Gilbert's estimate was 3 times the cost of the first estimate but Gilbert identified several areas of concern that the first roofers did not indicate. For example Gilbert indicated I needed a saddle around my chimney something that the original roofer never installed. Plus several other areas of concern. It took awhile to schedule everything by Gilbert kept me informed through out the process. The repair team was excellent and also kept me informed throughout the day. The repair person (Hob), took extensive pictures and showed me the before and after of each section repaired. I would highly recommend this business even though I thought they were a bit high on the estimate.. but quality of work was again excellent.

The owner Jay was very trustworthy and the project manager Elijah always followed through with what he said would be delivered. The workers showed up early each day as promised and did a wonderful job. I also loved the progress picture updates after each day of work. AAR had the best contract and price after sourcing multiple quotes. We even got the upgraded Solaris shingles by booking by a certain date in October which was awesome because they refract more heat in the summer. We added new gutters on for 4k too. If I had any constructive criticism to offer it would have been to communicate more with the placement on the gutters because we had to have them come back to make a patch and move the gutter to the side because it was better looking on the side of the house rather than a focal point in front. But as promised, they made it right and got the job done with my particular request. Our house looks so much more updated with these Morie Black Landmark shingles, rather than the old terracotta tiles that we had before. I've already referred 3 people to their company and my parents got their roof done by them a month later! It was a bummer they wouldn't honor a referral discount since they said we would have needed a sign out on our lawn to get a discount. As someone who performs a lot of work on my own house, I'm very selective in who works on my home. For starters, our San Jose home was built in 1904 and was years overdue to have a new roof put on. Tony was responsive, thorough, respectful and paid attention to every detail. He explained materials in a way that allowed us to make the best choice. Not only that, they were the most affordable company by far and the work they performed was best-in-class. His family-run company was also the hardest working crew I have ever seen. They tore off 2 old layers of shingles, replaced anything that had dry rot, got into the attic and reinforced sections that were sagging, installed heat-reflective underlayment and shingles and even re-painted sections of the roof. They even got into the attic and cleaned up any material that dropped through, something other contractors said they wouldn't do. I can't say enough good things about this company and crew. We hired Bay 101 Roofing ~10 years ago to re-roof the flat part of our roof (around 1,250 sqft),…read moreinstalling frame to slope the roof, insulation and torch-down material. The roof held Ok for 8 years, but leaked in the south and east corners of our home 2 years ago. Bay 101 made repairs under warranty. It leaked again last year -- and again was repaired. This summer I checked roof condition and found that it now came apart at the west side (photos 1, 2). On top of that, there were bubbles in the middle of the roof. Bay-101 told me that the reason for continued issues is that the material they used poor quality material and switched suppliers. However, the roof is no longer under warranty and I have to pay to replace it. We had to re-roof again! I hired another company to do the job and during the tear-down they found that while framing and insulation was done well, the torch-down material was installed on top of insulation (fire hazard) and also wasn't fully treated (as seen on photos 3, 4 and 5). The new installers told me that another layer of material (i.e. plywood) on top of insulation was needed to ensure torch-down material would hole. This cost me another $3,500 on top of the cost of re-roofing to get the insulation covered. I am not happy with the poor work done on my house by Bay 101 Roofing, to put it mildly!
