    Predatory, racist, and unethical HOA and property manager. My husband's family is Hispanic and has…read morelived in King Village for 14 years, enduring mistreatment and racially biased harassment from the HOA and property manager. The latest incident was when my father-in-law's brand-new work truck was towed from his own home. The HOA harasses Hispanic tenants, by changing the rules frequently in English only, with little to no notice and enforces rules unequally, targeting the minority population. The property manager, Valerie, ignored my family's calls tonight (EVEN TO THE EMERGENCY LINE), but immediately answered me, a white woman with an American name. I have parked in front of my family's home hundreds of times over the past 3 years, and never been towed or ticketed. My family has called to report other cars with no guest pass blocking their own driveway, and the property manager claimed she was unable to do anything about it. My father-in-law was home for less than one hour and was immediately towed. The marked spots are not ADA compliant and do not allow residents to get in to their own driveways. The property manager, Valerie, lied through her teeth on the phone to me. She claimed she was not the one to call the towing company, yet the towing company was able to confirm she called them. She gave a bogus claim to why the car was towed, which did not match the reasoning given by the towing company. They are providing a written statement to back us up. We have a long, long list of similar harassment over the past 14 year. For example, my FIL was told to move a huge stack of firewood in his own backyard with a very short timeline. When he did, the HOA asked him a week later to move it all again to a new location, with no discernable reason why. Similar requests have been made, such as "paint your house immediately or you will be evicted." I could go on and on with the unreasonable and illogical requests designed to evict tenants they deem undesirable based on race. The difference in the way I, a white woman, was treated by Valerie, versus how she treats her Hispanic tenants, was astounding and despicable. I have contacted the CEO and other executives of Cal-Am (the owner of King Village) and we are looking into pursuing legal action and filing a complaint with the BBB.

    This park is managed (owned?) by Commonwealth Real Estate services. These communities are a…read moreterrible scam against older folks and those without the resources to buy a regular home. Yearly space rent, which provides few services, goes up on an annual basis and exceeds COLA adjustments for social security and probably most pensions. Needless to say, this is a financial hole in which to throw money. Besides an ever increasing space rent, the community makes it difficult to sell your home, as they control who can move into the park. The management can, without any kind of official inspection or walk-through with homeowner, dictate what improvements, repairs are required on the property which must be addressed at time of sale. This means that when ready to sell, you will either be required to repair your home based on a completely fabricated assessment, or the buyer must take on this task. Needless to say, once you have moved into a community like this, you will be held hostage when you are ready to sell. As a result, the primary buyers of homes in this particular park and probably other Commonwealth communities are flippers seeking to buy properties on the cheap, fixing them up according to the community guidelines and selling at 3 to 4 times the price they paid. Definitely a money maker if that's your thing. Although one can't prove this, it's pretty clear the manager/management of Angel Haven is artificially trump up repairs on their assessment in order to force homeowners to either sell to one of the random flippers or to Commonwealth (or it's agents) itself. Without a doubt, I can't recommend Angel Haven and suggest folks steer wide and clear.

    Long time resident 30+ years - Posting anonymously due to fear of retribution - Again. Yes, it has…read morehappened before. Yes, with multiple managers. The park is a great place to live, on the outside. It is quiet, there's lots of pretty green space, and some nice amenities. It's also significantly less expensive than anything else you are going to find in this area. Thus 3 stars. But the reality is MUCH different. First, the grounds and amenities are haphazardly and, frequently, under maintained. Grass gets mowed, but clippings are left everywhere. Playgrounds and pools safety aspects have been repeatedly questionable. Roads desperately need repair. Want a few more specific examples? Light posts were nonfunctional for more than a year; they were repaired last month. A leaking, uncovered water access, hidden in the grass of a field known as The Greenway, more than a foot deep. Where kids and animals run, daily. Water constantly seeping over the footpath. Creating a thin slippery layer of clay mud all over the path during the warmer months, and a sheet of ice in freezing. This has been the case for at least 3 years. Forget about Accessibility! Even a simple request to place stepping stones or even sand over the areas one must cross in order to safely access the dog poop stations they installs was met with rudeness. Park rules are enforced at the whim of the office. Parking rules have not been enforced in years. Parking that is supposed to be for short term guests is overrun with vehicles from homes with 5, 6+. Work vehicles are everywhere, which are not supposed to be in here. Clean up notices are not given or enforced with an consistency. Now let's talk about dealing with the office as a resident...... Sometimes, it's been great. Some managers have been kind, helpful, and professional. Others have been everything from dismissive to outright aggressive and escalate every encounter. But try to do ANYTHING regarding your lot? God help you! My power supply post needed replacement. The lead maintenance guy spoke with the electricians on the day they advised me of the concern while working on an interior electrical repair. I also called the park that day to advise them of the concern as it was a MAJOR fire hazard. This was in late December of 2019. It was finally replaced after I had my attorney send communications to the corporate office in July of 2022. I was accused of lying about when I notified the park. Exterior improvements? Months to get approvals, refusals to provide any information regarding allowed materials prior to submitting the request, which requires you to explain in detail what you are requesting. Then you have to chase them for an answer, which is almost always a denial because no one would give you any information. Last attempt, 4 months to get the work approved. 5 different submissions. 5 different instances of being provided partial information and misinformation. Park did park related work and damaged part of your property? Don't expect them to actually acknowledge it happened, much less actually repair the damage. You can report it, and they will string you along at first about repairing the damage. In reality, they are just waiting for you to stop bothering them so they can then claim it was never reported, not their responsibility. Leaving you with, in my case, over a thousand dollar repair bill. Lastly, the current manager. I will have no contact with this woman without proof of what happened. I will only communicate via email and record my calls when I have no other option. This woman is so incredibly unprofessional, antagonistic, and aggressive, it is boggling how she manages to stay employed. I have never had someone threaten me for asking a question that only needed a simple answer. Then on another occasion, she accused me of doing something illegal that she herself was doing, then hanging up on me for pointing out her hypocrisy. So why do I still live here? Because it is the only thing I can afford at this time. Because it is a safe location. Because I don't have any better options.

    Honest Review from a Longtime Resident…read more We moved into Heritage Village Mobile Home Community in 2019 during a management transition. Unfortunately, there was no formal walkthrough of our property--we ended up learning our property lines from neighbors. Rent was initially affordable, but since then, it has nearly doubled. Keep in mind this is just the space rent--any mortgage payment is on top of that. Over the years, we've experienced three different management teams. Each change has brought confusion and misplaced documentation, especially regarding exterior improvements we've made (with prior approval). Despite following the process, we've repeatedly been told we're in violation because of lost or missing paperwork--on their end. Getting approvals for exterior work can take up to two months, and communication is frustrating at best. Phone calls rarely get returned, and it's difficult to get someone to answer at the office. The aesthetic rules are strict--everything must be stored out of sight, including kids' bikes, trash cans, even patio chairs. While we understand keeping the community tidy, the lack of grace or flexibility in enforcement is disheartening. We've tried to make the most of our time here, but honestly, we're eager to move as soon as we can. We just want to give others a realistic picture--this may seem like a cozy and welcoming place from the outside, but the reality has been far from that for us. If you're considering moving here, we recommend doing some deep research, asking current residents, and going in with eyes wide open.

At the time I was so tired of Xfinity sending me in customer service loops. The trouble with Stephouse started almost immediately. After contacting them and setting up internet, I purchased their fastest internet bundle. The technician came out and said my apartment couldnt handle that high of an internet speed so he set it to what the previous resident had, the lowest speed. So I start out paying over $90/month for low speed internet. I reached out to customer service to lower my price to match the speeds and was completely ghosted by every email address on their website. The customer service hotline kept telling me that they didnt have any control over my bills so they would give me the same emails I already emailed. After a couple months of dealing with that, I finally had enough and tracked down their parent company, Wiline. There I was able to finally talk to someone who informed me that they could both raise my data remotely and lower my price. After a string of amazing customer service on Wiline's part I was able to get the second highest speed and a price of $58/month. All went well from that point on. Internet itself was reliable and only went out a couple times for a day or two when equipment got overheated and they needed to fix it. When I called customer service to ask about the service interruption, I was informed that custo.er service was no longer accepting residential tickets and I should email Stephouse. I knew that would lead no where so I called customer service again on a different day and the representative was able to tell me what was happening. Cut to recent times and proble.s start up again. I was moving so I needed to cancel before my Contract was up. I emailed Wiline for a sure answer and they informed me of a $150 early termination fee. I was happy to pay it and move on. I paid the $150 but have been charged every month for the past three months while being absolutely ghosted on emails. They even had the audacity to send me an email saying to contact them because they thought their equipment was turned off. I respond to the email AND THEY STILL GHOSTED ME. I want my money for those three months back and I want everyone to know Stephouse is a terrible business! If you want cheap internet go over their heads to WiLine and speak to actual professionals i stead of this third party crap. Again, I have no problem with the parent company and every problem with Stephouse and their lack of communication. Id take Xfinity over having to deal with this ridiculous stuff.​​​
