My father has Alzheimer's and reached a point where it was no longer medically safe for him to live independently. Their move to assisted living was not a choice -- it was a medical necessity. Despite extensive communication and documentation explaining these circumstances, the property management response was rigid, transactional, and strikingly lacking in compassion. The situation was treated purely as a contractual inconvenience rather than a human crisis involving cognitive decline and elder care. They also levied a "leasing commission" - $5500! - to re-rent the immaculately kept house that took exactly one day for them to re-rent. What was most distressing was not just the financial posture taken, but the tone: repeated legalistic arguments with no acknowledgment of my father's condition, no empathy for an elderly couple in crisis, and no effort to handle the situation with basic humanity. If you are a tenant who expects empathy, discretion, or flexibility when life takes an unexpected and serious turn, I strongly encourage you to think carefully before working with this property management company.

My goal was to secure reliable tenants paying market-level rent within a few short months. Lee Petty and his team were exactly the right folks for the job. They connected me with skilled, efficient tradespeople (electrician, carpenter, painter, professional cleaner) who did high-quality work at a fair price and had the place ready in short order. TPM also handled the rental listing and vetting of prospective tenants. Result: a beautifully upgraded townhouse that commanded the desired rental rate, inhabited by wonderful and responsible tenants who are well liked by their neighbors. While I've chosen for now to manage the tenants and property myself, TPM is available to take that over at any time. I recommend TPM very highly!

I had a horrific experience with Marshall & Co…read more Property Management (specifically working with Sarah Jainchill and Dakota from Laguna Vista Apartments in Tiburon) that felt discriminatory from the very beginning. When I initially inquired about an apartment, Sarah wouldn't even let me fill out an application the moment I mentioned I had a Section 8 voucher. They only came back to me after their other applicants backed down. After waiting an entire month to move in with my family, I arrived at the move in inspection to a complete nightmare. The listing explicitly promised "New beige waffle weave carpet to be installed in all bedrooms" and "luxury vinyl flooring." In one bedroom, management left sharp debris and trash all over the floor from a recent window or paint repair, completely unvacuumed. Dakota explicitly lied to my face, claiming the new carpets were to be taken care of by move in date, only to later shift the blame entirely onto Sarah. The bedroom carpets were never replaced. Instead, the apartment was delivered completely filthy and in the exact same neglected state as when I first viewed it. the appliances in the unit are severely neglected and broken and need replacement. The kickplate at the bottom of the dishwasher was broken and poorly masked with a large piece of red tape. It completely fell apart upon inspection and requires full replacement. Stove and oven was heavily rusted, caked in thick, old grease, and still contained dirty aluminum foil left behind by the previous tenant. The paint was peeling off the range hood from age and severe grease buildup, posing a fire and another health hazard. I noticed a thick, unsanitary buildup of dust and filth along the sides of the refrigerator. Furthermore, the unit had a cracked toilet seat covered in urine, a broken front door sweeper, broken thermostat, severe mirror rot, and cracked, lifting bathroom flooring. Most alarming of all, there was severe black water damage and suspected mold under the kitchen sink, a major health hazard for my kids. The place seemed as if it had not been cleaned in years!!! When I pointed these out, Dakota dismissed these health and safety issues as "cosmetic or minor maintenance matters." I even offered my own time to clean the unit a day early, but they refused to give me the keys for "liability purposes," yet expected my family to move into a filthy construction zone and live out of boxes until they could finally schedule carpet installers days later. Management showed zero empathy, never apologized, and tried to push me to sign the inspection sheet just to get the keys. Fortunately, I stood my ground, refused to sign, and immediately contacted the MHA, who backed me up completely to cancel the contract. Please beware of Marshall & Co. They misrepresented the property, lied about updates, and tried to force a family into a sub standard, unsafe apartment!

We were interested in one of their listings, bent over backwards to go see it on their terms, only for them to leave on vacation for a week and after assuring us they wouldn't be showing the house to anyone else, turn around and list the house and rent it to someone else. Throughout the process, we followed up repeatedly trying to ensure we didn't lose the property, and Cathy was unresponsive and evasive when we asked questions about the process and how we could expedite signing the lease. It was manipulative and a huge waste of our time to be pursuing and getting a heart set on a home they had no intention of renting us. I would never trust or choose to work with Cathy.

They created a buffer between us and our multiple tenants that took the emotions out of it and replaced it with professionalism. I called Mike about a rental in Tiburon, as my husband and I are initially looking for a rental since his firm is moving us to Marin and we will be new to the area. Mike has a property listed that looked interesting to us, and I set up a time to see the property. He sent me the viewing instructions, which were to send the numbers on the lockbox when I arrive at the home, and I would receive the lockbox code. When my husband and I arrived at the home, we texted the numbers on the lockbox, and the automated system kept responding with a message to only send them the info requested. What?? So, we sent the numbers again. Same glitch message. I then called Mike's cell, twice, and got his voice mail. I then texted him to ask for entry help and to let him know about the glitch. He never responded. One day later, and still no response. That is really poor customer service.

On October 30, 2025, Shawn emailed confirming that my wife and I were approved as tenants. His exact words were: "Actually, just heard from the owner and congratulations. We would love to have you as our tenants. I'll be drafting a lease today and hope to have it out to you at some point tomorrow for signature." There were no conditions, no mention of other applicants, and no indication that the approval was not final. We trusted this written commitment. We signed the lease on November 1, and wired $21,000 on November 4 at Shawn's direction, after he followed up multiple times to ensure the funds were sent. Relying on this agreement, we broke our existing lease and began preparing our move. Then, on November 6, after the signed lease and full payment, we were informed that our tenancy was being revoked because the owner decided to accept a higher offer. This was the first time we were told that our approval could be reversed. As of this review, the $21,000 has still not been returned, and our current housing is uncertain during a time when we are actively working to grow our family and need stability, not sudden displacement and stress. This experience severely damaged our trust. When a signed lease and full payment can be undone without warning, it calls into question the reliability and professionalism of the people handling the transaction. I have filed a formal complaint with the California Department of Real Estate, alleging: §10176(a) Misrepresentation: Failure to accurately disclose the true status of the application and failure to clarify any contingencies. §10176(b) False Promise: Providing an explicit confirmation intended to induce action and financial commitment, without ensuring the promise was final. §10177(g) Negligence/Incompetence/Unprofessional Conduct: Failing to safeguard consumer funds, and failing to act with reasonable skill and care in handling the transaction. Based on my experience, I would strongly advise anyone considering working with Shawn Walker or Foundation Homes Property Management to proceed with SERIOUS caution.

The owner or rep or whatever he is, the Big Kahuna, Barry, talks down to women as if…read morewe're all ditzy or feeble-brained, and does not apologize even when he is, inevitably, found to be in the wrong about whatever issue he was yelling at us about. Barry and our alleged resident manager gleefully violate the ADA. The so-called resident manager is hardly ever here, literally: he has a full-time job elsewhere and either another job and/or a social life that keeps him out of the building evenings. On the weekends he lightly washes the linoleum floors in the hallways of our 20- unit building and that's it. Trash--or even garbage--will sit on the interior and exterior steps until it disintegrates or dries up. Garbage left on top of our intercom will sit there forever unless I personally remove it. Even afterHe allowed this egregious fire hazard to stay in place for a month (I have photos documenting almost every day of said month), even after I begged him to take care of it. And these are our lovely handrails. Since they've never once been cleaned in the 2.5 yrs I've lived here, I dabbed at them with a Magic Sponge, showed the manager what a difference that made, and gave him the sponge. Several weeks later, it still looks exactly the same cuz he can't be bothered to run the sponge over the handrails. So if you want maintenance so lax and lackadaisical that it can endanger residents' lives, and if you are longing to be set up for an ADA lawsuit, by all means hire Kalco.

    these people don't care about their tenants after calling to find out when the hot water will be…read moreback after 3 days of no having hot water, I was sent to voicemail back-to-back, I missed out on 3 different job interviews, there are dishes pilling up and there only response was that the don't control when it will be fixed this has happened countless of times ,just last week the whole building didn't have hot water for 2 days straight ,I hope they can find someone that can be helpful and reliable to assist the tenants ,they are quick to send letters to their tenant when they see an inconvenient but fail to assist when needed
