A consummate professional, josh immediately reached out to me and my fiancé to find out what we were looking for and how he could help accomplish that goal. Working ever diligently, Josh constantly kept us abreast of new rental properties as they became available and worked with the other realtors to arrange showings for us, often due to our last minute requests. He was not discouraged during the first few days we met with him and did not find what we were looking for. Instead, he said he would continue to look for properties to ensure we got what we wanted. Finally, we found a place and Josh sprang into action, swiftly working with the other realtor to ensure we got the place above all other interested parties. He agreed to do all the communication and picking up checks if needed, putting us at ease through the entire process. Ladies n gents, for your yelping pleasure..... I give you my ePlace customer service experience, to save you the distate of undergoing it yourself. *cue the theme music to The Twilinght Zone* 1. You see a specific ad for an apartment, you write to the eplace agent under the listing named "JEFF" that you'd like to see it., Jeff shoots back a generic "what property are you looking for" response with 20 questions that are not about the property you asked about. 2. Jeff's email tips you off that he's going to try to drag you to places other than the specific property you asked about. You've rented before & have played that agency game, and you wont be coerced into looking at 3 ugly listings so they can pitch an expensive kendall sq loft at you. So you ask a second time, please, is the precise rental I'm writing you about available and can I SEE that unit? 3. Once again Jeff fails to respond with rental info. Instead he sends you a chastening email explaining: the unit that you want to see is very expensive, there are all sorts of fees, and that that might shock you but you had better get used to it because there is NOTHING out there these days, so you should not question the costs....OH., AND let him know if you are interested in actually seeing the unit... 4. You reply that you are an adult, you know the market, you need an apartment, you'd like to see this one, and can he please save the "hard sell schtick" for the undergrads...would he please show you the rental? To wit, JEFF, in a passive fury writes: "I'm sorry That [sic] you perceive me providing you with important up front costs and explaining the reality of the speed of the market This [sic] month due to limited inventory and This [sic] week being match week as "schtick." To answer your question, as of this afternoon, the apartment was available. I will not be doing showings of that unit this weekend. " That gem was followed by: "You also give the impression that You do not have any respect for this profession ...which is also your prerogative. In turn, I get to choose who I decide to work with as well. Good luck. That is a sincere comment by the way." Oh, Snap. You sure showed ME, ePlace JEFF! This may sound radical, but next time a renter sends ePlace two pleading emails just asking for the privilege of viewing an apartment the agency itself listed, fully willing to pay the 2k in agent fees, why not respond: "Yes that unit is available. When can I show it to you?" If you find this task too demeaning, perhaps you should find a job that is not in the service industry........? As one who works in such a job myself, I was amazed at the agent's bratty emails and demands that I respect his authoritay. My question to ePlace: Do you treat all of your customers this way, or just sic you crazy agents on us renters? I dont know if you've heard, but since 'da Crisis, theres a lot more renters now who are not starving students. Y'all might want to treat us better, cos despite Jeff's assertions, there are PLENTY of listings ....and plenty of other agents. .oooo...Snap! read more

I viewed an apartment with Jack Kimball of ePlace Realty while looking for apartments last spring after finding a listing he posted on Craigslist. When I showed up at the 830 Mass Ave. location, early for my appointment, the woman working the front desk couldn't be bothered to tell him that I had arrived. After several minutes she pointed me in the direction of his cubicle, but was so vague I really couldn't tell where she was directing me. I made my presence known and was waved back towards the waiting area, where I sat and waited for half an hour while he was on the phone/computer, in clear view of where I was sitting. When he finally came out, he yelled at the woman at the front desk and tried to blame her for the fact that I had waited so long. The two of them launched into a childish argument about who was at fault. When he went to get the keys for the apartment she made a phone call to HR to file a complaint against him. When we finally went to view the apartment, I wasn't interested in it. He continued to badger me and tell me that there wasn't anything better in my price range. In general, he acted like he had better things to do the entire time I dealt with him, and treated me like a moron. Even if I had liked the apartment, I would have walked away from it before I did any kind of business with this man. I did find a nice apartment in a better part of town in my price range. Clearly he was incorrect in addition to being rude and unprofessional. read more

I had an extremely pleasant experience working with Lilia Gouarian. I arrived in Boston for my new job a few days after the usual move-in date of September 1st, and so the chances of me finding housing were quite slim. After scrambling to contact real estate agents through Craigslist, I eventually landed on Lilia's advertisement for a 2BR opening in the heart of Central Square that had only been on the market for 2 hours. I immediately contacted her, and she was able to show me the apartment within an hour. I was absolutely stunned when I saw the place--a beautiful backyard, an in-unit laundry, and a great monthly rent. Since we both knew I was very lucky to be the first to see the place, I immediately agreed to sign the lease on the spot. What I admired most about Lilia was her professionalism, thoroughness, and personable character. She made the lease signing process (which took about 2 1/2 hours) very enjoyable, with her funny anecdotes and energetic disposition. During this time, I also became acutely aware of how genuinely she cared about each of her clients in a way that transcended the typical duties of a real estate agent. She has a kind, maternal instinct that continued even after the point of sale, as she has made numerous efforts to make herself available for advice and to committing to keeping in touch even after I moved in. If you are a first-time homebuyer (and even if you aren't), Gary Seligson at ePlace is the buyer's agent you want on your side. He guided us through the process of buying a condo, and he was a trusted advisor from start to finish. Since he has in-depth knowledge of each neighborhood, he would let us know if he thought a place wasn't a good fit for our needs. He even calmed our nerves during a stressful closing day. Gary also gets the crucial role technology plays in today's real estate. We had to travel often while we were buying our condo, but Gary was always in touch via email. He also helped us get our documents where they needed to be, even when we were on the road. Do not underestimate this -- if you consider yourself tech-savvy, you want a buyer's agent who is equally tech-savvy so you can act quickly and stay organized. Stay away. They are in it to collect the broker fee, not provide a service to the tenants. Filled out an application, set a date to view the house, and the agent rented it to someone else who came after us without even contacting us. We have been back and forth with Jen Keenan, and come to find out it didn't matter. There are far more responsive agents who will work for the commission. It is highway robbery that all these agents collect commission on so little actual activity. Boston is one of the few cities in the US that does this, and its really a shame. read more

Renters be warned: this place is not for the weak at pocket. It became fairly obvious within 30 seconds of talking to someone from ePlace that he believed my business was beneath him. He spent a significant amount of time explaining why Cambridge was worth more than I had to spendafter asking where else I was looking, proceeded to describe Allston/Brighton as "dirty", "wild", "rowdy", and filled with "college kids". As someone who has just graduated from BC (which he knew), I took offense. Rather than explaining that he dealt in upscale real estate, and apologizing for being unable to help, he spent 3 hours dragging me to apartments I loved but were way out of my price range. Everything he showed me was at least 12% over my budget. Though this may be a great office for upscale renters and buyers, it may not be great for people with smaller budgets. read more

Something really sketchy and fishy going on here. I was accepted for an apartment. Acceptance letter was signed by the landlord. Yet when I brought the checks today as I promised, they said the landlord has changed their mind because It was too late. Looks obvious that the broker jasmine found someone else over the weekend by herself so she didn't have to split the commission with my broker even though I had a written acceptance letter. And she blamed me for not bringing the check on time, which I told her I was out of town for the weekend. Stay away from this broker. She was a manipulative lier and didn't even have a courtesy to be there and talk to me face to face. read more

The first place he brought me out to was the one we wanted but as we were there another realtor was there with other family who actually were signing the check on the deposit. We left defeated, but Jeff kept tabs on the apartment and it turns out that the family went with another place. Being a first time buyer, Jeff made a very daunting process very smooth from beginning to end and I now reside in an amazing apartment that meets all of the many requirements I was looking for (not a easy task). After dealing with a number of unreliable agents, I came across ePlace and in a short period Jeff had found me the perfect apartment to rent in a very stress free and efficient manner. With the experience of how smooth real estate can be with the right agent like Jeff, it was a no-brainer to work with him in finding an apartment to buy. From day 1, a trusted relationship was built with Jeff were he always had my best interests in hand and never made me feel like just another sale for the year. It was very reassuring having a agent that gave a honest evaluation of a property, talking about the pro's and con's guiding me away from the wrong properties and towards the right ones. In addition to the ins and outs of each property, Jeff always drove me through the surrounding area using his in-depth knowledge of each neighborhood to point out all the features from public transport, bars, and restaurants to groceries. I now realize how important these features are as Jeff pointed out your not only buying a property but also part of a neighborhood. Jeff truly gave a personnel service. I wanted to weigh in on the merit of ePlace Real Estate and the Rental Program they currently offer. I am a landlord in Central Square living out of state, but had the opportunity recently to visit the ePlace office on Massachusetts Avenue. This was a weekend visit and the office was bustling with agents, clients and activity. They have a prominent storefront location with an ultra modern look that is obviously designed to attract a steady flow of walk-in traffic. The front window is professionally dressed with sales and rental listings offering landlords and sellers constant exposure to Central Square's thousand-fold passerby traffic. I stopped in at ePlace after learning that Robert Ortiz is the new Rental Manager there. Robert had been working in Brookline in previous years for a high volume rental office. Nearly two years ago, before ePlace existed, I was preparing to lease my Central Square condo and had been told by a friend to call Robert Ortiz for consultation. Although at the time, Central Square was not a market that he covered, Robert quickly scheduled a listing appointment with me. He was professional from the first point of contact and thorough during the listing appointment. He had come prepared with a comparative market analysis. He showed enthusiasm for the listing but also admitted that with his operations and daily focus being centered in Brookline, he would not be the best broker to work with at the time. Yet he showed true concern for getting my condo rented and though he elected not to take the listing personally, he offered to help me screen the broker I would give the listing to. I accepted that offer and remain grateful for his assistance to this day. On Robert's suggestion, I called a local brokerage firm known for being an expert in the Cambridge real estate. But during that listing appointment, I had Robert by my side. The listing broker came in with some haphazard comps and wanted to list the property for $1200 below the price Robert had suggested. Both I and the listing broker looked at Robert who smiled and said to the listing broker, "You'll never get this place rented if you can't properly understand its value." He then stood up and confidently conducted a top-to-bottom showing of the property and pointed out the key features of the condo and its location and explained how they enhanced its value and justified the asking rent. The listing broker took Robert's words as a challenge, accepted the listing with the validation of pricing and presentation in mind. He brought me a full-price offer three weeks later. Afterwards both I and the renting agent thanked Robert. Now of course Robert didn't rent the unit personally, but without him, I would have lost more than $15,000 of the term rent had I listened to the deflated price from the local "expert." If you have a dog don't even bother stepping foot into this place. They basically told us it was going to be nearly impossible to find a place with our needs that accept pets ... okay, so what are they suggesting? We either become homeless or our dogs do? They said they would look into some listings, but of course never called. Shopping around for new dwelling digs is stressful enough without having people discourage and ignore you. And just to clarify we did, in fact, find a home that we love and LOVES our two small pups. read more

My roommates and I happened to be wandering by when we noticed their touch display outside their office. We spotted a listing and walked right in. Ryan greeted us, asked us a few quick questions and helped us find some more listing that fell in our criteria. Working with Ryan was a great. He is a good listener, attentive, and has a low-pressure/laid back approach -which is a welcome change from the experiences we've had in the past. They were both friendly and seemingly eager to be of help, but after giving my information and my apt. requests, they failed to contact me, even after several emails and phone calls on my end. I moved to Boston from Chicago in the middle of winter, and with the help of eplace, found a great apartment and roommate! Jeff Stephens showed me the place, and then helped with everything I needed! He negotiated the contract with the landlord, and helped me to secure the deal in a timely manner. He also went above and beyond in creating an ad for me that ensured I found a roommate--in the middle of February, which is more difficult than summertime! The ad looked professional and before I knew it, I had tons of people wanting to check it out! He also gave me great suggestions, like setting up a paypal account for monthly payments, and took me through the technical portion of the lease so I knew just what to expect! If we have any questions, we simply email her and she is super quick and efficient in getting us answers in the same day! She is fabulous to work with, and makes you feel like you're her only client! As a condo seller in cambridge I was initially interested in Eplace because of the idea of selecting from a Menu of Services, rather than paying a straight commission. I met Jennifer Keenan on the first meeting with Eplace and took an instant liking to her. I was not yet prepared to list and she kept in contact with me, met with me to go over the terms again and then ultimately I decided to forego the option of choosing services and chose instead to hire Jen for full service. It was a great decision. We worked together and got my place listed at a time that worked for me, had one open house and a full price offer two days later! As a seller it does not end at the acceptance of offer but Jen handled everything for me in such a way that I did not need to worry about a thing. Jen and Eplace offer great service and I highly recommend them on both the buyer and seller side! Jen offers her knowledge and understands where the buyer and seller are coming from and shows a real concern and interest in everything going well and seamlessly and does all she can to ensure it does. read more

Two words: Ryan Pietras. My husband and I contacted Ryan at ePlace to help us find an apartment on the recommendation of a friend. We needed to find a new apartment quickly and had a laundry list of must-haves. We contacted him on Wednesday evening and told him what we were looking for. He sent us 3 really good options the same night. We wanted to look at 2 of them on Saturday and he arranged it with the current tenants. Ryan was on time and knowledgeable about the properties when we met to view them. He also cared about the current tenants' needs, which was refreshing (one tenant requested people take their shoes off at the front door and we complied). One of the two apartments ended up being our DREAM place and fit all of our criteria. When we told him late Saturday night we wanted to apply, he got the paperwork ready for us the same night. All of the paperwork was done digitally, which was awesome (who faxes things anymore?). We got the paperwork out Sunday morning and the lease was accepted by Monday afternoon! In all, less than a week to find an amazing place! In short: Ryan was knowledgeable, helpful, responsive, accommodating, and turned things around really quickly when time mattered. I never thought I'd feel like paying a fee would be "worth it," but in this case, I feel like it was well earned. read more

No can-do attitude, no actual work done but lots of money charged. A few details: no interest in the questions that are being asked and general lack in sense of urgency if needed. This morning I had the pleasure of being woken up by a phone call from Jack Kimball, telling me that he had a client who wanted to see my apartment in 40 minutes. When I apologized and said that wasn't enough time for me (I had to shower & get dressed), and suggested that maybe they could come another time, he started YELLING at me and hung up on me. I was so shaken that I called the realty agency to tell them what had happened, and a manager called me back to apologize, saying someone had overheard the conversation and agreed it was ridiculously out of line. I worked with Sugandha Singh at ePlace and it was a complete waste of time. First of all, she picked me up in this old ass saturn that reeked of smoke so badly that I could barely breathe. She showed me three apartments, none of which she had previously looked at, and none of which were anything that I was looking for. The first place didn't have a living room. She apologized, citing that she hadn't been to see it yet. That's crazy to me, for a realtor to have a listing up for five days in Boston and to not have taken a look at it once. Anyway, in the next places, I asked for a modern kitchen, she showed me crusty and old places with laminate flooring and yellow applicances. That would have been fine if that's what I had told her, but I had told her that I wasn't even interested in looking at a place that hadn't been renovated. The third place we looked at was a one bedroom with a tiny "bonus room." I was only looking for a two bedroom. Again, oops, she hadn't been to see it yet. On top of this, we had to spend a good five - fifteen minutes outside each apartment as she hunted through a million keys in a ziploc bag for the right one. You'd think she would have had some sort of organizational system, or would have been embarrassed, but no, I guess that's just how she operates. She halfheartedly apologized, I told her to contact me if she had anything that she thought I might like, and I never heard from her again. And I smelled so badly of smoke that I had to take a shower after. Apparently the other realtors at eplace are great, but I advise everyone who values their time and their lungs to avoid working with sugandha. read more

Judd was very professional and responsive, and worked quickly to rent our place to tenants that seem like high-quality and nice people. His estimates of the market and time to rent our place were also accurate. Our experience with Judd contrasts greatly with the last time we worked with a local rental broker (which was disappointing). We were happy to find him and would recommend him highly; we look forward to working with him in the future. read more

I'd heard these guys were snobby, and unfortunately the reputation was true in my experience. The agent I talked to, Jack, acted like his s&*t didn't stink. We had a perfectly reasonable budget, but I came away suspecting that his treatment of me would have improved markedly if I'd upped our rent maximum by a lot. If these guys try to weed out (and turn off) customers who don't make seven figures, they do a pretty good job. read more

She was thorough, not pushy in the least, always available or quick to respond to my calls and emails and was able to get the landlord to pay the full fee for me! Months after signing the lease, she kept in touch and called to tell me she'd arranged to have a cleaning lady come and tidy the place before I moved in. She's wonderful to work with, and I couldn't recommend her strongly enough! read more

Looking for a new apartment to rent in the middle of a very busy month, I hooked up with ePlace after having looked at their listings online. I emailed Michael Kanter (who was listed as the contact on my favorite listing) and he got back to me right away. He took me to see that and other units, and even though we were both totally enthused by the first place, he spent the whole afternoon with me -- showing me other places -- because I told him I wanted to see all my options. Then he arranged to look at that place again, this time with my husband who'd been unavailable the first day. He's a great guy and really went out of his way to help us, spending a lot of extra time and personal care -- the kind of thing I'm not too used to dealing with realty companies in this city -- which went a long way helping us feel properly represented in negotiations with the landlord, and eventually closing the deal. Michael was always diplomatic and friendly, always accessible by email and phone, and genuinely cares about helping you get a place that will make you happy. With the number of times I ended up going down to their office, Robert (Ortiz) also helped out with our application one day while I was waiting for Michael. He was very helpful, professional, gave me good information about the unit and building I was applying for, and was fun to chat with. I also got to meet Bill that day -- I thought it was pretty cool that the owner insisted on getting me some water and making me comfortable! Overall I was really impressed with their operation. In response to the problem others had with apartments getting de-listed expediently, Michael kept track of the units he'd shown me, told me when one of them had been applied-for, even before the status had officially been changed in the computer, and perpetually checked their computer system to see what had happened to the units whenever I asked. She was professional, well prepared, had outstanding materials, and did not treat her audience like children... she asked great questions to let everyone feel positive about the searching/buying process. We worked with David Hart from ePlace to buy our first home. His knowledge about home buying, various neighborhoods in Boston, Medford, and Somerville, and about home maintenance and structure were impressive. He helped to steer us away from the place we first wanted to put a bid in on by noticing major problems that would have been brought to our attention during the inspection and would have wasted our time. We ended up putting in offers on three homes but kept getting outbid and Dave was instrumental in keeping us positive throughout this. Furthermore, we unfortunately had to work with a difficult seller's realtor so we were extra thankful that we had someone so on top of his game on our side. My roommates and I had a good experience working with Al Davis at ePlace when we were apartment hunting. What I particularly appreciated about ePlace / working with Al is that Al followed up with us after the first place he showed us wasn't a good fit for us (though it looked quite promising from the description in ePlace's database). He continued to suggest places to us that fit our criteria as they came on the market. Many other realtors dropped us off the radar if the first meeting didn't result in us renting. I am a licensed real estate agent who care more about my clients then a check. My area of service is no where close to Cambridge and Boston where my client asked to search. I was told through a mutal agent that they have heard good things about ePlaces....she heard wrong! I called in to ask if they took client referrals as any agent looking to build business would do, and I was transfer to "the person working the floor". I was then greated but a woman who when I asked if their office took referrals from other agents and I am not familiar with that area was answered with a "ahhhhhhhhhhhhhhhhhhhhhhhhhhh...um...yeah" being that she seemed like I was speaking another language I asked if I had asked her a trick question her response was "I dont know your the one asking the questions"...giving her another chance before disconnecting I said I know I was asking the questiong I simply asked her answer because she was not confident which prompted her to ask what my referal fee would be which I answered with the industry standard (any realtor should know what that is) and I was greeted with laughter and "that is a lot" I said that is the standard rate and my final straw " No, thats something special" and more laughter...At this point I let her know I would go elsewhere. I dont know if they put on a fake persona for clients but why would I want anyone of my clients going to work with anyone I am referring with my name attached to such rude and unprofessional agents!
