So I'm not one to leave comments at all. Im one to just go about my day. And I get it, it is apartment living. This place made me want to leave my very first comment on somewhere. I've been here for 3yrs and it was a great place to live the first year and a half. After that, completely downhill like a rollercoaster at the fair grounds. Bumpy and rough. Thinking when is it going to break down. 2025 was the beginning of the sh** show. Water issues started happening. No water for a day or two. They stopped providing poop bags for dogs for months. Poo was everywhere. None of those poop bag trash cans were empty for weeks. To the top Security cameras don't work. None of them. One man got his truck tailgate stolen. Then another his motorcycle stolen. People have gotten their cars broken into. Asked for a light for my carport above my truck. A year later still nothing. In the dark 2026 water issues again. Then the big one. No hot water for 6 days. They throw bandaids on everything. They fixed my shower floor not the bathroom floor shower floor the second time and come home from vacation after 8 days and the job wasn't even finished and closed the work order. Chemical dust everywhere from the plaster and concrete they did in the shower. The WHOLE unit was covered in it. Like if you jack hammered some concrete in my place. I asked for a sliding screen door for what happened and nothing. They didn't even talk to me after the issue the next day. This place is not worth the money anymore. If you move here, stay for one year just to lay your hat. It sucks because I love this town of La Verne that I grew up in and at one time enjoyed calling this place amber ridge, home. Before you sign a lease here, you deserve to know what you may be signing up for. This complex has failed to provide consistent hot water for approximately 30 days in 2026 alone, including several uninterrupted outages lasting multiple days. This is not a minor inconvenience. Under California Civil Code § 1941.1(a)(3) and Health & Safety Code § 17920.3(a)(5), lack of hot water is a legally defined habitability violation that renders a dwelling unit substandard. I cite these statutes specifically because a management team willing to ignore a violation this clear will likely cut corners elsewhere. Management has been given written notice. A code enforcement complaint has been filed. The issue remains unresolved. A plumber familiar with the property has indicated the recurring failures stem from a root cause that management has chosen not to permanently address due to cost. I would also like to note that the on-site receptionist and maintenance staff are kind, responsive people who are doing their best with the resources made available to them. This review is not directed at them. The failure here lies with management and corporate, who have the authority and budget to authorize a real fix, and have repeatedly chosen not to. Crappy communication! Leasing office will tell you what you want to hear and then ignore you! My experience with the leasing process was disappointing due to a lack of communication. After applying, we decided not to move forward because we were uncomfortable with the requirement to pay a deposit through a third party. We promptly requested to withdraw our application and receive a refund of our holding deposit. At that time, we were told that alternatives would be explored and that we would receive an update by the end of May. Unfortunately, the promised follow-up never came, despite multiple attempts to obtain information. WE ARE STILL WAITING ON OUR HOLDING DEPOSIT TO BE REFUNDED BUT NOW CAN NOT GET AHOLD OF ANYONE! It's unfortunate because we were genuinely excited about the possibility of leasing here. However, clear and timely communication is an important part of the rental process, and our experience did not meet those expectations. My wife and I filled out a lease application with Amber Ridge and were promised a FULL refund of our security deposit should we cancel the application within 72 hours. They have an excuse for every time we're without hot water yet still charge full monthly water heating charges. I want to follow up on a review I posted yesterday that came across more as a rant than I intended. (I have since taken my rant down.) We are currently on day four of five without hot water, and emotions were understandably running high. I have lived at Amber Ridge for 8.5 years, and over that time I've watched the property change from a place that truly felt like home, with a strong sense of neighborhood and considerate residents, to a place that can feel neglected at times, with issues like trash and dog poop everywhere, residents smoking and leaving their butts everywhere despite the no-smoking rule, and ongoing maintenance concerns making residents feel responsible for a growing list of problems in this money-pit. This is an older property, and that in itself is no one's fault. However, there are essential needs that come with providing safe and habitable living conditions, including replacing outdated and faulty equipment rather than relying on temporary or low-cost fixes. Many of the recurring issues here point to aging infrastructure that needs proper, long-term solutions. I also want to acknowledge that management and maintenance can only work within the limits they are given. It's clear that budget constraints often prevent them from addressing repairs as thoroughly as needed, even as rent continues to increase without noticeable improvements. While management seems well-intentioned, they often appear under-resourced and under-supported, which makes their job difficult. That isn't entirely their fault if they haven't been given the tools, training, or authority to do things the right way. Clear and consistent communication is critical when managing not just a property, but the people who call it home. Being left without updates--especially during situations like prolonged loss of hot water--can be incredibly frustrating and discouraging for tenants. Better communication could go a long way toward maintaining trust and preventing residents from reaching a breaking point. I do want to specifically recognize our maintenance technician, who is attentive, responsive, and truly the glue holding things together here. His efforts do not go unnoticed. For anyone considering Amber Ridge, it's important to understand that this is an older property, inconveniences do happen, and management is still finding its footing. My hope is that with better communication and proper investment in long-term repairs, this community can begin to feel like home again. read more

Apparently we went over the 72 hours but the only reason we even considered for that long was because they try to change the price and renegotiate terms after already sending the lease and so we had to make sure we could secure other housing before canceling that application, they are saying that the only way they will work with us and give us our holding feedback is if I delete my previous review of them, which again just further proves the shady business practices that Amber Ridge goes through read more

Everything that you need is in walking distance restaurants, shopping center and gas stations. We loved that it was a safe and peaceful environment for our family. Great school districts. They keep up with their maintenance so the apartments always stayed nice and cleaned. The maintenance team is quick, efficient and kind. Cecilia and Gizelle are very kind and helpful. The Amber ridge team makes your stay there comfortable, safe and clean. So for that I did truly appreciate/love my time living here. I really enjoyed the location of this apartment as well as the fact that they offered a one bedroom in a one story with no one above. I should have known it was too good to be true.. The first person I had toured with told me that I'd have a washer and dryer. Upon moving in, I found out that was not the case. In order to compensate, they let me use the rented fridge free of charge. That was a nice gesture, but not having a washer and dryer when being told I'd have one was really frustrating. The bug problem at this place is absolutely out of control. It was very rare when I didn't have a horrible ant problem. They were everywhere. At one point they were all over my closet and I thought I washed mostly everything, but I continued to find dead ants on my clothes constantly. When I was moving out, I noticed termite droppings all over the place. The termites were horrible in the kitchen light. I had informed them of "bugs" in the light several times prior to realizing what they really were and they didn't do anything about it for months. I couldn't use the light, or else they'd swarm it. As soon as I told them I had a suspicion of them being termites, they finally did something. It didn't help though and I then started to find them in the bathroom as well. They sent over the exterminator once for my ant problem, and all he did was put a small amount of bait in their trail and it never made them go away. They told me all the time that he "sprayed around the apartment" but it never helped. They said I was the only unit in that building having that bad of a problem too, which I find hard to believe. Before I moved out, I had lived with my parents and they live in an older house. Ants were a regular thing to me, but this was absolutely absurd. I had to throw away hundreds of dollars worth of things. I also had seen several beehives around the units and one happened to be directly above my car at one point. I am extremely allergic to bees and notified them of that and the exact location of the beehive.. of course, nothing was done about that either. The hot water also went out on a pretty regular basis for multiple hours and sometimes even days. My A/C unit broke and they couldn't get someone out for an entire week to fix it. I had to pay for my dog to stay out of the apartment and also stayed out of the unit myself because of how incredibly hot it got in there. I asked for a prorated rent since I wasn't even able to stay there and all they did was wave the pet fee for the month. An entire week I couldn't stay there and I had to pay for it. The last couple of months I lived there, they got new owners and the rent statements were behind for weeks. It was extremely unprofessional. I was trying to pay my final rent and never even received my statement (even to this day) because it took so long. I was waiting to receive it so I knew how much to pay, but they called me and asked for it before I even received the statement. At this point, I was so fed up with everything that I just asked them how much it was and paid them. They had told me it included my final utilities, yet they proceeded to take out my utilities again from my deposit. I called called about it and they attempted to explain it, but it still didn't make any sense. This whole place is a mess and I hope everyone who ends up living here proceeds with extreme caution. read more

Renters and Vendors beware! They don't pay their vendors, so problems don't get fixed.

This is an updated review from my previous one star review. I am now giving four stars as Aracely is working to resolve the issues we continuously faced. Aracely, THANK YOU for changing the pipes so we now get hot water, power washing to patios to hopefully (fingers crossed!) get rid of the spiders and roaches as well as putting cedar on the roof to keep the spiders away, having more patrol to keep the homeless out, and fixing the air conditioning. I understand the power outages are an Edison issue. My previous review is below.... "We're a current resident so let me tell you the issues we deal with here in the few months we've been here: constant power outages, air-conditioner constantly breaking, MULTIPLE daily spiders, HUGE roaches, we rarely are able to get hot water it is usually only lukewarm, homeless people roaming around going through the trash and one leaves his things in a grassy area in front of our apartment multiple times. This is just a short summary but each of these issues are not small ones. I never used to be scared of spiders until living here, they come crawling out from all over the place and there all colors and sizes!! Concerned for the safety of my family. My mother and brother have lived in Amber Ridge for quite some time now. At first, it seemed amazing. I loved how pet-friendly they are. The grounds seem to be very well-kept. Maintenance man a okay, they are a little slow to address things, and I've had to tighty up there work on a few occasions. They could definitely use more training. For almost a year now, my family has been dealing with harassment from two of their surrounding neighbors. One an underage boy, the other, a young man in his mid 20's. Vandalism and badgering seem to be their what they enjoy doing. Multiple accounts have been caught on surveillance footage my family had placed in and around his vehicles. I've also invested in cameras for them to place through out. Apparent the current manager has been bias on her records toward my family. I am not sure for was reason she is discriminating against them, but I am aware of emails and calls that have gone unanswered. Som complaints made toward my family occurred on days they were not going ven home, but visiting me in Orange County. It's become very frustrating, and also very stressful for my mother who is elderly. I strongly urge all tenants to not use the property manager, because she has failed on multiple occasions to report and/or reprimand those involved. It is apparent she has failed to remain objective toward these matters. Legal actions against one of the harassing parties aforementioned have begun. This is a call-out for help to anyone who is involved with the management of this property to please intervene and resolve these issues as soon as possible before it becomes necessary to escalate. There is enough documentation in emails and footage to present as evidence in any venue as needed. Fairmont Management appears to be the company liable for these grounds. read more

This is my third year with Amber Ridge and it's not too bad considering the price and the area. The office accommodated our maintenance requests swiftly as promised, the grounds are always kept clean and neighbors are always friendly and quiet. It's definitely one of the nicer complexes i've stayed in over the years in the area. I have two very minor inconveniences - that aren't entirely the fault of the complex - that prevented me from giving five stars: 1) The communal laundry machines are fairly inefficient. They are operated on a "credit" card system rather than a coin system, which seems more efficient, but in the end costs quite a lot more money from the user per use. This happened to me and my roomie on a couple occasions. Say your clothes are still wet after a drying cycle. Instead of throwing one quarter into the machine for an extra 12 minutes as one would do at a laundry mat, one has to swipe the credit card and pay for another $1.50, 40 minute cycle. This isn't really Amber Ridges fault, but the whole operation of card operated machines in general and i understand to change the machines would be super expensive. They're just pretty inefficient and i'd recommend using the La Verne laundry mat about a block away from the complex or having an apartment unit with an installed washer/ dryer if you're younger and on a super tight budget, like myself. 2) The second minor thing is the apartment complex's security. The complex is typically very quiet and safe all year round, but the complex had a random string of vehicle robberies occur last year in a two or three week span, me being one of the victims. I came outside to see me and my neighbors with completely smashed in windows on three or four cars. It was about $600+ on damages and loss for me (all of my paramedic work uniforms and tools). The complex has La Verne PD come do strolls in the parking lot from time to time, but it would be really nice if there was an individual or two dedicated to private security at night time, just walking around even just a couple days a week, just so a bunch of us aren't hit again in a string of major robberies. Again, not the complex's fault, but i do wish there was a tad more invested into security preventative measures like a guard or two on the property at night thurs-sat or something, or a couple of simple outdoor motion activated lights, or cameras in the parking spaces that record over itself every 24 hr (about $40 each on amazon). It's the only robbery i've ever heard of in la verne even, but it was brutal enough for many people to not consider more invested into security, especially given the complex doesn't have a gate, security cameras in the parking stalls, or enclosed garages. Other than those two experiences, I've enjoyed my stay here. I'd recommend this complex! It's not bad for the price and area and it's definitely worth checking out. I think if the price continues to increase, however, it would be worth the time to look in cheaper neighborhoods just a couple miles farther east. read more

I wish I could give them zero star. Shit in the bath tub. I called them 4:30 pm to report this sucks issue. An hour and 10 minutes later still no one come to have this issue fixed. This is horrible. Called Cecilia, but no pick up phone call, have to leave voice mail. After 1 hour 45 minutes, finally someone come by and get it fixed. The toilet and tub areflooded. I wish I could give Veronica ten stars too! Moving is difficult under the best of circumstances. When you add a 21-day escrow, my 67 yo mother moving after 40 years in her home, a toddler, 2 dogs and July heat, it was honestly one of the hardest experiences of my life. What made ALL the difference for us was their current Asst. Manager Veronica. She helped us every step of the way (even staying with us until 9PM on move-in day due to unforeseen issues!!) and in my opinion Amber Ridge Apartment's top asset. When the chips were down, she looked in my teary eyes and promised to take care of us. And then she actually did! She served as a liaison between my family and the realtors who were more concerned about the sale of the house than our transition to a new living space. Veronica helped me to maintain my composure when it was critical that we all worked together to reach our objective. I feel incredibly blessed living here. The complex itself is clean, quiet and well-maintained. The price of living is reasonable for the area and we saved hundreds of dollars in storage fees by renting a garage on the property (Veronica again thank you!). We have been here two weeks and could not be happier. Most complexes have similar amenities but the kindness, professional courtesy and personal attention provided by Veronica is unmatched. read more

i have lived at amber ridge with my mom for a couple of years and every year we get a gross amount of roaches in and outside the house. we have told them about this issue multiple times but nothing gets done. it once got sprayed but the roaches never went away. the size of the apartment is also not worth the price. rent also goes up every year so it's also not a happy thing when a year goes by when you live there. i don't recommend moving in. there is a theft problem. cars get broken into almost every week. no cameras around the complex work. (they claim that they don't work). i was very unhappy living here but i had to stay because i had no other option anywhere else. read more

Lived here and left a few months ago. This is the worst apartment I have ever lived in. First, the management is TERRIBLE. Natalie is the worst person in the leasing office. Very unfriendly and literally nags you for every little thing. Second, they water their grass every 2 hours, the moisture in my apartment was so bad that I began to get mold on all parts of my walls and ceiling. Not working with AC and recently the temperature is over 100 I called office around 2:00 PM they told me will come to fix it soon kids can't sleep well at night. too hot may cause kids sick and in these special time that will be terrible for me. They always find out the new reason. First time tell me that will come tomorrow 11am but when I call them at 11 they told me will come at 1-3 pm I call them no one answers the call and then told me the AC repair man's truck have problems on the road he need to repair the car so can't coming today so maybe come next day !!! These apartments are not what they seem. They are over priced, the maintenance is a joke and the management is inconsistent as well as incompetent. My grandparents have lived in these apartments for decades and still they refuse to upgrade their shabby apartment or even fix it up without charging them an arm and a leg. I've seen managers come and go like no other from this place. Overall it's not the worst place out there but there's a ton of things that could be changed to make it better. If the managers spent more time in their office instead of always out doing who knows what this place would have a chance at being more top rated and they wouldn't need pathetic signs to draw in people. read more

My lord is this heaven on earth. The absolute best management team. Beautiful town homes. So much extra parking. They genuinely care about their tenants. I love their maintenance team, they are always ready to help. Paying rent is made very easy with a itemized list online showing your balance. I rarely write reviews but hope that this could help others. First what the other reviewer wrote about management being a reviewer is true. When I moved here over a year ago there was another Manager in place, Sylvia and she seemed to have disappeared overnight. The maintenance staff are very pleasant and do what it is that management asks of them they do the best they can, given what they have. The grounds used to be better maintained when Sylvia managed them. Now you'll see trash everywhere. The laundry room always seems to be a mess, and washing machines are frequently not working. Know that if you move here, you will most likely HAVE to get Time Warner Cable which is very expensive. The rental contract states that if you do get a Dish it will have to be inside the dwelling of one's balcony patio or yard, yet folks have managed to have some dishes installed on the roof's of their units. You will be charged for every nail that you hammer into the wall. Apartments are prone to mold. Folks are now leaving their appliances on the patios, rental contract does not permit that it you read it yet, there is no consistency in making sure that residents are following the rules. I changed the air filter in my apartment unit myself and it appeared not to have been changed in years. The old air filter was the wrong size to boot. I don't know if they are trying to cut costs or if they just don't care. Management and property standards appears to be sub optimal which is really sad. I lived here for a year and I really loved it. The location of the apartment is literally undefeated. Everything you need is within a couple blocks and it's close to the 210 freeway. Parking is always available and there's no gate so having guests over is convenient. Make sure to pay your rent on time because you'll definitely get hit with that $50 late fee and they'll rarely make an exception. The leasing agent, Andrea, is the best; she's super friendly/helpful so if you have an issues definitely talk to her. The place is also pet friendly so that's cool! read more

No justice at Amber Ridge Apartments!! The past year and 1/2 we have been getting our cars vandalized, attempted break ins ( some incidents caught on camera and some witnessed in person) and ever since the time I caught the maintenance guys messing with my car the manager Cecilia has been extremely deaf to our complaints. We've tried giving her the benefit of the doubt time after time but after today's threat to evict us from her lawyer it is painfully obvious that Cecilia has not been neutral in our ongoing problems here! It's been never ending with the 15yr old boy upstairs pounding on the walls and floor all day and night. Loud music(which we constantly get blamed for)his friends throwing trash, cigarette butts, cannabis roaches, and even dog poop twice in our patio. Oh and even worst vandalizing our cars, which I recorded on surveillance and witnessed in person. We called the cops for each incident that warranted their assistance and gave the police report numbers to Cecilia each time to only never hear anything back each time. Now to deflect the attention away from themselves or maybe just purely out of spite the neighbors upstairs started making fake fabricated complaints on us!! Even worse Cecilia takes their word every time and harasses us with complaint notices and constant threats of being evicted for claims made when we weren't even home in some cases. This feeling is horrible! just feel so helpless when the management is taking a liars side especially when we can prove our claims with pic, videos and eye witness accounts. And the neighbors upstairs nor Cecilia can back up theirs. Now it gets even more worse when the problem neighbor's buddy moves in across from us and wouldn't you know we caught him on surveillance and in person vandalizing both of my cars!! Wow, now we got the two nightmare neighbors teaming up on us, and with Cecilia on their side every time we are more desperate and helpless than ever. The new vandal neighbor in 5H has been charged and cited for vandalizing my car but nothing happened to him for constantly shining a laser in our apartment, eyes and surveillance camera, which I responded by shining a laser pen back finally to get him to stop; little did I know that I was being baited by him to call the police on me for any reason at all. I was honest to the police and told them exactly what happened while the bad guy lied his butt off and guess what.. I get cited for admitting it while he did NOT! I can't even express the torment this has been for us. We don't go out, we don't drink or have loud gatherings like many of our neighbors, Neither of us have had as much as a traffic ticket in over 15yrs. We just want to live in peace but can't when people with malicious intent are out to hurt us in any way. I spoke once to Cecilia's supervisor and was promised they would talk to her and have her call us back to resolve some of the issues at least but 5 months later we're still waiting for that call. I really hope that someone with the power to resolve this issue will do so if not we are left with no choice but to lawyer up and start filing civil lawsuits against all appropriate claims.
