The only reason they are receiving two stars is due to the fact that my issues with them has nothing to do with the actual apartment community. The grounds and people are all great. The head office is another conversation. I had the displeasure of working with Shelita Berry who is a customer collections associate for Edward Rose. In trying to resolve a business dispute and request proof of what was being billed to me ( rightfully soo!) she seemed to take it as a personal attack. She was rude , abrasive , and combative . She lacked promptness in responding to communications to the point of me having to call the offices multiple time to get my issues resolved. Professional does not exist! Shelita has an inability to effectively communicate and due to my interactions with her it has lead me to believe that this is how they treat form tenants attempting to solve account issue. She even went as far as to issue threats to me about sending my information to external collections. She was indeed on a power trip. Extremely poor customer service and resolution skills. read more

They wouldn't let me out of a lease when I was in a domestic violence situation, because neither me nor my ex qualified for the unit on our own (a one-bedroom) and a new roommate would be "a form of subleasing." It took months to even come to this conclusion after they themselves suggested I find another roommate (after of course gobbling up that delicious application fee to be denied). I got the runaround for the better part of a year while I lived out of a backpack and paid for a unit I couldn't stay in for personal safety reasons. Didn't even get to speak to the manager until about the third month in. Thank goodness for my support system, or I would likely be dead. On a good day, these apartments are run by the local raccoons in a trench coat. On a bad day, just get out with your life, whatever the cost. read more

Absolute garbage. I have a wedding to attend today. At 12:55 im told my building will be without water for 3-4 hours. Ill be gone. This is happening all the damn time, it was just shut off last week I believe. Also, twice ive had set up with maintenance to come, put my dog in the cage he hates and then get a call the next day that they are coming. Well, dog isnt in the cage now. So we have to reschedule. After doing something near my window with digging or dirt or something I have killed at least 30 earwigs now, mostly in the bedroom by that window, and they do nothing. Just all BS. I lived at an Edward Rose & Sons apartment complex in Indiana for a few years. Not too many complaints about my specific complex. But once move out came around dealing with corporate employees was probably one of the worst customer service experiences I have had. After talking to my property manager, I was told that corporate handles everything once the move out date has passed. That includes the final inspection, deposit, etc. As many other reviews on this company they did everything they could to not give my deposit back, but also charged unfair damages that were not willing to talk through at the least. Many times I was hung up on by different customer service employees. Would stay away from properties owned by Edward Rose & Sons, solely because of corporate management. read more

My husband and I live is an Edward Rose community for 2 years. The local management and maintenance staff were great, but as a management company I would avoid moving into a Edward Rose manages community. The have a tendency to over promise and under deliver. They only care about their financial gain. They take no consideration or person interest in their tenants. Try to stay with a local management company. Lived there foe 2 years always paid rent on time if not early. I was one day late on my final payment due to a holiday week and they had no remorse for charging me a $50 late fee for a unit I was paying over $2700 a month to rent. Total BS.​ read more

Awful. They will try to keep your deposit. Apt was not clean and even had blood on the toilet seat and stained carpets when i moved in. I had carpets shampooed when i moved out and left it better than when i moved in.... Yet they kept my deposit bc they had to replace the carpet. Lol. Carpet was better than when i arriived! What a horrible place to work at! The property manager is controlling and micromanages every aspect of everything done at the property in Merrillville, IN. The owner could care less on how bad everything is since the property manager lies about everything. I was forced to screw shut windows because the latches are broken and she won't get new windows. We had to shuffle around appliances every day since there are none to replace! The residents are treated like absolute low lifes! I've never in my life seen a company so uncaring towards people! I had an apartment or storage unit in reality with Thornridge and Edward Rose and Sons for 1 year in reality 10 months. During my time renting I only spent a total of 45 to 60 days not consecutively. I had no pets or guests at my apartment either. BUT some how the apartment I rented had to be decontaminated and repainted due excessive marks on the walls. Leaving me with less than half of my deposit. I have 5 witnesses that can attest to the state of the apartment upon move out. Highly disgusted with this Company. After applying for an application, that there should have been no reason I would be declined for, was told my application was denied. I reached out to see why. I was then contacted the same day by the office, they stated there was application glitch for applicants that had lived there before. they said they would be in contact with corporate to see if they could resolve this and push my application through and approve it. After several days of not hearing anything, I signed at a different property. I was then contacted by Westlake stating I was approved, and they ran my card for $300. Terrible experience ! Everyone is right when it comes to moving out they take your deposit plus some for a small "carpet stain" that was already present when moving in. So small maintenance ignored it to not even try to fix. The Harbours Apartments in Clinton Township is withholding deposits and charging tenants $500+ for 1 small carpet stain. Stayed there for 3 years and get charged for something that was already there is insane and illegal. Stay away because they do not like to send deposits back ! read more

On June 6,2023 I moved into Thornridge apartments, my leasing agent was Hannah. She's always been so pleasant. I had a conversation with her on June 1st (before I applied) about my emotional support pet. I told her he was one and I had a license for him and we were relocating from Texas. She asked me if I had his paperwork from the doctor. I responded that if I did it was in Texas and I wouldn't be able to retrieve it until August 12th when I went back to move out. She told me it was fine and that I had to fill out a form and she would make a copy of his license. So she could note my account. She stated that if I went back and couldn't find the license, I would have to pay the $250 non refundable fee because the license would not be sufficient, I had no problem with that. On July 20th I received a call from Ariel in the leasing office letting me know that I didn't have anything on file for my pet. I began to tell her the conversation that Hannah and I had. She proceeded to tell me that they needed the documents and that they were on a timeframe so could I just get a letter from the doctor. She also requested shot records. I agreed and contacted the doctor immediately. I emailed the shot records before the end of business : The doctor declined the letter, stating that they have no permission to practice in Michigan. I email Ariel and asked her to call me. She called and I told(read) her what was said by the doctor. She stated that was unheard of and could I push a little or ask another doctor. She then stated that time was running out and by Monday if I didn't have the documentation my pet would have to leave the premises. I asked couldn't I just pay the $250 like Hannah stated and continue on because my pet was not leaving the complex. Ariel said that he's a pet and is not authorized to live in that apartment so he would have to go stay with someone else. I told her it was out of the question. I said okay well just let me out of my lease because this is not what was told to me pre-signing. After I told her that m, she said I could stay in another apartment within the complex. I told her that was weird and could I speak to a manager. Ariel said that the manager would say the same thing but was available to talk to me. I asked for corporate information. She claimed she would have someone reach out. Im yet waiting on corporate! Monday July 24,2023, Kim in the leasing office called me with the same speech. When I told her I wanted out my lease she told me it's fees that I would have to pay. I asked to speak to corporate and I was yet again told they would get back with me. It has been 3 weeks and still not one word. Kim talked to me with a condescending told and didn't even try to see it my way until I wanted to speak with Edward Rose!!!! I was threatened and bullied to try to do something that is absolutely wrong!!! My pet is my family to be told he has to leave is absolutely absurd. I would not recommend renting any apartment that is owned by Edward Rose & Sons. They are corrupt as hell! I was a perfect paying tenant and after 6 years, they moved in chronic smokers next door to me who kept my apartment filled with toxic 2nd hand cigarette smoke 24/7. It was so bad as to where it raised my blood pressure to a malignant level, affected my respiratory system and almost killed my 86 year old mother. After I complained in writing over 100 times begging for help, Edward Rose & Sons did nothing but attack me. The woman in the leasing office are dusty, fat and ghetto. Their corporate executive harassed me by contacting telephonically and accused me of being rude to their incompetent staff while my mother and I suffered with inhaling 2nd hand cigarette smoke every single day. She refused to discuss my dire living situation and was only concerned about my opinion regarding their rude staff. They also sent their trained sheep maintenance people who will lie to keep their apartment incentive for being an employee who constantly lied and pretended that they never smelled cigarette smoke in my apartment. After I complained they sent me a long letter telling that they were not going to renew my lease in which I didn't care and they gave me a long list of how perfect they wanted their 1950's old apartment left to steal my deposit. Don't try to file a complaint against them with the Indiana officials. Edward Rose & Sons are all in cahoots with government officials and they will ignore your complaint and paint you as the bad person. The apartments are old and full of mold. The leasing staff are all like paid sheep. This is the worst place that I've lived in my entire life. Edward Rose & Sons is the most racist, corrupt company on the planet. Please think long and hard before moving here , if you have another option use it! I slept almost 12 mos glamping on a couch due to flooding in the main bedroom. So I had dismantle bed set and move out all furniture to 2nd room and use that as a storage space. The couch I have, has the cushions attached to it so after a while everything is compressed. You sleep in weird positions trying to get comfy. I've had to rent a hotel room , several times; to stretch out an alleviate some of the issues that did exist before I lived here. I want someone to surprise me and actually care about their tenants. One of the supervisors that stopped by was genuine in his apology, overall Edward Rose is about the almighty $. I am disappointed and disgusted that you are ok w/this situation, some repairs were complete but I've already dismantled everything; I'm not putting it back together. Dealing w/the horrible conditions in this over priced apartment paled only to the death of my mother. I had that to distract me from living in this trash bag apartment. I'm moving soon but all this has been recorded and reported. If only it hadn't taken 10 mos for repairs to be done, and if the Apple juice colored water in the tub almost nightly wasn't trending here, and I had received something of genuine something from the headquarters, I could almost look past this It took an act of posting your dirty little secret on social media for you to feign concern. I lived in one of their complexes in Wixom, moved in April of 2019, one bedroom $630 a month, very reasonable. One morning I woke up with about an inch of water on my floors, every room, maintenance got there right away, apparently it came from the 3rd floor, I was on the ground floor, it was so bad it wiped out 5 units in one building. My damage was the least of all of the units, so they told me mine would be last to repair, carpet & walls. Then covid came along and I figured once it was safe they'd come back and finish the job. Instead when the weather got nice they started working on the outside of the buildings, when I asked about them finishing the repairs to my apartment from the flood I was told, "We're working on making the outside of the buildings look more appealing while the weather permits, when that's finished we'll finish your repairs" WTF???? Guess what? They NEVER did! Then they raised their rent rates in every complex they own during 2020 to prices so high it makes no sense! Now I'm in the same size apartment in Waterford paying almost $900 a month! And God forbid you're a couple days late because you'll be paying about $100 in late fees! Been here 2 years now, still waiting for my shower to be fixed, there's gunshots, I have no idea what happened to make Edward Rose and his sons become so damn greedy, but I sure hope karma bites each of them in the ass! read more

False sense of security. Lease states several times it is our responsibility to security within the community. Except that right is being taken away by saying we are no longer allowed to have a sense of security by having a security system such as the ring doorbell. Personally I feel betrayed and mortified that they place security on the residents and yet they take away our right do what we feel is best to keep our families safe. read more

I'm living at Stone Ridge Apartments, in Wixom, for many years, and I love this place. Before I moved in all apartment has been renovated. I like the layouts of my 2-BR that has own entrance. Rent price is affordable. Location is just great. What I like the most is when something in apartment needs to be fixed, maintenance comes pretty fast to take care of a problem. But I always say them it's urgent request or not, so they don't need to rush because I know they're always busy working at some apartments. The Harbours in Clinton Twp is a terrible place to live. I've lived there for two years and have been treated rudely by staff, had my complaints ignored, and had my rights as a tenant violated. Every time I've called the leasing office with a question, I've been answered with a rude tone of voice and have received the bare minimum amount of information the staff member could provide. I've complained about the bug infestation (in the spring, summer, and fall there are literally hundreds of spiders living in the stairwells and on the balconies and you will find earwigs all over your apartment) and have never once received a response, nor have I been notified of any spraying for bugs. I've complained about cracks in the plaster ceiling of my apartment and have been ignored. Maintenance has entered my apartment multiple times without me present and without my permission, which has been traumatizing for me and my pets. Overall the Harbours are a terrible place to live and Edward Rose and Sons does not care about their residents. The only time I've received a response about my poor treatment was after writing a negative review on Google, and it's ridiculous that I had to write a public review for someone to care about my complaints. I highly recommend finding a property managed by a different company. read more

lived in Northport Apartements for a year, terrible customer service all around. We needed our fridge fixed and our dishwater since we first moved in, called maintenance multiple times and was not resolved. Anyways, my girlfriend and I are very passive and did not care that much about the appliances as we washed dishes by hand anyways. We terminated our lease and they charged us over $3k in damages to an apartment. At first I thought it was a joke, we did nothing wrong to the apartment. We cleaned it thoroughly upon leaving and barley left a trace of us ever living there. We also have a great rental track record, and every management company has refunded our full deposit. Then we are hit with a bill and loss of security deposit, for damages we did not incur. It's literally insanity what they are charging fees and I asked if this was common. Do not rent from them, terrible management, terrible apartments, and your pockets will feel the pain. Sucks we have to go to court now and get our lawyers involved. Best read more

The latitude apartments are nice and most of the staff is great. They are super nice when you are moving in, but once they have the lease signed that's when things change. Had multiple issues with the toilets constantly running as well as the a/c unit freezing up. Then When it comes time to move out, that's when the fun begins. First they close your account and then you have to register a new one. They give you half a**ed move out charge estimate in which I paid. Then I get a letter in the mail with multiple different charges that I was told I had paid because they had already accounted for them supposedly. And icing on the cake, there is a BS charge that states "carpet replacement throughout the unit due to high traffic pattern discoloration" for $699.85. It was a 2 bedroom apartment with only two people living there. We lived pretty boring lives without much in and out of traffic besides what would be normal to enter the residence and leave. If there is traffic pattern wear and tear I believe that should be normal cost to the business as they are providing a place of residence and that is part of their expenses. Maybe consider not using cheap carpet or more durable carpet, but either way the renter should not be charged for this. So while the stay was decent the exit procedure and the BS charges is why if possible I would give this place a 1 star review. read more

My girlfriend lived at the village apartments for not even two months and it was multiple issues with the kitchen sink leaking bad due to maintenance not installing the pipes correctly and the bottom of the bathtub not being caulked and large amount of ants was coming out of it to her puppy incident getting her evicted also EVERYONE she spoke with from the CORPORATE OFFICE to THE VILLAGE was very rude they all have HORRIBLE customer service no one seems to be helpful with her situation she was given the run around and no communication was given plus they all discriminate because she is a black queen and you can't talk to anyone higher up because either they are all out of the office or can't get to the phone someone needs to give them a reality check I HOPE EDWARD ROSE GOES BANKRUPT FOR FUCKING OVER NOT ONLY MY GIRLFRIEND BUT ANYONE ELSE WHO HAD MAJOR ISSUES WITH THIS SHITTY ASS COMPANY YALL ARE THE BIGGEST SCAMMERS!!!!!!!!!!! read more

I choose this company because they had everything I was looking for in an apartment. I did read the reviews before moving into the Portsmouth apartments. I did see a lot of bad reviews about the water, maintenance, rent increase and more. However I am one to give places a chance, because I do believe that people do change. But I am writing this review to tell you that all those reviews are very very true. I experienced the well water. It does stain your clothes, my dryer ended up breaking and they did replace it but that one never produced heat to dry the clothes, the dishwasher was broken and it took forever for them to fix it, so I just decided to wash dishes by hand. The amount you pay for pet rent is ridiculous. The noise was very bad. Constantly there was marijuana smells flowing throughout my apartment from the neighbors. Paper thin walls. You hear everything from couples arguing to them having sex. The ants are a MAJOR ISSUE. They came out to treat the problem that was never treated. I lived on level one. The ants were everywhere. Also the Armadillidiidae also known as rollie pollies bugs are a HUGH ISSUE to. The geese poop is a big issue to. The parking is terrible. They don't give you a limit to how many cars each apartment tenant can have. Many times you will not park near your building, which sucks if you have groceries(..Abandoned cars with flat tires are taking up parking spaces. My neighbor had 3 cars and 2 of the three cars that they had were in handicapped spots designated for their apartment only. Lots of dog POOP because many owners like to have dogs but not pick up after them. Windows let in a lot of cold air in the winter time, luckily the heat was FREE. If you want to move out early you have to pay a $800 fee to break your lease. The staff go into your apartment without your notice and just leave the door open, be very careful if you have animals that like to run outside as soon as they get the chance to. Staff at the office are all confused as to what the rules are and they aren't really much help at all. The pool is ok. The grounds maintenance is well kept. As soon as my lease was nearing the end, guess what my rent went from $845 to $915. That too expensive for a one bedroom 700 sqft apartment. So I didn't renew, God blessed me to buy a home and my mortgage is wayyyyy cheaper than the rent I paid here. Please save your money and go else where, do be like me and try to give places the benefit of doubt. Save your money. read more
