I moved into The Edison and encountered large cockroaches inside my apartment almost immediately (including in the bathroom and bedroom) despite the fact that: did not unpack, bring new furniture, cook, or leave food out. I ended up having to take the trash out daily. I'm including photos/videos of these encounters (as well as the recycle room to show what it looks like typically) to make clear that this was not a cleanliness issue on my part. I've lived in 10 apartments across 4 states over the years (college + multiple jobs) and have never once had a roach problem before this. While management arranged pest control, the issue continued even after treatment (see the video where Orkin left a card and another roach appeared next to it on the same day. The exterminator reportedly did not see an "infestation," which honestly made the situation more alarming because it suggested roaches were freely entering the unit from elsewhere. Seeing large roaches inside a top-floor apartment is not something most people can simply "wait out for a month" (quoted from the leasing manager, Edgar, in an email to me). He also left a voicemail where he stated, in part, that "keep in mind, the unit did not have roaches before you moved in." (If this is denied, I'll post the audio.) I no longer felt safe or comfortable living there and had still not been able to fully move in, so I made the difficult decision to leave and I was required to pay over $4,000 to break my lease. Because this happened in early fall, I had to scramble to find housing during one of the most expensive rental periods, resulting in higher rent at my new apartment Management & communication issues - The most frustrating part of this experience was management's lack of consistency and accountability. The apartment manager (Edgar) repeatedly: Made verbal assurances that were later walked back or "forgotten, " changed positions regarding notice dates and charges, failed to respond to emails while fees continued accruing, and required multiple follow-ups for incorrect charges (including parking fees for periods I did not use the garage). These shifting claims and communication gaps directly cost me additional money out of pocket, on top of the already steep lease-break fee. No apartment is perfect, and friends in the building did not seem to have the same experience (though almost all had complaints about the leasing office team). But persistent huge roaches inside the unit, combined with rigid enforcement of fees and unreliable communication, made this experience incredibly stressful and expensive. I truly wanted to make it work and gave the property multiple chances, but habitability and basic trust in management matter. If you are considering living here, I strongly recommend asking very specific questions about pest issues and remediation, getting everything in writing, being cautious about verbal assurances, and understanding exactly how lease termination is handled if something goes wrong that's out of your control. I wish I had known all of this before signing. If the property decided to follow up with a generic email or a more forceful denial of any of this, look at the pictures taken days or weeks apart. ZERO STARS -- LIVING HERE WAS A NIGHTMARE…read more This building is nothing more than an overpriced scam disguised as "luxury living." The only upside is being located above a Trader Joe's and next to Union Market -- but that convenience is not worth the hell you'll go through living here. Let's talk about what really goes on: Shortly after we moved in, our kitchen flooded due to burst pipes, damaging our furniture. Management's response? Drop off industrial-strength fans that blasted 24/7, making our apartment unlivable for over a week. No rent reduction. No accommodations. No reimbursement for our damaged property. Just silence. To make matters worse, the flooding led to a roach infestation, and management ignored our complaints until I threatened legal action. Even then, the exterminator barely made a difference -- the pests stayed until the day we moved out. We literally threw out all our belongings to avoid bringing them with us. And even after the so-called "repairs," our kitchen sink continued backing up with food waste from other units -- yes, other people's food sludge would bubble up into our sink. The rancid smell that filled our apartment was beyond disgusting. Again, management did nothing. They also charge a "community utility bill" that reached up to $300/month, on top of your personal utilities. That might be justifiable if there were amenities -- but there aren't. The "gym" has three treadmills (one broken for months) and a single cable machine. No pool, no lounge, no community events, nothing. The washer and dryer in-unit barely work -- I regularly had to run the dryer two or three times just to get clothes dry. Maintenance requests were completely ignored, even though the staff was always seen wandering around Union Market doing absolutely nothing. To top it all off, the building runs on shared "community WiFi," which constantly went down -- sometimes for days -- forcing us to leave just to get work done. For a building charging this much in rent, that is unacceptable. The management and leasing office -- particularly Edgar -- were completely checked out. Emails went ignored. Concerns went unresolved. They wouldn't even acknowledge you in the elevator, let alone help. The second your lease is signed, you stop existing. This place is a health hazard, a financial trap, and an emotional drain. They rely on the appeal of Trader Joe's and Union Market to lure people in -- and then leave you to suffer in filth, noise, pests, and complete neglect. Avoid this place at all costs. You'll regret ever signing the lease.

For the first week or two I moved here, I had the feeling like I was the only person in the building. I never heard a sound from one neighbor, and ocassionally would hear a muffled loud laugh from my other neighbor. That's it. You could hear hallway noise somewhat easily from the kitchen/living room, but that was hardly ever an issue since the hallway didn't get a ton of foot traffic. 2. Very prompt replies to maintenance requests. You call in the morning, it'll be fixed by that afternoon. The one time I had an emergency on a Sunday, they responded promptly too. 3. I saw one ant in my 11 months there. Nothing else. 4. Value. I paid $1795/month for a top floor, recently renovated apartment. Much better value (IMO) than any of those newly built apartments in Shaw, U St, etc. 5. management. Besides prompty taking care of maintenance issues, they don't BS you. Moving in and out was very straight forward. I had to get out of my lease 1 month early, and they were able to find a new renter, so I was saved from paying that 1 remaining month. One downside: you still can only pay rent via check. No online bill pay option. Overall, I'd recommend the Park Monroe. If keener managmeent runs all their buildings as well as the park monroe, then I also recommend them too.

I got a 7th floor studio apartment (400-ish sq ft) with one bathroom and kitchenette for $1575 a month. My parking space was $175 a month. So I was paying $1770 a month (*with a $55k salary*). Let me tell you how much of a joke this was. Let's start off easy, with the parking space. I did not get a full parking space, yet I was paying the full amount as everyone else in the garage. Due to an extra wall protruding, the corner parking space I had was impossible to turn into, park, and get out of. If I turn in too narrow, it blocks off space for the car next to me. If I turn in too wide, it's nearly impossible to get out of it without hitting the car parked behind me. The butt of my car always stood out because the parking space was a half. Why should that be $175? Now for the apartment. The carpet was an ugly beige, reminding me of like someone's parents' house basement. Any stain was impossible to get out. Aesthetically, not pleasing at all. I fell for the beautiful view initially, there is a wall of windows next to the bed. However, as the apartment is on a main street (16th St), it means NOISE. The constant humdrum buzz of cars whizzing by yes, but also Sirens of ambulance and police constantly, and late night roaring and yelling by homeless drunk people. There is no overheard lighting (except for a horrible florescent office-like light in the kitchenette) so I had to have two standing lamps (in opposing corners of the apartment, for more evened-out lighting), plus a bedside nightstand lamp, but were still not good enough really. The way the studio apartment is designed is horrible. You really can put the bed on either side of the room, but there is no room for a couch. I mean, technically there is, but you would risk blocking the front entrance. So I had to have an arm chair there but it looked pretty awkward given all the space. Then, here is the worst part. The kitchenette. What a joke excuse of a kitchen. I really hated it. So design-wise, it's ugly, all-white, non-remarkable and cheap looking. There is NO dishwasher. There is NO microwave. There is literally a tiny square gray sink, a small area of counter space, then the stove/oven. I would have to wash dishes pretty fast considering more than two meals meant that the sink would fill up. But there is no place to dry the dishes/post unless I used that small bit of counter space. But then I would need that small bit of counter space to cut my vegetables, or else I'd just turn around and use the f---ing kitchen table to cut my things. And THE STOVE/OVEN. So the stove fire didn't work when i turned it out, so I would have to use an extended lighter and turn on the stove the same time to get any fire. THERE IS NO VENTILATION. NONE!!!! THERE IS A HOOD ABOVE THE STOVE. Like a hood that looks like a ventilator, but it's like plastic looking and no actual utility use. It's a fake ventilator. Do you know what that means? It means that every time I cooked--EVEN IF IT WAS JUST BOILING WATER FOR PASTA--the fire alarm would set off. Every time. Not a couple times. Not every other time. Every time. Do you know how management responded to this? They appeared at my front door knocking, without advanced notice which was inappropriate. Then, they say they read my email about my fire alarm constantly going off, so here is their solution for me: a shoe cover. Yes, you read that right. A cloth, drawstring shoe-cover FOR F---ING SHOES (!!) to put over my fire alarm. And the best part? "Don't tell anyone about this please," the management pleaded. THE AUDACITY! No room for things like blenders or a coffee maker either since the counter space so small. You know what I had to do when making breakfast? I'd have to take my toaster out of the cupboard above the fridge that's annoying to reach. Make my toast. Then I would have to put the toast on a plate and onto the table. Then I'd have to use the remaining counter space, where I previously had my toaster, to cut things, etc. So much back and forth. Next, I'm going to go into their COVID management. When I got COVID in August, I notified them. And they DID NOT send a mass email warning everyone, or step up their disinfecting. It was like they wanted to hide it. In Hong Kong where my friend lives, one person got it and everyone was notified and they shut things down. Here it was like they downplayed. Anyway I hated living here, it was miserable, overpriced, management was awful and often petty. ALSO NO WASHER DRYER IN UNIT. You have to pay $$ for that and go all the way down to the basement. Once I put $30 on my laundry card and it took it, but then wouldn't work on the machines. I told management. What did they say? "IDK what to do, but why don't you call the owners of the laundry machines yourself and ask them how to get your money back?" THAT'S YOUR JOB. I pay you to do things like this. ugh.

Building is quiet and residents and staff are friendly and helpful. I recently needed so help with a notary and I asked Asia Gathers, the Assistant Property Manager for her assistance. Not only did she offer to assist, she interrupted her work and helped a second time (notary made a mistake) with no questions asked. Office staff has always been helpful and I appreciated Ms. Gathers help. Office and maintenance staff make or break apartment living and Asia Gathers sets a great example for everyone.

He just moved out after nearly 5 years there, and I have nothing but good things to say about his experience. His studio apartment was perfect for a college kid's needs, and anytime there were maintenance issues they were promptly addressed. He didn't have to worry about anything. The most important aspect of his stay there, though, was the staff. From George, who we helped us choose a unit and set up the lease, to the front door staff--especially Walter (who my son grew to love and will miss)--everyone went above and beyond to be welcoming and helpful, not just to my son but to my husband and me when we would visit. Even during move out this was the case (special mention again to Walter for his help--you are an angel!). Any GW parents looking into Hamilton House for their student: this is a really great option for off campus housing. It's quiet, safe, and the building is managed well. Can't recommend highly enough!

Location is amazing, minutes walk to Dupont Circle, Adams Morgan and Woodley Park, and even to Georgetown and Logan Circle. And super safe too, remember you are neighbor to Obama, so it is well-protected. Apartments are luxurious with inside unit washer/dryer. Street parking is abundant around the building as the area is note residential. Yes, the apartments are a bit on the smaller side, but the rents are really low for the area and increase only marginally from year to year. But above all, management is excellent! They respond to each maintenance request right away, and fix everything within a day, no questions asked! All told, living at 2000 Conn was an awesome experience that would recommend to everyone!

The residents are on the quiet side and keep the peace for each other. Most residents specifically keep their TVs lower volume for their neighbors, since a little sound does come through.
