Our association's experience with ACS was deeply damaging, both operationally and relationally. From the start, the company's leadership demonstrated an alarming lack of professionalism and ethics. Their conduct created conflict and division among board members, undermined collaboration, and eroded trust within our community. Rather than supporting sound governance, ACS repeatedly fueled tension and made decisions that favored control over transparency and compliance. During their tenure, the company failed to honor multiple written and verbal commitments, ignored homeowner concerns, and supported board actions later shown to be inconsistent with our governing documents and Utah state statute. Communications were often unresponsive or dismissive, and legitimate issues affecting safety and fairness went unaddressed. The result was years of unnecessary conflict, financial waste, and community polarization--harm that still reverberates long after ACS's departure. A property management company should strengthen a community, not divide as ACS did with our community, in my experience. If your board values integrity, responsiveness, and respect for homeowners' rights, I strongly recommend seeking another management company.

As a tenant poor communication upon move out fabricated multiple issues and returned less than $200 of an $1800 deposit. Charging me for things that were listed on the move-in list and then decided to fix after I moved out. These people are lying crooks and ineffective at their job as a property manager.

My wife and I merely want a path of communication with anyone from the HOA so that we can address maintenance issues and pay our monthly bill; but alas, not one of the 4 available phone numbers or 3 email addresses that we have been given seen to be monitored. I am very disappointed with Parker Brown Real Estate and their absolute disregard for the residents in their communities. If it were possible for me to work with another management company, I would. But unfortunately for me and everyone else in the community, Parker Brown has made it impossible. This is a business built upon the principle that homeowners are a captive audience with no real choice. You're forced to pay their fees and abide by their ever-changing rules, regardless of how unreasonable or unfair they may be (see subsection A.) All while they ignore every attempt at communication. I urge anyone who is considering living in a community under the thumb of Parker Brown to reconsider. It is not worth it. A: The recent stealthy change to our HOA's towing policy is a perfect example of how this organization prioritizes profit over residents. With no warning, no discussion, and certainly no community vote, they altered the rules to allow them to tow vehicles parked in safe areas simply to pad their coffers. It is unreasonable. Was there a sudden surge in abandoned vehicles blocking fire lanes? Were residents clamoring for stricter parking enforcement? Of course not! This was a calculated move to squeeze every last dime out of us, treating homeowners like ATMs instead of people. It's infuriating to be treated with such contempt, to have our voices silenced while our wallets are raided. This HOA operates with a shocking lack of transparency and a blatant disregard for the community it supposedly serves.
