    The vent that he tried to get me to go with that was supposedly not a big difference, next to my old vent. Looks like a big difference to me

    My first couple meetings w/Jose were some of the best experiences I've ever had with a contractor. I was very confident in my decision to hire him. He responded to my yelp message & initial text quickly, was able to come out same day for an estimate, & was able to get started on the work within the next couple days. However, I had multiple issues along the way & this ended up being a really negative experience for me. I don't feel that my concerns were really acknowledged. I was obviously unhappy at multiple times throughout the project, but he did not care. To me, this was a large job ($14k-started as $4k patch job), but I don't feel like it was treated that way. I wonder if it was a bigger job or I had a nicer house, if things would have been different. -He said he would include a new vent for free, he acknowledged that he said the vent would be free but then still charged me for it, including framing which was never discussed. I offered to look for a vent, which he ignored. He waited until the last minute to look for a vent & tried to get me to go with a much smaller one because that's what they had in stock. He said it wasn't much of a difference, but it looked at least 6" shorter. He also asked me to leave work to go to Roseville to pick up a vent the right size, when the location in Rancho had them in stock. The vent does not look like it was installed correctly & was not cleaned before or after install. -The final color acrylic coat was done on 2 walls that I had not agreed to & was not advised of. He gave multiple explanations including it was part of my initial estimate (it was not), we discussed it (we did, but I never agreed to it), that he wasn't charging me for it, or it had to be done because they had to tie in the surrounding walls. I don't believe the walls were washed or prepared properly. -There was a lot of debris left: nails, screws, rock size pieces of stucco, etc. There was insulation blown into the backyard during cleanup, which I was told would be taken care of, but never was. There was even regular garbage (bottles & cans) left when they had access to the garbage. I had to clean up on multiple occasions. They also left my side garage door visibly open after leaving for the day. The acrylic color ended up on my security door (only a tiny bit was cleaned up after I brought it up) & soffit. The exterior light was not caulked after it was reinstalled & one of the gutter downspouts was only halfway secured back on. There also appears to be a crack on my ring floodlight that I don't believe was there before, & I didn't see caulk there either. -I asked for a schedule, he said he was putting one together, but I never got one. After the initial demo, the wall was covered with plastic. Someone was supposed to check it before the rain but they never showed. I notified Jose & luckily he was able to come out soon after the rain started. Multiple times I was given very little to no notice. None for final inspection or window drop off. At 4:50pm he told me the window would be installed the next day. At 6:29pm he told me the scratch & brown coat would be done the next day. At 6:34am he told me that the acrylic final coat would be done that day. I had to be home as the color was locked in my garage, but he did not ask or wait for a response before workers showed up. He started out showing me the work that they did w/a walk through & asking if I had questions, then went to "I'm taking off", to just taking off without saying anything but texting me later, & then taking off & not texting either. Multiple times my text went either unanswered, or unanswered for day(s). -Jose told me his window supplier had a two week turn around. Later he said it's supposed to take 2 weeks, but sometimes it takes three weeks or longer. It ended up taking three weeks. He also expected me to make my decision on the new window with just the cost of the window, & didn't send an estimate including the installation cost until I asked for it. He wanted me to pay for the window before it was even delivered or installed, which is wrong. The lath was done before the new window came in, which meant the lath was not tied down around the window. He assured me multiple times that it was still waterproof & would be okay with the rain. It was not okay. It leaked more than it ever had before. He was able to come quickly & cover the window, which should have been done before the rain in my opinion. There was really no care on his end that it was leaking so much. He said something like "this is why we're replacing the window", even though the window had nothing to do with the previous leak. The window was left dirty after installation & the window was already scuffed. There was quite a bit of rocky debris in the window track, & the caulk cracked immediately. -For the most part the wall looks fine and it did pass the inspections, but the inspections were a joke. There are more things I could talk about, but I'm already at the max length.

    Jose has worked on fixing water leaks from two different windows at different times that were not installed properly during construction. He identified the location of the leak, mitigated any mold found and re-applied the stucco. He responded quickly to my requests and scheduled the job quickly after signing the contract. In addition, he went above and beyond and also patched some cracks and fixed some damage in other locations. He and his crew did an excellent job and left the worksite very clean. Thanks Jose.

    I've reached out 3 times for my estimate. I explained I have an urgent matter. He said he was 2 weeks out for work. I said that's perfect. He said he'd come this week... never heard back. I said I'd be home, so whatever fit Jose's schedule.... Wednesday passed...... Friday's passed..... and Jose won't answer me. Very unprofessional.

    Before

    I recently had my older home completely re-stuccoed by Elite Lath & Plaster. I am extremely happy with the end result of the project. It turned out beautiful and looks like a new house. Jose is knowledgable, competitively priced, and most important, he quickly responded to my texts, emails, phone calls, and answered all my questions. He is easy to work with, flexible and fair.     Finished job

    Our 1st floor window leaked, and it turned out to be an upper window, that leaked for years and ran down to the first floor. The window was fixed, and upon water test, we discovered it was also a paper break, 5 feet down. Elite Lath found it, fixed it, passed water test, and resealed the stucco. Happy to recommend them.

    I replaced a large window, down to the studs, which involved removal of a good section of stucco on the exterior. Jose did a truly fantastic job in tying in a new vapor barrier, and matching the stucco texture and color perfectly! I am extremely pleased and impressed and will be using his company for all future stucco work.

The owner, Vlad, was super communicative from the start. We called, and the same day we received texts, emails, and Vlad came out to provide a quote. Before we knew it, the quote was in our email and the very next day the crew showed up ready to work. The guys were friendly, easy to communicate with, and worked fast. Most importantly, they did a fantastic job matching and patching the area where the AC unit had been removed. Unless you knew it was there before, you'd never know there had been a hole in the wall. One thing I really appreciated was how clean they left everything. Anyone who has dealt with construction or home repairs knows that cleanup can sometimes be an afterthought, but that definitely wasn't the case here. They cleaned up after themselves and left the area looking great. Helpful tip: If you need stucco work done, have photos and measurements ready when you call. From the start, their crew approached the job with a level of care and attention to detail that the previous contractors simply didn't. During installation they carefully marked every stud location before fastening, ensuring they didn't miss framing and accidentally create new penetrations that could cause leaks. It was clear they were thinking through the details that actually matter in preventing water intrusion. Another major difference was how they handled the stucco curing process. The prior contractors painted the stucco almost immediately after application, which can trap moisture and compromise the finish. Atlas Stucco did it the right way: they left their scaffolding in place and allowed the stucco to properly cure before applying the final coat. That extra patience and professionalism stood out. I intentionally waited before writing this review so I could confirm the repair truly worked. After testing the area with both a thermal camera and monitoring my water meter during heavy rain, I'm happy to report there are **no leaks at all**. Jonathan was the main face of the company with whom I worked. He coordinated the work, worked with me on pricing, and was always easy to contact, responsive and polite. The work crew was amazing, going above and beyond to help me move some pieces of heavy furniture that would've been impossible for me. They worked hard with skill and care and were very fast. I knew this wasn't good, as fungus means moisture and dead stuff (old wood). Thankfully this isn't a "M word" story (mold). But anyone would be concerned by a weird intrusion like this so I had Good Life come out and check it out. I had been dealing with real estate recently, and I was somewhat familiar with Good Life for home inspections so I gave them a shot at this repair. Project Manager Eugene arrived with one of the construction crew and they explained what they could do to assess the problem. We scheduled them to come out and pull off some drywall and do a moisture test. The next day they were able to confirm that water was getting into the wall from a part of the outside stucco and had caused extensive dry rot down to the studs. Obviously, this is where it sounds expensive. Eugene explained in detail what needed to be done to repair the damage and to prevent a future leak. He emailed me a detailed repair with a reasonable estimate, including an up front discussion on change orders that may need to be made. I approved the estimate online and felt confident that the guys knew what they were doing. Over the next week or so the crew from Good Life worked efficiently and professionally to remove the old stucco, wood and insulation and treat the fungus affected area which about 10 feet high by 8 feet wide on the exterior. Eugene called or updated me on the daily progress in-person and was very professional. The crew was Ukrainian and spoke some English along the way but Eugene and a couple others explained everything clearly. After a couple of detailed change orders the crew put the front of the house back together with fresh wood, insulation, stucco and a brick veneer that looked especially challenging. I was very impressed with the crew's versatility in how those guys were able make the house look the same down to the paint and the landscaping that was in front. Good Life did great work and made my house look good as new. They worked quickly and effectively and left a very clean result inside and outside. The cost was a good value for the amount of work I saw completed and the attention to detail. I would definitely call Good Life again for repairs, but hopefully we're done with anything at this level. Great job guys.
