my partners car was broken into while parked in the garage!. the garage divider wall was falling apart, to where you could walk through the wall into the neighbors garage. a standard smash and grab. we reported it to the office and asked if they had cameras to which they said they only have a camera at the front office and security will be driving around more often (security is 1 person on a golf cart). 6. rent, when we first moved in, rent was $2500 for a 2nd floor 2 bed 2 bath. by the time we moved out, they had upped our rent to $3200 a month. these are our personal experiences, take it as you will. but we are never moving back there. read more

We just moved into the community to Lucera about a month ago. I just wanted to give our night time security guard Anthony a big shout out. He found my wallet with all of my rent money in it tonight and actually returned it to my door. I was shocked that the man had that much integrity to do that. You had seen him a few times and never payed much mind to him other than a wave and smile but this moved me. I had to find somewhere to give him a shout out. My girlfriend and I have lived here since December and we love it here. The maintenance staff is amazing! I put in a request for our broken dryer to be fixed. Norberto, from the maintenance team came over quickly and put in an order for a brand new dryer. Within a couple short days he removed our broken dryer and installed the brand new dryer as well as fixed a drawer and a few other things in our apartment! He's very friendly and professional! I moved into the Eaves Phillips Ranch apartments one month ago now, and I haven't regretted the decision yet. We initially chose Eaves Phillips Ranch because it has all the amenities wet we're looking for (central A/C, in-unit washer/dryer, allows pets) but after moving in, we found even more amenities, such as an awesome maintenance team, easy tenant portal online, a Wine Tasting event for the tenants, and weekly food truck visits. Naturally when you move into a new place that had previous tenants, there are bound to be some mechanical issues come up. I've had to submit a few maintenance requests to fix some small issues that come with wear and tear in an apartment, and all of them were taken care of promptly and by very friendly and educated staff. The front office staff are always super friendly and enjoy it when I pop in with my puppy to say hello. We have an online portal for paying rent, submitting maintenance requests, and for registering guest vehicles for parking. It's easy to use and personally, it's easier than having to call. The grounds are kept as clean as they can be. I see some small issues, but nothing that would be the fault of the property staff: some tenants just don't know how to toss garbage in the right bin or pick up after their pets. You'll be hard-pressed to find any residence that perfect in that manner. Really, I feel that living here will prove worth the price of rent and I am certain that if I am a reasonable tenant, the property staff will be as helpful as they are able to. read more

He's always working so hard throughout the complex and you can tell that he truly takes pride in what he does! ERIVERTO - Another Maintenance tech that helped when our shower water had an issue. I thought it would be a pretty complicated issue to fix but Eriverto came the next day and had it resolved in about an hour! Even more so, he was scheduled to leave on vacation that day but came in to make sure that we were taken care of before he left for a week! Also, want to mention that the overnight security staff are always so kind and vigilant! So my family and I have been here six years been complaining about water leaks for over three years. The mold is unreal. More than the walls, the ceiling, the floor underneath the kitchen sink, bathroom, vanity, washer, and dryer. At first class you think a walls were like green or black. It took three years mini complaints and request for repairs something so serious takes three years. Heaven forbid we ask for paint a lightbulb or anything else. Our garage has been broken into twice our tent day here my truck got broken into two years later, got broken into again converters disappear. It's a real hard way to find out that you're allergic to mold or fungi when he's literally growing everywhere it's damaged of furniture the water would seep halfway into our apartment. And I always loved her excuses. Well we gotta call the vendor vendor be out next week by the vendors busy right now, the vendor list the vendor that. Trying to get a hold of somebody in the front office!! my chances of having lunch with the pope are better. The mice issue here is so bad you think you're at some sort of reptile rodent show. If you allergic to mold, allergic to bees whether your mice lover or not, if you don't have a problem with bacteria, disguise, that chicken broth, in the swimming, pool and hot tubs, hold the noodles and veggies. And if you don't have a problem with homelessness vandalism robberies. Your occasion of gunshot. And management here, taking things seriously and getting back to you in a timely matter. (Sarcasm) and paying so much in rent that I I could've had two houses by now. This is the place for you. Did I mention the coyotes?? The balconies are literally falling off the building. In Oct 2019, the managing team just came up a new genius idea to rob more money from the residents. The residents have to reserve and pay for their parking , instead of free parking first come first serve. They say it's for residents' conveniece that they give EVERYONE an opportunity to reserve a parking spot. BUT those who already paid MORE rent for a garage, cannot reserve a cheaper spot until all others do so. So you want to pay less and have a closer parking spot to your apartment? The managing team say "No, you don't." And the residents are more than welcome to complain about this arbitrary policy to Avalon, but they don't care. Because Avalon would let the property managing team to solve their resident's issues, and this arbitrary policy was made by this genius team. With the support of ON-SITE MANAGER , who is unapologetic for the lack of honesty and lack of communication on behalf of herself and her team; who provides no solutions. Who shows no true leadership roles. Management does not enforce company protocols to her team that will protect tenants from situations like mine. Do NOT give Ryan access to your information. If I could give this place 0 stars i would Four college students trying to get housing and applied at this place, they were denied so we as four parents tried to apply with them. They made the students apply again not to mention another $215 a total of $430 already to be denied with three parents as a guarantor which was denied again and so we added another guarantor which the total amount with the students paying twice was $645. I have good credit and my husband makes over the amount that they are expecting but yet was denied again. Do you have to make $20,000 to live in this place? Is it made out of gold? Not to mention when I would leave a message for one specific person to call me back it's another person that gives me hell! Do you think that it's right for four college students to pay $430 for an application? Ridiculous!! If you are a student or family looking for a place to rent, eaves Phillips ranch is definitely NOT the place. The buildings are old and barely maintained. I lived there for 2 years and I'm moving out this month because of a yeast infestation on the walls, I had a mushroom grow from the carpet in the hallway!!That's other than the mice problem, if you call maintenance the only thing they do is put new mice traps. In the summer good luck walking to your car or outside your house basically, because you will get jumped by roaches bigger than the size of my finger. I highly do NOT recommend this place!!!! I moved in February 2023, it was all great until everything started going downhill. When I moved in I was pregnant and had my toddler with me, a few months or into moving in here the steps outside my place (I live in the third floor) kept falling and they where all supper loose. I went down the stairs and I slipped while pregnant because of how loose the steps where and every time you would step pieces of the steps would come off!!! Since I moved into this place I have been putting service requests for my A/C not working, mind you it is supper hot now in days and inside my home it reaches the high 80s low 90s!!! It is not ok for me to have been put those requests in and nothing hasn't been fixed!!! I have a new born in this home and a toddler!!! Now with that being said I am forced to keep my big sliding window open to allow fresh air to come in since it is super hot in here and my toddler has already been bitten twice by spiders!!! And not to mention my newborn has been taken to the hospital multiple times and I keep being told that it's because he's over heating!!!!! It is not ok for us to continue living here if nothing is being done or getting fixed!! Yes, the carpet was damaged and I knew they were gonna have to change it completely but in out invoice we get that they had to "clean" the carpet and then end up replacing the whole thing. Very unprofessional that I have to pay $200 extra for their mistake in trying to "clean". Keep in mind that they had to do a pre-inspection before we moved out and we have it on file that they only needed to clean the paint and give us an estimate for the carpet removal. For those living in the third floor you will have to pay to get the carpet fully replaced which is 1,000$ yes $1,000. When we contacted Eaves by email they were very rude. I guess once you move out you get treated impolitely. DO NOT RECOMMENED RENTING HERE UNLESS YOU HAVE THE $$$ FOR IT. Warning, Before you move in ask to see under the carpet. Because when you move out they rip the carpet back and then tell you that any stain underneath is yours. When I moved in we walked through and I noticed a stain by the bathroom door on top of the carpet which they shampooed. However when I left they never even addressed that stain, that never went away, instead the guy walked right over to a corner of the bedroom and pulled back one corner of the carpet and said oh there is a stain underneath! That corner had a large 6 drawer dresser. There is no way I made that stain under the carpet, I think I would have noticed a stain on the top of the carpet when I moved out. Especially if it went all the way through. He did the same thing to one corner in the living room as well, this one had my couch on it. As if he knew exactly where these stains were underneath. Not to mention that the dumpsters are disgusting trash, slime all over the ground all the time. I couldn't even walk inside to get to the dumpster to throw trash away. There sprinklers in a car port that I pay for left hard water marks on my car, that they dismissed and said not their problem. I would NEVER recommend anyone renting from a Avalon apartment buildings EVER! As you can see from the photos the carpet was in good condition. Entire office staff, except for Christine, is unprofessional and do not know proper procedures and standards for anything. You call and speak to them and each office person will tell you something different. They charge for cleaning regardless of if you leave the place clean, according to maintenance, they frequently mess up the amount of money to charge you especially for moving out, incredibly rude community manager Ellie Smiriglio who stated "this conversation is over" when confronting staff about misinforming us, and they purposely omit information/misinform you about what to do for moving out and turning in paperwork so they can get more money out of you. The apartment is super outdated and if you need something fixed maintenance sometimes takes forever to get it handled and will sometimes fix it half way if any attempt at all before closing the request. Frequent construction and water shut-offs, and unless you want to pay for a parking spot, good luck finding anything that isn't super far away after 9pm. Make sure you ask to opt out of certain things in your monthly bill (internet and renter's insurance if you have your own) that are optional because they won't remind you. Really not worth the money unless you have no other options. Highly recommend recording your conversations with the office staff or getting everything in writing since they lie and say they didn't tell you something or that they did tell you something. Virginia is notorious for acting like she did or didn't tell you something and straight up lied to my roommate and I about the phone calls being recorded when you call the office because I asked her if she had proof she told us something and she said yes (which there's no notice of the calls being recorded when you call them) and then when asked to present proof she denied because she was obviously lying you can't record calls w/o letting people know. The only reason i found out about being charged incorrectly was after speaking to the higher up corporate office manager who reviewed my situation and revealed the staff improperly followed move out procedures and over charged me. read more

Scared to leave a 1 star review for fear that it will get buried in the algorythm. This is my honest truth about "EAVES PHILLIPS RANCH", it's ok if you live on the third floor. Everyone else, prepare to suffer and be terrorized by stomping inconsiderate neighbors. Prepare your life to be changed by noise preventing you to rest, prepare for your career to suffer because of loud obnoxious neighbors. Prepare for popcorn from your roof to fall into your food , glasses of water because of the stomping occuring above your head. I give this place -10 stars for failing to disclose how terribly built these apartments are. I regret this decision to move in here, everyday of my life. Hello everyone!!! I'm not a resident here, But! My sister is. So. I came in from Las Vegas to visit my sister last night around 1am. Got up the next morning, and my car had been towed! (By Arrow Towing) mind you. My sister went on to the residential portal to enter in my name, license plate number, make and model of the car. So, the car is in there system as being a visitor. Went into the office ( Mr Hernandez) told me! Yes your car is in are system as being a visitor. But, I had to have a blue tag in the window!!!! Huh? Ok. Can you explained to me. What is the purpose of calling in your car info if you need a tag? (I'm I not the visitor?) And if you have 5 cars visiting, how are you going to get 5 tags? First I'd like to start off by saying that office and maintenance staff are extremely friendly and helpful! That's never been a problem for us at all. Unfortunately there are a few issues that are the reasons why we won't be renewing our lease again. The first is that the maintenance staff is constantly leaving us notifications on our door that they have to enter the apartment for routine checks. I've lived in a few different apartment complexes prior to this one, and the frequency of routine maintenance has never been so high. I do understand that they need to come in to check and make sure that everything is up to standard, but the frequency of it is what concerns me. It begs the question of--are the buildings so old that they need this amount of maintenance? It would make sense because a lot of the construction and appliances in the apartments are poorly assembled and somewhat out of date. The other issue is parking. Because we live next to two universities, the amount of students in the complex is of course very high. The problem is that if people are having study groups, a lot of non-residents park where residents should be parking. They don't have permits and if there is no security on duty checking those permits, residents have to either park very far away in visitor spots, or circle around the parking lot numerous times. When I had to park by the office one night, I decided to see if I could count how many non-permitted vehicles just along the walk I could find and there were 16. It discouraged us from leaving and coming back late at night, because we knew that we would not find parking. Eventually we had to add the cost of a two car garage to our rent just to make sure we always had parking. It seems this issue is not highly patrolled, unfortunately. The complex is beautiful and the common areas are as well, but the difficulty of the above issues did make living here more difficult than anticipated, but at least the staff is friendly and quick when doing maintenance work, and that definitely counts a great deal. read more

DO NOT LIVE HERE. management is the most unprofessional, rudest, laziest management ever. I lived here for two different leases because i was a student at CPP and the drive was convenient but other than that i would not have gone for a second term. They took all of our deposit so if you expect to get that back GOOOD LUCK my roommates and I only got $15 back LOL. We left the apartment spotless yet they found ways to take our money saying the apartment needed a whole new coat of white paint, shine for the floors and a new counter top for the kitchen. Mind you we were all BUSY full-time college students and we all worked too so we were NEVER home. And on the weekends most of us were gone. They didn't even care to help during the pandemic. We asked them if there was a way to push our move out date without getting charged because we couldn't find a place to go GIVEN THE CIRCUMSTANCES. They said they couldn't do anything about it. Like always that's always their answer to anything you ask them about. They never know shit. They're really just there to get paid and go home. They put up a front at the leasing office so don't let them fool you. They'll take advantage of y'all especially if you're a college student(s). The first lease with them someone broke into my roommates car they didn't even called to see if she was okay i guess out of courtesy would have been nice to know that the leasing office gives a little about you. But they pretty much told her NOT THEIR PROBLEM. When we moved into our new lease my roommate got a garage but i guess it wasn't ready for her so they told her to park in the street. When they simply could have given her a parking permit to use for 2 nights. Instead jasmine told her to park on the street. She's the rudest one out of all them. She also told my roommate to come back the next day and she would help her figure out a solution for her parking situation my roommate went the next day and it turns out it was HER DAY OFF LMAO These people working there literally think we are IDIOTS and she probably didn't think my roommate would care enough to show up the next day. How do you not know when your day off is??? Rent is overpriced for what you're getting in my opinion. The list of complains goes on. These apartment are dead beat ones. If you choose to rent here rent at your own risk. Good luck. And PARKING SUCKS!!!! Pet owners never pick up their dogs shit. People get their cars broken into. Management sucks.
