I'm venting in this review. It has been an interesting year here due to COVID happening creating restrictions and keeping us all home much longer than we should be. It is the WiFi interruptions and poor cell services which I blame on location but let me tell you there is always a maintenance issue, noise from upstairs and adjacent neighbors. I have complained but not enough obviously. The cigarette smoke, ashes and debris are constantly on my outdoor balcony because the upstairs neighbor smokes. He's smoking now on his balcony and they have sent out emails asking people not to. Maybe some people do not regularly check their emails. I can smell him and hear him all through the night sliding his balcony, opening and closing right over my head. Then there's water damage in my bedroom from neighbors upstairs balcony that has been patched up prior to move in. Well in the day time you can't really see the patch work but at night it makes the room look bad. I asked maintenance about it and one guy said that they won't fix that. At least he was honest. Back to our upstairs neighbor whom seems like an okay guy but he makes so much noises. I hear his whole phone conversations that's why I said he seems like an okay guy based on that. He's older and I believe lives alone. I'm not sure if he owns a pet but it sounds like animals are running around randomly and I just cannot deal with conflict. I'm sure he can hear us too because my step son is loud at night when he plays online video games and my husband maybe deaf. At times I have to remind them both to be quiet. As I stated in my previous review the walls are thin. Sometimes I hear adjacent neighbors partying, fighting and arguing loud throughout the day and night. I have complained a few times and management sends out a friendly reminder about the noise to everyone. The lease agreement asked for tenants not to do laundry at odd hours of the night. Makes sense but sometimes it is the only time I can because I'm working all day until late evening. Old appliances tend to make more noises. They need to update them in every unit Just saying. and Lately, I have been concerned for my safety. Right after renewing lease to give it another try. I was followed one night by a strange man around 9pm. He followed me from my garage which is all the way on the opposite side of the court but I'm not complaining I enjoy walking. But about an hour after that he was later picked up by police. Scared us because of the sirens and loud aggressive officer. Then there was the recent Fire Alarms going off a few times while a neighbor was moving furniture. And another incident or stand off with police for over 6 hours as they were trying to get two armed suspects to come out of a unit. I believe the rent is too high to continue staying here for all the inconveniences and not being able to use the property amenities because of COVID- Restrictions. I do appreciate there hard working managing team that supports us. They communicate well. However the property is open to the public and anyone wonders off the street. Sometimes I find people in the trash area scavenging for plastics . Plus theres no where to recycle plastic. I think they should reduce the rent for tenants. I'm praying that happens but until then we are moving on. Ridiculous fees to terminate lease but I guess it's the way it has to be. I'm exhausted and disappointed. My husband and I work to hard to afford the rent here and do not feel safe and comfortable. Feel taken advantage of but I will miss those food trucks. Love when they come thru!!! read more

If they are really doing their best than why is it the neighbors on the 3rd floor and we are on the 2nd floor. Make so many noise like stomping g there feet while they walk, slamming doors, closets, dropping heavy items. And it seems like they are doing it in purpose. When the neighbors moved in they were blasting a boom box that raddled the whole apartment. So I think they are mad at us because of that. And keep in mind, my wife has c-PTSD, anxiety disorder, panic disorder, and pnes seizures. My daughter also has autism. Now before people judge, or stigma my wife. She just recently got diagnosed. Now....let me get to the so called management. We kindly asked them to tell the neighbors to stop blasting their music and stop slamming things and moving things at 12:00 a.m. and at 4:00a.m.!! We have to get frustrated in order for them to help. They also like to manipulate and yes I said manipulate. Saying that what would you like is to do. You want us to kick them out! No foo, I want you to do your job and follow the lease that has rules that say not to do those things! Now since my family is disabled those comments and not following the lease can lead to a serious lawsuit and jail time for the management. Disability rights are being violated and discriminated. So Avalon access. Handle this situation, because there not listing to there tenants and not following their lease that you provided and expected to follow. Thank you read more

I moved here a couple months back and although I really like the area and the view, this complex is pretty horrible. Before moving in I was told by their staff that we would DEFINITELY be able to get a garage. I expressed this as something important because I didn't want to fight for parking. Upon move in, they didn't have any garages available near my building and the woman who told us we would be getting it sneered at us when we asked where the garage was. When I tried to add a BRAND NEW vehicle that I had JUST PURCHASED to my lease so that I could get a parking permit, they gave me the runaround and had me do it through their online portal which wasn't working for me for some reason. Before I had a chance to speak with someone in the office about it, they TOWED my truck!!! The security asked us to park it in the visitor parking and when I did that, HE TOWED IT AGAIN. Literally within the same week that I bought the car. Like a bully. I don't know what they think? Do they want people to have a hard time paying their rent so they can just keep paying tow bills? To resolve the issue I had to go to the office and make a stink and ended up putting two reserved spots on my lease, adding an extra $60 to my monthly bill, after paying almost $500 in tow fees. All of the appliances are really old and crappy. Our stove is probably not even up to code, it's falling apart. I've had to get multiple things maintenanced on a regular basis, but at least they come relatively quickly. However it is a pain in the ass to have to deal with the process of something you use regularly breaking and then having to schedule someone to come fix it. I've also been sick every month since moving in. The heater doesn't stay on throughout the night and the drop in temperature during the night impacts my health. The worst part is probably the fact that the building quality is so cheap that our upstairs neighbors say they can hear everything we say or do and have made a habit of banging on the floor as a form of communication when they think we are being too loud, during normal hours of the day. So that's been triggering. We've had to respond to their noise complaints and submitted a counter complaint for them banging on the floor at us. We are not loud, we are real regular, and have literally been whispering and got banged on. It makes me feel like I can't just exist in my home and be comfortable. Another lie I was told upon move in was that the pool was heated Year round. It is NOT. It stays warm in Southern California year round and a heated pool is a huge selling point. But it's a lie. The hot tub is obviously heated, but it's gross. It's dingy and has so much scum all around it I get grossed out being inside of it. Overall this place is a disappointment. Prime real estate, but shitty structure, everything is outdated, and very questionable management practices. I am actually considering paying their dumb fee for breaking the lease instead of staying here all the way through it. read more

If I could rate any lower I would, their move out process is a scam. They basically have charges for breathing air in the apartment complex. Tub reglaze!? Pet damage!? I didn't even have a pet. Then they want to charge for a carpet cleaning even if they are charging me for a full carpet replacement! That makes no sense. Their parking plans are a mess! I had lived here for the most part for over 6 years. It went from this being a place that was very personable and caring to a place that is just out for a buck. Over the course of several years... there has been new ownership. I will not lay any of this on the staff. Although, nobody could beat Christie and Jade. The maintenance crew is good when it is under their control. But the property will give a notice of constant water shut offs! TOO many to count. Many times I had to miss work. The neighbors are loud. Dogs will urinate on your deck. When you walk to your car the grounds always smell like urine or feces. Due to pets. The sound of flushing toilets and showers is loud. Also, you get jolted out of bed by the very LOUD shaking movement of the neighbors closet doors rumbling!! It feels and sounds like a light earthquake. Loud as can be leaf blowers for what seems like 2 hrs every single day. Except for when it rains. Working nightshift is a hassle to sleep while that is going on. Loud music and lots of drinking at the pool. I have only been in the pool area a few times in all the time I've lived here due to drunks and loud rude music. No parking and car are constantly towed here. If you or a guest does park here... BEWARE it has a high chance for breakins! THEY ALSO WANT TO CHARGE OVER 2K TO 3K for a two bedroom apartment. This place is not worth the money or the loss of sleep. BE WARNED!!! read more

Here is an update to my previous situation of living in an infested apartment unit that the Eaves so graciously placed me in. Orkin pest control has come out a total of three times...three Mondays in a row and ZERO progress has been made. My apartment is still very much infested. I can't even use my spare restroom because they live on my shower curtain. I also was doing laundry, left my CLEAN clothes on the washer for about an hour came back to find a roach had laid its egg and babies were everywhere ! VOMIT, I then had to re wash all my clothes...which I have to pay for my water here !!!! I should be compensated tenfold for this horrific infestation. I STILL do not want to live here and can't believe I singed a year lease and am paying 1755 for POMONA, and roaches ! read more

The parking here is horrible! They want to update parking regulations by CHARGING an additional $30 for a carport! Rent is expensive here. Even the ones that are not renovated are just as expensive if not more than the newly fixed aptarments. Granted they do have some amenities like a fridge/washer/dryer. But to charge an extra fee to park in your own parking complex is ridiculous. Fix the parking situation by changing out the parking placards yearly, don't have visitors park in non visitor parking spots, AND by moving a crane that is parked in non carport spots so there can be more parking. This company seems to become more about what else can we charge our residents to make a dollar by the year. read more

It's a hit and miss here. Was perfect at first site for the first year. As neighbors come and go u run into some good ones and bad ones. The community itself is beautiful. Nicest apt community I've ever seen and stayed at. By far had the best amenities like washer dryer in unit and central air and heat. Leasing office peeps are cool and down to earth. I wanted to give a five star to Clarice who has been so amazing with our move in process . She has wonderful costumer service and goes above and beyond . I had a package that was delivered in front of our door and I wasn't comfortable with it sitting there. I emailed her and asked if someone can take it in my apartment , and she personally took the time and went to put it in side for me . Worst place to live EVER. They have such a pest problem. Mice and little weevil bugs that eat everyting. I don't keep a dirty house. My kitchen never has food lying around, yet I open my cabinets and bugs fly out, and mice seem to want to poop on everything. I'm sick of living here and if I could afford to break my lease I certainly would. DO NOT EVER CONSIDER THIS JOINT. This is the worst apartment complex I've ever lived in. The apartments are insanely overpriced, the maintenance staff never fixes anything, and the management is non-existent. The people working in the leasing office never respond to any problems, they simply tell the residents that they will get to it later (aka NEVER). Here are only a few of the problems I've dealt with over the last year - my mailbox was broken into multiple times, my air conditioner has been broken since I've moved in (it gets to 103 in my apt in the summer and they still haven't fixed it), my car got vandalized twice, the staff came into my apt several times for no reason, fire alarms were tested non-stop for 8 hours one day (this happened again for 3 consecutive days), water pipes broke and all water was shut off most of the day (this happened multiple days and fees were increased on our water bill), my rent was increased and was non-negotiable, the property is not maintained at all (trash everywhere and lack of keeping the place looking nice), and the apt itself is falling apart (the walls are randomly breaking off). I'm pretty sure I'm missing a lot. And how did the management respond to all of this?? They did absolutely nothing. I have never had to deal with so much crap from an apartment complex. Once you sign the lease, you're trapped. They don't care about you or any of your problems - the only things they care about are receiving a large check from you each month and recruiting their next victims. Just moved out recently...left the apartment in almost immaculate condition but did not receive any of my deposit back. I chose the "Clean Sweep" package which they said allowed for me to leave without cleaning. They said it also included carpet cleaning. I ended up being charged $115 for the cleaning and also $60 for a carpet cleaning, $25 for a deep soil treatment and $25 for dyeing treatment. The carpet was clean and did not smell! Aside from that, be prepared for lots of college kids, lousy parking, and people littering and smoking pot everywhere. I felt fine within the confines of my apartment, but outside was another story! read more

I truly wish I could give this community a negative rating. First off when I moved in the apartment was outdated severely and they were still working on preparing it with several damages to the baseboards, kitchen cabinetry, mirror in the bathroom, and damage in the dryer upon move in!!!! We looked passed these damages and still moved in due to the fact we had already made arrangements based off moving in to this location. It gets worse. As the days progressed we found out that several of our wood boards on our patio are rotted and seem to give you the impression that if you were to stand on them you would fall through. They showed up one day months later to repair and decided they had the wrong apartment to repair! REALLY! On to our renewal they increased our rent over $200 per month in one renewal basically forcing us out since we had a one bedroom and I suspect this to be a common practice with 2 colleges down the street which in my opinion is SHADY business practices. We decide to leave and when we move into our new place several weeks go by and we get a letter dated 05.23.15 that said "damages" to the apartment are due on June 3rd when we received the notice on 05.28.15. I called to have these charges investigated on 06.01.15 and our due date extended they stated they would call for more information but none the less your screwed and have to pay by 06.03.15 or risk being sent to a collection agency. They stated they would contact me back on 06.02.15 with the details and if they could do anything about the charges. No call of course. I contacted them back on 06.03.15 spoke with Felicia and she stated she did call and it kept ringing. So she couldn't have ended the call and tried one more time and left a message? Anyways she states everything is valid and all is due. Basically telling us that invalid charges that are on the bill due you have to pay. So I payed the charges and will be pursuing legal action against these invalid fees and charges. Take my word for it if you like having to deal with outrageous renewals, deceitful employees (Genevieve leasing manager, and Gesibel leasing consultant), shady business practices, and overall a terrible place to live I would recommend speaking with both Genevieve and Gesibel they will happily take your money. read more

I called the Pomona Police Dept. at 11:30 pm to report what sounded like gun fire coming from the homeless people that yell at each other on a nightly basis. They live in the hills across from my apartment complex, (Eaves by Avalon), 400 Appian Way in Pomona, cross street Mission. I have called about these transients before. An hour later, they finally send three units and a helicopter. One policeman never even got out of his police car! I bet if this was the Diamond Bar PD they would of been all over it a lot quicker and actually took some type of action. You live in Poor-mona and you get very little from the PPD. My advice is invoke your constitutional 2nd amendment rights and arm yourself to protect you, your family, and property. Remember to follow all laws because we all know the police are looking for any reason to shoot us minorities. Update: The police search the hills and leave shortly later. Thinking there must not be anybody up there I walk up to find several homeless people in make shift tents, a baby carriage and a number of other items. Looks like a garbage dump up there. Very disappointing in the folks that protect and serve us. Eaves by Avalon concerns: Anthony one of the apt. complex security guards confirmed that these transients come into our complex and use our facilities (pools, showers, and restrooms to name a few). The transients have threatened residents that approached them when swimming nude in our pools and showering nude too. This has happened with small children present too. The Eaves complex management is also having to replace wood to comply with certain violations.This facility is not worth the money they charge. I will continue to update with my concerns. I am currently suing the Avalon Corporation due to injuring myself on their gym equipment. They blame the maintenance company they are outsourcing too and the maintenance company blames the complex. I even have video to prove my law suit. Run from this place and live else where. read more

Cars towed again after being "safe listed"... I HATE this place. I can't wait until my lease is up. The property management is horrible. No one is helpful, ever...! And they've now towed two of our visitors' cars when they were safe listed. I'm furious. DO NOT LIVE HERE! Like I said before... Bugs and small damages will continue to bother you and god forbid you try to have someone come visit because it will cost you $300+. The service is horrible. I am living at the top floor and with recent heat waves. The condition is unlivable. The A/C broke down twice within last 2 months. Usually take them 48 hrs to come and fix it. I just have another A/C problem last Friday and file a service request. As of today, Monday night.. still no one come and fix it. I am writing this review at 8:30pm in 87 degree heat. With the rent 1.6k a month for a 1 bed room apartment, I expect a much better service. Another down side is a very out dated electronic strove and location. Heard gun shot about a month ago, and another one last week. This location is full of excitement at dark. What can I say...I've lived here for more than 5 years AND the only reason I'm giving this place five stars is because of the phenomenal maintenance team and Jose in particular. It seems as though Jose is my regular maintenance technician as every time something breaks, he's here with a smile and a level of professionalism that I sincerely appreciate. I often see him around the property and he always waves and acknowledges me. As for the rest of the team, they leave much to be desired. When the rent is as expensive as it is, one would expect hot water at all hours of the day, fitness equipment that works, an office staff that is attentive to the needs of its tenants, and timely follow up from my requests. And let's not get started in the parking situation. read more

Have you ever gone to those restaurants where the service are good but the foods are either ok or poor? That is how Eaves Phillips Ranch is. So what are the foods and what is the service? Let's start with service The front office are nice people, very helpful, also friendly. They try their best to give you like the best price for your future apartment and they'll try to solve your problems in any way possible. How about the foods? The foods, well it's the apartment itself. As many people complained, if you live at like the 2nd floor where you'll have to endure the noises from upstairs (which I personally and honestly do not mind because I'm used living with people and understand how does it feel to live in an apartment), and face people that don't know how does it feel to live in an apartment that lives on either next door or first floor. I mean... the rooms are nice, they have a lot of space and the price, I can say it's pretty fair as long as you live not by yourself. But my piece of advice is, if you cannot take the sound of creaking from the floor above you at the middle of the night because you can pretty much hear when people just walk, then I suggest you either find a 3rd floor apartment or move to a house, because seriously we are all on the same boat. If you live in an apartment you cannot simply complain if someone was walking above you and you can hear it, which is basically how every rooms in eaves phillips are. read more

April- 6 2015 I went from rating this complex at 3 stars, then knocking it down to two because Greg replied saying he could work with us, that was a lie, nothing could be done as far as our rent increase. Now, If I could rate this complex zero stars I would. After we put in our 30 day notice, and speaking to the leasing consultant AND the leasing manager, we were never notified that we would no longer be able to pay our rent through the Avalon access website. Because we were not notified of this our payment did not go through, my husband realized rent was never drafted out of our account so we went to the leasing office and they claimed they do not know why our payment did not go through, so we were given a number to calling billing, billing notified us that we should have been told that we could no longer make online payments once we submit a 30 day notice. As a result billing wanted to charge us a 60$ late fee and a 36$ convince fee to make a payment over the phone. Billing was able to work with us because the leasing office was supposed to notify us about the payment change and they did not. That was really shady of them to pull that with us, we will never live at or recommend a Avalon community to anyone. June 1 2105- I have moved out of eaves Phillips ranch, I am very happy with my new complex, it is 100000 times nicer. Friday I receive a letter in the mail stating that I owe eaves 635$, on top of keeping my 500$ security deposit, and that will be due by June 3. This is a complete joke. We went over the charges are they are made up bullshit charges so me and my husband are currently working on talking to customer care. This is a complete joke. When we moved into that apartment we wrote down all the things that were wrong with it, and now we are getting billed for those issues. On top of it, they give us a few days to pay it. Seriously stay away from this community. I will not give them a dime, they are shady and I will see them in small claims court. read more

Been living here for 9 months now and it's been a mixed bag. The front office and maintenance staff are friendly and attentive. I work a night shift, so I sleep during the day. Which brings me to my MAJOR issue. It seems like every single morning there are an army of leaf blowers and lawn mowers right outside my window!!! Extremely frustrating!! I wouldn't recommend this place to anyone looking for peace and quiet during the day. Also as previously mentioned in other comments, the buildings themselves are old. So soundproofing is virtually non-existent. I could hear my neighbors conversations and televisions straight through the walls. That's not a huge concern for me, I understand. But it may be for others. I won't be renewing my lease. read more

DON'T STAY HERE. We stayed here for 2 years and we'd constantly run into police raiding apartments nearby us. There's no gate to get in so we'd run into homeless people from time to time. Walls in the apartments are paper thin you could hear people talking and closing doors it felt like there was no sense of privacy. Not to mention ROACHES that we spotted on the cement and at pool sites. Pools could use extra care I've called and complained multiple times due to the filter not running and making water GREEN! The gym was closed for a whole year all together through your 2 year stay. Rent is too expensive for all of these inconveniences not to mention the apartments are old and not really renovated. Not to mention when you move out they will charge you for an entirely new carpet which is over 1k!!!!! We never wore shoes in our home or owned any pets and literally only had a few stains in the dining area and instead of them attempting to remove the stains they instead went straight to peeled off the carpet FIRST and REPLACED the whole units carpet and sent us the bill. We have gone back and forth with management and have gotten no where. A carpets lifespan is 5 years they should have not replaced it at all they just needed to charge us for cleaning the very few stains which couldn't have costed more than $180. These people are out to get tenants when they leave DONT STAY HERE THEY WILL RUN YOU DRY. read more

PLEASE KNOW that there are alot of homeless encampments in the hills right next to these apartments, with alot of car break ins and trash diggers that carry knives. PLEASE don't leave anything in the car!!! Security in Eaves is not efficient or even helpful, and they don't patrol the area. It's NOT a gated community, but they charge you like it is, and homeless people DO WALK through the back areas of the apartments constantly. If you have kids...BEWARE!!!!! DANGEROUS!!! This place is a small 2 bedroom 2 bathroom apartment, if you have a family of 4, it's tight, and they charge you a lot of rent for a smaller space. The kitchen sink always has a leak, and they take their time in fixing it, so your bottom sink cupboard is always wet, all of your trash bags and house hold chemicals will be ruined. They don't keep up the weeds and bushes in the back, which gets over grown, and out of control. The pool is always over crowded with drunk people having parties that are rude, and loud. If you live on the bottom floor like we did, it gets loud from walking/running from the floor above you. Toilets from the top floor will leak into your bathroom. If you don't have a parking plackard in your car at ALL TIMES...THEY WILL TOW YOUR CAR AWAY! Your visitors cannot park longer than 10:00pm at night, otherwise they get towed. They have more tenants than they do parking spots, and they WILL tow your car away for parking in a Visitors spot, which means you have to park on Sorrento which is a dark street and long walk away. The gym equipment is janky and most of the equipment doesn't work. If you want a garage for your car, be prepared to pay an extra $100 with plywood walls, that are easily kicked in, and most of the walls already have holes in them, and you can see in the garage next to yours. Reserved parking is also en extra $50 charge if you want parking close to your unit. They charge you for EVERYTHING!!! We lived here for one year exactly and DID NOT renew our lease. This is from a family of 4, who really tried to love this place, but the management make it very hard to love. This is a renter warning, if you read reviews, and really want an honest review of people who lived here for a year. Hope this helps...and I hope you keep looking else where. read more

I do not recommend living at Eaves Philips Ranch. Both my girlfriend and friend live at the complex for a bit over a year, and I have seen them go through a ton of issues. My girlfriend's car had her window smashed in and all the office said "good luck. file a police report". I woke up to gunshots one night. Almost every morning there is car alarms and people screaming. The guest parking is confusing (FYI there are 2 spots in the front sandwiched in the guest spots where people, me included, have been towed). They have random enforcement of rules, where people park in the fire lane and don't get towed. My one experience with talking with the office was EXTREMELY negative. I had a polite dispute about my car being towed. Ryan at the leasing office was very unprofessional and rude. I have been made clear that if you are not a resident (a guest) they don't care at all about your car. The customer service I received was atrocious. The manager did rectify the situation by apologizing for him. The maintenance people are wonderful and very helpful. Speedy fixes. read more

Phillips Ranch is a beautiful part of Pomona bordering Diamond Bar. I thought it was just Pomona. This apartment complex has been renovated but the appliances have not been. The stove is an older electric stove, the fridge is fine, works fine, nothing fancy no ice maker/water spout which is totally fine if you're used to that. The sinks are out dated as well as the patio screen and sliding door, but- it's all very clean and beautiful views if you get so lucky like me!! Oh, and a few reviews were negative but I'd like to mention I do know the area, there is a POLICE shooting range down the street so for those that say they hear gun shots, you are correct. But nothing overwhelming it doesn't even sound close by at all and I live closer to the street. If you don't mind those being in a "luxury" apartment complex you're good to go and this is the place for you! I generally get home later than the rest of the complex so I don't find a spot right up front next to my place but I will always find a spot no hassle. It's not as well lite as I'd like it to be, being a female walking home but I have to say I do feel safe. If this review was based on structure and location I'd give it THREE stars. Customer service on the complete other hand is such a wonderful Team!! I mean, the leasing office Nino has been more than helpful and accommodating making sure I feel comfortable and any issue is resolved and QUICK and with HONESTY! That's something you don't hear often with apartment complexes. Nacho, the maintenance Director is beyond helpful as well! They gave me a walk through on move in day made sure I was aware of any previous move in scratches and whatnot explained how to use all appliances and went over my lease again.. It's very comforting to know I have a team willing to help if I ever should need anything. Billing was confusing at first, but the billing department (off site I think out of state) was also more than helpful and polite! Maintenance staff is great, specifically Mike and Marcos. Moved in recently and they responded to a maintenance request in a timing manner and even did a follow through to ensure there were no other issues. I've lived here for about 3 years, and I haven't had a good experience. This will be a kinda long and I will do my best to remain unbiased. Now I realize that you're never going to find an apartment and say to yourself "wow what a great deal I got on this apartment, I could really afford to pay more," but I really believe that this apartment was far overpriced for what you get. The first year my roommate and I lived here the rent was like $1700 a month for a 12 year lease, which was quite doable. Next year, the rent went up $150, which is quite a lot for a college student, and so that was $1850 for a 12 month lease. Then the last year we did a 9 month lease and it was $2260 a month?!?! A 12 month lease was $2160 a month. Can you believe that? Like is that legal? Looking online right now and the apartments start at $1800?? What the heck is up with that. Anyways, the apartments are not worth that much a month. The square footage is actually quite large, its 1000 sq ft. which is nice and I never felt cramped. Its proximity to the 57, 210, and 10 freeways is definitely a big pro. If you go away a few miles, there's some tasty food options by Cal Poly Pomona. Yet, I've had people over before and walking up the stairs and observing the outside and the inside they've said to me "man this place needs some work" and it does. Inside you will see plastic counter tops, mosquito coil stoves, a basic white fridge, and other outdated appliances. Our patio literally looked like it was falling apart. A side note: the apartment had roofers come by and do roof work on all the buildings, and they said it was gonna take 1 week, and we were on the third floor (highest floor) and it took A MONTH! 4 weeks! Every morning at 8am they'd fire up the jackhammers, and they'd throw the roof tiles everywhere and that's a big reason why our patio was messed up and the stairs had chips in it and stuff because they were just chucking stuff everywhere. And also nails were everywhere. And then they just moved on to the next building so you couldn't get away from the noise! Man that sucked. People say that parking is really bad, but I personally don't feel that way. The circular structure of the complex is a little weird and scary sometimes, but my guests always find parking. That being said, I paid $100 a month to get a garage for my car, and it was so incredibly worth it. I really value having a place to put my car, so maybe I can't speak too much on the parking. Maintenance: I think the guys are good guys, but their hands are tied sometimes. I also like to do as much as I can myself without calling anyone for help, so I've only needed maintenance a handful of times in my 3 years. Every time minus the air conditioner experience I will go into next, have been good experiences. Now as I said, we were on the third floor, and during the summer and fall it gets suuuuper hot up there. Unfortunately for us, our air conditioner was absolutely useless even in the cold weather, and just blew hot air all day. Maintenance came out and they fixed the pressure of the thing so it blew harder, but still no cold. I even went down to the pipes and could feel that no cold was coming out of the unit. Then I called them again, and the placebo effect in me was like "eh yeah I guess maybe it's better" but no it was the exact same. Then a third time, and no there was still no fixing it. So what I did was I bought a portable AC unit which has hose that shoots outside my window (which I modified), for a few hundred dollars. It's actually probably one of the best purchases I've ever made before as it really cooled my room down and let me sleep in a good environment. I love that thing, but I still had to do it because the apartment AC was giving me nothing. My roommate also got one too and we actually saved money on our electric bill. Also the apartment I was in wasn't wired for cable so I had to get the cable guys come out and re do the whole thing, that was annoying, but minor. Oh I almost forgot, the biggest reason why I didn't like this apartment was the sheer amount of incessant noise. All day dogs would bark and bark and get in bark wars with other barking dogs, and maybe it was just my place but babies would be crying in the day and dogs would be barking and man that just really sucked. As far as demographics, there's a lot of college kids, but surprisingly didn't experience any noise from any of them. All in all, would not recommend. read more

Okay, I'm wondering why the rating is kinda low. I mean it should be 4.5 at least. I live here for 2 years now, and I haven't noticed anything bad at all. This place is clean, quiet, and safe. The service is great. The maintenance "might" be late after weekends cuz they have many requests, but they come eventually. If you are planning to lease an apartment here, you gotta talk to them one month in advance. It's pretty crowded. read more

Honestly, great place to live. Conveniently located for Cal Poly Pomona students, about a 5 minute drive. The apartments are very spacious no matter the floor plan. These are the nicest apartments in the area, and one of the cheapest too! You get more bang for your buck. You get two parking passes that can be used anywhere in the complex. But if you want extra parking, you'll have to get a garage. The complex has 3 pools with barbecue areas. And the unit comes with its own washer/dryer! The staff was super inviting and friendly. They made the entire experience as smooth as possible. Hernan Hernandez is the homie. He was extremely helpful with the moving in process. He gave us a tour of the place and provided us with all the need to knows about the apartment. He even handled all of our paperwork making everything so much easier for us. He's an awesome guy so don't hesitate to ask him any questions. Overall, our move in process was quick and easy thanks to the wonderful staff, and especially Hernan. a day ago very disappointed with the apartments they stated its peaceful and safe.....do not leave nothing that is valuable in the garage to you cuz they steal, even if the garage is close they jumped over the wall and took my second job all my gardening tools, do not attach nothing to vehicles they steal too, it did not last one night they stole my tow hitch....it has been far most the worst stay ever....we pay to much money for a shitty fucken security. suposely we have a guard at night to watch what is the guard for if they did not hear or see all of a sudden all my items being stolen.....then to be told o it is just you no one has complained just you please.....do not recommended the apartments....to expensive for you not to sleep well worried what they are stealing next... id put zero if i could read more

I guess this place had changed drastically with the new management. Before moving here(jan 2013) I had to check yelp reviews and it scared the shit out of me, but I had to give it a shot. This place is super clean, helpful management, and 24/7 maintenance. Remember this... Only the unhappy people post reviews. Good luck with your search! All this talk about cars getting broken into... I may have just been really lucky so far or the security guards roaming the parking lot all night scare them away. read more

9 out of 10 when I look for help, they are out of office. Usually after 1pm, you won't able to find any employee at the office.

When I first moved in two years, I specifically asked if I can park where it says "Reserved" . The leasing manager said it will be fine to park as long as I have my parking pass. Today, when I left for work, I found out my car was gone. I went to the office and asked them where is my car. All he said was I'm not supposed to park there. Really? That's not what the manager told me. Also, the leasing assistant did not have me sign ANYTHING when I came to renew my parking pass that says " I CANNOT PARK IN THE RESERVED SPOT" . I am so glad that I'm moving out in a few days. Noise every day and night, ants all over the apartment when it gets a little hot, things falling off, etc. I do not miss you and I will not! read more
