I highly recommend using Echo to anyone who needs a home inspection. Their prices are very reasonable and the detailed report they provide after an inspection is priceless. Echo has conducted two home inspections for me over the past six weeks and done a tremendous job both times. The first inspection helped uncover various issues on a home which I eventually decided not to purchase based on Echo's detailed findings. The house appeared well maintained at first glance but there were numerous problems identified by the inspectors including issues with the roof and HVAC system. The second inspection with Echo was conducted by Tony and Tom. They were both very detail-oriented and polite. They explained how to properly operate and maintain various mechanical systems in the house. They were very patient with answering my questions and pointed out potential issues to monitor in the future. These guys were absolutely great. read more

There are companies out there who feed off of the trusting and will lie and cheat their way through the years. This business insures my inspection for like 120 days and sure enough after I closed the warranty was past the date. STAY AWAY!!!!!!!!! I cannot count how many things we found. Echo Home Inspection cost me THOUSANDS OF DOLLARS and is still costing me THOUSANDS OF DOLLARS! The report let me know there was a screw missing in the electric panel but neglected to my brick front porch was sinking or my back deck was not built to code. Don't use this company. I used them for a home inspection on a foreclosure I was purchasing. Let's just say they missed some issues. I will list a couple of them. The inspection was done in April 28th, 2018. They said all the outdoor water spigots were good. Well, it turns out that they were not. I was replacing one of them in June. It had ruptured form freezing in the Winter. I'm not sure if they even tried them. The other bigger issue I had was there inspection of the attic. It states they can only check areas that they have access to. Well, right above one of the access points they failed to notice that the plywood had been cut in the wall so the insulation guys could install insulation in the attic. I only found out after getting my siding re-done. I've attached a picture of what my siding guy found when he pulled the old siding off. The biggest issue I have with this company is they didn't take responsibility for their mistakes. They felt they did nothing wrong. Use at your own risk. read more

Referred to ECHO Home Inspection by my Realtor. I called to schedule, and left a message on their voicemail. I received a call back from Dotty within minutes. Dotty was professional, courteous, and knowledgeable. She was also able to schedule an immediate appointment time that worked with our schedule perfectly. Although we didn't do any comparison shopping for prices, ECHO seemed to come in on par with what we expected to pay. A two man crew (Mike and Steve) came out to inspect the home. As we haven't been through this process before, we did have quite a few questions for them, and didn't quite know what to expect. Mike and Steve took the time to explain exactly what they were doing and why, what they were looking for, etc. Though we are purchasing a short sale and will not be receiving credits from the seller, Mike and Steve did not cut corners on their inspection. At the end of the process, we all sat down to discuss their findings in detail. They had come up with quite a few things that we would not know how to personally inspect, or have never even thought to look at - the obvious reasons for having an inspection. We now have peace of mind knowing what needs to be done to the home. Not only were these two gentlemen professional and knowledgeable, they also were funny and easy to talk to. We received our emailed report the day after our inspection. I just can't see so many low star ratings on Yelp for this company, with the experience that we had with Dotty, Mike, and Steve. We just had an inspection yesterday in Roselle, IL. A friend who used Echo recently recommended them. The inspection couldn't have gone more smoothly and was very informative. The company is very responsive. The inspector (Mike) was on time if not a little early, he was professional and got right to work. He offered valuable insight into areas needing immediate or future attention/repair. No one wants repair surprises down the road. He was very knowledgeable, organized in his process, and thorough. Our realtor used Echo for our home inspection, and they failed to notice that the COMPRESSOR in our Air Conditioning unit was COMPLETELY MISSING, even after noticing that the a/c didn't work properly. They did not follow up on it any further once they noticed that the air wasn't cooling, and when I called later they never returned my call. read more

DO NOT USE THIS COMPANY!!!!!!!!!!!! UNETHICAL SCHEME!!!!!!!!!!!!!! They insure their work for a certain amount of days, so they performed the inspection that certain amount of days before we closed; by the time we closed on the house, we were not insured. Here is a list of issues they did not catch: Major water leak-- water damage would have been seen if they looked at the beams in the basement. we repaired at our own expense( subfloor, wood floors) Outlets not to code in the house. They did not note it. We repaired Master shower water leak... Not noted. Still cannot repair leak... Not one but three gas leaks. My wife smelled one when they were at the house and the inspector said that it was not a leak and we objected... We had to pay for the repair... Attic fan is not functioning. They noted that it was in great working condition!!! $6,000 in repairs later and the only remark we get is an argument from a lady justifying that "you will never get anywhere with that!" They gave us our inspection money back and said they never do that. "In 25 years we have never given the inspection fee back but since there was fault on the inspection companies side they will do that for us." DO NOT USE THIS COMPANY!!!!!! read more

After the inspection and the closing we moved in only to begin to find one thing after another that the Echo home inspectors missed. One of the bathroom sinks was leaking, one of the toilets was not flushing, the dishwasher was not dispensing the soap during the cycle, the fireplace was open to outside with no way to close, the dryer vent turned out to be clogged and more. So we figured we have a warranty, so we will just submit a claim and it will be fine. Then we found out that in order to submit a claim we need an estimate of the issues and not only one but at least two. We stated calling to get estimate, but everyone wanted to charge us to come in and provide an estimate. At the end the only estimate we could obtain was for the toilet which was not flushing, the estimate for the repair was $450 and since the warranty cap is $500 we didn't try to get any other estimates. Well it took over a month for the claim to be processed and the reply we received is that since we didn't provide a second estimate they will only pay us $175. What can I say, I'm simply furious, the toilet alone, which needs to be replaced cost more than that. We are absolutely disguised by Echo Home Inspection and we certainly would advise you not to use them. read more

Overall, this was not a very good experience. The inspection performed was deficient in my opinion in very significant ways. Compared to home inspections that i have had performed by other companies, this was by far the most superficial. First, the inspectors from Echo did not do any analysis of the roof beyond looking at it from the curb. Next, the inspectors had to be asked several times specifically to go into the crawl space (to be clear it was a fully accessible, clean, finished concrete crawl space) to look at the plumbing, etc. After some reluctance, they eventually made their way into there but spent very limited time. Basically, the inspector crawled a few feet in, looked up and concluded that there were no issues. Next, i had to point out to the inspector that the dryer vent was not properly ventilating and that the connection from the dryer vent was spraying the attic ceiling with humid air and it was developing mosture stains (potential mold issue). This is definitely not something that the homeowner should be finding - this is home inspection 101. The Echo inspectors will not utilize gas meters to test for gas leaks when their competitors will. Our stove had 4 separate leaks that were not detected as part of the inspection. We found this the day that we moved in. We attempted to get the stove repaired several times costing us about $300 out of pocket. And ultimately the stove needed to be replaced. Again, something that could have very easily been caught was not. To make things worse, Echo advertises certain home inspection guarantees and warranties that come with their standard home inspection. Use an abundance of caution related to these programs if you are unfortunate enough to use Echo as they build in a number of technicalities. Ultimately the Company's advertising of these programs is somewhat misleading and our stove repair costs and replacement costs were not covered. To summarize, save yourself some time and money and go with another inspection provider. read more

I have used Echo for both purchasing a home and selling a home. The home I purchased they missed several items that cost me over $2500.00 to repair. On the two home I have sold with them inspecting they listed items that were not wrong with the home. One home they listed the water heater was leaking and had a picture of a dry floor next to the water heater. I had just had the water heater installed by a licensed plumber and inspected by the city. That same house they noted several code issues with the electrical system. All the electrical work in the home had been completed by a licensed electrician and inspected by the city. I had my electrician return to the home to review the issues and he found no problems. He told me the reason the person inspecting the home thought there were issues is when the home was constructed it typical to switch the neutral leg. Today standard is to switch the hot leg, both are still allowed by code only the inspector did not know this. On a second home they just inspected they stated the closet lighting did not meet code no uncovered incandescent lamps allowed in closets. All of the closets in the home have fluorescent lighting so there are no incandescent lamps in the closets. They also stated the ceiling fan in the master bedroom did not function. They did not know to turn the light switch on and use the pull chain. Bad inspectors they note things that are not wrong and they miss items that end up costing home owner after the move in. I would not use this company ever again. My attorney has also made comments to ma they had had several home buyers return after closing to see it they could hold Echo responsible for repairs that were missed during the home inspection. Very bad company the state should require a licence to be a home inspector not a handyman who believes he knows what he is looking at. Look for a company that requires training courses for their inspectors not like this one who will hire anyone that walks in the door. read more
