Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

Although I do see that there are a handful of reviews by family members in the mix. From start to finish of the application process it has been one of the worst home rental experiences for myself to date, which is saying something as I have lived in several states in the US and a couple of countries abroad. Apparently, the company is relying heavily on AI to do the job of human employees, which is a disservice to the homeowners as well as potential renters. Our experience started with an AI bot setting up a fake tour during the middle of the week. I received a text and an email confirmation for the property tour after negotiating a time over the phone with the bot. My partner and I then showed up at the appointed time to find that nobody was there to meet us. I called Spear and left a message asking if there was someone coming to the property. While doing so, the homeowner came home to find us waiting for a tour that he had no knowledge of. After an incredibly awkward initial interaction, the owner very graciously offered to tour us himself. At this point, staff from Spear did call to apologize, stating that the AI system was new. That was the only instance we  had a real time interaction with Spear staff when needed, but the error was already made. We actually ended up having a positive interaction with the homeowner despite the mix up, and we let him know that we would be putting in an application. He said he would put in a good word, and we said our goodbyes. That was the only bright spot in the process. My partner and I then put in our applications, and began to receive a series of auto-generated emails prompting us to nudge anyone who we would be relying on for information and references, sometimes multiple emails a day. After a few days we were told via these auto-generated emails that we were accepted (we had to enter a portal to open the acceptance letter). This notification came to us at the end of a particular day. The next day when opening the email, we saw that a deposit was posted as due the day before, even though we hadn't been told yet that we were accepted or how payment would need to be made. I called several times asking clarifying questions, and never received a live person, leaving voicemails each time. Desperate to talk to a real person before having to hand over thousands of dollars and having time to read the lease and ask relevant questions, I drove an hour round-trip on my lunch break to their "office". I found that their office address is nothing more than a mailbox at a circulation desk within a building.  On my way back to work that day, I did receive a phone call from a staff member who said that Mackenzi Spear was out of town and when he returned, he would address our questions. My partner also had questions, as this particular property had additional HOA rules and regulations that we needed to review, but were not provided. The process to get answers was laborious, and days would go by intermittently as we gained partial information from Mackenzi only via email, and never a personable phone call where we could have a normal conversation. I asked both in email and via text messages with staff for instructions on next steps in the process, but received no answers. We then received an ultimatum from Mackenzi to sign the lease or lose the house, before we had been supplied with all the information requested and reasonable time to review it so that we could make an informed decision. Unfortunately, Spear's ultimatum fell on a day when I was on a scheduled trip out of state (which I had told his staff I was making prior), and I was literally airborne when his imposed deadline passed. But ultimately, my partner and I were feeling like we dodged a bullet with this company. If this was how the application process went, we couldn't imagine that dealing with them for the duration of the lease would be any better. We were quite disappointed because we loved the property and felt the owner and ourselves deserved better. I cannot recommend.

Mackenzi and her team are super easy to get ahold of, which I can't say about most landlords or property managers I've had before. Anytime something came up in the unit, they got back to me right away and actually fixed it, not just a "we'll get to it" kind of thing. The move-in was smooth, the place was super clean, and they've just been fair and straightforward the whole time. It's nice renting from people who actually care about the property and the tenants. Highly recommend.

He didn't forget anything and DJ made sure everything in the entire house worked absolutely perfect before they left. They even coordinated a complimentary carpet cleaning. I mean wow talk about going the extra mile. 5 Stars through and through for Jimmy and DJ. Also Sean the owner was extremely helpful and went above and beyond to correct some pretty bad issues we were facing. I've worked with a lot of different landlords and property management. These people are really at the top of their game. I would absolutely consider leasing another one of their properties.

Additionally, the repeated and…read morepersistent requests from Holland for post-move-in, tenant-conducted condition inspection updates felt excessive and invasive. We were required to submit a minimum of four photos of every space in the house, along with an itemized list of additional close-up images. This process seemed unnecessary and disproportionate to the purpose of documenting the property's condition. It felt less like a standard inspection procedure and more like an attempt to monitor tenants for undeclared pets or additional occupants. What made this especially frustrating is that the issues with the property had already been documented in their own pre-move-in report, and no repairs were completed prior to our move-in date. In the course of three months we had 4 maintenance service calls, at the time we broke our lease there were many more appointments scheduled. Judging by the fact that we've received mail for at least 6 previous tenants--Holland has a very hard time keeping people in this very worn-out house.

    BUYER BEWARE!! I rented a property thru Red Bridge Property Management from Sept '22 thru Oct '23…read moreand will never do business with them again! While I enjoyed the property's privacy and natural beauty (located on a 3 acre lot on Laidlaw Rd near Saltzman) the house itself was not well maintained. Almost immediately upon moving in there were issues such as the dryer vent being completely clogged, skylights leaking and worst of all the sump pump that supports both downstairs bathrooms backed up resulting in raw sewage spilling onto the floor in multiple rooms. And there's mice, lots of them. I killed three while I was there and found their droppings throughout the home. With proper maintenance these issues would have been avoided. The home has no air conditioning which I knew, but I underestimated how the large windows and skylights would turn it into a greenhouse in the summer. A home worth nearly $1M should have AC but these guys are too cheap to install it and still expect top dollar for their rental. Worst of all though is that Red Bridge seems to believe that as a renter it's my responsibility to make the home 'move-in' ready upon my departure and charged me over $1000 in cleaning fees when I left the home completely empty and in the same condition as I found it minus normal wear and tear. I've never heard of a renter being expected to deep clean a rental property to perfection on move out but that's their position so be ready for that!!

As soon as I reached out to them, Brock responded and was in constant contact throughout the process, helping transfer the books into the estate and going above and beyond as I navigated (from California!) all of a sudden needing to manage and sell the home. He patiently answered questions, even when I had already asked them once or twice. He was a font of knowledge. Some management companies might have dragged their feet, but Brock was always available, and took the initiative to set up a phone call to walk me through the home, the tenants, the listing agreement, Portland tenants' rights, maintenance history, you name it. He was compassionate during a very sad time, and was immensely helpful even recommending a CPA to handle my sister's estate. He did everything but share cookie recipes and who knows, that's probably next. The monthly accounting that Red Bridge provides is clear and best-in-class in my experience. Frankly, if I lived in Portland and had Red Bridge managing the home I might have held on to it because dealing with Red Bridge is so painless. It's the defintion of a turnkey rental operation. I know my sister was happy with how they handled maintenance and tenant recuitment for her rental home, and the tenants were so happy there they ended up purchasing the home. Thank you Brock for your professionalism, compassion, responsiveness and thoroughness as I navigated a very challenging and sad time in my life. I would recommend Red Bridge without hesitation.

You can't even have a party because all of the cars will get towed. On the weekends you're not allowed to do anything after 10 PM or else your car will get towed and you will have to pay $500. Also management is a pain about parking passes. They only allow you a certain amount like what happened to being able to park in your neighborhood without worrying. I have already tried to complain, but they simply don't care. Worst place ever they raise up the rent and they make stupid little events in the clubhouse they spend a lot of money (our money) on and nobody goes. The Manager added a lots of LED lights that we're supposed to go all throughout the neighborhood, but she kept it all for herself and now when you drive in her house has the most light when that should have been used for other places in the property. MANAGEMENT AND THE EMPLOYEES ARE THE WORST PEOPLE EVER SO MUCH ATTITUDE AND HELP WITH ABSOLUTELY NOTHING.

My husband's family is Hispanic and has…read morelived in King Village for 14 years, enduring mistreatment and racially biased harassment from the HOA and property manager. The latest incident was when my father-in-law's brand-new work truck was towed from his own home. The HOA harasses Hispanic tenants, by changing the rules frequently in English only, with little to no notice and enforces rules unequally, targeting the minority population. The property manager, Valerie, ignored my family's calls tonight (EVEN TO THE EMERGENCY LINE), but immediately answered me, a white woman with an American name. I have parked in front of my family's home hundreds of times over the past 3 years, and never been towed or ticketed. My family has called to report other cars with no guest pass blocking their own driveway, and the property manager claimed she was unable to do anything about it. My father-in-law was home for less than one hour and was immediately towed. The marked spots are not ADA compliant and do not allow residents to get in to their own driveways. The property manager, Valerie, lied through her teeth on the phone to me. She claimed she was not the one to call the towing company, yet the towing company was able to confirm she called them. She gave a bogus claim to why the car was towed, which did not match the reasoning given by the towing company. They are providing a written statement to back us up. We have a long, long list of similar harassment over the past 14 year. For example, my FIL was told to move a huge stack of firewood in his own backyard with a very short timeline. When he did, the HOA asked him a week later to move it all again to a new location, with no discernable reason why. Similar requests have been made, such as "paint your house immediately or you will be evicted." I could go on and on with the unreasonable and illogical requests designed to evict tenants they deem undesirable based on race. The difference in the way I, a white woman, was treated by Valerie, versus how she treats her Hispanic tenants, was astounding and despicable. I have contacted the CEO and other executives of Cal-Am (the owner of King Village) and we are looking into pursuing legal action and filing a complaint with the BBB.
